The ‘brand’ can just be doing one or two post on your Facebook. When Jay began the Business Mentor Podcast slowly. It wasn’t getting enough engagements, but this didn’t let him stop producing content. But now, he was able to monetise it and invest the money to the team. He sets up the systems to set up his brand with the help of his staff and technology. When something unexpected happens, what do you do with it? Acknowledge the fact that not everything you do will go as you planned. Be ready for it and condition yourself that there will be times that you’re going to do things outside your comfort zone. Sometimes you’ll have to stay in and won’t be able to go home to get a shower or see your family. There are sacrifices. What is passion? Jay’s mentor advised, “If you do something well enough and it makes you money, it makes you passionate about it.” That’s the way it goes. Passion is overrated and makes some money. What drives Jay to do the podcast? Jay answers the legacy out of it, and he’s able to help other people. He’s happy that he’s doing what he loves right now. What do you do if you want to start a business (i.e. coaching business)? Think of what you can charge. Offer them a demo service for free. High ticket – Think of what events could you offer. I went to an international school in Jakarta in Indonesia. Jakarta is a crazy city, pollution, and people everywhere. I learnt the local dialect and played outside with the other kids in the area. I’ve found that to be a really useful experience in dealing with very different types of people. Private schools give you a bigger network and a bigger outcome. The difference between the mindset of the private school, and the local college in the area is massive. The people I met at college are all doing more vocational things like dentists, doctors, and solicitors. Whereas the private school went more into business, and are earning lots of money. There is no right and wrong, but if you have the opportunity to invest in your children you can. The academics are really useful. If my child wants to go to university, I’ll encourage them to but at the expense of life skills, I think that’s wrong. I think if you can have academic skills, and have business skills, rather than just what a textbook says then that’s even better. In 1997/98 it was like the gold rush, and the market was ripe. My father had worked across the globe and met a lot of business people. He knew that business and property was a good route to go down. My friend had made over £70,000 on property and even without planning permission added an extension. I got really into property books, videos, learning loads. I met a local letting agent who'd figured out which properties were good to buy in Peterborough, which is where I started really. I’d bought lots of properties abroad especially in Eastern Europe and Florida. So I thought that when they would enter into the EU there would be an increase in the middle class and the property values would go up. What I didn’t realise was that I didn’t know the local knowledge. It’s really exciting to have international property, but the yields are really low, and the maintenance will be very high. Everything that you’ve learnt in the UK is wrong abroad, and you have to learn it all again. There is lots of corruption in various different places around the world, and it’s really difficult to work out the local rules if you’re not from there. Treat your property as a business, so systemise it. The one guarantee in business is that it will change. If your systemising your business, doing monthly management accounts, and getting your viewings and inspections sorted then you are going to find it easier to adapt to the change. You’ll find it easier to grow your business because you are able to find out what is working and what isn’t. Do you think the middle class now are being hammered, so you need to grow all the time? You need to grow otherwise you are in decline. If you carry on doing what you’re doing and not grow, then you will fail. We’ve had various changes in the legislation, and it will all happen again. Make sure you get a really good accountant, who’ll be able to save loads of money for your tax bill. Let’s talk about Jeremy Corbyn if he did get into power what would happen? People were concerned about the Labour party before but Tony Blair turned out to be quite a light touch. He says he will introduce rent control, but hasn’t given out any specifics on that. Dependant on how that is introduced could be positive or negative. He says he is going to nationalise, water, and rail. With big companies, he says he will give 10% of the shareholders to the staff, but I don’t know how that is going to work in practice because they are so divested. I don’t think he will be a sustainable model. The debacle that is the EU is costing the country millions in decisions not taken, and uncertainty. Which property/business strategies will work in 2019, and why? In business and property it’s best to find what you love and what you’re good at. If you’re good at marketing then build a business that needs that skill. Build a team around you who are good at the things that you are not good at. Focus on sales and marketing - Put the whole emphasis of your business on sales and marketing. Use your sales and marketing teams to drive the business forward and bring in leads for your business. Always have a plan and never stop marketing or selling, or things will dry up. Take a genuine interest in your clients no matter how big or small - This can be little things such as sending your clients a birthday card. You don’t need to over-indulge you just need to focus on the little things, they do matter. Don’t be afraid to go after big clients - Ask yourself, why can’t you go for the big clients? You’ll never be ready, but as long as you focus on your sales and fulfilment you can secure the bigger deals. As smaller businesses, you can be more personal and more focused and as a result go above and beyond for the big clients. Systemise your business so it can run without you - Start small with your systemisation but make sure you start. Use a CRM or an automated lead capture form to reduce admin and divert your leads to a call centre. You can start systemising straight away and grow your business as a result. Reward yourself and have regular breaks - Thinking time is very important, you need to factor this into your businesses growth. You can also get clarity by investing in mentorship or mastermind groups. When you do something for the first time you act like a child and you feel like you’re alone. But you don’t have to be, wouldn’t it be great if you could call on someone who’s been there before and has the answer? To them the situation is normal and they know how to get you out of it. Some people think you get a mentor once you become successful. This isn’t the case, they become successful because they had a mentor. Find the people that are further down the road than you and use and leverage them to drag you up to the next level. Yes, it can be expensive but you need to think about the opportunity cost of not doing it, not getting a mentor. A mentor or a peer group in your industry and your niche has already assimilated all the information out there that you need to be successful. There’s not a lack of information out there, there’s a lack of resources in making that information relevant and implementing it in your business. That’s what a mentor can do for you. Seeing a gap in the market for clinical audit provision, I left Bayer to set up my first company in 2001 – Oberoi Consulting. I gained my first lucrative contract with global pharmaceutical giant Pfizer and we took on over 800 practices in the first 6-months, it was a £500,000 project. Jay: Can you share some tips with the audience from your amazing career? Kavita: You must be passionate about what you choose to do, you must be focused and determined in order to achieve the things you want to achieve and, success isn’t easy you need to work hard. According to Kul, if you want your organization to excel in a marked but sustainable way, you have to change your culture. It doesn’t matter if it’s only 10 people or a big 500 group is working under you, Kul does what he terms as ‘management walkabouts’. He talks and connects to every individual. It is only this way you realize the true expertise and depth within your staff. There are two types of leadership: dissonance and resonance. Dissonance is leading in such a way you’re creating a gap between you and the people you’re leading while resonance is about building and bridging the gap with those who you are leading. The moment you’re influencing the outcome for others, you’re a leader. We are at some point in our lives have experienced being a leader. Build human relationships. Talk to your admin lady. Talk to the assistant. They’re the gatekeepers. Talk to the people who know exactly what the process is. Be pleasant to everybody. Remove negativity from your life. People that bring you a bad mood on a daily basis need to be cut off. It doesn’t matter if it’s a family, a friend, or a workmate. Sometimes, it’s healthier if you communicate with them not often as you’re used to. It does not have to be every day. Don’t bottle up everything inside of you. Chances are you’re going to burst at the wrong moment at the wrong time. Let it out. Cry if you have to. Be much more authentic. Be the real you. You’ll be stronger and better. I then started to target ‘high flyers’ or influences and sold an online fitness course, I targeted a niche and sold them a product relevant to them. But anyone can do this you can run facebook ads or instagram ads and provide value to people. Jay: What are your goals moving forward? Lauren: I’m working on helping others even more, I’m focused on mentorship and personal branding, a 12-month programme with actionable step-by-step advice. If someone gave you £300.000.000 could you handle it?” Obviously I have answered, “Of course.” Grant explains “This is why the £300.000.000 would be a problem! Because to fly an F16 jet, it takes years of training, experience gained through flying smaller planes, it just doesn’t happen over night. The same with the £300.000.000. KEY TAKEAWAYS I just want to know a bit about your past, Rob, how it all started, you can go as deep as you want? OK. I will do the short version. When I was very young my Dad had pubs, bar, clubs, restaurants. The most quintessential entrepreneur ever, big was the cash in his pocket. I just wanted to be my Dad. I had a pretty good upbringing, I haven’t got that excuse. I also got pretty good grades at school, from sort of eighteen to twenty-five I got stack in the education system. I went to uni, where I did architecture, but did nothing with it. Literally, the next day I went to my Dad's pub and then I found myself £40k/£50k in debt. After uni and getting a car loan for a car, spending to much money on credit cards I found myself over thousands of pounds in debt. Then my Dad had a nervous breakdown in his pub, suffered of severe depression and bipolar personality, got sectioned and we didn’t see him for a good while. What I normally ask at this point, as it’s a mentoring show, is there any mentors you’d like to shout out, a particular one that’s influenced your life and helped you along the way Rob? I’ve learned from John De Martini, over the years he has really helped me, he’s taught me about balanced forces, upsides and downsides. Secondly, my business partner, Mark, in many ways he’s a business partner and in many ways he’s a mentor, he taught me about managing my money properly and being more grounded and detailed and focussed. What do you say to our listeners, should they start a business or go to university Rob? I am very clear on this, it’s an easy answer. If you want to be a doctor, a dentist, a lawyer or a pilot, you should absolutely go and do the degree and the post-grad on that subject. If you want to be an entrepreneur, you want to run your own business, if you want to be your own boss, then I don’t think you need the best way to go. I think podcasts, doing courses, listening to your business mentor podcast, investing in courses, in education, getting mentors. Getting out there and doing it, making mistakes on the job. So, you’ve taken it into Property Business, which you’ve done really well, you’ve got over 800 properties. You then quit that journey to then write books, and then set up a training business. How did that come about, Rob? Some people say, “When you’re digging for gold, some people are digging for gold and other are selling the shovels.” I like to dig for gold, and sell the shovels. If I have dug for gold, and found some gold in property, I have done alright for myself. I can also grow my brand, my business and my profits by writing books, doing podcasts and running courses, I dig for the gold and I sell the shovels. Once you’ve learnt something you want to teach it. We are hardwired to pass on our knowledge. For start-ups now, an entrepreneur coming in, is there a bit of advice you could give them, Rob? It’s equal first on biggest mistakes. One bad thing to do is to listen to conventional wisdom and common sense because conventional wisdom will give you conventional results and most common sense isn’t common and it isn’t sense. So the world will tell you, learn from your mistakes. I think it’s better to learn from someone else’s mistakes. It’s cheaper! It’s also less of an emotional rollercoaster. So Rob, if there were two books that you’d recommend apart from your own to somebody to read, which two books would they be? I get asked this question a lot. Books are like time stamps on your life and they can have different importance at different stages of your life. I’d say Arnold Schwarzenegger’s autobiography Total Recall. What I love with what Arnold’s done is that he’s self made, not that I have anything against people who’ve inherited wealth and made it because that's just as hard by the way. I like that he’s self made and in different disciplines. Apart from your career as an entrepreneur, are there any skills that you’d recommend people to do? Leverage. Because nobody, especially me, is good at everything. In fact, the better you are at one thing, the worse you’ll be at everything else. If you think of a genius you know, they’re probably so focussed on being good at that, they’re probably not that good at other things. The people who grow amazing careers in business, sport, whatever, they focus on what they’re great at and they leverage everything else. If you watch any sports people, and you think, “Well they’re not leveraging, so they do it themselves.” Tiger Woods had about four golf coaches, he’d have a putting coach, a chipping coach, an iron coach, a psychology coach, a fitness coach, dozens of coaches. He’s leveraging. BEST MOMENTS Tell me what mentoring means to you, Rob? How it’s helped you? Number one is; if you’re struggling to go to the next level, you’re trying to solve going to the next level, where you’ve never been before. There’s no proof, you don’t know how to do it. Someone has already been there, done it and solved it. Number two is that they’ve got a fresh and different approach. Number three is accountability. When you give something away to charity you forget about it and the goodness comes back to you. What would you like to be remembered for, Rob? OK so I’d just like to be remembered that I got in peoples’ face, interrupted the habits in their life that they weren’t happy with and I helped them create a better life. I went to Property networking event and I’ve met my business partner Mark Homer. Mark got me a job with his boss in a property company, totally responsible we were sorting out the sourcing properties. We went out viewing thirty properties a week, we were flying around the world doing deals from developers, we saw the good, the bad, the ugly, we saw it all. It was such a great education, also as it turns out my business partner had some money. He never told me and we started buying properties with his money and our families money. We got from 0 to 20 properties in 2006, then 20 to 50 in 2007 and then 50 to about a 100 in 2008. In 2008 I wrote my first book, “Property Investing Secrets”, that opened another world of property training books, podcasts and everything else. I’ve spend twenty-five years wanting to be a millionaire and doing absolutely nothing about it. Then twenty- six to thirty-one, just after five years I became a millionaire and yeah, it’s been a crazy ride. What would you say was your biggest mistake, Rob? One of my biggest mistakes was not taking opportunities earlier enough when they arose, so I had probably seven years’ worth of chance to get into property, from eighteen to twenty-five. own. You can’t regret the past, if you see it like that then you’re never going to be move forward. But if I’m going to be honest, I’ve had a lot of opportunities in my life. The breakages are part of what you fix. I can’t see them as mistakes, I can only see them as lessons. Make sure your CV is up to date, professionally laid out. This is why investing in yourself is so important, if you can’t do it then pay somebody on Fiverr or another website, $25-50 to get your CV formatted correctly. Also, learn how to interview. This might sound crazy, but the amount of people who I’ve interviewed who haven’t researched the company is crazy. Always quantify yourself, give evidence and show proof, i.e. your figures. Take a written reference too! What should an employer look for when recruiting Jay? High level attitude! I would take someone on who isn’t as good but is willing to stay until 6:30pm and make that extra phone call. When you advertise, make sure you get the right job description. Don’t advertise for peanuts either, look at the value this vacancy will bring to your business. Have you got any good routines in your life Jay? I get up at 5am, do half an hour on my bike or treadmill, then I’ll spend 20 minutes reading a book. I keep a notepad and when I’ve read 3-4 chapters I summarise my book. I do that then set my goals, spend time with my children and drop them off at school, then go to the office. Selling: Get past that first call, once you get past it and you keep doing it and doing it, you get better at anything, so do the best you can and have discipline. BEST MOMENTS Jay, what does Invest In You mean to yourself? I think it’s very important and very underrated. For me it means always improving yourself. I invest in books, education, mentors… This year I’ve invested in my podcast, networking and I’m constantly reading! Spending money is really important if you’ve got it because it really commits you to your programme. Tell us about your property business Jay? My property business started in 2007, with the profits from the recruitment I was buying single lets. Then I moved on to investing in HMOs in 2013. I used to place a lot of my contractors who worked for my agency in there and when they left I went to the professional market. My next venture will be commercial. My goal now is to buy blocks of apartments. I went to university and graduated with a degree in Business Studies, but new nothing about business, it was more about computers! Nothing about cash-flow, profit and loss. After working at a corporate company for two years I realised the whole system took you away from actually selling and making money. Put yourself out there and the opportunities will come. Do everything to the best of your ability, set yourself up routines and always ask questions. Jay, what’s the coolest office you’ve had so far? The best office I had was on Singapore Airlines. I’d never flown business class before. They give you a pen and paper, ask you if you’d like a drink. Working on that airline was my best location if that makes sense. Also, we had a hide in Mauritius for two weeks, top floor hotel apartment and on the balcony was a little desk. When you were working you could hear the waves. Jay on independent and personal growth: The top two tips I would give would be invest in sales and learn how to sell. Always ask the question! Re-negotiate your mobile phone bills, anything you’ve got, ask the question! If you can’t sell, get on the phone and ring your phone supplier and say look, I’ve been with you five years, can you negotiate on my contract? That’ll get you in the mind-set to sell, because that’s a soft sell. Do as much research as you can before setting your business up. Don’t go into it because it sounds good.
