The property markets in the UK and Ireland are undergoing significant shifts driven by changing tax policies. In the UK, the alignment of Capital Gains Tax (CGT) for shares and property, higher stamp duty for buy-to-let investments, and adjustments to inheritance tax on agricultural land are reshaping investor strategies. Meanwhile, increased tenant-focused legislation and a shift in landlord demographics are influencing rental and property dynamics in Ireland. These changes present challenges and opportunities for investors, builders, and property buyers, and understanding these market trends is essential for making informed investment decisions in 2025 and beyond. In this episode of the Solid Foundation's Property Podcast, Pauric and Lisa discuss these key legislations in depth, exploring the risks and opportunities that each has. How To Capitalize on Opportunities and Stay Competitive In Property Investing Property investing has always been a cornerstone of wealth-building, but today's market presents unique challenges and opportunities. With the rapid pace of population growth in Ireland and the UK, demand for housing is skyrocketing, creating both pressure on existing infrastructure and potential for savvy investors to capitalize on the need for new developments. However, raising finance for property deals remains a critical hurdle, especially as many landlords exit the market due to dwindling incentives and rising costs. Understanding how to navigate the market is essential to staying competitive in this ever-evolving landscape. In this episode of the Solid Foundation's Property Podcast, Pauric and Lisa discuss how to raise finances, develop a winning strategy, shift our money mindset, and address the housing crisis. They also explore current market challenges and share valuable tools to help you maximize returns, capitalize on opportunities, and stay competitive by positioning yourself to win.  Tune in! There are also people with more time than money who are happy to do the leg work. If you are trying to go out there with a win-lose strategy, you are not going to get too far. Entrepreneurs are the ones who see the opportunities and take action to solve people's problems; the opportunities are in solving people's problems. Don't worry about what people think of you. Network and ask as many questions as you can; their opinions will only last a few minutes.   Stay Connected Pauric Hilferty LinkedIn: https://www.linkedin.com/in/paurichilferty/ Instagram: https://www.instagram.com/paurichil/ Facebook: https://web.facebook.com/pauric.hilferty/ Linktr. ee: https://linktr.ee/paurichilferty Lisa O'Reilly Website: https://lorpropertysolutions.ie/ LinkedIn: https://www.linkedin.com/in/lisa-oreilly/ Facebook: https://web.facebook.com/Lisaoreilly20

Investing 101: Tips From Over 30 Years of Experience in Real Estate || Garrett Peers  Investing in real estate can be very rewarding, especially when done out of passion. Garrett Peers has been in the real estate game for over 30 years, and he joins Pauric and Lisa in this episode of the Solid Foundation Podcast to share more about his secret tips to success. Through real estate, Garrett found a way to express his creativity by buying run-down buildings and adding value to them, bringing life to once a lifeless property.   Garrett shares that one of the secret cards to his success is having the right team of contractors, engineers, a legal team, and surveyors. Though finding the right people takes time, mentorship can come in handy.  No matter your experience level, having a mentor, such as a property investment coach, is crucial. They can guide you through the complex aspects of real estate investing and help you avoid common pitfalls. Additionally, it is important to experiment with different investment strategies, especially less popular ones, and learn through experience. Making mistakes is part of learning and helps you become a better investor. Garrett also emphasizes that success in real estate is not just about who you know but who knows you. Your success depends on the places you go, the rooms you enter, and the people you meet. Building a solid network is essential because, in real estate, your network truly is your net worth. Tune in! Hi Guys and welcome to episode 16 of the Bread Winners Podcast  I'm your host  Pauric Hilferty.  This business podcats  looks into the lives of current entrepreneurs and business owners on how they have navigated their way to being the best they can be and what makes them tick.  This week on the programme I'm joined by John Mc Keown from Loving Oxygen.  John's unique story delves into his business journey over the last number of years and a new  business as a certified Wim Hof Instructor.  Teaching people techniques to boost their immune system and learn how to handle stress and anxiety. John teaches his methods through workshops around Ireland and abroad. In 2010 John's wife, Jackie, was diagnosed with bowel cancer and went to Germany for treatment. The treatment consisted of Ozone therapy and Hyperthermia both of which were carried out over there. It wasn't an easy road but thankfully in 2013 she had the tumour removed and has been healthy since.   He has spent the last number of years researching how to keep his wife Jackie, himself and his family healthy and John believe's that reducing stress and getting oxygen to the cells goes a long way in doing this. This is a combination of Attitude, Breathwork, Cold Therapy, Clean Diet, Exercise, Earthing, Environment and Faith.   In 2015 I watched the Vice documentary on Wim Hof and was fascinated. John signed up for the 10 week online course and was hooked. The following year he visited Wim's home in Stroe for a weeks advanced training.  In 2017 John traveled to Poland training with Wim, Kasper, and Bart and to become a certified instructor. Since then he has been lucky enough to teach the method throughout Ireland. In 2020 John started training to become a Qi Gong Instructor.
