This week, I sat down with Pavel Streblov to unpack how one of Central Europe's most established private real estate groups is entering the UK market, why London still matters, and what it really takes to build and deliver at scale as a developer in today's environment. Pavel is Business Director at Penta Real Estate, a privately owned investment group founded by five university classmates, with major interests spanning healthcare, banking, media, and large scale urban real estate. Pavel leads Penta's UK platform and is responsible for its expansion into London, bringing institutional capital, long term thinking, and a developer led mindset into a market facing structural supply constraints. In this conversation, Pavel explains why Penta chose to expand beyond its home markets in the Czech Republic and Slovakia, how the group reached scale domestically, and why development requires a fundamentally different approach to buying standing assets. We explore why building a credible pipeline matters more than one off success, and how local knowledge, council dynamics, and delivery track record determine whether a developer is taken seriously. We discuss Penta's first major UK move, a joint venture with Ballymore across two residential schemes totalling around 700 homes and approximately £700 million of development value. Pavel shares how Penta thinks about quality, amenity, and long term ownership, and why entering the market at the bottom of the cycle can create asymmetric opportunity when supply is constrained. The conversation also goes deep on the UK market itself. Today, I am pleased to welcome Paul Boutros, Deputy Chairman and Head of Watches, Americas for Phillip, the leading auction house dedicated to collector's watches. Based in New York City, he helped establish and build the watch department since its launch in 2014. In October 2017, he led Phillips's inaugural New York watch auction, Winning Icons, where Paul Newman's legendary Rolex "Paul Newman" Daytona sold for $17.8 million - the highest result ever for a vintage wristwatch sold at auction. Under his leadership, the Phillips New York team as sold many legendary pieces, including a Heuer Monaco wristwatch gifted by Steve McQueen, Marlon Brando's Rolex GMT-Master worn in "Apocalypse Now", Jack Nicklaus' Rolex Day-Date, and Paul Newman's Rolex "Big Red" Daytona, to mention just a few. In December 2021, his team's fifth annual flagship watch auction achieved $35.9 million, breaking the record for the highest watch auction total in U.S. history. A collector of wristwatches since childhood, Paul is a specialist in their authentication and valuation. Frequently appearing on television programs sharing tips on watch collecting, he has hosted talks for investment banks, luxury brands, and magazines. As the former watch columnist for Barron's PENTA, Paul has been published or cited in numerous publications including The New York Times, Wall Street Journal, Bloomberg, Forbes, and Robb Report. Paul serves as a Trustee for the Horological Society of New York, an Honorary Committee Member of the Gerald Genta Heritage Association, and as an Academy Member of the Grand Prix d'Horlogerie de Genève (GPHG). Paul also serves as a strategy consultant to luxury brands through his firm, Boutros Group. To start off, Paul tells us about the exotic world of luxury time pieces. Rescued by Enjin, he joins the Cleaners—a group dedicated to fighting trash monsters called Aberrations—and vows revenge on the upper world. As Rudo masters his powers and bonds with teammates like Riyo and Zanka, the group clashes with a violent rival faction known as the Raiders (specifically the Vandals) who also seek to reach the Sphere. Following a brutal battle with the Raider Jabber, the Cleaners travel to the desert "No Man's Land" of Penta to find clues about a way back up.
