Escuchar audio
On this episode of The Deal Scout, host Susan Reilly sits down with real estate investor and entrepreneur Keith, whose journey from a childhood on the Jersey Shore to becoming a sustainability-focused builder in Florida is filled with grit, reinvention, and strategic thinking.Keith's early exposure to real estate came from his parents, who flipped vacation rentals in the 1980s. That hands-on experience laid the foundation for his passion for real estate and entrepreneurship. After college, Keith worked as a sales engineer, but the pull of property investment led him to flip homes in Atlanta during the early 2000s. Then came the 2008 housing crash—and a pivotal moment in Keith's career. Faced with financial risk on a million-dollar build near Atlanta's Piedmont Park, Keith made a bold decision to finish the project and sell, ultimately escaping unscathed and even profiting.Susan and Keith dig into how that defining moment shaped his investment philosophy—one rooted in risk analysis, market timing, and resilience. Keith shares the evolution of his strategy, including how he now builds using steel framing and magnesium oxide board—materials chosen initially for cost-efficiency but that have proven to be eco-friendly, hypoallergenic, and fire-resistant. His projects now attract interest from funds focused on sustainability, even though that wasn't his original intent. He also breaks down his approach to sourcing deals: from networking with agents and finding off-market opportunities, to identifying overlooked MLS listings and creatively solving zoning and entitlement challenges. Keith's team of trusted experts—contractors, engineers, former city officials, and even a former NFL player—enables him to tackle projects others won't touch. The episode closes on a personal note, highlighting Keith's passion for fatherhood and how his 13-year-old son inspires and grounds him in his mission to build better, healthier homes.Whether you're a seasoned investor or just entering the world of real estate, this episode is packed with valuable insights on market timing, building smart, and thinking beyond the blueprint.Reach out to connect with Rudy or to be a guest on the show to SusanNext Steps Share your thoughts with a review - https://www.thedealscout.com/reviews/ Let's connect on LinkedIn - https://www.linkedin.com/in/susan-reilly-64150722a/ Subscribe and Watch on YouTube - https://www.youtube.com/channel/UCBQN_Y3nhDGClfMxCSBDjOg Disclaimer: The content shared on this podcast is for informational purposes only and should not be taken as financial, legal, or tax advice. Ellen Marks lost the love of her life to suicide. Suicide is a leading cause of death in the United States and the 11th leading cause of death in Georgia, yet suicide can be prevented. Volunteers from Atlanta are joining the thousands of people who are gathering this season in towns across the United States to promote suicide prevention. The annual Atlanta Out of the Darkness Community Walk, hosted by the Georgia Chapter of the American Foundation for Suicide Prevention (AFSP Georgia), will take place November 3 at 1:30 p.m. in Piedmont Park. This gathering will support the American Foundation for Suicide Prevention's education, research, and support for those affected by suicide. In addition to raising awareness and funds to fight suicide, the walks give those who attend a chance to connect with others and know they are not alone, whether they walk in memory or in support of a loved one or in honor of their own mental health journey. The Atlanta Out of the Darkness Community Walk is one of the hundreds of events being held nationwide this year.
Doug Widener, President and CEO of the Piedmont Park Conservancy, joins us to celebrate the 120th anniversary of Piedmont Park, and we learn what the future holds for one of our city's most important green spaces. Jimmy Carter has met countless reporters in his life. But I suspect I'm the only one to ever barf in front of him. The former president, a peanut farmer and governor elected in 1976 who left office after losing the 1980 election to Ronald Reagan, celebrated his 100th birthday on Tuesday (Oct. 1) in Plains, Georgia. In November 1984, I was a 23-year-old cub reporter on the health and education beat for The Gainesville Times, a tiny daily an hour north of Atlanta. The editors asked me to drive down to write about a health care policy conference that Carter was leading at Emory University. The conference, titled "Closing the Gap," was aimed at preventing premature death. The dozens of speakers seemed incredibly boring, at least to me, a recent college graduate. So, when the organizers asked who I'd like to interview, I requested a meeting with the only person not being offered - Jimmy Carter. The next morning, I went to a basement classroom. I was dressed in a coat and tie. At the precise moment of the appointment, Carter walked in with two handlers. "I'm Jimmy Carter," he said. I introduced myself. We shook hands. He couldn't have been kinder to a terrified and awed young reporter, patiently answering the questions I'd written on my yellow legal pad. People always talk about Carter's smile, but I was most impressed by his eyes. He looked at me with intensity and seemed interested in every word. When the interview was over, he asked me questions. He had met my father and knew several of his friends. He seemed genuinely interested in this unknown reporter from a Gainesville newspaper. I remember thinking that this was why he became president. It seemed like anyone who met the man would love him. As we finished, Carter said he planned to jog in Piedmont Park, near downtown. He invited me to join him at 5:30 p.m. at Colony Square, a block from the park. I arrived wearing a sweatshirt, shorts and running shoes. I wasn't the only person he invited. There was also a member of the Atlanta Track Club and a United Press International (UPI) reporter wearing street clothes and heels. At exactly 5:30, Carter left his hotel wearing a long gray T-shirt, orange jogging shorts and a pair of red, white and blue Nikes. He was with a U.S. Marine, an overweight Atlanta police officer and a Secret Service agent riding a motorcycle. He smiled and asked, "Are you ready?" Off we went. The UPI reporter and police officer made it less than a quarter-mile before dropping off. As we ran, Carter held forth on world leaders he had run or walked with, including Egyptian leader Anwar El Sadat and French President Giscard d'Estaing. A more experienced reporter would have brought a tape recorder. I tried to take notes while running. I still have the notebook, which the president signed. Carter ran fast. While serving in the U.S. Navy, he said he once outran a Korean military platoon. "Would you like to do some hills?" he asked. I don't recall how I responded, but I'm certain I didn't want to do any hills. I was feeling woozy. I ran cross-country in high school and was in decent shape, but this 60-year-old man was killing me. I told myself, "Please don't throw up. Please don't throw up." A moment later, I said, "Excuse me, Mr. President" and leaned against a tree and barfed. Carter kept going. I wiped my mouth with my sleeve and scurried to catch up. "Are you all right, Joey?" he asked. "Yes, Mr. President. I'm fine," I said. And I was. After 3 miles, we returned to the hotel. It was dark by then, and Carter began pointing out constellations. I didn't know it, but the UPI reporter had brought a photographer. A photo of me running with the president while taking notes ran in newspapers nationwide, including in Miami, where my editors were at a conference. For months, I received comments and calls from friends who had seen the photo. When they asked what the 39th president was like, I said he was in great shape and charming, even after I threw up on that poor tree.

On July 28, 2021, the Atlanta police department responded to a distressed 911 call. As the officers arrived at the entrance to Piedmont Park in downtown Atlanta, they would be unprepared for the gruesome scene that awaited them. Met by Emma Clark, the distraught woman who had placed the 911 call, the police would be led over to a partially secluded area of the park, where they would then be shown the brutalized and deceased body of Katie Janness, as well as that of her beloved dog, Bowie. What was already a devastating and horrific event, quickly turned into a frenzy of speculation before going cold... Of course it's hot; this is the summer, after all, but we're experiencing record-shattering heat across the northern hemisphere and the costs to human lives, wildlife, agriculture and. yes, the economy are mounting. Here, again, we see the vast difference between a party that's working to tackle an issue, head-on, vs a party preferring to pretend a problem doesn't exist because to do otherwise is to inconvenience their financial backers. It's been two years (and a day) since Katie Janese and her dog Bowie were both found stabbed lifeless at Atlanta's Piedmont Park. Yesterday, Atlanta Police gave an update on the case they refuse to call "cold," but they had little else to offer. I revisit some of the details of that fateful night.

To help us understand how coyote families live among us in urban/suburban areas as productive members of ecosystems, Berry College Professor of Biology, Dr. Chris Mowry (and co-founder of the Atlanta Coyote Project) tells us about the natural history of wild canine species in the North America, specifically the Southeast region, where settler colonists drove out the native Red Wolf, and over the centuries the coyote has migrated to take the place of their wolf cousins. Also in this 26-minute In Tune to Nature radio show, recorded in May 2023, host Carrie Freeman expresses concern over the GA Dept of Natural Resources' unfair designation of the coyote as an "invasive species," allowing open-season unlimited killing of coyotes by humans with hunting/trapping licenses. Dr. Mowry explains his and other scientific research findings that coyotes, like most predator species, end up productively enriching the biodiversity of our local ecosystems and therefore do not deserve the title of "invasive" (especially given the natural presence of wild canines in the Southeast historically). We also discuss the family lives of coyotes and their daily routines, eating some plant foods and some small rodents. We end by discussing how to coexist with coyotes in our neighborhoods so that we don't attract them to our yards with petfood or seeds or fruits, and we avoid poisoning their food sources with rat poison, which could cause them to become diseased. Dr. Mowry explains why hiring a trapper to get rid of some local coyote isn't ultimately going to keep coyotes out of your communities, as other coyotes will eventually fill that open territory, so the smartest and most humane action is to coexist peacefully with this often elusive and reclusive species. Find info about how to coexist and other fun facts about local coyotes (plus photos and videos) on the Atlanta Coyote Project website. https://www.atlantacoyoteproject.org/ In Tune to Nature is a long-time weekly show airing on Wednesdays from 6:30-7pm EST on Atlanta indie station WRFG (Radio Free Georgia) 89.3FM hosted by Carrie Freeman or Melody Paris. At 12:09am on July 28, 2021, cameras captured Katie Janness and her pit bull Bowie crossing the pride crosswalk on 10th into Piedmont Park. When her girlfriend Emma got home from work, there was no sign of Katie. She texted her but got no response so she pinged her iPhone. It was inside Piedmont Park, which wasn't a concern because Katie frequently walked Bowie there. What was concerning: her phone wasn't moving. At 1:11am, a panicked Emma called 911 from outside the park after discovering Katie and Bowie dead. They'd been brutally murdered. Both had been stabbed to death, but Katie's murder had been extremely horrific. She was stabbed 50 times and the letters F-A-T were carved into her abdomen.Today, we are joined by special guests Beth and Bailey from True Crime BnB as we unpack this unsolved murder. Police ask the public to continue to report leads to Crime Stoppers at 404-577-TIPS or call the APD Homicide Unit at 404-546-4235.#katiejanness #katieandbowie #justiceforkatieandbowie #unsolvedmurder #truecrime #truecrimecommunity #truecrimepodcastSOURCES:https://static.fox5atlanta.com/www.fox5atlanta.com/content/uploads/2021/11/Katie-Janness-Autopsy.pdfhttps://people.com/crime/atlanta-woman-stabbed-50-times-and-had-the-letters-f-a-t-carved-into-chest/https://www.youtube.com/watch?v=YTEHJOISFoYhttps://www.fox5atlanta.com/news/piedmont-park-murder-investigation-still-activehttps://www.crimeonline.com/2021/11/17/she-was-still-alive-forensics-expert-says-disturbed-piedmont-park-killer-tortured-victim-alive-before-killing-her/Support the show

In July 2021, 40-year-old Katie Janness was murdered in Atlanta's Piedmont Park. Her partner, Emma Clark, found Katie's body along with their dog Bowie just inside the park and called 911. The murder was extremely brutal and included mutilation which has led some to believe Katie's killer was known to her. The aspects of the murder have led to much speculation by the public. Join Mike and Morf as they discuss the murder of Katie Janness. Much of the public's speculation has fallen on Katie's partner Emma. Some believe that Emma's behavior on the 911 call doesn't match what they believe it should have been. And, despite her pleas, the police have yet to officially clear Emma which further fuels speculation on just exactly what evidence the police have. Many questions remain including just who murdered Katie Janness. Was her killer someone inside her inner circle or was she the victim of a predator who saw Katie in the park and targeted her?
