It would be a rookie error to not start today's podcast by talking about the superstar Minjee Lee's fantastic win in Texas, surely a hall of fame position is a lock (down the track), what a gun. That said it wasn't all smooth sailing, some bogies early in the last round, but a great recovery, and Jeeno Thitikul on the hunt right behind her. Scores were quite high, due to weather and the course, but the play was slower than ideal.Nick has been watching Minjee's putting, and says it was insane how good she was. I don't know where the Head of Research at JLL, the commercial property company, I does his shopping, but it cannot be anywhere that I go. If you've ever wondered what the definition of gaslighting is, you may well have heard it this morning. Chris Dibble —the Head of Research at JLL— was on the wireless claiming that we have a critical under-supply of retail space in this country, and that to keep pace with population and demand we need to come up with a quarter of a million square metres in the next five years. Shopping centres and large format retail are experiencing solid demand, he reckons, and he told Mike Hosking CBD's strip vacancy rates are the lowest in Australasia. “The way that we've attacked this research is looked at basically the ratio between how much retail space we currently have and the population at the moment as well. And so when you look at that ratio, which is around about 0.5 square metres per person across the country, then when you look at the population growth that New Zealand's going to go through over the next sort of five years, we can understand that to keep their ratio we just need more space. “And so we are seeing a bit of development across the country, which is positive. It will help to start, I guess, eat away at some of this growth forecast that was required in retail floor space. But yeah, there will need to be a lot of that around in Auckland. They've got around about a third of all the retail supply across the country so from that perspective, it is a significant amount that will probably happen in Auckland.” I was listening to this, and I was thinking why don't we use the retail space that's vacant right now before we build anymore? The way he was talking it was that demand is such that you've got queues of retailers hammering on the doors of existing retailers, begging to take over the space, and that is simply not what I am seeing. I would love to know what your main street looks like? I know JLL is a commercial property leasing company, you have to talk up your business, but there's talking up and then there's downright delusional. If you have ventured into your local mall, how many sites are boarded up or being used as displays for the stores that remain or have these poor people sitting there gazing at you as you walk past, willing you to come into their store? They'd be lucky if they have four or five customers in a day. I've never seen it so bad. It's not just my anecdotal experience either. I thought it might have been, but according to OneRoof, New Zealand's commercial property market in 2024 has been one of the toughest in two decades. High interest rates, remote working online shopping leading to higher vacancy rates and soft rental growth. Bayley's commercial and capital figures show commercial property sales plummeted since 2021 in both volume and value, and we're sitting back where the market was in 2001 and 2002. Westpac said in early December the market had fallen around 10% since its peak in 2021. The value of sales dropped below $6 billion over the 12 months to June 2024, the lowest in more than a decade. So who's right? How can we possibly need up to a quarter of a million square metres of retail space in the next five years when so many shops are sitting empty? What are you seeing, because I am not seeing what Mr. JLL is seeing. The one thing I would agree with in the report is that along with the fact that we need three or four new 277's, is that Kiwis still value in-store experiences. And for those stores that remain, by crikey I do, I love a good in-store experience, and I get them. Where you've got people who've been in business for years who know their business, who know that there is online, so they upgrade their websites, they get with the programme. I was in Tauranga on Friday. There's a store called Wendy's there that's been there since 1984, and it's still doing a roaring trade. Great website, it was absolutely packed, knows its customers, and the staff were incredibly helpful. It's seen off recessions, it's seen off online shopping. If you know your stuff and you will have stores like that up and down the country, you stick with your knitting, you adapt with the times, you know what you're good at, you take on board what you need to grow with your customers, you'll be fine. And you cannot beat a good in-store experience, but bloody hell, it's tough out there. So how on Earth can we fill four or five massive new shopping complexes, which is what Chris Dibble was saying? Elder Homer was sustained as a General Authority Seventy on March 31, 2018. At the time of his call, he had been serving as a member of the Third Quorum of the Seventy in the Europe Area. He previously served as a member of the Sixth Quorum of the Seventy in the North America Northeast Area from 2013 to 2014. Elder Homer currently serves as a member of the Seventy with assignments at Church headquarters in Salt Lake City. He has served in a number of Church callings, including full-time missionary in the China Hong Kong Mission, bishop, stake president, and regional welfare chairman. Elder Homer received a bachelor of science degree in economics from the University of Utah in 1985. In 1987 he received a master's degree in business administration from the University of Pennsylvania. For 31 years he worked at General Mills, Inc., including assignments in the United States, Latin America, Australasia, Canada, and Europe. When he retired, he was CEO of Cereal Partners Worldwide, a global joint venture between General Mills and Nestlé S.A. David Paul Homer was born in Salt Lake City, Utah, on April 25, 1961.

After having spoken to us about the importance of being filled with wonder at the love and mercy of God revealed to us in Christ and desiring him above all things, Saint Isaac immediately stresses that what is born from the heart must be real and concrete. It is one thing for us to use beautiful words to speak about Christ and the faith. It is another to embody the love and compassion of Christ so vitally that our actions and words transmit virtue to others. In other words, for our actions to be life-giving, they must be rooted in the experience of the living God. Otherwise, our wisdom becomes a “deposit of disgrace”. Whereas righteous activity born of the love of Christ and the experience of his mercy becomes a “treasury of hope”. How do we engage the world around us and those in it except by embodying He who is reality, love and truth. Our temporal life passes so quickly and Isaac tells us that if we love it then our way of life is defiled or we have been deprived of knowledge. He writes: “the fear of death distresses a man with a guilty conscience, but the man with a good witness within himself longs for death as for life.“ If Christ is the center of our life then we will have no fear or anxiety. The only thing that we take out of this world is our vice or virtue. Everything passes away like a dream disappearing in the morning. All that we have received is pure gift; coming to us through baptism and faith where we are called by the Lord - called by name - to enter into his life and to love as he loved. Indeed it is an interesting thing that Isaac begins his Ascetical Homilies by emphasizing wonder, desire, urgent longing and God‘s desire for us as well how freely He has given us everything that is good. Isaac set us upon a path that helps us keep our focus upon God and God alone. All of our spiritual disciplines must serve to help us love and give ourselves in love or they are hollow. Likewise, all that we receive must be responded to with gratitude. There is only one thing that keeps us from experiencing the richness of God's grace and mercy. Andrew McBride is the CEO of Integrity Bridge LLC, a consulting practice offering strategic & operational compliance support for companies. Andrew has over 25 years of compliance experience, at an international law firm and several multinational companies in the Americas, Europe and Australasia. In his most recent role as Chief Risk & Compliance Officer at Albemarle Corporation, he built a new ethics and compliance program, and recruited a new team, against the backdrop of an FCPA investigation. The investigation was resolved by way of a Non-Prosecution Agreement with the U.S. Department of Justice and Cease & Desist Order with the U.S. Securities and Exchange Commission. As part of the resolution, Albemarle secured a 45% reduction in penalty due to its co-operation with the investigation and the compliance program that was built, the largest FCPA % penalty reduction to date. In recognition of these efforts Albemarle was awarded Compliance Program of the Year by Compliance Week in May 2024. In parallel to the FCPA investigation and business ethics efforts, Andrew played a key role supporting Albemarle's commitment to sustainability including UN Global Compact membership, management of the company's human rights framework and support for the company's successful efforts to achieve certification against the Initiative of Responsible Mining Assurance (IRMA)'s Mining Standard. Prior to Albemarle, Andrew was Associate General Counsel Compliance at BHP, Senior Antitrust Counsel at BP and Managing Associate at Linklaters. I'm pretty hot on how things sound, so I ask. This starts a conversation about spectrum analysers when Allen mentions that he's using an audio spectrum analyser, a piece of software running on his computer. The software has a copyright from 1999 and based on the documentation I saw, has lots of excellent functionality. I might even be able to run it on a Linux machine using WINE, but that's an adventure for another day. Randall VK6WR points out that I could use the spectrum display on Audacity. This is a much more current piece of software, but it's not intended for real-time use, it's what I use to edit the audio after recording my podcast. Not even sure if the spectrum display can show during recording, I've never tried. In the past I've used SoX, the Swiss Army knife of sound processing to create sonograms, but that too isn't real-time. Then it hits me. I have a real-time tool. I've been playing with it for weeks. GNU Radio. Surely it has a spectrum display, and indeed it does, several. So, I already have a tool, purpose built for processing signals, that can do all the things I'm looking for and some I've not yet imagined. Before I proceed, I'll remind you that we're in the middle of the Bald Yak project, so named because by the time we're done there won't be much hair left, if any. In case you're unfamiliar, the Bald Yak project aims to create a modular, bidirectional and distributed signal processing and control system that leverages GNU Radio. So, boldly clicking about, I set on the notion of making a block called "fosphor" work. Depending on which description you use, it's an Open Source, GPU-accelerated FFT and Waterfall display tool. What that means is that it uses a graphics processor to do the heavy lifting and has the ability to show signal levels across frequencies and on a waterfall display. Apparently it's a block for RTSA-like spectrum visualisation. I'm fairly sure that doesn't mean Railway Technical Society of Australasia or has any relationship with Reverse Total Shoulder Arthroplasty or the Road Transport and Safety Agency of Zambia. I'll admit that I didn't see the GPU part of that description until several days later. Had I seen it at the time, I would likely have carefully backed away and shelved the idea, but that's all water under the bridge. To cut to the chase, I have yet to make this show a single pixel. I smelled trouble for the first time when I discovered a post asking if anyone had gotten this to work on a current release of Debian. I came across a lovely post by what appears to be the author helping some hapless user, and I'll confess that's the camp I'm currently in, to make it work. I have no doubt that I can make it work, but that's going to take some effort. Now, at this point you might ask me why I wasted your time with this tale of woe? Well, the answer is simple. This is what "Yak Shaving" looks like. You solve a thousand little problems, one at a time, and if you manage to keep track of what you're doing and why, you can get stuff done. This applies here, but it also applies in your life, in radio, in antenna building, in making a contact, in participating in a contest, in activating a park. Each activity reveals myriad issues that you'll each need to resolve. The more practice you have at this, the better you'll get. I will point out that for me it's not without stress. When I go though intractable problems I'm often as grumpy as a bear with a sore tooth whilst my brain is running like a hamster in a wheel generating kilowatts of power. This too shall pass.
