¿Qué debe hacer Uruguay ante la falta de garantías electorales en Venezuela? El tema estuvo en el tapete ayer a raíz de una polémica entre los precandidatos colorados Robert Silva y Gabriel Gurméndez. El ex presidente del Codicen opinó que Uruguay no debería enviar un nuevo embajador a Caracas luego de la renuncia de Eber Da Rosa, quien dejó el cargo en febrero de este año para hacer campaña electoral. "La no designación de un embajador uruguayo en Venezuela en las actuales circunstancias, sería una forma contundente de condenar el régimen de Nicolás Maduro y defender la democracia en ese país", consideró Silva en sus redes sociales. Además, dijo que le planteará el tema a los legisladores de su agrupación "para el caso de que el pedido de venia se remita al Parlamento". Horas más tarde, Gurméndez salió a polemizar con Silva. En un mensaje en sus redes Gurméndez escribió: "Siempre dije con firmeza que Venezuela es DIC-TA-DU-RA. Por ello no debemos abandonar a los venezolanos en su peor momento, o amputarnos la posibilidad de asilar o proteger a los perseguidos, como lo hicieron ellos", consideró en Twitter. Para Gurméndez "sería un error bloquear la designación de un embajador uruguayo". "Pensemos qué hubiera sido para nuestra transición democrática si España no hubiera tenido un embajador ante Uruguay, y cuando trajeron al rey. Entiendo sería poco oportuno e inconveniente no designar un embajador en Venezuela", concluyó. Here were further details from the time of the announcement: State awards $17.5 million grant to prepare Lowell Township's Covenant Business Park for development 237-acre parcel is one of 18 statewide projects awarded by MEDC's new Strategic Site Readiness Program (GRAND RAPIDS, MICH) – Today, The Right Place, Inc., and project partners Franklin Partners and Lowell Charter Township announce they have received $17.5 million from the Michigan Economic Development Corporation's (MEDC) new Strategic Site Readiness Program (SSRP) to help prepare the 237-acre Covenant Business Park in Lowell Township for industrial and commercial use. The Lowell site is one of 18 statewide projects announced as recipients of the funds at this morning's Michigan Strategic Fund board meeting. About SSRP The SSRP provides financial incentives to eligible applicants to conduct activities on or related to strategic sites in Michigan to create a statewide inventory of investment-ready sites that will attract and promote investment in the state. The program provides access to grants, loans, and other economic assistance. In its announcement to the project team, the MEDC noted that the Lowell site is strategic for the region and that the funds will help make progress on preparing the property to become a premier site. The award letter also noted that the property will become a critical offering and help MEDC build a strong pipeline of sites across the state. More information on the program can be found here. The funds awarded represent 50% of the $35m needed to get the site “shovel-ready” for development. Most work will center on infrastructure efforts, primarily sewer extension and connection. Our guest is no stranger to misnomers. With a name like Sina Venus, he's used to having people make assumptions about who he is. Particularly that he's not a woman with an exotic name. So what better way to invite him on the show to talk to the Yield Coach about Property Theater, to finally settle all the confusion. Sina is a bit of a pioneer around these parts. Not many folks will see a junkyard and have high hopes for turning into something worthwhile, but that's exactly what he did and continues to do in our city. Environmental remediation has two big challenges: needing a clean Phase 1 to get a lender on board, and the big one with junkyards and landfills - compaction. But Sina explains that doing the work and not getting overwhelmed by the slow moving progress can yield great results. And it has for him and our city in a large way. These days he's focused on something much more commercial (sorry for the pun Ian!), taking a PUD angle on commercial and retail use in multi zoned areas to fill a much needed gap in our high residential areas, Specifically St. Johns at the moment. How has that changed today?We stopped doing multifamily early, about four or five years ago, and we sold a bunch, we only hold one multifamily project that I'm involved with right now. People call to buy it every day of the week. I say, I got six years left on my mortgage, we only have renovated half the units, I really don't care, if make me a stupid offer, and we'll consider selling it because I have no place to put the money. We don't really care about it. I've been doing industrial for many years, it's a cap rate play. What's the spread between your going in, your current cash flow, and your cost to finance? If I could buy on a 9.5 cap, I could finance on a 7.5% and then get 65% leverage with some interest only, I could probably get 8.5 or 9% current out of the deal, after closing costs. That's really what I look at, if you can't do it on a cocktail napkin, don't do the deal.What are some of your hardest deals and lessons learned?There are always deals that die in due diligence. Hopefully, they die earlier than later because you have out-of-pocket costs. We have one deal that we really liked that was upstate New York, in the vicinity of Ithaca College, it sat on a lot of excess land that was zoned for industrial or multifamily, whatever I wanted to build there. Basically, the land was free, it was a covered land play with a lot of excess land where the current ownership had already gone through the PUD approval with the municipality. I just needed a site plan.In the middle of due diligence, the seller told me that their major tenant called them and said that they don't need all the space, they want to renegotiate the lease and give back 20% of the space. I said I don't want to deal with this now. And then the lender's appraiser found that was a sublet listing on Costar for the space. Unfortunately for the sellers, who were all in their late 70s and early 80s, they've owned this for quite some time, they asked me, what do we do? I said, you really don't have a choice but to renegotiate their lease now and ask them for another five or seven years before their options because three years from now, when they are up for renewals, they got you, and they'll tell you what they're going to pay. Here, you still have a little bit of strength. They ended up taking my advice, and they took back the idea, they brought down the rent a little bit, and they have seven years left before five-year options. But unfortunately, based on the revised income, I couldn't stand behind the price anymore.There's always going to be deals in due diligence that die in due diligence. And there's no way to flush those out in advance. One thing I do with commercial buildings is I like to get the 10 largest tenants on the telephone and interview them. How's business? How many people? What are you doing? Are you back in the office? Are you still remote? How's the square footage working out for you? You flush a lot of these things out when you have those interviews. Don't just rely on an engineering report, an appraisal, and the financials because the tenants are going to tell what you the future of the building will be after the close.

The PUD provides electric service to more than 35,000 households across an area the size of Rhode Island, and began connecting its grid infrastructure to fiber in the late 1990s. Since 2003, it has operated an open access ftth network for households; an endeavor that has sped up since 2015, when residents began clamoring for more.
