Welcome to RIMScast. Your host is Justin Smulison, Business Content Manager at RIMS, the Risk and Insurance Management Society.   April is Earth Month and everyone at RIMScast has sustainability on their minds! Sustainability is becoming a prominent topic when it comes to construction and commercial real estate. Risk professionals are integral to the conversation and decisions when it comes to the long-term effects of any construction project.   Joining Justin today to shed some light on this topic is Kyle Van Hoeven! Kyle is the Director of Enterprise Risk Management at the Lane Construction Corporation and has 20 years of experience in construction and real estate risk management. She is also the vice-chair of the RIMS External Affairs committee.   Together, Justin and Kyle take a closer look at sustainability as a new frontier in real estate investment, the initiatives gaining greater traction across the investment market, and what you should be paying attention to as a risk professional when it comes to sustainability!   Justin and Kyle cover a lot of (sustainable) ground — so be sure not to miss out on this great conversation!   Key Takeaways: [:01] About RIMS’s Global Membership. In this episode of The Power Producers Podcast, David Carothers and co-host Kyle Houck talk about their per hour work rate and the significance of staying in your lane. Episode Highlights: How much is Kyle’s work rate per hour? (1:30) David mentions that he made four dollars per hour at his first job. (1:53) David shares a conversation he had with someone about the Grain of Salt theory. (2:47) David mentions that back in the day, minimum wage was as low as it was because there wasn't much of a change. (4:36) What’s the current minimum wage? (4:46) David shares that this episode precipitated from a conversation that he had with a guy about the significance of staying in your lane. (6:02) David thinks that a lot of people don’t stop and think about their rate per hour. (6:16) Kyle thinks that the only time you do it is when it takes a long time to get the deal done. (6:33) David talks about the conversation that he had with a guy that he knows well, but he’s not going to mention his name, and the guy was talking about his staffing company. (6:41) David shares that the guy was blinded by the premium, but he wasn't seeing that he was the fifth agency those people had. (7:24) In David’s opinion, if you take your time on the front end, it's not like you're investing days of your life. (8:37) Kyle thinks that getting blinded by the premiums is natural. (9:27) Does Kyle know someone who knows how much they make per hour? (9:38) David thinks that if you're a producer, and you're not keeping a log of your time, you're ruining it. (11:37) Kyle thinks that he ends up losing his time when he has to deal with the smaller business that’s either been referred to him or spending his time quoting, or answering questions and phone calls from them. (12:26) David shares that if you want to be a trusted advisor and you have a value proposition, you have to identify your work rate per hour and figure out on the front end if those deals are worth your time. (13:15) Does David have other formulas? (14:17) Kyle mentions the only issue that always drives him crazy is when the insured is not willing to give the correct information. (17:15) David mentions that once you've been in the business for a bit, once you've done some research, and you've been on a few calls, you know who you're going to have success with. (18:34) Key Quotes: “I got a raise to five bucks an hour and I thought I had made it.. I thought I'd made my ascension into the aristocracy at that point. It was fantastic. I was 15 making five bucks an hour. That was like legend status at that point.” - David Carothers “You've got to define who you want to go after. And don't deviate from that.” - David Carothers “I think that's where we fall, man. We have such an opportunity to be in a lucrative occupation where you're gonna just score serious coin if you write the right type of stuff, that we don't stop and look at efficiency and how we're investing our time and what we're doing.” - David Carothers “You get blinded by the premiums and I think that's a natural thing, but you're totally right. I think you need to sit down, and figure out what your worth is when you're going through this.” - Kyle Houck “Agency principles by and large, when they're looking at efficiency, when they're looking to enhance profitability, they always look at the inward portion of the operation to make sure that the service people are turning enough tickets on time, you know that they're issuing the certificates as quickly as they come in, getting all their tasks closed out all of that, because it's tangible and easy for them to measure.” - David Carothers “The difference between the most successful people in any form of business not just in production, but in any kind of business, is they understand their value. They know what their value is, when you go after this stuff, you might get some endorphin release in your brain that gives you temporary pleasure over the fact that you closed something.” - David Carothers Resources Mentioned: David Carothers LinkedIn Kyle Houck LinkedIn Florida Risk Partners The Extra 2 Minutes

(1:46) David mentions that there's a big difference between being lazy and being more efficient by using a computer. (2:02) Kyle says that cold calling is not going away and it is still effective, you just have to know how to do it correctly and most importantly, you have to plan your day effectively when you are doing it. (2:59) David shares a fun fact. (3:10) David shares a story about a friend request he received from the CEO of a lead generation company. (5:19) Kyle explains the significance of preparation and what they do to prepare, from the knowledge gaining aspect. (5:37) Kyle mentions that he uses an app called Road Warrior. (6:10) David shares that you need to have anywhere between three and five ideal prospects when identifying your ideal prospect, and creating your ideal prospect profile. (07:07) David mentions that in Reference USA, there is a button that you can click for competitors. (8:39) David says that he’s getting ready to start doing marketing drops again. (9:38) David thinks that it’s necessary to personalize the marketing materials when planning your drops. (10:09) David shares that he put his process in the book and it’s an easy place for him to reference. (12:29) David thinks that the majority of people can recognize the difference between somebody who's a hack, and somebody who's a professional and a good salesperson. (17:35) Does Kyle have other tricks that he wants to mention in terms of planning? (24:50) Kyle shares that you have to do the research on the front end to be able to know who you're going in, and you need to know a little bit about their business. (25:02) Kyle mentions that being smart with your time is definitely, significant. (26:27) David thinks that to prepare appropriately to do marketing drops, you need to set your expectations accordingly. (26:52) Kyle thinks that it is essential to dress appropriately for what you’re doing. (27:38)   Tweetable Quotes: “Cold calling is a crucial part of any sales organization. It's not going away, it never will, you still have to drive business by doing the cold calling. Of course, everyone would like to be handed warm referrals and those are a great source of new business because they're easier to close for obvious reasons.” - Kyle Houck “When I go on a marketing drop, I want to confirm the decision-maker, the contact information for the decision-maker, and anything above that...is gravy to me.” - David Carothers “You've got to kind of mirror who you're going in and that's not to say, you know, prejudging businesses, because that's not what I'm talking about here, but you want to be able to make them feel comfortable with you...even if it's sort of a subconscious thing.” - Kyle Houck   Resources Mentioned: David Carothers LinkedIn Kyle Houck LinkedIn Florida Risk Partners The Extra 2 Minutes Reference USA

Kyle Williams shares his story of healing from a moderate-to-severe diagnosis of ulcerative colitis. For complete show notes, visit http://youcuredwhat.com/podcast/kyle[1:45] Kyle gives his background with ulcerative colitis, which started in 2015 or 2016. He was going through a stressful time in his life. [3:00] Kyle noticed blood in his stool (he was 29 or 30 at the time). [4:00] Kyle had his first ulcerative colitis flare at work shortly after noticing blood in his stool. After that, he was diagnosed with ulcerative colitis. [5:30] After the initial flare, Kyle's overall health went into a tailspin. [8:00] After taking antibiotics, Kyle began having horrible abdominal pain and got C. diff. [12:40] From California, Kyle moved back in with his mother in Florida. [15:00] Kyle began eating a new diet: the Specific Carbohydrate Diet. [18:00] Kyle noticed slow progress from the Specific Carbohydrate Diet. [22:00] Kyle began seeing a therapist to see if that would help his health. [23:40] After a while on the Specific Carbohydrate Diet, Kyle went on a binge at 2017 Christmastime: ice cream and pancakes galore. [25:00] Kyle went back on the Specific Carbohydrate Diet, and things were not getting better. Every bowel movement was bloody and painful. [26:15] Kyle began feeling shame; he was buying adult Depends because he was afraid of soiling himself. [27:30] Kyle began going to a support group and he went back onto medication in July/August 2018. [30:15] From his initial diagnosis of mild ulcerative colitis, after getting another colonscopy, Kyle was diagnosed with moderate-severe ulcerative colitis. He was at risk of needing to have his colon cut out surgically. [32:30] With medication and a nightly rectal enema, Kyle's bleeding stopped within a week. [33:10] Backtracking to March of 2018, Kyle had a horrible panic attack and convulsions and Kyle had to be taken away from a convention in an ambulance. [35:20] After the panic attack, Kyle began seeing a new doctor. Kyle's new doctor, Dr. Marcus Ettinger, told him that he should consider the carnivore diet (eating only animal foods and salt). [36:40] Kyle's doctor (the one before Dr. Ettinger) told him that the drug he was on (mesalamine) was not going to work anymore. Kyle was going to have to go on Remicade/Humira, an immunosuppressant. This drug is extremely expensive ("a crap-ton of money"), it compromises the patient's immune system, and once you go on it, you may never be able to come off the drug. [39:45] Kyle decided he would go on the carnivore diet. [40:50] When Kyle started on the carnivore diet, he ate just beef, salt, and drank water. [46:25] What results did Kyle see upon adopting a carnivore diet in October 2018? [48:00] Kyle began weaning off medications in March 2019. [50:50] What other steps has Kyle taken beyond the carnivore diet in his healing journey? [51:30] Even beyond diet, Kyle's doctor promotes the importance of environment (light, water, and magnetism) on biology (and therefore health). [54:20] Kyle thinks his resilience is improved (he can cheat greatly on his carnivore diet at times without feeling ill effect) because of his improved environment. [58:50] What changes has Kyle made to improve his environment? The first item he changed is reduce artificial light, especially blue light (a specific spectrum of light). He uses blue-blocking glasses for this. [1:02:10] Kyle also credits getting more sunlight with improving his health. Especially morning and evening sun. [1:09:00] Kyle has also seen benefit from utilizing the Wim Hof Method. Kyle has done the Method's specific form of breathing exercises and cold exposure. [1:14:45] "I could not have made the health recovery I have made while caring too much about what other people think of me." [1:17:45] Does Kyle consider himself cured of ulcerative colitis? [1:19:00] Now that he has improved his health, what's one thing Kyle enjoys doing that he couldn't do before? [1:23:00] Kyle gives his closing thoughts regarding humans being made to be outside, regarding comfort, and regarding personal growth.

#133: Rachel Wright: Romantic Relationships, Managing Conflict, & Effective Communication

Profit With Purpose by Anna Goldstein

Rachel Wright is a marriage counselor and licensed psychotherapist. She is recognized as one of the freshest voices on modern and millennial relationships. Referred to as “bridging the gap between a self-help book and a therapist’s couch, she is one half of Wright Wellness Center, where together with her husband Kyle, they are helping people have better sex, relationships, and mental health.  They’ve created a healthy, communicative, and passionate relationship by using the very same techniques they teach — Everything we have developed is research-based. She has been featured widely in the media including Cosmopolitan, Women’s Health, PsychologyToday, and dozens of other outlets. How did you and Kyle meet? They were both working in restaurants. Rachel had just completed her master's degree and needed a part-time job. She started working at a brand new restaurant as a server and Kyle was part of the training team. Immediately they hated each other. They would frequently argue and she thought he was an arsehole. After the training Ryan would stay in touch by contacting her on Jewish holidays. A year later Rachel joined Kyle and the training team to open the companies 4th restaurant. And they could now stop talking. They connected deeply and realized they had both found their person. Can you give me a little snapshot of the timeline? Met and hated each other. A year later reconnected and kissed. 3 weeks later Ryan told her that he loved her. 6 months later they moved in with each other. They were engaged after 2 years and married after 16 months. They have now been married for 2.5 years. How’s it going? Phenomenally. People think just have a great relationship that they don’t work on. But after both of them saw their parent’s go for divorce they knew they had to put in the work if they wanted a relationship to last a long time I had love at first sight with my husband. What was that like? We were on a blind date set up by one of his friends. We met at a wine bar and when he walked in there was an energy about him. He was so sweet and I just got that immediately. I hadn’t felt like that before, it was so easy. For me, I felt like I could really be with this person. I kinda just knew. I know that sounds weird but that was my experience. We all have these judgments around things in our lives, especially when our friends experience things very differently. It strikes us as weird. And it’s natural to have some uncertainty, right? A lot of times the uncertainty is about us more so than the other person. For Rachel, she had a lot of uncertainty when she first met Ryan. But what she didn’t consider was the ability for people to change. When she saw him a year later he was not the same person. So how did you go from training in a restaurant together to having your own relationship company together? After she completed her Masters, she continued her psychotherapy training by getting her 3000 hours for her license and started her own practice. She had been working towards this for so long and it was amazing. For about 3 months. Her focus was on couples and sex therapy. People would come in with the same issues. Body image, anxiety, their upbringing around sex and communication issues. Couples would come in calling each other names and were not able to decide what they wanted for dinner without arguing. Kyle was still working in restaurants and had worked his way up to a fancy restaurant in San Fransico as the Head Bartender. Rachel found she wasn’t actually doing any therapy and healing people. She was teaching them how to communicate with each other. Although she enjoyed doing that work, it wasn’t what she went to school for. Kyle thought she should create an informational package about how to talk to your partner. As she worked on it Rachel realized that Kyle had an ability to take her technical knowledge and put it into layman's terms. She sent the packet out to prospective clients and then realized that her clients stopped coming in. They no longer needed to come in for therapy. The law in California was so strict that she wasn’t able to sell the packet. They decided to create something online to provide this information to people. They realized there is nothing between self-help books and going to therapy. Rachel knew that Ryan was an important part of this idea because he could take the complicated things Rachel explained in a way people understood. Rachel wanted to go into business with Ryan but he was reluctant because he had these narratives about how he was in restaurants and hadn’t been good at school. In 2015, they started their business. They weren’t even married yet. I love how organic it was. They had the business idea long before they thought about starting a business. Rachel didn’t even see her private practice as a business. When did you shift into that business mentality? I know that can be difficult for some service practitioners. She will approach things as a clinician and not as an entrepreneur. She will look at the decision from the point of view as both a clinician and as a business person. She thinks there should be more business training in therapist training. Does Kyle have a degree or certification? Rachel jokes that he has an honorary degree because he now has enough knowledge to pass the licensing exam. Fiends and family wonder what Kyle does in the business because he doesn’t have that piece of paper. We all learn differently and it’s important to respect that. When Kyle is passionate about something he learns it quickly. But at school, he didn’t want to study things that didn’t mean anything to him. When they started the business, Kyle definitely felt some imposter syndrome.   When did you start therapy? What was the reason? Rachel started therapy when she was 14 after her mum read her diary. She thought Rachel was hiding things and after reading the diary discovered that Rachel had smoke marijuana and slept with her boyfriend. Rachel was sent to therapy. She was pissed. However, after her first session in therapy, she knew she wanted to be a therapist. What about it had you feeling that way? She had never felt more seen, heard and understood. Her therapist matched her cursing and agreed that the way she ended up at therapy was not right. She helped Rachel understand her parent’s motivation and that they cared. So what happened? She left and told her parents that she had done nothing wrong but would keep going because she really liked it. She saw her therapist throughout high school and on and off during college. And now they are colleagues. How long were you in therapy for? Weekly, for about 3 years. What was the biggest thing you got out of that experience? She learned that she was a people pleaser and that if she ever wanted to have a healthy relationship with both herself and a partner, she was going to have to navigate anger and conflict. It such a big part of the human experience. We’re going to experience conflict if we’re going to express ourselves. How to manage that skilfully is so important and we are often not taught how to do that. We reap so many rewards when we work through conflict. One of the biggest misconceptions around conflict is that it’s bad. In relationships, whether it’s friends family or lovers, conflict is what helps us grow and get closer. If we don’t have conflict, that means that we don’t care because we’re not speaking our truth. We don’t get taught how to communicate and handle conflict but we also don’t get taught how to identify our feelings. How would you recommend someone who is experiencing conflict, in any relationship, be it intimate, at work, with family members, navigate the situation? Conflict is often due to different beliefs, values, opinions, and priorities. We need to listen to understand instead of listening to respond. In our culture, we are trained to listen to respond because if we don’t respond immediately we can be mocked for it. We’re not taught how to listen. Listening is half of communication. Relationship researchers John and Julie Gottman have this term ‘share meaning’. Which means do you share the meaning your partner assigns to things. Do you share the same meaning about what a home means, what money means, what communication means? We have to get on the same page about what things mean in our lives. I heard John Walker speak at his Launch Con, a few years ago. And he said - “All problems boil down to a problem in communication.” What do you think? She agrees that most problems come down to communication and that we’re all afraid to ask for what we need. When Rachel was a teenager, her people-pleasing came from a fear of asking for what she needed because she didn’t want to be judged and she didn’t want to cause anybody discomfort. We have to ask for what we need because nobody is a mindreader. What is a practical strategy that you use for communication? Rachel and Kyle have scripts that they give out for different situations. You pick out a feeling and put it into a script. The scripts all follow the same process which is based on the acronym AEO which stands for Acknowledge, Explain, Offer. Acknowledge means just acknowledging what’s going on and bringing words to the elephant in the room. Explain is an I statement. We have to explain how we’re feeling and why. “I get angry when you don’t wash the dishes after you eat.” Offer is what is your proposed solution to this. “Hey, I know that last time we talked about this it kinda got out of hand. I don’t want that to happen this time. I feel angry when you don’t wash your dishes after you eat lunch. What I would like for you to do is either wash them or just soak them and leave them in the sink. How does that feel to you?” We’re often not taught these ways of communicating. It really takes mindful attention and practice. Sometimes we might be sloppy and come out with an accusation because we haven’t practiced this. It’s a muscle. This is where self-compassion comes in. We’re going to make mistakes and you can’t shame yourself for things you don’t know. It’s important to try this when you’re not in a reactive state. You can practice with things that are silly to get used to the flow of the formula. What is the question that you ask yourself often? How do I want to feel?  What is the best advice you’ve ever been given? Follow what makes you feel good. If you can replace should with want, it’s a game changer. After three years and nearly two hundred episodes, the end is finally here! Thank you...all of you, for downloading and listening to the final episode of JUST ONE OF THE GUYS. We've come a long way on this journey, from Hal walking the Earth like Kane from Kung Fu, John dealing with the Mosaic world, Guy going from GL to tattooed morphing Guy, and Kyle lucking upon the most powerful weapon in the universe and becoming one of he greatest Lantern's ever. And in issue 181, Kyle faces his greatest challenge...what to do with Major Force, a brutal killer who just...WON'T...DIE! Does Kyle get the ending he deserved, or does he get ridden out on the rails in favor of Hal Jordan returning under the pen of Geoff Johns? You'll have to listen to find out. Plus I spend some time cleaning out the JOOTG e-mail bag, as well as giving a personal thank you to all of the wonderful guest hosts who were kind enough to come on this show and talk with me about these comics. There are SO MANY wonderful people who helped elevate this show above what I could have ever made it to be, and I can't thank all of you enough. And as an added bonus, the songmeister supreme, Dr. Bill Robinson, has offered up a little spoken word song celebrating the show's ending. Stick around until the end for that...you won't be disappointed (especially you, Michael Bradley). So what are you waiting for? Grab your mp3 player of choice, download the show, and start to listening!Feedback for this show can be sent to: justoneoftheguyspodcast@gmail.comJust One Of The Guys is a proud member of the Two True Freaks!
