Sandhya is currently a general partner and key principal in 476 doors and a passive investor in over 2500 others. She intended to remain mostly passive for the stress-free cash flow but has one or two assets which she actively manages to qualify as a full-time real estate professional, thereby making the most of certain tax benefits. Our guest today is Sandhya Seshadri, a syndicator and asset manager. In this episode, we dig deep into how to successfully invest in multifamily. We discuss the 5 key steps to passively invest in multifamily, how to find the best deals, and what to look out for when investing. At first, she started investing in the stock market as she wanted to get savings on taxes on her capital gains. However, she soon realized that real estate was the best way for her to diversify. Sandhya chose passive investing in multifamily because she didn't want to deal with the 3Ts (tenants, toilets, and trash). She found this asset class to be the safest because apartments are a fundamental need. “You should roughly make $200k on a $100k investment today, within a five-year span.” 09:57 Sandhya shares her 5 key steps to take to succeed in passively investing in apartments. Clarify your financial goals. Remember that any real estate investment in multifamily is not going to be liquid, so you won't have access to those funds for 3 to 5 years. Define your overall personal goals and strategy. Your strategy should be different if your plan is to leave your day job or you just want to invest on the side. Vet your sponsorship team very carefully, especially if you plan to stay as a permanent passive investor. Find a sponsorship team with a strong track record in a market that is going to be cash flowing. Social media and podcasts are a great way to network, find sponsors, and dig deeper into their track records. Choose a market that has a diversity of jobs and is landlord-friendly to minimize your risk. The market is one of the most important things when analyzing a deal. Sandhya's advice is to factor into your market study the median household income within a 1-mile radius. Plan your financials off of the deal. Sandhya suggests conservative underwriting. This means you want to have an exit cap rate that is higher than your entry cap rate by at least .75 to 1 point. Validate every number by having the sponsors justify them. “You need mentors to help you accelerate your path.” 50:09 At the end of the episode, Sandhya picks action steps from the REI Clarity Framework that are the most valuable for her. These are “Establish Your Mentors” and “Take the Risk”. Establishing your mentors can start with books or podcasts. You can figure everything out on your own, but it's way faster with mentors to learn from. The more you get educated and the more knowledge you have, the lower the risk is. When it comes to value-add strategies, spending your CapEx budget on features that will boost your NOI as much as possible is a must. Someone who has skin in the game and who will stay with the deal long termIn the COVID-19 market, the primary goal for active investors according to her should be to avoid delinquencies and have a form of getting paid through assisted programs and rental insuranceIdentify your monetary targets, and the financial gaps to pick the right investments to be able to transition out of a W2 job and jot down goals -yearly goals Questions passive investors should be asking sponsors: Are you the person signing on the loan, do you have money left in the deal after closing and taking the acquisition feeOne thing that helped her succeed was persistence, just never giving up. And if one way that someone else has done it doesn't work for you, find your own way, Blaze your own trail, make your own trail, don't have to follow somebody else's road. But persistence, how badly you want it will determine how hard and how smart you work for itThere is no substitute for hard work and working smartly. So you have to do both. In this episode of the Alchemist Nation Real Estate Podcast, I talk to Sandhya Seshadri and her passion around why it doesn't make sense to take all the money from the investors upfront even though they put their money in then walk away and they're stuck in five years waiting for their return. Yet the other investor who raised their capital has actually gotten their money right upfront. I ask Sandhya what does it mean to an investor and why does she care so much where other syndicators don't seem to have that as an issue, in fact, it is very controversial in the community. She says that they are talking about acquisition fees, these are fees that are paid upfront to the sponsorship team as soon as the deal is closed. Before they start executing a business plan and returning money to investors, the acquisition fee has several parts to it where if a person acquires a property off-market and they have to pay a broker a fee, thats part of the acquisition fee. She says that she is OK with whatever that portion is but when the acquisition portion fee goes exclusively to the sponsors which are kind of 3% or 4%, kind of a number on a 50 million dollar deal. She knows for the fact the sponsors have no money left in the deal as investors themselves. A lot of them advertise that they're the sponsorship team have so much skin in the game. She always asks the sponsors how much skin in the game do they have after the acquisition and closing the deal when they begin to execute the business plan. Her rule is that the sponsorship team, every one of the sponsors still has the minimum investment of 50K, 75K whatever it is. The sponsorship team should have at least a minimum amount invested in the deal after closing. Let's say the deal goes poorly, badly for whatever reasons, it could be beyond their control as well as eviction moratorium where the passive investor is not the only one who should be sort of losing their money or at risk for the money, the risk should be shared as much as also with the sponsor too. If the sponsor is confident of the deal, let the sponsor put his/her money where the mouth is. Time and again we hear the adage that ‘mindset matters' and our guest today, Sandhya Seshadri is a shining example of this. Having always dreamed of living in the United States, Sandhya worked hard in high school and received a full scholarship to study engineering in Texas.
