Matt goes solo this week to share hard-earned wisdom from his 30-year construction. He outlines three foundational principles that have shaped his success—and helped him recover from serious setbacks.1. Understand Building ScienceMatt emphasizes the importance of knowing how climate, materials, and design affect building durability. Lessons from Portland's mold crises taught him that “if it can't dry, it's going to die.” Builders must master rain control and moisture management to prevent failure and reduce liability.2. Stop BiddingHe shares a cautionary tale of a low-bid roofing contractor whose shoddy work and fake insurance cost him over $30,000. Instead of free estimates and competitive bidding, Matt now uses pre-construction agreements to ensure clients are committed—and to get paid for his time.3. Avoid DebtMatt recounts going hundreds of thousands of dollars into debt during the 2008 recession, even struggling to pay for groceries. He urges builders to stay lean, avoid speculative projects, and budget personally AND professionally. Matt's advice: “Fire Chuck”—his nickname for the debt he couldn't get rid of for years.Matt concludes with a reminder that profit is essential, not shameful. Builders must prioritize long-term sustainability, financial health, and client trust to thrive in a competitive industry.Thank you to our episode sponsors Rockwool & Pella. Matt is joined by Risinger Build Executive Project Manager Daniel Glauser to discuss pre-construction service agreements (PSAs), emphasizing the importance of getting paid for the extensive time and effort builders invest before actual construction begins. They explain how PSAs help weed out unserious clients, foster transparent collaboration with architects and homeowners, and ultimately ensure a smoother, more efficient building process. Matt and Daniel outline Risinger Build's current process, which includes an initial discovery phase, a high-level estimate based on preliminary plans, and a formal PSA requiring a $20,000 deposit billed against their time. This allows them to guide clients early on, avoid surprises, and align budget expectations. They encourage other builders—even those working on smaller projects—to adopt similar practices, advocating for industry-wide change through local builder networks. Both Builders encourage others to value their time and expertise and move away from outdated bidding practices that devalue the work they do. By doing so, builders can cultivate better client relationships, make more informed decisions, and improve outcomes for everyone involved in the building process.Thank you to episode sponsors Huber & Truss. The Build Podcast tackles a very timely and top-of-mind topic: tariffs. This episode dives deep into the current (as of April 28, 2025) and forecasted state of the U.S. housing and remodeling industry, with a spotlight on tariffs, economic uncertainty, and demographic trends. Matt is joined by two experts from Zonda (a leading housing data and insights company), Matt & Todd, to discuss how global tariffs are expected to raise material costs by up to 9%, even for companies that don't directly import goods. The conversation covers how these pressures are reshuffling market share among building product brands, highlighting the rise of private labels and the shifting loyalty to names like Kohler and Moen. They explore how an aging, wealthier homeowner demographic is driving demand for higher-quality, longer-lasting products—especially in remodeling. They also emphasize a growing labor shortage, suggesting that skilled contractors will become more valuable, with fewer available by 2030.Zonda's Matt & Todd unpack the revolution in supply chains: contractors are increasingly purchasing materials via e-commerce and direct-from-manufacturer channels. Digital fluency has become an essential in building materials sourcing and distribution.Thank you to episode sponsors Huber & Midea. What makes a great project manager in the residential construction world? Matt and Risinger Build business partner, Tim Hill, sit down to discuss what they've come to define as a GREAT project manager. Drawing on years of experience, they identify five essential qualities: LeadershipCollaborationCommunicationWork EthicPeople ManagementGreat project managers earn the respect of their teams through fairness, transparency, and deep knowledge. They must also collaborate effectively with everyone involved—from clients and design professionals to subcontractors and suppliers. Strong communication skills are key, with an emphasis on sharing updates early and often, especially when things go wrong. Weekly written progress reports, regular client meetings, and proactive problem-solving help keep projects on track. A solid work ethic is another cornerstone: successful PMs do whatever the project demands, even if that means working late or on weekends. They're not just clocking hours—they're taking ownership. People management, the fifth trait, ties everything together. PMs need emotional intelligence, adaptability, and the ability to influence and motivate a wide range of personalities. Matt and Tim also discuss the value of critical and logical thinking, which underpins all five qualities. They recommend using tools like PSP testing to evaluate applicants' soft skills and cognitive strengths. Matt welcomes fellow Build Expert, Travis Brungardt, back to the studio for a “back to basics” conversation: HVAC 101, which includes foundational concepts, practical advice, and common mistakes in residential HVAC systems. Emphasizing the importance of proper planning, they stress starting with accurate manual J load calculations to avoid outdated “rules of thumb” like sizing based solely on square footage. Matt & Travis also break down the crucial roles of manuals D (duct design), S (equipment selection), and T (terminations). Both champion rigid metal ductwork for optimal airflow, using minimal flex duct only at final connections to reduce noise. Also, they warn against unconditioned attic duct runs and advocate for dedicated return ducts in each major room to maintain balanced airflow and comfort. The conversation explores the pros and cons of two-stage and variable-speed systems, promotes ductless mini-splits for additions, and strongly advises against zone damper systems due to reliability issues. They also highlight the importance of user education: set thermostats and forget them, avoid "fan on" mode, and design systems for future maintenance access. Matt and Travis remind builders that a well-designed and properly installed HVAC system not only improves energy efficiency but also delivers lasting comfort and better indoor air quality. Matt and his business partner, Tim Hill, dive deep into the realities of profitability in the construction industry. Recorded in the brand-new Risinger Build studio, Matt & Tim share a candid conversation about the challenges general contractors, home builders, and remodelers face when it comes to profit margins, client expectations, and project planning. Despite the common misconception that builders are highly profitable, they reveal that average net profits hover around just 5–6%. This low margin—combined with high risk—requires smart planning, detailed pre-construction processes, and disciplined financial management to ensure long-term sustainability.Matt and Tim stress the importance of transparency in pricing and standing firm on realistic budgets, even if it risks losing a job. They warn against chasing "portfolio projects" that look good on paper but lead to financial losses and client frustration. A major theme is the need for builders to carefully align with clients, architects, and budgets before contracts are signed to avoid scope creep and misaligned expectations. Not only do Matt & Tim discuss the “what” and the “why” of profit margins but also share the “how” to manage profit and loss statements effectively, including separating direct costs, indirect costs, and overhead.Thank you to episode sponsor Arclin! It's an IAQ Deep Dive…part two! Matt welcomes Sean Harris back to the studio to continue their discussion indoor air quality improvements for existing homes, focusing on mold prevention, HVAC upgrades, filtration, and dehumidification—especially in hot, humid climates like Texas. Sean emphasizes that mold issues often stem from leaky ductwork in unconditioned spaces, poor ventilation, and high humidity, leading to compromised air quality. Instead of cleaning mold, he recommends removing contaminated materials and improving source control. For HVAC systems, Sean suggests keeping ductwork in conditioned space, using MERV 13+ filters, and installing a ventilating dehumidifier to maintain humidity below 50%. He warns against running HVAC fans continuously, as this can pull humid air into the system, worsening mold issues. He also recommends in-room HEPA filtration (isuch as IQAir or Austin Air) over whole-home air purifiers. They discuss (and advise against) gimmicky air purification methods like UV lights and ionizers, which can create harmful byproducts. Instead, homeowners should monitor IAQ with smart sensors, track humidity, and optimize their home's ventilation and filtration. Sean emphasizes "optimization over maximization"—cost-effective solutions like air sealing, replacing moldy ductwork, and using high-quality air filters rather than full HVAC overhauls. Both Matt & Sean encourage homeowners to prioritize practical, science-backed IAQ improvements for a healthier living environment.Thank you to episode sponsor Mbrico. Matt welcomes fellow Build Expert, Travis Brungardt, to discuss the brand-new Build Original Series® Prairie Sun & Timber, which follows Travis as he builds a hybrid high-performance home blending Structural Insulated Panels (SIPs) and traditional framing. Travis outlines the project, noting that the upper level utilizes SIPs for insulation and strength, while the walkout basement level is conventionally framed with ZIP-R9 panels for flexibility. Throughout the series (and build itself), a key focus is air-sealing and moisture control. To prevent common SIPs failures like ridge rot, Travis applied PROSOCO Cat 5, a liquid-applied WRB, continuously from foundation to ridge, ensuring an airtight and waterproof structure. Matt & Travis discuss SIPs challenges, particularly running electrical wiring. Instead of the traditional method of melting wire chases, Travis framed a service cavity inside the walls, making installations easier. Matt and Travis emphasize the benefits of hybrid construction's, proper air-sealing techniques, and ways to maximize performance while maintaining flexibility. Matt interviews Paul Atherton, CEO of High Spire, about how builders can create generational wealth by leveraging their construction businesses for real estate development. Most builders sell their companies for 1-2x earnings, which isn't enough to pass down wealth. Instead, Paul outlines three wealth-building pillars: operating a profitable business, investing in real estate, and adding value to assets.Builders have a competitive edge in real estate because they understand construction costs, materials, and labor, allowing them to budget more accurately than traditional developers. We can invest in land development, adaptive reuse projects, and value-add properties, turning older commercial spaces into high-yield investments. Paul stresses the importance of cap rates, IRR (Internal Rate of Return), and strategic financing; he recommends builders aim for 25% IRR on projects and seek off-market deals. For those new to investing, Paul advises strengthening branding and marketing, setting anti-goals to maintain work-life balance, and networking with commercial brokers and private investors. Builders should analyze 20 real estate deals per month to understand market trends. While High Spire offers capital investment opportunities, the goal is to help builders become self-sufficient real estate investors. With real estate offering long-term appreciation and cash flow, builders who reinvest wisely can secure financial freedom for future generations. Matt is solo this week for an in-depth discussion on spray foam insulation, focusing on the differences between closed-cell and open-cell foam and the benefits of creating a conditioned attic space. Traditionally, HVAC systems and ductwork are placed in unconditioned attics in the South, leading to energy loss, duct leakage, and humidity issues. By using spray foam insulation at the roofline, homeowners can effectively seal and condition their attic, improving efficiency and reducing moisture problems.Matt highlights Owens Corning Ultra-Pure Natural Polymers closed-cell spray foam as his preferred insulation choice, citing its high R-value (~R7 per inch), low VOC emissions, excellent air sealing, and moisture resistance. Unlike open-cell foam, which can allow vapor to pass through, closed-cell acts as a Class II vapor retarder, preventing moisture accumulation at the roof deck. This is crucial in humid climates where improper insulation can lead to condensation issues, a phenomenon known as "ping pong water" that can cause long-term damage to the roof structure. For humidity control, Matt advises builders to install dehumidifiers or controlled air supply in conditioned attics to maintain proper moisture levels. He also stresses the importance of hiring experienced spray foam contractors, ensuring the correct thickness and installation quality.Another key topic is roof durability and leak prevention. Matt recommends using full peel-and-stick underlayment beneath metal or tile roofs for long-term water protection. He debunks the myth that spray foam prevents leaks, explaining that small, intermittent leaks can go undetected, leading to hidden rot over time.Tune in for everything you need to know (and more!) about spray foam insulation.Thank you to our episode sponsor Aquor Water Systems. Matt does a deep dive into foundations and why one foundation might be a better choice than another, depending on your location. Many foundation styles came about because of frost-line differences. Northern builders might have a 3-foot frost line, which means it's necessary to dig below the frost line to avoid freeze-to-thaw issues in the wintertime. In other parts of the country, there might be a 1-foot frost line so a crawlspace makes the most sense. Finally, in the South and parts of the country with almost no freeze-to-thaw issues, slab on grade works great with a foundation embedded 12 - 18 inches into the existing soil.Matt considers how a foundation should be done when keeping ducts inside the conditioned space of a home. He focuses on crawlspaces versus slab on grade, with an emphasis on HVAC systems inside the conditioned envelope.Find Matt and The Build Show on the web:Build Show Videos: https://buildshownetwork.com/go/mattrisingerInstagram: @risingerbuild and @thebuildshowTikTok: @thebuildshowYouTube channel: https://www.youtube.com/@buildshowWebsite: https://risingerbuild.com/ and https://buildshownetwork.com/Don't miss a single episode of Build Show content. This week, Matt goes solo to highlight five common construction mistakes made by Texas builders and offers practical solutions to improve building quality.Ductwork in Hot AtticsPlacing ducts in unconditioned attics leads to inefficiency, mold growth, and energy loss. Builders should relocate ducts into conditioned spaces using techniques like closed-cell foam insulation or innovative Rheia duct systems.Cardboard SheathingFlimsy, paper-based sheathing lacks durability and fails to resist air and water infiltration. Durable materials like plywood, OSB, or Huber ZIP-System sheathing offer superior performance and longevity."Houses Need to Breathe" MythAir leaks degrade indoor air quality and cause microbial growth. Builders should create airtight homes with proper ventilation systems, such as ERVs or HRVs, and incorporate dehumidifiers for moisture control.Poor Stucco InstallationImproper stucco systems fail when exposed to irrigation. Using resilient materials and ensuring proper drainage can prevent structural degradation and water damage.Steel Windows and DoorsNon-thermally broken steel frames cause condensation, leading to damage. Thermally broken frames, wood-clad windows, or triple-glazed options are better choices for Texas's climate.Matt emphasizes sustainable building practices and learning from past mistakes to Know Better. Together, they dive into the secrets of achieving flawless drywall results, focusing on the critical details that set high-quality builders apart from the competition. Lydia emphasizes the importance of proper framing, noting that uneven or crooked framing creates challenges that cannot be fully corrected with shims or mud. Climate control is another essential factor, as drywall and its compounds are highly sensitive to changes in moisture and temperature. Without consistent conditions, builders risk issues like swelling, shrinkage, or screw pops that compromise the finish. The conversation also explores the growing demand for modern architectural designs, such as floor-to-ceiling windows and clean, minimalist interiors, which leave little room to hide imperfections. Matt and Lydia discuss the value of temporary jobsite conditioning, such as using air conditioning in hot, humid climates or dehumidifiers in wet conditions, to ensure materials remain stable and perform as expected. Lydia shares practical advice on pre-drywall inspections, framing techniques, and the use of engineered lumber, all aimed at producing high-quality, lasting results. The episode highlights Lydia's extensive expertise and her role as an educator in the construction industry, where she has built a significant online following. Matt also promotes the upcoming Build Show Live event in Austin, Texas, where industry experts and educators will gather to share insights and foster growth within the building community. Live from the ROCKWOOL studio, Matt discusses the pros and cons of fixed-price and cost-plus construction contracts with guest Jeremy Martin, co-owner of Risher Martin, a leading custom homebuilder in Austin. Jeremy shares his firm's unique approach to fixed-price contracts, emphasizing rigorous pre-construction planning and detailed specifications to ensure predictable budgets and schedules. This method fosters trust and minimizes change orders by clearly defining project scopes, materials, and allowances upfront.Jeremy explains that fixed-price contracts work even for large-scale renovations by incorporating allowances for potential issues like structural damage. Pre-construction, often a nine to fifteen-month process, includes site inspections, constructability reviews, and close collaboration with architects and designers. While these efforts are treated as a "loss leader," they set the stage for efficient, on-time construction. Matt contrasts this with his cost-plus model, which offers clients transparency through access to detailed invoices and flexible budgeting. However, he acknowledges that cost-plus often involves making decisions during construction, increasing the potential for delays or unexpected costs. Both agree on the importance of peer-to-peer collaboration and continuous learning to navigate industry challenges. They highlight how thoughtful planning and communication can lead to client satisfaction and successful project execution, making it a valuable listen for builders, homeowners, and industry professionals. Steve joins Matt live in the ROCKWOOL studio to explore cost-effective strategies for building high-performance homes. They discuss common misconceptions about homebuilding costs, particularly the misleading reliance on "cost per square foot." Additionally, they emphasize prioritizing quality over size, suggesting that a well-built smaller home can provide better long-term value.Using Steve's Multigenerational Home on a Budget project as an example, they discuss key decisions include using UPVC triple-glazed windows, which improve insulation and reduce HVAC costs, and Bosch HVAC systems to provide efficient heating and cooling. The house also uses Huber's ZIP R9 insulation for air-tightness, eliminating the need for costly closed-cell foam. The design keeps materials simple yet durable, opting for more affordable features like modest kitchen cabinets and a basic ERV system while maintaining good indoor air quality.Steve highlights the cultural differences in homebuilding, particularly in Europe, where permanent features like windows are prioritized over easily replaceable items like countertops. Matt & Steve's discussion can serve as a guide for those looking to build smarter, energy-efficient homes on a budget without sacrificing long-term performance.Resources:UnBuild It Podcast: https://buildshownetwork.com/podcast/unbuildit-podcast“Not So Big House” by Sarah SusankaEnergy Vanguard: https://www.energyvanguard.com/Find Steve on the Web:Build Show Videos: https://buildshownetwork.com/go/stevebaczekInstagram: @stevenbaczekarchitectYouTube: https://www.youtube.com/@stevenbaczekarchitect9431Website: https://stevenbaczekarchitect.com/info/Find Matt and The Build Show on the web:Build Show Videos: https://buildshownetwork.com/go/mattrisingerInstagram: @risingerbuild and @thebuildshowTikTok: @thebuildshowYouTube channel: https://www.youtube.com/@buildshowWebsite: https://risingerbuild.com/ and https://buildshownetwork.com/Join us at Build Show LIVE this November 7-9 in Austin, TX. Matt dives into speculative building and budgeting with Tim and Bryan Uhler of Pioneer Builders. Pioneer Builders, founded in 1978 by Tim and Bryan's parents, has built a reputation for efficient and high-quality speculative homes in Seattle, Washington. The Uhler brothers explain that speculative building involves constructing homes without a committed buyer, which requires smart land purchases and thorough feasibility studies to ensure profitability. The Uhlers emphasize the importance of buying land at a low price to maximize profit and avoiding emotional decisions, making informed, data-driven choices instead. Efficient building practices are crucial, and Tim highlights the benefits of self-performing labor tasks such as framing and concrete work to control costs. Investing in productivity-enhancing tools is essential for efficient operations, and when it comes to material choices, the Uhlers recommend selecting materials that balance cost and performance.Clear, simple communication with clients is also vital to justify costs, according to Bryan. Educating clients on the long-term benefits of quality construction can help differentiate their homes from competitors. This episode offers valuable advice for builders on managing costs, making informed material choices, and effectively communicating value to clients.Find Bryan & Tim on the Web:Instagram: @pioneerbuilders & @awesomeframersFacebook: https://www.facebook.com/pioneerbuildersWebsite: https://pioneerbuildersonline.com/profile/Find Matt and The Build Show on the web:Build Show Videos: https://buildshownetwork.com/go/mattrisingerInstagram: @risingerbuild and @thebuildshowTikTok: @thebuildshowYouTube channel: https://www.youtube.com/@buildshowWebsite: https://risingerbuild.com/ and https://buildshownetwork.com/Join us at Build Show LIVE this November 7-9 in Austin, TX. Build Show Expert Steve Baczek joins Matt to discuss the most recent Build Original Series, Multigenerational Home on a Budget. Initially, the discussion highlights how remodeling projects reveal past construction flaws, emphasizing the need for proper techniques to avoid future issues. Experts like Energy Vanguard are praised for their precise HVAC system designs, which ensure air tightness and energy efficiency, avoiding the costly mistakes of oversizing equipment. Matt & Steve encourage builders to invest in better materials and planning to save costs in the long run, advocating for smaller, well-built homes rather than larger, poorly constructed ones.Further, the Experts touch on the European approach to housing, where quality and longevity are prioritized over mere cost per square foot. They provide examples of smart budgeting, such as using cost-effective materials and designs that do not compromise on air quality or insulation. Since they are talking about a project for a multigenerational home, Steve & Matt delve into family dynamics in home design, suggesting shared spaces for children to foster closer relationships. This approach contrasts with the American tendency to prioritize space and cost over quality and interaction.Overall, both emphasize the value of thoughtful, quality-focused construction and remodeling. They advocate for hiring knowledgeable professionals, investing in durable materials, and considering family needs in design. Finally, Steve & Matt emphasize the value of educational events and resources for builders, underlining the importance of passing on expertise to ensure better building practices in the industry.Resources:Energy Vanguard: https://www.energyvanguard.com/“Not So Big House” & More by Sarah Susanka: https://susanka.com/Find Steve Baczek on the web:Steve's Build Show Videos: https://buildshownetwork.com/go/stevebaczekInstagram: @stevenbaczekarchitectWebsite: https://stevenbaczekarchitect.com/info/YouTube channel: https://www.youtube.com/@stevenbaczekarchitect9431UnBuild It Podcast: https://buildshownetwork.com/podcast/unbuildit-podcastFind Matt and The Build Show on the web:Build Show Videos: https://buildshownetwork.com/go/mattrisingerInstagram: @risingerbuild and @thebuildshowTikTok: @thebuildshowYouTube channel: https://www.youtube.com/@buildshowWebsite: https://risingerbuild.com/ and https://buildshownetwork.com/Join us at Build Show LIVE this November 7-9 in Austin, TX.
