When should it vary, what is fair for the different scenarios? The standard for referral fees is 25% but tie-breaker Kate says it all depends on market to market and relation to relation. Tune in to get all the details.   Episode Highlights: Just because somebody wants to work with you doesn't mean that you have to work with them. You need to set your standards, says Jenn. It's important to have referral partners that you can refer  business to and there are opportunities to also make money. Referrals depend on the situation. You can ask for a higher referral if it's a listing and it depends on how involved you are going to be. Monica says that referral and client relationships also depend on what kind of market you are in.  If you remember the days where the buyers were coming back, and they had ten houses to choose from in one weekend, that was when agents were charging higher. Monica doesn't discuss a referral to another market because she will never benefit in the future. But if agents do it in the right way, they can cultivate multiple leads from referrals. Monica has separate out of town clients and she communicates with them separately. There is an education piece that goes with it as well. It would be really important to set a goal back in your home market and that has to be an intentional stream of income, says Monica. She shares experiences and thoughtful insights.   3 Key Points: In the present market scenario, you charge higher because the receiving agent is going to make a lot more money, says Monica. She designed the website so that you design your onesie online using the unique 3D Onesie builder, choosing from a selection of premium fabrics and add-ons.The sensory onesie was created by working with The National Autistic Society and helps children and adults alike feel calm and secure in a non-irritating onesie that they have designed themselves.In the first lockdown for Covid-19 in March 2020 Kate set up her Scrub Hub making PPE for the local front line workers. Kate was awarded an OBE in the 2021 Honours list for her services to Business and enterprise and for her efforts in setting up the Scrub Hub Ashington.

Before the 1900s, solving a murder was done using conjectural theories or flimsy psychological notions of what makes a killer a killer. That all changed with the development of forensic techniques employed at crime scenes, but few know the origin story of these now taken-for-granted methods of solving murders and other misdeeds. It all changed with the revolutionary contributions of Edward Oscar Heinrich who pioneered many of the forensic techniques used today. Today’s guest is Kate Dawson, author of the book American Sherlock, who gives Heinrich his due with an account of his work on some of the most perplexing and notorious cases of the first half of the twentieth century. The press at the time dubbed Edward Oscar Heinrich ‘America’s Sherlock Holmes’ thanks to his brilliance in the lab, his cool demeanor at crime scenes, and his expertise in the witness chair. He invented new forensic techniques. A CSI in the field and inside the lab before the acronym existed. And he was a nascent innovator of criminal profiling fifty years before the FBI’s Behavioral Science Unit invented its methodology.Never a member of a police force, Heinrich was brought in to consult on many high profile cases, including the legendary rape and manslaughter trial of movie comedian Roscoe “Fatty” Arbuckle (a case the prosecution ultimately lost when the jury neglected to accept Heinrich’s finger print evidence). Bloodstain pattern analysis, ballistics, the use of UV rays to detect blood, hair and fiber evidence, handwriting analysis—all were virtually unheard of methods that Heinrich employed to bring criminals to justice. Often the cutting-edge techniques that Heinrich engaged in the lab and brought to the courtroom as an expert witness would rile the authorities, even as they galvanized the public. Edward Oscar Heinrich quietly and unassumingly offered a revolutionary approach—the immutable proof that science and reason could provide to the thrilling, often messy world of crime solving.

Listeners of a sensitive disposition or those with agonising memories of accidentally watching the “romantic” scenes from a film in the company of their parents might want to listen to this week’s Be Grand on headphones as sex researcher and educator Kate Dawson braves the questions (and soon realises she has her work cut out). Kate’s research has focused on porn literacy and she joins Andy to talk about to what extent pornography is accepted in 21st Century Ireland as well as the need for people to be more open with their partners when it comes to their sexual preferences.  Kate also gives advice on how parents can educate their children about sex in a world where porn is now ubiquitous.   There’s also discussion on how one becomes a sex researcher in the first place and just why has it taken the 2008 Leaving Cert Biology paper to teach Andy things he really should have known an awfully long time ago?

We also discussed his screenwriting, costume designing, and his groundbreaking research in the area of sexual addiction through his work as a Psychologist. From his website: "Dr. John L. Flynn is a three-time Hugo-nominated author, psychologist, and college dean. Born in Chicago, Illinois, he earned a Bachelor's and Master's Degree from the University of South Florida and a Ph.D. from Southern California University. He is a member of the Science Fiction Writers of America, and he has written sixteen books, many short stories, articles, reviews, and two screenplays. In 1977, he received the M. Carolyn Parker award for outstanding freelance writing, and has been a regular contributor and columnist to dozens of science fiction magazines, including Starlog, Not of This Earth, Sci-Fi Universe, Cinescape, Retrovision, Media History Digest, SFTV, SF Movieland, Monsterland, Enterprise, Nexxus, The Annapolis Review, and Collector's Corner.
