Mark Novak didn't plan on launching his own real estate agency—necessity forced his hand after being fired over a property dispute with his boss. Within just two weeks, a 23-year-old Mark had gathered partners and established what would become Novak Properties. That was 2002, and now, 23 years later, the Northern Beaches agency stands as proof that sometimes the most unexpected beginnings yield the most remarkable journeys. What makes Novak Properties distinctive? For starters, their decision to remain independent when franchises dominated the landscape gave them the freedom to develop their own systems and unorthodox marketing approaches. Mark recounts how they once created a provocative window display welcoming "hookers to the strip" when LJ Hooker moved to their street—marketing that would never fly under franchise constraints. More significantly, they pioneered a team-selling approach where every agent can sell every listing, splitting commissions between listing and selling agents to prioritize client outcomes over territorial battles.Mark attributes much of his success to "biting off more than you can chew" through honest, substantial commitments early in life. These pressures created a focus that propelled both personal and business growth. Even after three decades in real estate, he still considers himself to be "practicing," embodying the philosophy that "gradual improvement is better than delayed perfection." Rather than expanding to multiple offices, Mark remains committed to incremental improvements and developing his team at their single location. His story demonstrates that sometimes our greatest setbacks—like being unexpectedly fired—can launch us toward success we never imagined possible. What unexpected challenge might become your greatest opportunity?

EPISODE IN BRIEF Today, Nick speaks with special guest, Dru Morgan from Morgan Business Sales. As a specialist business broker, Dru has helped thousands of business owners prepare their businesses for sale. Over 25 years, he has created systems to help scale operations and developed exit strategies so business owners can realise their hard-earned and long-awaited freedoms. Today's episode of Coaching Conversations is a clever dive into the professional trajectory of a man who went from real estate to business sales – and what he has learned now that he is at the top of his game… Time Code/Show Notes 0.26 Intro: Business coach expert Nick Psaila introduces special guest, Dru Morgan. 4.05 From an early start with LJ Hooker, Dru speaks of observing how different companies scale. Who did it well - and why some didn't. If your focus is on money, forget it. It's about growing a team based on values and ethics. 9.20 The biggest mistake that owners can make is not taking themselves out of the business; you need to shift mindset to trust and foster faith in your team. 12.30 Give responsibility to others, observe their skill sets, grow their individual power – help them run your company better than you do. 13.54 Dru considers the main reason managers fail, is their inability to step outside the business and analyse their team. You'll never identify challenges unless you step away from your business and look in. How else will you pinpoint strengths and weaknesses? Make time to look at your people daily, from outside the business. Make them feel valued, help them become successful. 16.15 Australian business owners tend to work harder not smarter. They tend to feel that no one can run their business like they do – and that's untenable. Particularly when it comes time to sell. 19.03 Saleability of a business; a business is worth a lot less if the owner has a LOT to do with it. 22.47 Dru talks about the process of doing a typical appraisal and valuation on a business. It's an in-depth look at how he pulls in the information and gathers a list of potential buyers across the country. 28.24 His number one goal is to be selective and put your business in the hands of the right people. Dru says a savvy younger generation are buying businesses and setting them up to sell from the outset! 30.30 Are you building something that you can move on from with ease and do so profitably? It doesn't have to be for retirement. It could be a sudden health issue. Personal change like a divorce. If you can set it up so you are not personally critical to the business, it can be sold at ANY time! 32.00 You should be at a point where you can sell at any time. 32.50 Work on your own mindset by allocating at least an hour to yourself – go surfing, walking, and make sure you're eating. Go to work knowing you've given yourself valuable time and now you can give your best to the business. 37.00 If you'd like to reach out and find out how you can ‘remove' yourself from the business to improve it, email ask@upcoach.com.au for more information on today's podcast. EPISODE SUMMARY There's a lot to take away when considering your exit strategy; namely the ability to extricate yourself from the everyday and trust good staff to run your business for you. Remember; your business is worth a lot less if you have a huge hand in how it's run. There's little saleability if you are the lynchpin to all the good that goes on! Shift your mindset so you can build your business by building your people. Show them that they are valuable, and they will reward you. You can step away to constantly re-evaluate and grow your brand. A win-win for everyone!

So this week we commence with Part 1 of a 2 part interview with Deniz Yusuf, a proven industry professional who has achieved great things himself and is now an inspirational property management trainer and coach through his Inspired Growth Training and BDM Coaching programs. Deniz is an internationally recognised consultant who now coaches, trains, mentors and presents to property managers and agents across Australia, New Zealand and the United States. And unlike many “experts” with a long academic pedigree, Deniz earned his stripes on the ground - his property management expertise was gained over years getting his hands dirty in the trenches of rental properties where he successfully listed 925 new property managements from an astonishing 1077 presentations in under four years, which is a staggering 86% strike rate, based on his advanced skills and unique approach. Deniz now strives at assessing property management teams and finding the ‘blockage' in an office that may be stopping them from achieving their goals. After it's fixed, it's then about continued consulting and mentoring so they can become the best in their field. The impressive line-up of clients that Deniz has consulted with and presented to include the largest conferences in Australasia, including realestate.com.au, The McGrath Group, First National, LJ Hooker, Harcourts, the Real Estate Institutes of Victoria, Queensland, South Australia and Western Australia, as well as keynote presentations to leading property management forums in the United States and many more. Deniz and his partners in crime, train well over 200 real estate offices globally through their Inspired Growth Training Inner Circle Membership platform. His focus is now helping property management offices to grow their businesses by creating superior client experiences, and mentoring property managers to become market leaders in their area. As you can hear, Deniz has a wealth of expertise and a proven track record in the challenging world of property management. So in part 1 of our great discussion today, you'll get to enjoy Deniz's journey that has led him to become Australia's pre-eminent property management trainer, including: How his early days as a fruito and vacuum cleaner salesmen along with his love of music has shaped his unique property management approach, so listen out for what he means when he says there are no emails in fruit. He unpacks his astonishing ability to break records listing rentals and how he did it. And he takes us through the trials and tribulations of his own property investment journey, including renovations, commercial property, SMSFs which you'll gain a heap of lessons from. He also shares his best and worst investments and biggest mistakes along the way. Enjoy part 1, and stay tuned for part 2. Welcome to Episode 94 of our podcast, Courageous Conversations, hosted by Leanne Pilkington. In this episode, our guest is Kylie Maxwell, a successful agency owner, a real estate business coach, consultant and a trainer at Real+ Training and Consultancy. When successful agency owners Kylie Maxwell and her husband Jason sold their business in Queanbeyan, New South Wales last year, many in the industry were surprised. After all, here was a couple at the top of their game, with a highly successful LJ Hooker office, an enviable market share and a renowned reputation in the industry. But as Kylie explains, it was an opportunity too good to pass up and one they weren't sure would present itself again in a couple of years' time. It also provided the opportunity to explore other areas of the industry that Kylie was passionate about. In this episode of Courageous Conversations with Leanne Pilkington, Kylie offers an insight into the thinking behind the sale, how it was a proposal that came out of the blue, and why they were fortunate to have a business that was sale-ready, despite no intentions to sell. She explains the role good processes and procedures play when it comes to property management, why every agency owner should audit their business annually, and why the systems they had in place allowed them to seize the unexpected opportunity. Kylie also reflects on a 30-year career in the industry, including a brush with burnout that many will relate to. She discusses the challenge of being a leader and a people pleaser, and the changes she made to her leadership style in order to better manage her time, her energy, and the work/life balance. In a podcast that's part business best-practice, part property management masterclass, and part lessons in leadership, Kylie offers a wealth of tips, some stellar advice based on experience and a truly personal insight into why she is rightly regarded as one of the best real estate practitioners in the industry. “If you have a business and it is in your five-year plan to sell your rent roll, don't wait until you're tired of it and you've run it into the ground. Do it while you're still actively working in it, and you're vibrant and it's got a good reputation and you've got a good asset to sell,” Kylie Maxwell Don't forget to subscribe to the podcast via Apple Podcasts, Stitcher, Spotify or Google Podcasts.

Many real estate agents feel frustrated because they have to deal with rejection on a daily basis. Is there a way to attract clients instead of chasing them? How can we establish ourselves as authorities in our industry? What is the biggest leverage we have when it comes to negotiations? In this episode, Glenn Twiddle shares how we can become the face of real estate in our local community. "You want to not only differentiate yourself, but to also be positioned as a leading authority in your business." -Glenn Twiddle Takeaways + Tactics Inbound marketing saves time and energy. The biggest leverage we have is our reputation. The first luxury client is the gateway to bigger earnings. When it comes to establishing ourselves as experts, authorship is another effective way to do this. When we have our name on a book, we come off as more professional and knowledgeable. Our book doesn’t have to be a classic to make a good impression, but it has to contain good information so people who read it will find it helpful. Another way we can stand out is by having a professional photo shoot where we show off our personality. These methods can make a big difference in helping us to differentiate ourselves and build a reputation. Guest Bio- Glenn’s history includes being a Real Estate Agent, Sales Manager, Sales Trainer, Real Estate Principal and Business owner, and Clinical Hypnotherapist. He started as a Salesperson and quickly became a number 1 salesperson in the competitive inner city Brisbane apartment market.
