With over 100k under management, it's an understatement that this week's guest knew what he was doing when he decided to leave the healthcare industry behind. After acquiring his Bachelors of Nursing and Doctor of Nursing Practice from the University of North Florida, Tim Horvath found out first hand how real healthcare burnout was and decided to take his part time real estate investing interest into a full time gig. With only about 5% of the population being eligible to participate in investments from an accreditation standpoint, it's easy to see why a lot of folks aren't investing in large real estate investment opportunities. Our guest this week wants to change that. Beverly Buella is the Founder of Legacy Collective, using her superpower of networking to connect folks who want to move their financial needle with operators and developers. Having moved to Jacksonville recently, she is still familiarizing herself with the market, but not slowing down on her mission: bringing real estate investing to the people who want to be in it (or didn't know they had the option). Last episode we talked about affordable housing and this week we do the same, but with a different asset. Daniel Blanchard of Southern Impressions builds multifamily and built to rent properties for investors and owner occupied properties. While government oversight is nothing new to Blanchard, he shines a spotlight on Duval and the ways in which it is easier to develop here than other counties in our state. Daniel also has the novel concept of building multifamily structures on their own parcel IDs, so that every structure within a large group can be owned independently by different investors (or own them all if you'd like, and definitely give Daniel a call if that's what you're looking for). Co-living is not a new concept, but it fell out of vogue a long time ago when starter homes were all the rage. With the increasing barrier to entry for single family homes as well as the rising cost of rents - co-living isn't just necessary, it's oftentimes the only choice for people who need to find a place to stay and immediately. Padsplit and their Account Executive, Emanuel Premate have entered the chat. With 25,000 members strong and 11,000 units nationwide, Padsplit hopes to help both investors and the working class make the most of the predicament we find ourselves in today. By providing a tech-stacked all-in-one app for both owners and “members” (Padsplit's term for tenants), both sides of the mid-term rental world find an easy, accessible, and transparent experience. With an average stay of 7.6 months, a recommendation rate of 83%, and increased economic mobility of members, it's hard to find fault with this novel approach to addressing the issue of affordable housing in Jacksonville. If you've visited Jacksonville, chances are you have stayed in one of our guest's properties. Alongside his investors, Andrew and his wife Melody also own their own vacation rentals and will continue picking up properties well into 2024. Our guest is no stranger to misnomers. With a name like Sina Venus, he's used to having people make assumptions about who he is. Particularly that he's not a woman with an exotic name. So what better way to invite him on the show to talk to the Yield Coach about Property Theater, to finally settle all the confusion. Sina is a bit of a pioneer around these parts. Not many folks will see a junkyard and have high hopes for turning into something worthwhile, but that's exactly what he did and continues to do in our city. Environmental remediation has two big challenges: needing a clean Phase 1 to get a lender on board, and the big one with junkyards and landfills - compaction. But Sina explains that doing the work and not getting overwhelmed by the slow moving progress can yield great results. And it has for him and our city in a large way. These days he's focused on something much more commercial (sorry for the pun Ian!), taking a PUD angle on commercial and retail use in multi zoned areas to fill a much needed gap in our high residential areas, Specifically St. Johns at the moment. If you listened to last week's episode with Shaun Mayberry you'll understand the need. Sina talks about: Where he sees transactions heading in the years to come Jumping the hurdles of zoning usages Proving a concept he pioneered to apply to other underserved and growing submarkets And, locally: His favorite restaurant: Picasso's in Mandarin (He says it's the best in Jacksonville, btw) And his favorite place: it's very exclusive - his own backyard Tell us: what did you think of the new show format? This week, we're taking a closer look at the trends, opportunities, and challenges shaping land transactions in NE Florida. Join us as we talk with a Commercial land Broker from Franklin St., former student of Ian Brown, Shaun Mayberry, who shares their insights on what makes North East Florida a hot spot for land investment. We'll discuss the impact of recent developments, the growth of residential and commercial spaces, the hidden potential in some of our often overlooked submarkets, and look into the areas that have stalled in terms of growth and why. Whether you're a seasoned investor or just curious about the land market, this episode offers valuable perspectives on navigating and capitalizing on the opportunities in North East Florida's real estate landscape. We all have stuff. And there's real estate investment opportunities tied to all of our stuff. Now typically that would make you think of storage - which is an asset we covered on The Yield Coach Show (S01 E27, go check it out) before. But this week we're talking about all of that stuff BEFORE it gets into your hands. The places where it's made and produced: Warehouses, distribution centers, manufacturers, industrial outside storage (IOS for the fancy folk). We're talking about industrial real estate. Do these properties look sexy? Our guest this week, Eric Bumgarner the Executive Vice President of Industrial Brokerage Services with Colliers NE Florida, would concede that it isn't, but what it lacks in cosmetic allure, it makes up for in terms of a safe, reliable, and long term investment. As Eric says, it's everywhere all the time- it's timeless. Jacksonville is uniquely primed for these properties because of the Industrial Sanctuary zones we have in our city, which includes a lot of the 159 million sqft of warehouses we have. Eric predicts an uptick in industrial transactions in the second half of 2024, and if you want to be a part of it, listen to the end where he tells you what he would invest in. Florida, and NE Florida specifically, experienced huge growth despite COVID, and has not stopped since. Jacksonville has added 40,000 jobs a year on average for the last two years, 8,200 units are slotted for construction this year, and the city is spending $4.5 billion on projects for downtown and surrounding areas to revitalize and grow the landscape and culture of our neighborhoods. This week John Rutherford, Senior Vice President of Multi Family Sales at NAI Hallmark, joins us again to discuss all the great changes happening in Jax and what to expect going forward. John releases quarterly reports for our area and has become a vital resource for buyers and sellers in Jax. He loves to talk about what makes our city great, and why it will continue to be a great place to live and work despite potential challenges in the future. It's not a surprise to the folks who live here, but for everyone else: Jacksonville has been having a surge in population and with that - investors. In this episode we talk to someone who sees a lot of those transactions to pick his brain over why our city and what to expect in the coming months and year. We trusted the Director of Multifamily Sales at Franklin Street: Steve McAdoo. Another friend of the show, Steve, is a great resource for learning about multifamily trends in NE Florida, getting in depth analyses of the types of deals coming across his desk, and how it compares to past years and future projections. He has used these skills to help clients find the best asset for their goals, and even opened his own investment firm. Ahh, the dreaded tenant eviction. The word itself – along with words like “notices”, “judgments”, and “sheriff” – is enough to strike fear into the heart of landlords. So in this first episode with a purely local focus on commercial real estate, we bring in our region's foremost expert in commercial evictions: attorney Meghan Edwards of Edwards & Edwards PA right here in Jacksonville. Meghan is a friend of the show who once helped Ian navigate 14 evictions in the span of a year (a story for another day), and today she easily handles just about every question a commercial landlord could have about the legal process of evicting a tenant from A to Z. Meghan talks about: Whether you really need an attorney to evict Whether you should ever accept partial rent payment (her answer may surprise you) Various lease violations and how each should be handled What types of actions “restart the clock” on evictions in Jacksonville The dangers of circumventing the legal system (changing locks, etc.) Typical timetables and what to avoid if you want a quick eviction What to put in your lease to make evictions less painful later And, locally: Why she loves living in Jax Her favorite local restaurant, Marker 32 Her favorite local record shop: Soul Waves Vinyl Tell us: what did you think of the new show format? If you can tell by the title, I have a lot in common with this week's guest. Jeff is a truly unique guest, he is the CEO and Co-Founder of HostGPO, and self professed recovering attorney. Our last guest talked about finding your niche, and this week's guest is about as niche as one can get. Jeff Iloulian got his start with apartment arbitration, specifically with short term rentals.
