In this episode of the Land to Lots™ Podcast, Carter Froelich continues his discussion with James Hamill, Managing Director of the California Statewide Communities Development Authority, and Bob Williams, Managing Director at RBC Capital Markets, on the practical mechanics of using California's Statewide Community Infrastructure Program.  This episode takes a deeper look at how SCIP proceeds are incorporated into a project pro forma, the difference between financing fees and financing infrastructure, and the timing considerations developers and builders should understand before entering the program.    James and Bob also discuss how agencies participate in SCIP, when taxable bonds may be used, and why the program can be a competitive advantage for both developers and municipalities looking to support growth.   In Part 2 of this conversation, you'll learn:  How developers should think about timing bond proceeds in the project pro forma.  The difference between using SCIP to finance impact fees versus public infrastructure.  Why infrastructure reimbursement typically requires completed improvements, agency inspection, and approved requisitions.  Why using SCIP proceeds as construction financing is difficult under California public works requirements.  How fee credits and reimbursements work when financing development impact fees.  When taxable SCIP bonds may be used and how they differ from tax-exempt bonds.  What steps are required for cities, counties, school districts, and special districts to participate in CSCDA and SCIP.  Why SCIP can be a deciding factor in whether a project pencils for developers and builders.  How municipalities can use SCIP as a tool to attract development without taking on the administrative burden of forming and managing districts themselves.  The value of SCIP's flexibility for small, medium, and large projects across California.   Show Notes James Hamill Contact Information W – https://cscda.org/contact/ O – (925) 476-5644 E – jhamill@cscda.org    Bob Williams Contact Information W – https://www.rbccm.com/ O – (415) 445-8674 E – bob.williams@rbccm.com      Plus: Whenever you're ready here are 4 ways Launch can help you with your project:    Prepare a Special Tax District Bond Analysis for your Project – If you have a projects in AZ, CA, CO, ID, NC, NM, SC, TX, UT, WA contact  Carter Froelich (ADD MY EMAIL LINK) and have Launch prepare an initial complimentary high-level bond analysis for your project. The Israeli Knesset is currently advancing a bill that looks to the world a lot like annexation of the West Bank, but what in reality, is simply a desperate attempt to save thousands of historical and archaeological heritage sites in Judea and Samaria, or what could also be known as - the Bible Belt of the Middle East.  For years, the Palestinian Authority has been covertly working to destroy heritage sites in this region, and since the world's attention has been centered around the implementation of the two-state solution, and Israel has been largely occupied with defending themselves and stopping terrorism, these all too important sites have been largely overlooked and forgotten.  As an American Christian Zionist living in the heart of Judea and Samaria, I have not only had an up close view of this secret war, but our team has even been involved in helping to preserve some of these locations. We even went so far as to fly our drone to one of the most significant sites in Samaria every single day, just to make sure it was not being bulldozed by the Palestinian Authority. More on that later on. He also explains how builders were selected and overseen, and how the architectural review process helped maintain consistency without limiting creativity.  The conversation also shifts to some broader takeaways. Robert shares his perspective on how developers think about time, why most capital structures push the wrong decisions, and how Seaside was approached as a long-term investment rather than something to turn quickly.  In this episode you'll learn:  How Seaside, FL was built one phase at a time without getting ahead of the market.  The role of construction oversight and contractor selection in maintaining quality.  How the architectural review process allowed for variety while preserving a cohesive vision.  Why most developers misunderstand time and how that impacts decision making.  How capital structure influences outcomes and why long-term thinking matters.    Show Notes  Robert Davis Contact Information –   E – info@seasidefl.com   W – https://seasidefl.com/     Plus: Whenever you're ready here are 4 ways Launch can help you with your project: (NOTE – PICK 4)  Prepare a Special Tax District Bond Analysis for your Project – If you have a projects in AZ, CA, CO, ID, NC, NM, SC, TX, UT, WA contact Carter Froelich and have Launch prepare an initial complimentary high-level bond analysis for your project.  Add Favorable Financing Language to Annexation and/or Development Agreements – Create certainty and flexibility related to your project's infrastructure financing by having Launch professionals prepare handcrafted favorable financing language for inclusion in your Annexation and/or Development Agreement. Contact Carter Froelich for more information. This week on Hashtag History, we will be discussing the annexation of Hawaii…otherwise known as the overthrow of the Hawaiian Kingdom. Because, when Hawaii was annexed to the United States, becoming the fiftieth state to join the union, it was done so via a coup de tat that overthrew the sovereignty of the Hawaiian people, something the vast majority of them were largely against. The US's motivations were obvious: they had major economic interests in Hawaii from the goods available there (like sugar and pineapple) but also the access to a naval base in the Pacific at Pearl Harbor. Tourism wasn't much of a thing at the time when this happened in the 1890s, but we know in the long run that the annexation of Hawaii, though not motivated by tourism back in the 1890s, certainly has played a large role in the US's continued interest in it. Nearly 10 million people visit Hawaii every year, with 7 to 7.5 million of those tourists being from the Mainland. The US's annexation of Hawaii was so bad that Congress formally apologized for it in 1993 (the 100th anniversary of the overthrow of the Hawaiian monarchy), acknowledging that what they had done was morally unethical and that the Hawaiian people had never formally relinquished their lands and sovereignty to the US.Follow Hashtag History on Instagram @hashtaghistory_podcast for all of the pictures mentioned in this episode.Citations for all sources can be located on our website at www.HashtagHistory-Pod.com. For decades, most discussions of Israel and Palestine were framed around the eventual creation of a two-state solution. That effort has been dead for years. What has emerged in its place is what the political scientists Marc Lynch and Shibley Telhami call the “one-state reality.” Their book on this — edited with Michael Barnett and Nathan Brown — came out before Oct. 7, 2023. Since Oct. 7, that reality has become further entrenched: There's been a record pace of settlement construction in the West Bank. Israel now occupies more than half the territory of Gaza. And Israel's push into Lebanon has displaced more than a million people. So what does it mean to reckon with Israel's one-state reality — to see the facts on the ground rather than the frames of the past? Shibley Telhami is the Anwar Sadat professor for peace and development at the University of Maryland, College Park. Marc Lynch is the director of the Project on Middle East Political Science at George Washington University. Lynch is the author, most recently, of “America's Middle East: The Ruination of a Region.” Mentioned: “Israel's One-State Reality” by Michael Barnett, Nathan Brown, Marc Lynch, and Shibley Telhami The One State Reality by Michael Barnett, Nathan J. With the Greater Middle East on fire from Gaza to Iran, bureaucratic and administrative changes taking place inside Israel may be easy to overlook. The right-wing coalition of Benjamin Netanyahu and the country's security establishment are annexing the West Bank. Even before the Six-Day War in 1967, the West Bank, often called Judea and Samaria, had been eyed by Jewish settlers, some of whom believe their holy books sanction the taking of Palestinian territory. In this episode, Dahlia Scheindlin and Yael Berda delve into the historical origins of today's crisis and explain how annexation has been realized. Dahlia Scheindlin is a public opinion researcher and a political advisor who has worked on nine national campaigns in Israel and in 15 other countries. She is the author of The Crooked Timber of Democracy in Israel: Promise Unfulfilled. Yael Berda is an Associate Professor of Sociology & Anthropology at Hebrew University. Her research focuses on the way bureaucracy shapes politics, and how mundane and routine practices of the state determine citizenship, sovereignty, and social power. In Episode 97 of the Land to Lots™ Podcast, Carter Froelich finishes his conversation with Scott Cox, Principal of SLC Advisors and a frequent contributor to The Builder's Daily, for a candid discussion on what is really driving builder stress right now. While margins may still look acceptable on paper, many private builders feel pressure building beneath the surface. The issue is not just today's closings, but higher-basis land in the pipeline, slower absorption, and the simple reality that time is expensive. Carter and Scott explore the difference between managing to a pro forma and managing to the market. They discuss why sales velocity often matters more than protecting the last point of margin, how to calculate the true monthly carrying cost of a community, and why that number alone can reshape pricing decisions. Scott also shares practical ways to protect backlog without losing momentum, how trapped cash impacts capital structure, and when it may be time to revisit product instead of relying only on incentives. In this episode, you'll learn: 1.      Why margin concerns today are often rooted in tomorrow's land pipeline. 2.      The dashboard metrics builders should be watching when absorption slows. 3.      How to calculate the real monthly cost of being in a project. 4.      How trapped cash impacts capital structure and future deal flow. 5.      When protecting backlog makes sense and when it becomes counterproductive. 6.      Why velocity protects more than revenue. 7.      How to evaluate product utility against competitors in a practical way. 8.      When it is time to revisit product instead of simply cutting price. Ghost walks through the 2014 annexation of Crimea by breaking down the sequence of events, the historical context, and the competing narratives from Russia and the West. The episode centers on Vladimir Putin's detailed justification for Crimea's reunification with Russia, including arguments around historical ties, ethnic demographics, and the referendum results. Ghost contrasts this with the Western response, highlighting sanctions, international law claims, and NATO's broader geopolitical role. Through archived speeches and commentary, the discussion explores themes of sovereignty, nationalism, global power dynamics, and the precedent of Kosovo as a justification for Crimea's move. The episode ultimately frames Crimea as a pivotal turning point that connects the Maidan coup to the broader conflict that follows in eastern Ukraine.

Israel's recent change of land-buying policies in the occupied West Bank has been condemned by the international community and the UN. The measures have been designed to make it easier for settlers to acquire Palestinian land in areas that until now had been under the Palestinian Authority's administration. Critics have described the move as de facto annexation of the territory that would crush any prospect of Palestinian statehood. In a joint statement, Arab and Islamic countries condemned the measures, calling them illegal actions. But this is not the first time. Last July, the same countries rebuked an annexation motion by the Knesset. An Israeli takeover of the occupied West Bank has long been considered a red line in the region and beyond, as it would deal a final blow to the two-state solution. And yet, since the war in Gaza, Israel has accelerated its land-grab practices there, pushing forward with settlement expansion. In this episode of Beyond the Headlines, host Nada AlTaher looks at the chain of events that brought the West Bank to this tipping point and asks: is there enough international will and pressure to push back against Israel's latest decision?

For weeks, U.S. President Donald Trump has threatened to annex Greenland, an autonomous region of Denmark. That led to a meeting on Wednesday between a delegation of Danish and Greenland foreign ministers and U.S. Vice-President J.D. Vance and Secretary of State Marco Rubio. The two sides did not seem to come to any kind of conclusion. The Globe's Europe correspondent, Paul Waldie, is in Greenland to get a sense of how people are feeling on the ground. He was in Denmark earlier this week. He joins the show to tell us what he's learned, what the potential implications are for NATO, and what concerns this raises for Canada.Questions? Comments? Ideas? We're eleven days into 2026, and America is speedrunning authoritarianism. On January 8th, ICE agent Jonathan Ross executed Renee Nicole Good in Minneapolis. She was unarmed and trying to drive away when he shot her three times at point blank range, called her a "fucking bitch" as she died, then walked away while his colleagues prevented a doctor from rendering aid. Within minutes, before anyone knew her name, the President and DHS Secretary labeled her a "domestic terrorist" and declared the shooting justified. No investigation. No accountability. Just character assassination and claims of "absolute immunity."This isn't isolated. Over 2,000 masked federal agents with no badges or identification have descended on Minneapolis, racially profiling and detaining U.S. citizens. The same day Renee was killed, ICE arrested two teenage American citizens for working at Target while Latino. This is fascism in practice. But the chaos doesn't stop at our borders. Trump is threatening to annex Greenland by force, potentially ending the NATO alliance. The administration is simultaneously threatening Venezuela, cutting deals with Cuba, and rattling sabers at Iran as nationwide protests threaten the regime. Are we heading into World War III? Maybe. The tinderbox is built. In this episode, we break down the execution of Renee Nicole Good, expert analysis from a veteran defense attorney who says this shooting was unjustified, Trump's imperial ambitions in Greenland, Iran's revolution, Cuba's crisis, Venezuela's chaos, the criminal investigation into Jerome Powell, and the U Haul attack on Iranian protesters in Los Angeles. This isn't hyperbole. This is happening right now, eleven days into the second Trump administration.Renee Nicole Good's life mattered. Her death wasn't a tragedy. It was a murder.SUPPORT THE SHOW: We Saw the Devil is an independent political commentary podcast committed to speaking truth to power. Rate, review, and share this episode. Guest: Gregory Copley. Discussing Niall Ferguson's comparison of the current geopolitical climate to the imperialism of 1906, Copley argues that while territorial annexation is less common, a new form of technological and economic imperialism has emerged where the U.S. maintains spheres of influence through dominance in global defense sales. Copley notes that while Turkey attempts to reassert Ottoman-style control through "gunpowder diplomacy" despite being bankrupt, and the U.S. acts as a self-proclaimed global guardian, the primary rival, China, is currently failing due to internal collapse rather than expanding like the powers of the early 20th century.1905 TR BROKERS PEACE.

5. Putin's 2021 Essay and the Road to Annexation: Myths Versus Reality Isolated during the COVID-19 pandemic, Vladimir Putin read history and published an essay in 2021 that was revelatory of his expansionist, revisionist thinking. This document, based on historical myths, asserts that Ukrainians are essentially Russians, that Ukraine has always been Russia, and that its future must be fully subordinated to Moscow. Experts often misjudged Putin, seeing him as utterly cynical and rational, failing to recognize his ideological commitment to turning these myths into reality. The annexation of Crimea in 2014 was a reaction to the Euromaidan uprising, which deposed the pro-Russian president Yanukovych. Putin saw Ukraine's pivot to the West as an immediate threat, necessitating the seizure of Crimea and the Donbas industrial areas before it was "too late." In Donbas, initial local protests were quickly bolstered by Russian infiltrators, mercenaries, and funding, escalating the situation into a mix of local dissent and invasion.
