But God will never forget the needy; the hope of the afflicted will never perish (18). Our text comes from the harp of David the shepherd boy, not composed while he was tending sheep, but already a star in Israel. His success was growing. Returning from battle the women of Israel met him singing, "David has killed tens of thousands." What does David do with his success? How does he respond when his enemies trip over their own feet in their haste to get away from him? Does David gloat or get a big head? No! David attributes his success to God. His victories are God's doing. When David fights enemies, he sees them as God's enemies, as those who stand opposed to God's purposes. God accomplishes his purposes through David. The establishment of David as king in Israel is a miniature foreshadowing of Jesus being established as King of Kings. In the gospels, Jesus is presented as the ultimate Son of David through whom God will fulfill all His promises. Like David, Jesus did not push himself towards kingship. He went about his ministry of humility, as Paul says in Philippians 2, until God raised him up. One day, Jesus will be fully established as King of Kings; one day all will acknowledge him as such. Until such a time, there will be conflict on this earth between those for and against Jesus. In this psalm, David focuses on those who are oppressed and those who do the oppressing. To put it differently, those who get ahead by walking over other people versus those who get walked on. The hope for the oppressed is in God and his kingdom. This hope calls us to prayer. When we see people oppressed, whether close by or far away, our first response is to pray for God's kingdom to come. I think it also calls us to remind our governments that they have a duty to establish laws that promote a just society for all. As members of God's kingdom, we cannot simply sit on the side lines and watch. We are called to fight for the oppressed, using the tools and weapons of the kingdom, not with swords like Peter once attempted. Remember that swords can come in many different forms. Yet, we do so, remembering that hope for this world is not in governments nor in laws by in Jesus Christ. I think that this hope for the afflicted also calls us to examine our own hearts. As Paul regularly reminds us, our battle is not against flesh and blood, but against power and principalities. That battle is waged first in our own hearts. As Paul also wrote, “Although I want to do good, evil is right there with me” (Romans 7:21). We can't fight out there if we don't first engage in the battle within our own hearts. Finally, I think this hope for the afflicted invites us to examine who we are. Are we the kind of people who will walk over others to get ahead? How many have been left belittled because of us? Are we willing get involved with the afflicted and oppressed? Are we willing to get our hands dirty in the work of God's kingdom?

Today’s Scripture reading comes from 1 Chronicles 21:1, quoting from the NASB: “Then Satan stood up against Israel and moved David to number Israel.” Have you ever been checked in your spirit to rectify an ill-advised decision that disregarded unintended consequences, but you pushed ahead with it anyway? I know I have, and so did David. In spite of rational counsel by David’s most trusted leader and warrior, David did not change his decision to conduct a census to determine the number of Israelite citizens under his leadership. David’s action was not only displeasing to Joab, but it also displeased God. When you know you have created a mess, how do you reverse it? Here’s an answer—follow David’s example. Humble yourself, repent, and submit to God. When forcing a short sighted decision, perhaps what is really happening is the lust of the flesh rebelling against the divine promptings of the Holy Spirit’s guidance: “Your ears will hear a word behind you, ‘This is the way, walk in it,’ whenever you turn to the right or to the left.” Most decisions have consequences, and David was in great distress over the unintended consequences his decision had brought on his nation. His foolish actions resulted in 70,000 slain and created the real possibility of additional death and destruction had the Lord not halted the full consequences. David repented of his sin and appealed to God for mercy. Does David’s rash act resonate with you? Have you made an error in judgment by insisting things go your way? Perhaps you are presently in the midst of unintended consequences from a rash decision. If so, follow David’s example. // Points to Ponder Over the next week, here are 3 points to ponder during your personal time of reflection or with a small group or mentor. First, humbly admit your sin and take responsibility for the role you played. Second, commend and trust yourself to the hands of a merciful God who is concerned for you and for those He has entrusted to you. Third, adjust your course and get back on track with the heart of a servant leader, putting the needs of others ahead of your own. // About the Narrator An Army ROTC grad from Tennessee Tech University, serving both on active duty and in the reserves, Lucy is a retired U.S. Army Reserve LTC and works for the Army's 101st Airborne Division (Air Assault) at Fort Campbell, KY. In this episode of The Power Producers Podcast, David Carothers and co-host Kyle Houck talk about their per hour work rate and the significance of staying in your lane. Episode Highlights: How much is Kyle’s work rate per hour? (1:30) David mentions that he made four dollars per hour at his first job. (1:53) David shares a conversation he had with someone about the Grain of Salt theory. (2:47) David mentions that back in the day, minimum wage was as low as it was because there wasn't much of a change. (4:36) What’s the current minimum wage? (4:46) David shares that this episode precipitated from a conversation that he had with a guy about the significance of staying in your lane. (6:02) David thinks that a lot of people don’t stop and think about their rate per hour. (6:16) Kyle thinks that the only time you do it is when it takes a long time to get the deal done. (6:33) David talks about the conversation that he had with a guy that he knows well, but he’s not going to mention his name, and the guy was talking about his staffing company. (6:41) David shares that the guy was blinded by the premium, but he wasn't seeing that he was the fifth agency those people had. (7:24) In David’s opinion, if you take your time on the front end, it's not like you're investing days of your life. (8:37) Kyle thinks that getting blinded by the premiums is natural. (9:27) Does Kyle know someone who knows how much they make per hour? (9:38) David thinks that if you're a producer, and you're not keeping a log of your time, you're ruining it. (11:37) Kyle thinks that he ends up losing his time when he has to deal with the smaller business that’s either been referred to him or spending his time quoting, or answering questions and phone calls from them. (12:26) David shares that if you want to be a trusted advisor and you have a value proposition, you have to identify your work rate per hour and figure out on the front end if those deals are worth your time. (13:15) Does David have other formulas? (14:17) Kyle mentions the only issue that always drives him crazy is when the insured is not willing to give the correct information. (17:15) David mentions that once you've been in the business for a bit, once you've done some research, and you've been on a few calls, you know who you're going to have success with. (18:34) Key Quotes: “I got a raise to five bucks an hour and I thought I had made it.. I thought I'd made my ascension into the aristocracy at that point. It was fantastic. I was 15 making five bucks an hour. That was like legend status at that point.” - David Carothers “You've got to define who you want to go after. And don't deviate from that.” - David Carothers “I think that's where we fall, man. We have such an opportunity to be in a lucrative occupation where you're gonna just score serious coin if you write the right type of stuff, that we don't stop and look at efficiency and how we're investing our time and what we're doing.” - David Carothers “You get blinded by the premiums and I think that's a natural thing, but you're totally right. I think you need to sit down, and figure out what your worth is when you're going through this.” - Kyle Houck “Agency principles by and large, when they're looking at efficiency, when they're looking to enhance profitability, they always look at the inward portion of the operation to make sure that the service people are turning enough tickets on time, you know that they're issuing the certificates as quickly as they come in, getting all their tasks closed out all of that, because it's tangible and easy for them to measure.” - David Carothers “The difference between the most successful people in any form of business not just in production, but in any kind of business, is they understand their value. They know what their value is, when you go after this stuff, you might get some endorphin release in your brain that gives you temporary pleasure over the fact that you closed something.” - David Carothers Resources Mentioned: David Carothers LinkedIn Kyle Houck LinkedIn Florida Risk Partners The Extra 2 Minutes

In this episode of the Explain This Book To Me podcast, host Josh Lipstone concludes his discussion with David Carothers, the author of the book, The Extra 2 Minutes. They discuss how everything leading up to this moment has prepared us to close the deal and how to provide the client experience that no one has seen before. And David lets us in on a secret about his upcoming book. Episode Highlights: How is David feeling with this being the last episode? (00:44) David mentions that he will write another book. (1:08) David shares that he’s had several people reach out to him from just hearing the podcast great (1:28) What has writing this book meant to David? (2:15) David thinks that he underestimated the reach that we have on people and our ability to influence people in changing the way they run their business, or they approach sales. (2:23) In David’s opinion, if the book has made enough impact on people, they'll take the time to go do that. (3:39) Josh shares the reason why he’s doing this podcast. (4:29) David mentions that he’s generous with his time, he likes helping people, and he likes knowing that the advice that he gave helps them win. (6:18) David shares that writing a book is a good exercise and therapeutic. (6:25) David mentions that he’s one of those people where he can't just put something on the schedule that requires some level of creativity and thought into it. (7:20) If David could go back to when he was writing it, what would he have done differently, and what would he keep the same for writing the book? (8:01) Does David have any advice for the loyal readers who would be contemplating writing a book? (9:43) Josh mentions the next section of the book, which is closing the deal and it starts with Chapter 12, The Meeting. (10:03) Could David give us an example of how or what he would say to the prospect in discussing the journey, how he prospects, why he’s a good fit, and why they're a good fit? (11:47) David shares that it’s essential to know the prospects that you're going to be able to make the biggest impact on, and have the best opportunity to drive, and change in their organizations. (12:26) David shares one of the best success stories he ever had. (13:42) Does David ever get to the point and realize that the prospect is not a good fit for him and the agency, and how does he pivot the conversation to not move forward? (17:10) David shares that he doesn’t want to ask people about the insurance-related question because they're automatically associating that with having to physically purchase something, or prematurely make the decision to do business with him. (20:25) David explains the significance of the three questioning processes. (24:37) David thinks that people tend to make the mistake of talking badly about their competition. (27:03) David mentions his biggest concern. (29:44) What if David’s agency isn't appointed with the company, does it matter? (36:20) Josh shares that if you want to download a sample of the termination letter and bullet points, just open up the book, go to the last part of each section, and you will see a website. (38:17) Josh mentions the final section and chapter of the book which is Chapter 13, Onboarding. (38:32) Josh believes that the client’s experience is something that we all need to strive for, regardless of the type of industry or client we are dealing with. (39:02) Josh shares that this chapter consists of essentially six things that Florida risk partners do to provide a truly exceptional client experience. (39:32) David mentions his challenge for everyone. (44:57) Key Quotes: “If you do your research and you find the hot buttons, and you know what's going to motivate somebody, then you go into that meeting, and it's more about you learning about them than it is them hearing you. Just spew out everything you possibly can in the limited amount of time about your business, you're going to gain their respect and their trust much quicker.” - David Carothers “My ultimate goal is to demonstrate that I know about them by asking questions that require them to give me answers to help me know them, on an even deeper level.” - David Carothers “Even though we're salespeople, we want to be called trusted advisors. And there's an art and a science to doing that. I talk about it all the time, it's not just art, it's not just a skill, it's both.” - David Carothers “When you think a good job is done, sit there and think, what's the one thing I can do to take this to the next level in two minutes or less? In today's episode of the Explain This Book To Me podcast, host Joshua Lipstone, continues his discussion with David R. Carothers, CIC, CRM, the author of the book, The Extra 2 Minutes They discuss the steps you need to take to book the appointment, how to confirm the appointment, and how you need to prepare for the appointment. You even hear a dad joke or two, but you’ll have to listen to hear. Episode Highlights: David shares that the best way to get a hold of him is to visit the Killing Commercial website and if you’re looking for a one-stop-shop to learn as much about him as possible, their website is probably the best place to go. (1:33) Josh mentions the next section of the book, which is setting appointments and it starts with Chapter 9, Booking The Appointment. (2:09) Josh shares that bullet point scripts allow you to hold your team accountable, you're able to listen to their calls, and you can see if they're following the script, and if they don’t, you can indicate how they can improve and be able to hit their numbers. (3:50) What are some bullet points that they can use when they call on a prospect to discuss workers’ compensation? (4:08) David mentions that subconsciously, the human brain feels in control if they say the word no. (6:19) David shares that their new model allows the person on the other end to feel in control of the conversation. (6:26) David explains the script called, the two no’s to the yes. (8:20) Josh says that it sounds like people need to go to college and study psychology if they want to be a good salesperson. (9:41) Josh mentions one of the points that David said multiple times and it is, when you engage with the prospect in the first meeting, you tell them that you’re there to sell a product, and you’re there to help them solve a problem. (11:02) Josh shares a classic rejection response, how would David respond to that type of rejection? (12:13) Josh mentions that in the book David talked about the objection where they say, “we shop every year, and we always have the best price.” Is this the type of prospect that the loyal readers should go after? (13:53) David explains the two different ways of considering the objection. (14:43) David thinks that most of the time, agents or any salesperson that’s out there don't take the time to quantify what they are working for or the hourly rate they are willing to work for. (15:38) David talks about the conversation that he had with a guy that he’s mentoring at work. (15:52) Josh mentions the extra two minutes of Chapter 9, in which David recommends creating, and then studying a flowchart that outlines each call. (19:11) Does David have a specific program for the flowchart or is he creating one with machine learning? (19:25) David shares that the concept of the flowchart gives you an idea of what the pivots are. (20:04) Josh mentions Chapter 10, which is Confirming Appointments. (20:31) Josh shares that this chapter made him wonder how much emphasis is necessary on confirming appointments. (25:34) How does the timing work for David when it comes to requesting other information? (25:49) David mentions that he prefers to go through his fact-finding process. (27:40) When David uses video to send to them before the meeting to confirm, how is it done? (30:12) Josh mentions the final chapter of the section which is Chapter 11, Preparing For The Appointment. (31:26) Josh says that he enjoyed reading the last chapter because there’s remarkable goodness in it that the loyal readers can implement immediately in their agency or business. (31:36) When David begins this process of going deep into the prospect’s social media, does he befriend them? (32:18) David mentions that he’s not worried about connecting, and he thinks that following is rather less intrusive, than what connecting is. (33:11) David mentions that for all practical purposes, his mission is to get information, not necessarily to connect. (33:33) David mentions that he’s a firm believer in the saying, people are going to do business with people that they like. (38:10) Josh mentions the extra two minutes for Chapter 11, in which David wrote about how he purposely arrived early to make not only an excellent impression but also, make time to talk with the gatekeeper. (40:54) Key Quotes: “I want you to understand that you do have a reputation in the insurance marketplace. If you're going to market every single year, and you're moving your account around based on what that price is, that's not good. You're not building longevity in a relationship with a carrier that's going to be there for you in the event that you have a claim, or you might need that.” - David Carothers “One thing I know is this, every prospect that you're going to talk to regardless of who they are, regardless of what your industry is going to research about you as the salesperson prior to meeting with them, why not make it as easy as possible for them to do that research?” - David Carothers “I know that a lot of people out there in the insurance world want to have copies of current policies, apples to apples or whatever else they're going to say, those people were operating in a price-driven commodity environment. They're not doing what they need to do.” - David Carothers Resources Mentioned: Florida Risk Partners David Carothers LinkedIn Joshua Lipstone LinkedIn Lipstone Insurance Group Book: The Extra 2 Minutes: How spending an extra 2 minutes on nearly anything in your sales career will take you from good to “best in class”! In today's episode host, Josh Lipstone of The Explain This Book To Me podcast continues his discussion with David Carothers, the author of the book, The Extra 2 Minutes. They discuss how to identify and locate your ideal prospect. And you may hear how David's mind was blown away from something that was discussed in Book 2, Episode 1, but you'll have to download this episode to find out. Episode Highlights: What are the things from the first episode that stood out for David? (3:10) Why does David think that prospect identification is one of the biggest challenges? (6:41) David thinks the insurance industry is severely lacking in production training. (7:06) David shares his fundamental theory in insurance production. (7:36) David says that the difference between giving somebody the why and asking the question in a short amount of time is the title of his book. (11:16) How does a producer define who their ideal prospect is if they’re new to the industry? (13:31) David mentions that in the first year of his career his ideal prospect was anybody who was in life science technology. (14:56) David says that the best way to help yourself define your ideal prospect is through conversations with your underwriter. (19:04) David explains what affiliate marketers do. (25:22) David says that when he’s looking at the thing about who belongs at the table, he’s looking at the moral compass and the value of that organization. (28:04) Davis explains why he wants to bring somebody into his agency, who does not fit the characteristics of what he would consider being an ideal client. (29:17) What other places can David recommend people to start locating their ideal prospect? (33:33) David mentions that it takes time to identify the ideal prospect and figure out where you want to go. (36:09) How many producers does David have in his office? (48:12) David mentions where people should look to find out when a worker’s compensation is ready. (51:04) David explains what an appointment setter is. (56:20) Key Quotes: “I don't abuse my relationships with my underwriters. If there's not a case to be made, I don't make it. In fact, they don't even see it. If I know I'm not going to be successful, I'm going to cut bait and not spend time with that particular carrier when I know I have to go somewhere else. But if it's something that I know in my heart needs to be there because that's the right market and it really would fit if they listen to the full story, we’re going to get it done every time”- David Carothers “Work ethic and willingness to learn. With those two things, if you've got that in your back pocket, you can be successful. If you're not successful and you have those two things it’s because you allowed the industry to taint you and you didn't allow yourself to see it through.”- David Carothers “If you focus on identifying your ideal prospect and who that's going to be, it takes time to do that. It takes time to identify them and figure out where you want to go, it takes time to write your business, it takes time for you to do the research. But as you're doing all of these things, you're really making yourself stronger.”- David Carothers Resources Mentioned: Florida Risk Partners Reach out to David Carothers Joshua Lipstone LinkedIn Lipstone Insurance Group Book: The Extra 2 Minutes: How spending an extra 2 minutes on nearly anything in your sales career will take you from good to “best in class”! (1:19:53) Key Quotes: “You don't write a book to get rich, you don't write blog posts to get rich, you don't create videos to get rich, you do those things to get credibility. The validation that you get for the countless hours that you spend doing those things is seeing other people use what you teach them, and that's the ultimate validation... So that's what fuels every extra thing that I do.” - David Carothers “You’ve got to make sure you hire the right people, and that you train and develop them, and you treat them the right way and do all of the things that we know we need to do to foster a good culture in our agency. But then we overlook how one bad client could destroy that entire culture.” - David Carothers “I always look for an opportunity. I always feel like I'm a very early adopter at seizing opportunity but, if it gets to the point where I'm spending more time than what it's worth for me to try and force something to work, my ego does not keep me pushing down that path... Real Estate Investing Profits Master Series with Cory Boatright
Keep the best and sell the rest. That’s the motto of David Dodge, a killer wholesaler from St. Louis. He’s on the show today dropping some real nuggets for real estate investors of all kinds. David is on fire right now, doing wholesales, fix and flips, and he just published his first book. Tune in now to catch this guy while you can, because his real estate investments are really about to take off! David then started renting properties out early on but quickly realized there’s a better way to do this business. That’s where the inspiration for David’s real estate investment strategy came from, and it’s really evolved over the past decade. You’ll want to pay attention to how David developed his profit master strategy. He’s professionally cherrypicking the wholesale properties that fit in with his goals and he’s spending the rest of his time honing in on what he calls the BRRR strategy. This BRRR strategy David breaks down today is something banks love, too. We’re not talking about big banks here. In fact, David prefers to have his property loans with a few of his favorite banks rather than just one or two. He shares why other real estate investors should be jumping on this trend, and delves further into why he’s using private lender funds to invest in his wholesale properties. Remember - none of David’s success happened overnight. He took the time to invest in his education through books and mentorships in order to get to the point he is today. David shares where this consistent motivation comes from, but I want you to remember that it starts right here. The challenge for you is to apply the golden nuggets you learn today to your own business and your own profit master strategy to see what works. During this episode, you will have access to some top-level networking advice from three highly experienced gentlemen: Dr. Mark Wade, Chief Scaling Officer at HustleandScale.com and the Creator of Virtual Summits Software, Brendan Kane, Author of OneMillionFollowers.comand Growth Hacker at Katie Couric Media, and David Meltzer CEO and Co-Founder of Sports 1 Marketing, Executive Producer & Judge of Entrepreneur Elevator Pitch and Host of The Playbook Podcast. Dr. Mark Wade, Brendan Kane, and David Meltzer share their advice for better relationship-building, how not to be that annoying person at industry events, and why you need to be adding value first and foremost. Episode Highlights: Travis Chappell introduces the accomplishments of Dr. Mark Wade, Brendan Kane, and David Meltzer. Why is networking so important to Dr. Mark Kane? Relationships should be a value exchange. What awkward experiences has Mark gone through with other people? How did Brendan Kane get started in the entertainment industry? How has making connections led to a bigger career opportunity? Brendan shares how he connected with Taylor Swift. Why does Brendan hate the term ‘networking?’ Think before you speak. David Meltzer shares the two most important questions to ask for relationship-building. Does David believe that who you know is more important than what you know? Is there a way that rubs David the wrong way when people try to connect with him? What are the four ways to network? 3 Key Points: Always be relationship building and building upwards beyond your level. Networking is about providing value to someone, not extracting something out of them. Put faith in the future instead of putting faith in the past. Tweetable Quotes: “You are either adding value or you are not.” – Dr. Mark Wade “Everything I do is connections-based. David McAlvany, John Tumazos & Michael Oliver return as guests on this week’s radio program. McAlvany wealth management’s view of a weaker dollar is in sync with Michael’s view of both the dollar and gold. Does David think we are close to the dollar’s demise on the world stage or […]
"If you are struggling, it does not mean that you are failing. It does not mean that you’re doing something wrong. It just means that you are coming up against some hurdles, whether they’re physical or mental or emotional, and it’s important to listen to those and try and understand what’s underneath them. But by no means do they imply that you’re not going to achieve your goal. You just need to see them as part of the process. Struggle is just as important as the elation and the sense of fulfillment that we all get after a great workout or a PR." David Willey spent 14 years at the helm of Runner's World magazine. But after announcing his departure from the brand in 2017, David went off the grid. On this episode, David's back on the grid, opening up about what made life for the past two years "outlandishly fun, intentionally challenging, unexpectedly hard and depressing, and newly regenerating." David talks about his time at Runner's World — the highs, the lows, and the part of the job that had him ambushing runners on live television during the New York City Marathon — and talks about his take on the brand now. He talks about his old dog and his new dog (we both shed a few tears there), his battle with Lyme Disease, and how he fulfilled his decade-long dream of qualifying for the Boston Marathon. The Twenty Minute VC: Venture Capital | Startup Funding | The Pitch
David Rogier is the Founder & CEO @ Masterclass, the startup that brings you online classes taught by the world's greatest minds including Steve Martin, Natalie Portman, Margaret Attwood and more. To date, David has raised over $140m in funding for Masterclass from the likes of IVP, NEA, Javelin, Michael Dearing @ Harrison Metal, Atomico and past guests of the show Sam Lessin and Philip Krim. As for David, prior to founding Masterclass, he was on the other side of the table as an investor with Harrison Metal. Before venture, David spent time with IDEO helping to create new consumer products and brands. In Today’s Episode You Will Learn: 1.) How David made his way into the world of startups? How a lesson from his grandmother when he was only 7 shaped the type of company David wanted to build? 2.) David has previously said, "as a founder, you have one job". What is that job? How does David think about how raising VC changes outcomes? Why does David think many founders approach fundraising the wrong way? What questions must founders always ask a VC pre-term sheet? How can founders do their work and diligence on the VC? 3.) Why does David try at all costs to not send the deck to the VC ahead of meeting? Why can this be damaging? How can founders say no politely? Does David agree with the conventional wisdom that "founders must always be raising"? What is the optimal way to structure relationship building with investors? 4.) What does David mean when he says, "pick your investors as board members, not investors"? What does David believe makes the truly special board members? What were David's biggest learnings from Michael Dearing @ Harrison Metal when it comes to boards? What does David believe are big red flags in potential future board members? 5.) When validating the idea and the product, how does David think founders should use testing to prove their thesis at every stage of the business? Why, if proved, does this automatically secure your funding for the next round? What do VCs like to see in this testing? How does David think about when is the right time to go and raise big? One of the greatest action shows of the 1970s was The Six Million Dollar Man. Dynamite Entertainment is releasing a new comic series this March written by Christopher Hasting with art by David Hahn. David is my guest on this show and we talk about The Six Million Dollar Man comic and 1970s! Among David’s art credits are Batman ‘66 Meets The Man From U.N.C.L.E., Batman ‘66 and Wonder Woman ’77, Bite Club, Fables, and Lucifer. Was David a big fan of the Batman television series in the 1960s? We find out! We talk about Impossible Jones, a grim and gritty plastic-man style super-hero co-created by Karl Kesel and David Hahn coming as a Kickstarter this spring. David is also currently working on a web comic with writer Paul Guinan (Boilerplate: History’s Mechanical Marvel) titled Aztec Empire. Aztec Empire is Paul’s graphic novel series, which recounts the fall of the mightiest empire of the America’s only three years after the Spanish arrived in Mexico during the 16-century. As a freelance artist, what keeps David awake at night? What does David love about story telling that keeps him sticking with it? David was one of the co-founders of Helioscope Studios (formerly Periscope) and tells the story of when a former guest on Creator Talks popped by the studio in Portland! Does David miss being in the studio? And who would win in a fight, a Shaolin Monk or a Cave Man? In my Kicking Back With The Creator segment, I ask David what obsolete 1970s technology he misses the most, and in his opinion what was the best movie of the1970s. Blank Check continues its mini-series covering the films of director Tim Burton with the alien invasion comedy, Mars Attacks! But what are the origins of development for this 1960's trading card IP? How does this movie compare to Independence Day 20 years later? Does David have a half-sister, and if so, why has she never been mentioned before? Joined by comedian, Paul F. Tompkins (BoJack Horsman), they discuss the various performances of this stacked ensemble cast, the unusual billing, face goop, Entourage the movie and extreme Burton stereotypes such as happy suburban people and haunted ghost children. If you aren’t completely satisfied with the product, we’ll give you a 100% rebate. Now, onto today’s episode. In this conversation, I’ll talk to David Tilney, who’s an expert on the fascinating topic of master leasing and has been putting on seminars on the topic for years. David and I will take a deep dive into the concepts behind master leasing, some of the history of it and how he came to apply it to the industry the way he does, and how you can apply it to what you’re doing in the property management world. This conversation will answer a lot of the questions that you might be looking at when you talk to owners who are fearful of everything. If you’re not familiar with the concept of master leasing, you’ll also learn the basics of what it is! In short, master leasing is when you lease a property from one entity and sub-lease it to another, and take your cut from the middle. It differs from property management in that you’re not working for the owner, and therefore don’t have a fiduciary responsibility to the owner. David did his first master lease in 1984, when he leased a house for 35 years at a fixed rent and secured his lease with a deed of trust. 10 years later, he was given half the appreciation of the property to remove his lease from the property when it was sold. In 1996, he cancelled all of his agency relationships and leased the properties that he used to manage because he felt he had more control in that process. In addition to all of this, you’ll also learn about how master leasing can be an entry into the world of property management, as well as some of its other benefits. David will talk about process for business development and finding owners who want to work with him, and why it’s so exciting (and sometimes fun) to be an entrepreneur. Here’s where you can find David: David Tilney David Tilney on LinkedIn Show Notes [02:40] - Brad takes a moment to introduce David. [03:36] - David gives us some history of what he’s been doing with master leasing and related seminars. [05:54] - In master leasing, who’s doing the maintenance, and how is it being paid for? [08:48] - David mentions that master leasing has been involved in the commercial market forever, and offers some examples. [11:33] - We learn about what David covers in his master leasing class. [14:31] - David talks about how long he’s been teaching about master leasing. [16:48] - Does David find that there’s less adversity in master leasing than there is in traditional property management? [18:59] - We hear about how David finds homeowners who are willing to lease to him. [23:57] - David currently has very few units under his umbrella, he reveals, and explains why that’s the case. [24:43] - Brad circles back to David’s seminars, and David talks about some upcoming seminars. If you want more information on the seminars, you can find out about them on David’s website at this link! [27:00] - David never has more than one seminar listed at a time, he explains. A blog reader made a fairly strong and impassioned comment that sometimes asking the patient to examine ways she or he may be contributing to the problem may be a mistake when the patient really IS a victim, and cautioned against blaming the victim. David’s goal is never to blame patients, but rather to empower you. David and Fabrice begin by discussing the fact that sometimes people vacillate between other-blame (it’s all his/her fault) and self-blame (it’s all my fault), and emphasize that neither approach is helpful. If you blame the other person, the problem escalates and may turn to violence, but if, instead, you blame yourself, you’ll probably end up feeling worthless, guilty, unlovable, and depressed. So what’s the solution to this dilemma? Dr. Burns encourages patients to use the Five Secrets of Effective Communication and make a radical change in the way they communicate with others, along the lines of EAR. E stands for Empathy, A stands for Assertiveness, and R stands for Respect. You can examine each of the Five Secrets if you CLICK HERE. David gives five compelling examples of how to deal with people who REALLY ARE violent and abuse, including a raging psychiatric patient who was threatening the staff and on the verge of exploding, a serial killer who kidnapped a social worker who had attended one of David’s communication workshops, some drunken, abusive teenagers in a huge jeep who threatened David, an insulting, demoralizing, critical boss who put down everyone who worked with him. He includes with the story of a Lutheran minister, Dietrich Bonhoeffer, who was imprisoned and mistreated by the Nazis during world war two. This is a controversial topic that David included in the podcasts somewhat reluctantly, so give a listen and tell us what you think! Right now the world seems to be spiraling into greater and greater hostilities. Does David have a point? Or is he way off base?
