It's a sad fact, most every new agent fails within 24 months...(and those who make it past the first 2 years often spend years struggling to find their way.) Why? Some will argue that is just how the cookie crumbles. Most folks actually believe that there is some preordained number of people who will succeed (in life) and a certain number who will fail. You hear it all the time, "Its the 90/10 rule, 10% succeed and 90% will fail". But is that really a 'rule'? Is there something that mandates if you will succeed or fail in real estate? The real answer is yes, and no. Who you allow to influence you is perhaps the most important decision you will ever make. It's incredibly easy to get caught in an echo chamber of bad information. People waste years, heck lifetimes on bad ideas. They eventually come to blame themselves for not being able to make a bad idea work and then emotionally check out and...quit. If agents were told the real truth about real estate from day one what would happen to the agent failure rate? And yes, we are talking about mastering the art and science of 'Doing what you don't want to do when you don't want to do it at the highest level....for long periods of time". As an academic woman, your writing needs to be at the center of everything. On this episode of the podcast, I’m making the case for why it’s so important to prioritize your writing, and giving you the steps to take to make it happen. You know your writing and publishing is important but it doesn’t feel urgent; writing always falls to the bottom of your list; you put writing off until you have “enough” time, and end up doing frantic writing binges instead of making steady progress; thinking about your writing gives you a pit in your stomach; you have a pipeline full of unfinished projects. Sound familiar? Maybe you haven’t put writing at the center of your career. In this episode, I’m showing you what having your writing at the center can be like: you always know when your next writing session is and what project you’re working on; you feel happy and invigorated when you think about writing; projects flow smoothly through your pipeline (and out of it); you feel empowered and in control. That sounds better, right? So let’s jump in as I show you why you should prioritize your writing above everything else (yes, I have hard facts for you), and how to go about it. Why Should You Put Your Writing at the Center of Everything? 1. Writing mindset matters: urgent vs. important. When you prioritize writing, you start to see through the urgency of everyday tasks that try to steal your attention. Your department head may have a fire that needs putting out; that’s urgent. But your writing is important; when you focus on it, you are developing yourself as a scholar, connecting to your bigger purpose in the world, and taking care of your career and yourself. “Taking care of your writing is taking care of yourself.” -Cathy Mazak 2. Writing has real payoff. You are allowed to dedicate time to something that equates to a payoff, and writing and publishing more is how you get jobs, keep jobs, get promoted, become a full tenured professor. There is a persistent disparity between overall pay averages between men and women in academia. Why? Some of the reasons given in this article breaking down the annual faculty compensation survey done by the American Association of University Professors are: fewer women are fully tenured and more are contingent, more women are in lower paying fields of study, and fewer women teach at higher ranking PhD granting institutions. Much of the disparity comes down to the numbers of women who are fully tenured professors. There is a real link between writing and higher pay. The more you write and publish, the higher up the chain of professorship you can move. Writing pays off. 3. Writing drives alignment. If you work to have everything else in your career support your writing, you feel more focused, pulled in fewer directions, less frazzled. Project and services decisions become easier as they are informed by whether they support prioritization of your writing goals. 4. Writing creates a brand. When your writing is at the center of your career, you are able to drill down more clearly to the message you are putting out into the world. Your publication list builds on itself, developing your “academic brand”. “If you’re writing more, you’re getting more publications out, and your publications are really how the world sees you.” -Cathy Mazak 5. Writing gives you mobility. The more you write and publish, the greater your ability to move between institutions. You may be at a more teaching-centered institution now, but you never know what may come up there, or in your life or career. Putting your writing at the center gives you options. How Do You Put Your Writing at the Center? 1. Put writing first- literally. Schedule an hour first thing on Monday morning for writing. Get this in before you teach, before you open email, before you start anything else. Start your week off in the writing mindset. 2. Use your mission statement. Create a mission statement for your career, and verbalize how writing is a priority. Treat your academic mission statement like a thesis for your career. Write it down and refer to it when you need a reminder, or to help with decision making. 3. Find support. Don’t go it alone. Join my I Should Be Writing facebook group, sign up for a program, or find other like-minded academic women to support you in putting your writing first. 4. Invest time and energy. Putting your writing at the center of your career and keeping it there will not happen by accident. It will require intentional time, focused energy, and continued development. Choosing to make investments in your writing pays off, but only if you follow through. “It takes time, energy, and sometimes a little money to make real change in your life. Venture capital, especially in Latin America, can often seem like a black box where founders have very little access to information about what happens on the inside of the firm. I’ve gotten so many questions about how to apply, when do it, pitfalls to avoid and so many more. On the last episode of Crossing Borders, I interviewed Komal Dadlani, CEO and cofounder of Lab4U. One of her conditions for the podcast was that she could then turn the microphone around on me and ask all the questions she wanted to know about venture capital...of course I said yes! It was a great to share what we’ve learned in five years of VC and share how to best raise venture capital form Magma Partners. This episode is a combination of the questions Komal asked me and the most common questions I get via email, Twitter, Facebook, and LinkedIn. As Komal wondered, many entrepreneurs ask themselves how VCs analyze companies that they are considering for investment, and why they choose to invest in a specific companies. Others are curious about dilution, deal structure, or even the operations of the Magma team. This episode was an opportunity to answer those questions. If one person asked, then at least ten people were probably thinking the same thing. Everyone makes an investment thesis and then immediately breaks it. Everyone at Magma Partners has been an entrepreneur. We started Magma in part to share that experience with other founders in the ecosystem, and in part to fill gaps we saw in funding structures in Chile. Our first thesis was built on models we could see were working, but that doesn’t mean we were successful with all our first investments. We’ve learned lots of lessons along the way, but especially in the first two years. Komal pushed me to explain what lessons I could bring from this first fund into our second fund, which is currently open. Looking back, we made many mistakes that I wouldn’t make now, knowing what I know today. Fucked up Cap Tables and other startup nightmares I plan on writing a full blog on the terrible cap tables we have seen during investments, but I also recently got a question about dilution on Twitter. Just this year, we had to pass up on 5-10 investments because their cap tables were so messed up that we could not enter the deal. This issue is unfortunately quite common in Latin America as well-meaning funds, angels and family offices have started investing directly while not using standard terms or taking high percentages of equity. Luckily, few investors are actually trying to screw over the entrepreneur; they’re just not as familiar with startup investing and how its different from a traditional investment. FAR 167 Expected Air Date: 07/09/18 Opening I was minding my own business at the pool the other day and a young man walked by with a shirt that read “Stop Being Poor.” My first reaction was to be a bit startled, then amused. I thought to myself “he’s inviting a heap of criticism upon himself -- I wonder if he can take it?” Then I realized we were at the pool deck of our building in midtown Atlanta and it’s unlikely he would run into any poor people at this venue. Of course if we want to see poor people all we need do is step outside the door of our building and start walking in any direction. We won’t go a full block before we come across someone with their hand out, making various claims about their homelessness, joblessness or poverty. This show is about real estate and real estate investing, and the subject of poverty is not a happy one. In fact it might be one we prefer not to ever think about. But it is ever with us and should be considered in light of our larger responsibilities to ourselves and the people around us. So later in the show I’m going to tackle the subject and see if I can’t bring it around to a real estate connection somehow. I did some research and learned there was an entire meme on the internet about this. Poverty is a choice, especially in the United States of America. Many are born into poverty and don’t realize the opportunity. Our role is to present the opportunity, not create dependency. Anyone can take the next step. “The poor will always be with you.” -Jesus. Why? Some (non U.S.) lack any reasonable opportunity. Some do not have the ability to lift themselves out. Mental illness or physical disability. Some are trapped by culture - unaware of the steps out of poverty. Some are unmotivated. America is a land of opportunity unparalleled in the world and throughout history. It is also a country where you can do absolutely nothing with your life and receive handouts that make your living standard better than much of the rest of the world. Many will choose this. If you’re unmotivated, if you’d rather sleep than work, if you prefer entertainment or fill in the blank with your substance of choice rather than advancing yourself, I’m ok with that. Just don’t complain to me about being poor. And please have the intellectual integrity to stop blaming everyone else. So what do we do with the poor? Feed, clothe, and shelter them. Show them the way out. Feed, clothe, and shelter even those who choose to remain poor. Why? Because this is how we live out beautiful concepts known as mercy and grace. We have all received mercy and grace and perhaps the most Godlike thing we can actually DO with our lives is to be conduits of mercy and grace. What are mercy and grace? Mercy: NOT getting the negative results you deserve. Grace: Getting positive blessings you don’t and possibly couldn’t deserve. Anyone hearing my voice right now has the opportunity to do something different with your life, if you want to. If you think there’s a better life out there and you want it badly, you have the freedom in this country to pursue it. There’s so much more to life than being rich in material things, but if that’s what you want, all you have to do is learn what rich people do and do that. Whatever it is you want to achieve there is almost certainly someone out there whose path you can follow. The real question is not whether there is opportunity. The real question is, how badly do you want it? What can we do? The people on the street? The impersonal unknown “poor” Let the state help? Do your bit. The working class poor? Affordable housing Rent with respect for human decency and dignity. “There will always be those who take advantage of the less fortunate. Welcome – Last Friday we looked at the stock market crashes of 1907 and 2008 Difference between them was the crash of 1907 had no intervention by any central bank in the USA – because no central bank actually existed yet. But this crash lead to the creation of the US Central Bank (Federal Reserve). This made way for the intervention by central banks in 2008 to try to advert more of the crisis in the banking sector than what was experienced in the past. So, today we will be talking about Central Banks, and more importantly, the interventions they take in the economy. Why? Some economists put banking crisis (estimated around 100) at the feet of Central Banks and not banks. Let’s look at if it is the case or not: Central banks – responsible for monetary policy Monetary Policy: (Central Banks) Money supply, interest rates and inflation Fiscal policy: (Government) Govt. spending and taxes Every country has one, but not many people know what they do! Almost like a brain, everyone has one, but few know how it actually works. Continuing with analogies of human body parts – If an economy was a human body Central bank – Heart – Pumps money into the economy to help it flow and stay healthy, and keep growing Commercial banks – The veins – what spreads the money around This is the circulation of money! And the role and function of the two! Monetary policy - Why the Quantity of Money Matters The quantity of money circulating in an economy affects both micro and macroeconomic trends. micro level - more personal spending - Individuals also have an easier time getting loans macroeconomic level - affects GDP, interest rates, and unemployment rates. Maintain price stability (Inflation of 2-3%), exchange rate, employment & Economic prosperity What is involved with monetary policy Print More Money Money is no longer pegged to anything – Like in the gold standard – since 1971 USA: 1950s to 2008 – Hundreds of mil to $1trn, 2008 to now $4trn. It basically quadrupled in 10 years. Central banks can increase the amount of money in circulation by simply printing it. More money printed = less valuable due to inflation Influence Interest Rates cannot directly set interest rates for loans (mortgages, personal loans) the central bank holds the key to the policy rate—this is the rate at which commercial banks get to borrow from the central bank banks borrow from the central bank at a lower rate - pass savings on by reducing the cost of loans Lower interest rates tend to increase borrowing – increase quantity of money in circulation Engage in Open Market Operations (OMO) The reserve bank affects the quantity of money in circulation by buying government securities from (or selling to) banks - called OMO Increase quantity of money - purchases government securities from commercial banks and institutions. frees up bank assets—they now have more cash to loan. Set the Reserve Requirement Sets how much banks can keep in reserve versus lend out more money circulating - reduce the reserve requirement. bank can lend out more money. How this works – Very simple example Bank A - Suppose a person in another country sends $1,000 and they deposit it into the bank. This becomes a NEW deposit for the bank (a PRIMARY deposit). The bank will now Keep their desired target reserve ratio (10.5%) – Covers consumers’ cash demands Lend the rest out to borrowers – Bank A lends $895 (keeps $105) This $895 will hit another bank at some point Spent on a mortgage off someone else, who puts that $895 in their bank That bank can lend $801 of the $895 (retaining the 10.5%) The process goes on and on Technically doesn’t create money out of thin air – The loans are assets for the banks This is called the Deposit creation multiplier If nobody keeps cash under the mattress: 10.5% per $1,000 = $9,524 (approx.) Slippage or currency drain: 5% + 10.5% = $6,450 (approx.) But is this the truth? Professor Werner - Chair of International Banking at the University of Southampton - bring attention to the fact that banks loan money into existence Campaigns to get rid of cash - Indiaand Australia to get rid of cash are coordinated attempts by central bankers to monopolise money creation. Professor Werner: the death of cash and the rise of central bank - controlled digital currency. This will further centralise what he describes as the “already excessive and unaccountable powers” of centrals banks, which he argues has been responsible for the bulk of the more than 100 banking crises and boom-bust cycles in the past half-century. Werner says: “To appear active reformers, they will push the agenda to get rid of bank credit creation. This suits them anyway - the central banks want to be the sole issuers of money.” “This sudden global talk by the usual suspects about the ‘need to get rid of cash’, ostensibly to fight tax evasion etc, has been so coordinated that it cannot but be part of another plan by central bankers” he says. Why does this change in policy matter? Australian economists, Steve Keen and Bill Mitchell – The old theory, taught in high school economics classes and to university undergrads, is that banks receive deposits and loan out of a percentage of that money, while keeping some in reserve. According to Professor Werner (rough approximation) - closer to the following: A bank receives $100 from a depositor, keeps that $100 in reserve, and then creates $9900 worth of new loans and deposits. It may also create up to $15,000 in new deposits through its lending. the banks do not lend existing money - but add to deposits and the money supply when they ‘lend’. And when those loans are repaid, money is removed from circulation. Estimates - the banks create upwards of 97 per cent of money, in the form of electronic funds stored in online accounts. Banknotes and coins? They are just tokens of value, printed to represent the money already created by banks. M0 – Bank notes and coins - $107 bn M3 – Money supply - $2,070 bn (about 95% which is electronic) This theory is now widely accepted as fact. 2014 - the Bank of England published a bulletin confirming it is its official position. They admitted - banks create money out of nothing. So now they want to take away control from the banks to protect the monopoly of money creation and increase their control Mervyn King, former Bank of England governor, explains the process – and its dangers – in his 2016 book, The Alchemy of Money. “During the 20th century, governments allowed the creation of money to become the by-product of the process of credit creation. Most money today is created by private sector institutions – banks. This is the most serious fault-line in the management of money in our societies today,” Felix Martin - Money: The Unauthorised Biography (published in 2013) - Describes banking as Promises: a deposit at a bank is a promise to pay you, the customer, a home loan is a promise by you to pay the bank. a fraction will ever be demanded in cash at any one time, but all of the debts can be used as money. Balancing act of incoming and outgoing payments due on his assets and liabilities = RISK This is likely a cause of the sudden calls for reformers – central banks will push the agenda to get rid of bank credit creation and for the central banks to be the sole issuers of money Orwellian dream (1984, RTWP, Animal Farm) – the increase in deposits needed reduced the amount banks could lend, reducing the amount of new money supply from the banks – Further centralising powers and control of the economy The take away: We aren’t in a free market for money creation, slowing being monopolised – It is heavily controlled! Ketogenic diet, keto, ketosis, high fat diet - these term are used to describe the most googled diet of 2017. It’s not a new diet. It was first mentioned and used almost a century ago! Everyone these days seems to be getting into ketosis,out of ketosis or wanting to learn more about it. Why? Some benefits of properly implemented ketogenic diet include: No cravings and hunger Stable increased energy levels, no ups and downs, no crashes, no mood swings Better digestion Effortless weight loss Improved mental and physical performance Decreased inflammation and faster recovery Improved metabolism Decreased, stable blood sugar levels Reduced belly fat Stabilized hormones Helps with any autoimmune, neurogenerative, inflammatory conditions And so much more… But all of this goodness you get ONLY when you do it right. Otherwise you might just end up feeling the worst you felt in years, adding to what you already have very low energy levels and a lot of crankiness :) So how NOT to do it? 1. Eating high fat diet (75% and more calories come from fat) combined with high carbohydrate content. It’s not just about eating most of your calories from good quality fats. It’s also about not consuming excess amount of carbohydrates overall. For most people ketogenic diet means no more than 50g of carbohydrates total per day. 2. Consuming the wrong kind of carbohydrates. The carbohydrates you eat should come ideally and entirely from your non starchy and leafy green and colorful vegetables, from nuts and seeds, from avocadoes. NOT from fruits, potatoes or (the worst) simple sugars like honey or plain sugar (brown or not). The wrong carbohydrates can raise your blood sugar and kick you out of ketosis never letting your body burn fat for energy, meaning no ketosis with all the benefits, and no energy for you. 3. Eating too much protein. Especially from shakes and protein bars - those are fast proteins that can easily be converted into blood sugar, glucose, again kicking you out of ketosis.
