We also discussed a pair of pavilions built for a convent in the countryside near Bled in northern Slovenia. The pavilions represent Plečnik's unique interpretations of the 'Primitive Hut' as an architectural form. I don't know where the Head of Research at JLL, the commercial property company, I does his shopping, but it cannot be anywhere that I go. If you've ever wondered what the definition of gaslighting is, you may well have heard it this morning. Chris Dibble —the Head of Research at JLL— was on the wireless claiming that we have a critical under-supply of retail space in this country, and that to keep pace with population and demand we need to come up with a quarter of a million square metres in the next five years. Shopping centres and large format retail are experiencing solid demand, he reckons, and he told Mike Hosking CBD's strip vacancy rates are the lowest in Australasia. “The way that we've attacked this research is looked at basically the ratio between how much retail space we currently have and the population at the moment as well. And so when you look at that ratio, which is around about 0.5 square metres per person across the country, then when you look at the population growth that New Zealand's going to go through over the next sort of five years, we can understand that to keep their ratio we just need more space. “And so we are seeing a bit of development across the country, which is positive. It will help to start, I guess, eat away at some of this growth forecast that was required in retail floor space. But yeah, there will need to be a lot of that around in Auckland. They've got around about a third of all the retail supply across the country so from that perspective, it is a significant amount that will probably happen in Auckland.” I was listening to this, and I was thinking why don't we use the retail space that's vacant right now before we build anymore? The way he was talking it was that demand is such that you've got queues of retailers hammering on the doors of existing retailers, begging to take over the space, and that is simply not what I am seeing. I would love to know what your main street looks like? I know JLL is a commercial property leasing company, you have to talk up your business, but there's talking up and then there's downright delusional. If you have ventured into your local mall, how many sites are boarded up or being used as displays for the stores that remain or have these poor people sitting there gazing at you as you walk past, willing you to come into their store? They'd be lucky if they have four or five customers in a day. I've never seen it so bad. It's not just my anecdotal experience either. I thought it might have been, but according to OneRoof, New Zealand's commercial property market in 2024 has been one of the toughest in two decades. High interest rates, remote working online shopping leading to higher vacancy rates and soft rental growth. Bayley's commercial and capital figures show commercial property sales plummeted since 2021 in both volume and value, and we're sitting back where the market was in 2001 and 2002. Westpac said in early December the market had fallen around 10% since its peak in 2021. The value of sales dropped below $6 billion over the 12 months to June 2024, the lowest in more than a decade. So who's right? How can we possibly need up to a quarter of a million square metres of retail space in the next five years when so many shops are sitting empty? What are you seeing, because I am not seeing what Mr. JLL is seeing. The one thing I would agree with in the report is that along with the fact that we need three or four new 277's, is that Kiwis still value in-store experiences. And for those stores that remain, by crikey I do, I love a good in-store experience, and I get them. Where you've got people who've been in business for years who know their business, who know that there is online, so they upgrade their websites, they get with the programme. I was in Tauranga on Friday. There's a store called Wendy's there that's been there since 1984, and it's still doing a roaring trade. Great website, it was absolutely packed, knows its customers, and the staff were incredibly helpful. It's seen off recessions, it's seen off online shopping. If you know your stuff and you will have stores like that up and down the country, you stick with your knitting, you adapt with the times, you know what you're good at, you take on board what you need to grow with your customers, you'll be fine. And you cannot beat a good in-store experience, but bloody hell, it's tough out there. So how on Earth can we fill four or five massive new shopping complexes, which is what Chris Dibble was saying? Hints the foreign buyer ban could be lifted, but not yet. OneRoof reports rumours have been swirling with some agents telling them politicians had told them a decision to reverse the 2018 Labour policy was imminent. Act leader David Seymour and New Zealand First MP Andy Foster were mentioned, but both deny any confirmed changes. Deputy Prime Minister Winston Peters told Mike Hosking it will not be in tomorrow's budget, but it won't be too long before there's an announcement. When it comes to the man who interrupted a rail announcement, Peters doesn't care if he loses his job. He and Chris Bishop faced multiple hecklers at Wellington's train station yesterday while unveiling Government funding of rail. The end of the media stand-up was derailed by an employee from the environmental and engineering consultancy Tonkin and Taylor. The man was reportedly wearing a company lanyard at the time. Peters told Mike Hosking it's now an employment matter. He says the behaviour is disgraceful, and he won't put up with it inside or outside of Parliament. OneRoof had a story over the weekend about an apartment in Auckland that is for sale for $17 million. It was for sale for $16 million, so they have put the price up despite the fact it has been for sale for several years. They are looking to the international market where $17 million is not a lot of money. The article also featured information about a Knight Frank Wealth report that ranked the priorities of those with money and real estate investment was right up there, as well as, for the super wealthy, the ability to have a super yacht park featured highly as well. The point being, in Auckland your $17 million penthouse can be a few hundred metres away from your super yacht. Yet, in this country foreigners can't do that because they aren't allowed to buy a house. What they are allowed to do is get a golden visa and the new rules have proved popular. There is good inquiry. For $5-10 million you invest in a business, you employ, you grow, you help us out and, yet, you still can't buy a house. The fact the apartment has been on the market for years clearly shows no locals want it, or can afford it. So the fear, as proffered by some, that foreigners take houses off New Zealanders at this level clearly isn't true. The Government, or parts of it, want to fix this anomaly and yet they can't, or don't, because NZ First refuses. Rumours a while back suggested a compromise had been reached. National had an election policy of $2 million as a protection on lower priced houses. The rumour was a figure of $5-6 million had been reached with NZ First but it never came to fruition. So in Budget week, when yet again the dire state of our finances is laid bare and a commentary around growth will be pushed hard, one of the answers of the wealthy having money to invest, has not been fully enacted because one part in this Government is xenophobic. This battle to regain our economic mojo is hard enough as it is without ankle-tapping ourselves by refusing to enact blatantly obvious ideas. The good people at OneRoof were hinting at it the other day. They were reacting to what I know to be a bit of a buzz within the real estate community that the Government are going to move on foreign buyers this year. I talk to a lot of agents. They range from telling me it's on, to those who hope it's on, to those who want it to be on but aren't holding their breath. Currently you can buy a house if you are Australian or Singaporean. Apart from that there are hoops and hurdles for some foreigners, but mainly you are blocked. This of course is nonsense and National had a very elegant solution that carved out houses under $2m, which is the vast majority of sales, so the American who wanted to open a company and invest in jobs and expansion could also fork out $9m for a lovely place at Lake Hayes. Winston was having none of that, so we are stuck. The hope is Winston can be moved. The rumour grows that Winston might be about to be moved. I hope so. The latest word is $5m. If you have $5m or above anyone is welcome. What we have to fear from that I have no idea. What we know for sure is we are desperately short of money. We have a pile of work that needs doing and we need all the help we can get. In my area right now are a handful of $10m+ houses that have been on the market for over a year. They haven't sold because no one here has that money for a house and those who do already have houses. If you open the foreign investment door they would be snapped up. We either want to do business or we don't. We are either open to the world or we aren't. The irony for me is Winston Peters of all people in his role as Foreign Minister seems to get that, as much if not more than anyone else and yet on housing he remains the xenophobic old relic he played so well 20 years ago.
