In this episode, The Annuity Man discussed:  The Annuity Pill Questions to ask when considering an annuity  Annuities are contracts    Key Takeaways:  Remember the acronym PILL, as the four primary things that annuities solve for. P stands for principal protection, I stands for income for life, the first L stands for legacy, and the other L stands for long-term care.  When considering an annuity, ask yourself these two important questions: “What do you want the money to contractually do?” and “when do you want those contractual guarantees to start?” Annuities are great if you buy them only for their contractual guarantees. You own an annuity for what it will do, not what it might do so buy wisely.    "Annuities solve for four primary things: principal protection, income for life, legacy, and long-term care and if you don't need to solve for these items, then you do not need an annuity of any type. In this episode, Ann reflects on her experience as a paralegal manager and shares valuable lessons she wish she knew as a paralegal. She emphasizes the importance of understanding the business aspect of law, finding a work-life balance, mastering the art of delegation, knowing your numbers and key performance indicators, and recognizing that management is aware of underperformers.   Key Takeaways: Remember that while you may love your work, it's not your business. Find a balance between work and personal life and don't let work override your personal life. Work-life integration is a more realistic approach than work-life balance. With technology, you can work anytime, anywhere, but make sure to prioritize your personal life. Management knows who the underperformers are. Even if it seems like they're getting away with it, they are not rewarded like high-performing individuals. Others in the office notice their behavior too. Time entry is crucial. Make sure to prioritize entering your billable hours and other necessary data on time to avoid unnecessary issues and misunderstandings. Be proactive in seeking feedback from your superiors and seeking clarification on tasks. This helps ensure that you're meeting expectations and delivering work that aligns with their vision. Don't compare your workload or contributions to others. Focus on doing your best and continuously improving your skills and knowledge. Remember that success is a journey. Strive for continuous improvement, set goals for yourself, and adapt to new challenges and opportunities that come your way. Business Unveiled: Expert Tips and Secrets from Top Creative Industry Professionals

We've all probably gone through a time when we feel like we want to change careers. The challenge is, how do you know if it's really time for a change? Change can be intimidating, and making a career switch can be daunting. However, if what you are doing isn't fulfilling your needs or providing value in your life, that just might be your sign that it's time to jump into something new! I'm so excited to share today's podcast guests, Maddison Husted and Mallory Vredeveld, Owners of The Five Forks located in Jackson, MI. I recently met them at our two day GSD event at The Collins Off Main in Chelsea, MI and their story is amazing! After some unforeseen career shifts, Maddison and Mallory have grown a business, while utilizing their strongest personality traits to ensure growth and efficiency in their business. Listen in to learn more about their journey! Main Topics: *Remember to have fun while building a business from your passion *The best results sometimes come out of the biggest challenges *Defining what you have to do in your business and delegating the rest Key Takeaways: *Remember that change can be good *Set boundaries, they work! *Don't be afraid to ask for help More About Our Guest: We are two sisters, Mallory and Maddison, who for different reasons both ended up becoming stay at home moms during COVID and wanted something we could do for ourselves! We love making special treats for all different occasions and do most of our baking and creating after our five kids (the five forks!) go to bed! The oldest was born in 2014 and the youngest in 2020 - so we always have something going on! The kids are our best taste testers and take their jobs very seriously! Baking has always been a creative outlet for both of us - even as kids! Being able to create cakes for such special occasions inspires us every time to make our newest favorite design. From flavor testing, to design and color mixing then finishing with perfectly paired sprinkles or a custom topper - we love every step! Except maybe the dishes.  Mallory is the older sister and is definitely the planner and task oriented one. With a Master's Degree in Clinical Counseling, she spent 14 years in clinical and leadership positions in the mental health field before becoming a Stay at Home Mom and Small Business Owner. Mallory brings lots of creativity and outside of the box thinking to the business (and is also a strong advocate for family balance). Mallory and her husband Dan have three of the Five Forks, Emelia, Eloise and Elliot. Outside of cakes, Mallory enjoys other creative hobbies, traveling and spending time with her family and friends!  Maddison is the perfectionist. With a Masters degree in Chemistry and a little over eight years working in biochemistry. Every single one of our recipes are written out with measurements down to the gram and baking times measured depending on the season all because of her left brain approach to the world. Maddison and her husband Keir have two of the Five Forks, Thea and Posey. While Keir doesn't enjoy cake (who knows) Thea and Posey are happy to pick up the slack! Maddison loves trying new recipes and keeping up with current trends to always bring unique yet personal touches to all of our cakes!

Today's episode is all about you, our dear listeners! Ping, Sarah, and Dorien will be answering your questions this week on The Thriving Women Artist's Podcast. Find out what the trio have to say about getting the right tools for the job, dealing with your inner critic, going from digital to a sketchbook, if talent is more important than hard work, and many more useful tips to help you create the art you love.   KEY TAKEAWAYS   Remember that you're doing it for yourself, and you're allowed to treat yourself to the things you want to do. Importance can only be assigned by you, it doesn't have anything to do with time or money if you don't want it to. If you want to make art then you should first of all do it for the love of doing it. If you were a plumber, you would make sure you buy all the tools you need, so why not do that as an artist. Good quality supplies will often make it easier, but it doesn't have to be loads of the expensive kinds, you can also experiment with other materials. Being an artist isn't about how much you sell, or if you even sell anything at all. Anyone can call themselves an artist if they're creating something. If you're taking part in courses, work out what you want to learn from it before you start. It took Ping a while to work that out after starting course after course after course. They can be a good place to just practice, and maybe you'll find something new that you are passionate about.     BEST MOMENTS  ‘If it makes you feel good making art then you should do it' ‘Without art, I would have never survived' ‘Don't focus on the end result, focus on the process' ‘Style isn't something you choose, it's like your personality'   EPISODE RESOURCES Society of Children's Book Writers and Illustrators Dutch Illustrators' event Children's Book Illustration Summer School Bologna Children's Book Fair   ABOUT THE PODCAST   A serious and fun podcast for female creatives hosted by Ping, Dorien and Sarah, three happy artists from Amsterdam.  This podcast will inspire you to make a living out of your art. On this episode, Camille Clemons once again joins Mike for a great conversation. They discuss leading well into the new year, characteristics of a good leader and the role of being a mentor.  Key Takeaways: Remember what got you where you are. Make incremental changes along the way. Leadership is a choice, not a title. Harness your business and understand where you thrive. Take time to really figure out what your ideal client looks like. There does come a time as a leader where you need to say we're going. Keep yourself honest - this takes re-assessing. "Be where your feet are" - Camille Create people who are making change. We are way better, we're way stronger when we each carry out our strength in the process.  Be ok to defer, even if it means someone else gets the credit. Being a leader requires giving people a certain amount of grace. Keeping standards high can only be executed by those executing on a plan. It's important that we remind ourselves why we're here and why we're doing what we're doing. Take time with your team. It will be time well spent. As shareholders, we have the power to choose the companies we invest in as well as power to ask for those companies to consider all stakeholders (and we can support them with our votes to legally transition to a public benefit corporation). As employees, we have power to ask what our employer's environmental, social and governance (ESG) strategy is, where your company currently stands, and how they're trying to improve. What would it look like if businesses were driven by humanity instead of efficiency? How would the decisions we make change? How would our working environment change? How would our relationship to work change? How would our communities change? The importance of looking at the ripple effects of our actions—the second and third order consequences—both good and bad. Considering the ripple effect gives a holistic perspective of our impact, and can help us make more intentional, informed, and equitable decisions.   References: Follow Ryan on Twitter Learn more about the Next Economy MBA program Sign up for the LIFT Economy newsletter Listen to the Next Economy Now podcast The B Corp Handbook (Second Edition): How You Can Use Business as a Force for Good by Ryan Honeyman & Dr. Tiffany Jana B Lab and general information about the B Corporation movement Cradle to Cradle: Remaking the Way We Make Things by William McDonough & Michael Braungart Author Paul Hawken The United Nations' Sustainable Development goals Seed Commons network of community loan funds Boston Ujima Project Southern Reparations Loan Fund B Impact Assessment tool for your company   Connect & Share: If you enjoy the podcast, would you please consider leaving a short review on Apple Podcasts/iTunes? 87: Wah! So Expensive. Clear This Objection By Creating Passive Income ProductsHello gorgeous and welcome to ‘Soul Why?' Secret of Soul Rich Woman Blueprint' Today, I want to talk about part two of “Wah! So expensive” because there is another angle to tackle and handle this issue as you're doing your business and bring leadership online. Whether you're in Asia or wherever you may be. This is an evergreen principle. Let's start. Duplication  01:51- 02:02 Remember when I talk about the topic value ladder when you need to build up a series of ways you're able to serve your potential customers?  02:08- 02:10 The answer is duplication.  04:55- 05:09 So you must trust the process as well. Not everyone is ready to take your product or your services. You just need to remember, just keep marketing to the right eyeballs, to the right fishes, to the right customers, and eventually, all will come in.  05:21- 05:33 For example, creating digital products like short courses. Ranging from  97 dollars to 297 dollars. That's what we called low-level value programs.    05:35- 05:40 Where you want your fishes or potential customers to say yes to you.  Check first 06:01- 06:06  This idea of creating digital products starts with one.  06:25- 06:36 The thing is, don't create that thing first. Do the landing page, do a sales page. Check out if anybody wants the product or not first.   Value ladder 02:11- 02:22 When people say “Wah! So expensive” about your programs or services, you need to have a step-down or a down-sell. That is the part of the value ladder.   05:10- 05:20 If they are not able to afford at that level, don't worry, you need to duplicate yourself by creating programs and products that you can duplicate yourself.   08:27- 08:34 First is because somebody is selling it, I can't any longer sell it. This is a scarcity mindset.  08:40- 08:54  Even though someone else is selling the same thing already, you need to use the Soul Rich Woman Blueprint to differentiate yourself. Because to be different in order to make a difference.   10:30- 10:36 The second problem I always see people talking about is that they don't believe in their own value.  11:10- 11:14 If you still think that there is nothing that you have. You got to do a coaching call with me.  12:40- 12:50 There are always multiple ways to offer yourself, offer your services, your programs, and your products. So that  you have multiple sources of income Key Takeaways: Remember the value ladder. Duplicate yourself. Trust the process. Create digital products. Use the Soul Rich Woman Blueprint. Ultimately, the aim of SN, if applied appropriately and consistently, is to enhance running performance, thus aid you in attaining your running and performance goals.  Related Episodes:...

Alex wants you to remember that what we're dealing with right now is not going to last forever! Yes, people are afraid right now and it's your time to step up and really shine by over communicating with everyone who works with you. Your team, your sellers, buyers, lenders, etc. Everyone! Check in like you are checking in with a close family member and see where you can add value.    Key Takeaways: Remember this crisis that we're in now is not going to last forever. It's important to acknowledge your team member's feelings and help them through this uncertainty.  This is the time you need to shine.  Are we headed into a recession?  Times like these we need to be over communicating, even if it's about the news people don't want to hear.  Talk to your top buyers and see how they're doing. Ask your sellers how you can help them beyond your traditional business services. Make sure you're doing right and make sure you're taking care of the people in your community.  If someone was working with your grandmother or a loved one, how would you want them to check in with them?  What should you be doing with your marketing dollar right now?  Follow up, follow up, follow up. The sellers who said no, check up on them now, how are they doing?  Mail a hardcopy of your contract to hot sellers who you've been to appointments with.  Take a look at your ‘luxury hires' and see where you can trim down. Remember, be a professional. Stand out from the crowd and caring for the people you serve.  Mentioned in This Episode: How To Grow Your Business, Expand Your Impact, and Experience Your Perfect Life: Don't Wait To Enjoy Your Life Tomorrow, Live It Today! EP011: Give Your Sellers Different Buying Options - Thursday's Q&A Session

Alex discusses why you should always give your seller a different set of options and offers, when looking to purchase their home. He normally gives his sellers three options - a low cash offer, a owner fiance or lease offer, or a retail listing. By setting the seller up with these different options, they're more likely to agree to doing the deal with you and use you as their provider. However, if they're still unwilling to do a creative finance deal with you, do not throw that lead away! Alex explains how you can continue to put that lead to good use.   Key Takeaways: • Remember to check out our master interview with Erik Stark part one and part two. • You want to give the sellers you speak with on the phone different options. • Most of the leads you get, the seller will lack motivation and any real interest in you. • Despite this, do not throw those leads away! Monetize them. • Alex likes to give his sellers three options. He recommends to take control of the situation. • You don't want to only send a cash offer. • How does Alex monetize retail leads? • If you're not a licensed agent, check with your attorney on the best legal way to do this. • Do not throw the lead away if the home owner does not want to structure an owner finance deal with you. • Alex will sometimes outsource that tough lead or keep in touch with the homeowner at least once a month.    Mentioned in This Episode: www.flipempire.com/   Ask Alex A Question: Have a question you want featured on an upcoming Flip Empire Show?
