It's funny how fast time moves. Four years ago, almost to the day, I sat down to record the very first episode of Lure of the Lake. At the time, I didn't know if anyone would listen, whether I'd figure out what I was doing… or whether I was just a guy with a microphone and a high confidence level! Fittingly, my very first guest was Deano Cantrell from Freedom Boat Club of Lake Oconee. Well, four years later, both the podcast and Freedom Boat Club have grown significantly! Since that first episode, we've watched Lake Country continue to grow, boating explode in popularity, and Freedom Boat Club become a huge part of the lake lifestyle for so many people here at Oconee. And now, Deano is preparing for another big chapter — expanding operations into Lake Sinclair. So today's episode is part reunion, part celebration, and part look ahead at what's next. Instead, buyers are focusing on livability, location and long-term functionality. Drew Clough, chief operating officer of Waterford Homes, joins Host Carol Morgan on Atlanta Real Estate Forum Radio to discuss why that shift is reshaping the high-end custom home market and how Waterford Homes is differentiating through communication, consistency and disciplined project management in today's competitive luxury homebuilding environment.  Elevated Luxury Defined by Process, Not Just Product  Waterford Homes has established itself in Atlanta's luxury custom home market by prioritizing the systems behind a successful build rather than relying on a signature architectural style. Clough compares the area's feel to Greenwich, Connecticut, noting its large estates, equestrian influence and established suburban amenities that appeal to buyers seeking space without sacrificing access to Alpharetta and surrounding commercial centers.  Virginia-Highland continues to attract buyers who prioritize character and walkability over lot size. The neighborhood blends historic homes with newer luxury infill projects, creating a unique mix of architectural styles near Piedmont Park, Midtown and the Atlanta Beltline. This combination of charm and urban access keeps demand steady, particularly among buyers who want a more connected, in-town lifestyle.  Rosemary: A Boutique Community Designed Around Lifestyle  One of Waterford Homes' most anticipated projects is Rosemary, a nine-home enclave in Milton near downtown Crabapple and Alpharetta.  Clough said, “Rosemary is going to be the most incredible community that we've ever developed.”  The neighborhood will feature one-acre-plus homesites and high-end custom residences designed for modern luxury living, including four-car garages, main-level primary suites and expansive outdoor spaces.  But beyond design, the area has something increasingly rare in suburban Atlanta: walkability.  Clough said, “You're literally right there where you can walk downtown and find lots of restaurants and things to do [in Crabapple].”  Build-on-Your-Lot Growth & the Importance of Starting With the Right Team   Build-on-your-lot construction continues to gain traction across metro Atlanta, especially in teardown-heavy intown neighborhoods and high-demand suburban areas. As available land becomes more limited in established luxury markets, more homeowners are choosing to purchase existing lots and design custom homes around them.  That trend is also exposing a common misstep in the early stages of the process. Clough notes that many homeowners begin with architectural design before fully understanding what their site can realistically support.  Clough said, “They should consult with a custom home builder first, not an architect.”  That sequencing matters because site-specific factors often shape what is possible long before design details come into play. Lot conditions, grading, tree preservation requirements, setbacks and municipal permitting rules can all significantly influence both design feasibility and overall budget.  What Defines Luxury at the $3 Million Price Point Today  At the $3 million price point and above, luxury homebuyers in metro Atlanta are prioritizing how a home functions in daily life just as much as how it looks on day one.   Builders are responding by investing in both visible and structural elements of the home. High-end finishes, custom cabinetry and detailed millwork remain important, but buyers are also placing greater value on what happens behind the walls. That includes insulation, soundproofing, upgraded framing and other structural enhancements that improve comfort and long-term performance.   Outdoor living continues to play a central role in luxury design, especially as homeowners increasingly use their properties as full-time retreats rather than occasional residences. Covered living areas, outdoor kitchens, fireplaces and integrated pools now function as extensions of the interior space rather than secondary amenities.  Clough also highlights a growing demand for flexibility in home design, particularly as more buyers plan for multigenerational living or long-term household adaptability.  A More Selective Luxury Buyer  As inventory in prime locations tightens, the distinction between a strong site and a compromised one has become more pronounced in buyer decision-making.  Clough said, “I've seen some incredible homes on B-minus lots having difficulty selling.”  By contrast, homes on well-located, premium lots continue to outperform the broader market. These properties often generate stronger interest early in the listing process and, in many cases, attract multiple offers when priced appropriately.  Clough said, “My goal is for us to be the top luxury homebuilding company in Atlanta.”  By focusing on communication, consistency and disciplined execution, Waterford Homes treats luxury homebuilding as both a technical process and a client experience. After he is not heard from for over four days, the beheaded body of 88-year old Russell Dermond is discovered inside his garage and his 87-year old wife, Shirley Dermond, is missing. Ten days later, Shirley's body is discovered five miles away in Lake Oconee after she was weighed down in the water with some cinder blocks. Her cause of death is determined to blunt force trauma, but Russell's head is never recovered. Investigators are unable to uncover any strong suspects and there is nothing in the Dermonds' background to indicate why they would be the victims of such a brutal crime. In recent years, traces of unidentified touch DNA has been found on Russell's clothing, but the murders continue to remain unsolved. Vision Jet owner Ken joins Max Trescott to recount an unforgettable five-day training adventure that bridged the gap between piston flying and turbine jet proficiency. As a longtime Cirrus SR22 pilot from the Boston area, Ken had spent nearly a decade flying for both business and family trips, rarely exceeding 300 nautical miles from home. When he decided to upgrade to a 2019 G2 Vision Jet, he wanted more than a checkout—he wanted a head start on mastering the airplane before tackling the Cirrus type rating course in Knoxville.   In this episode, Ken explains how his "pre-SOE" plan came together. After reaching out to Max, the two pilots scheduled nearly a week of flying to experience diverse weather, airports, and procedures. The goal: to learn the G3000 avionics, improve cockpit workflow, and build real-world familiarity before entering formal training. Their first day took them from Bedford, Massachusetts, to Burlington, Vermont, and then to Lancaster, Pennsylvania, where Max demonstrated how to safely cancel IFR and load a visual approach when haze and sun glare limited visibility. That night, while returning to Bedford, they learned the importance of aiming for runway aiming points—not the numbers—especially during night landings in jets. Day two brought a new challenge: deciding whether to fly west toward the Rockies or south toward better weather. A massive cold front made the decision easy, and the pair headed south instead. After a scenic leg along Long Island to Atlantic City, Ken received what Max called "the longest IFR clearance ever." Rather than manually entering the clearance into the G3000, Max showed how to import the flight plan directly from ForeFlight—a huge time-saver for managing long routes. That evening's destination was Greene County, Georgia (3J7), near Ken's in-laws' home at Lake Oconee. The stop held sentimental value: it was the same airport where Ken had first landed years earlier with his brand-new SR22. The next morning brought low fog and another teachable moment. When poor cell coverage prevented them from obtaining an IFR release, Max used the Vision Jet's SAT phone to call clearance delivery—a practical use for a feature many pilots overlook. Later that day, while practicing a VX climb—a maximum-performance takeoff used for steep departure gradients—Ken forgot to raise the landing gear, a common mistake during the high-workload maneuver. The oversight led to a discussion about better cues, timing, and division of tasks between pilots to avoid forgetting critical steps. They also discovered that one set of keys had been left in the cabin door—a harmless but memorable moment that required returning to the airport to retrieve them. From Georgia, they flew to Asheville, North Carolina, for real-world mountain experience, and then to John C. Tune Airport in Nashville. When ATC issued a last-minute vector, Max demonstrated how to safely "do nothing"—allowing the autopilot to intercept as planned instead of overcomplicating things. On day four, they returned to Boston. At night, controllers twice ignored their request for an ILS approach into Bedford, forcing a visual approach at higher altitude and steeper descent rates. Max explained why instrument approaches at night are always safer, and how overworked controllers sometimes inadvertently increase pilot workload. The final day offered a lighter tone: a short hop to Nantucket, one of Ken's favorite destinations. There, Max illustrated how adjusting throttle settings and altitude can drastically change fuel burn—saving nearly 18 gallons on a short leg by reducing power. Ken wrapped up by reflecting on what he gained from the experience: confidence, familiarity with the Vision Jet's systems, and a deeper appreciation for proactive learning. "I encourage other pilots to build their own syllabus," he said, "because flying with an instructor like Max before formal training was both incredibly valuable and a lot of fun." Today, I'm excited to introduce a guest who brings a unique blend of business acumen, community spirit, and a passion for sports: Corey Schachter. Originally from Buffalo, New York, Corey has called Georgia home for eight years and has lived at the Lake for the last four years. His move to the lake was driven by a desire to "simulate living on vacation" after his family grew unexpectedly to include five young children, the youngest being twins! Professionally, Corey owns and manages an automotive warranty company headquartered just outside Chattanooga, Tennessee. Beyond his primary business, Corey has taken on an incredibly unique project here at the lake: he owns and manages the Lake Oconee “Wild Things” baseball team. Inspired by a low-cost, family-friendly baseball experience he witnessed in Buffalo, he sought to bring a similar community activity to Lake Oconee. In May 2014, the murders of Russell and Shirley Dermond, a couple in their late eighties, shook the residents of Putnam County, Georgia. The decapitated body of Russell Dermond was found on May 6, 2014, in the garage of the house he owned on Lake Oconee. Neither his head nor his wife, Shirley, could be located in the house.   The Derman Murders are the unsolved killings of Russell and Shirley Dermond in Putnam County, Georgia in May 2014. On May 6, 2014, Russell's decapitated body was found in the garage of his Lake Oconee home. He was 88 years old. Over a week later, Shirley's body was found floating in Lake Oconee. She was 87 years old and had been weighted down with concrete blocks. As of April 2024, the murders remain unsolved and Russell's head has not been found. The FBI is offering a $20,000 reward for information leading to the arrest and conviction of the killer or killers.
