Yes, a highest and best use analysis is part of USPAP. So, that means each appraisal and report must have one. It is true, the archaic 1004 form limits this to a checkbox. That's really dumb! If the GSEs are so hot about one, why not give us some room on the form to put it in? Don't hold your breath, though! It ain't happening! So that means we have to roll it over to the addendum. There's nothing wrong with that, really. But it makes the appraisal report hard to read. But the GSEs blame us for that, not their damnable form. Go figure! Therefore, how do we do about credibly reporting highest and best use? USAP makes it clear there are five (5) components to it. Because of this, a credible H&BU analysis covers all five of them. How? Well, the first step to credibility is simple. Get rid of the boilerplate we appraisers use so constantly! Yes, boilerplate saves time! But our analyses of H&BU must be property specific! If the subject site were vacant, what are the ideal improvements to put on it? Don't know? Why?! That is part of what USPAP requires we tell the client! Where do we go to learn more about highest and best use? All of the major appraisal societies offer seminars on it. Don't know how to write a credible H&BU analysis? Don't understand how to tie H&BU and your value conclusion together? What to keep your state appraisal board out of your back pocket? There are consultants out there who will be glad to help! Kevin Eastman is a corporate speaker and an internationally-known basketball clinician who brings his knowledge and experience in sports to the business world. Please be aware that this change will break your current link with GC and require that you reset the schedules on your Lightspeed classes when you return from break. The advantage is that students will automatically added and removed from your Lightspeed classes each night once they are showing in your classes in IC. This will also mean that teachers can use Lightspeed Classroom without having to use Google Classroom. That’s all for this week folks. Have a great week and hang in there. Folks, Welcome back from Thanksgiving break! I hope everyone enjoyed their days off. My family had some unexpected downtime as we were all stricken with some sort of cold/cough/ache thing on Friday morning. Despite being ill, it was pretty nice to spend several days just laying around reading and watching the tube. I’m grateful that we had the time to be able to heal this way. I encourage you to avoid the desire to start a “Countdown to Winter Break” situation in your classroom. First, despite being ready for the break as teaching is exhausting, we don’t want to inadvertently send the message that school’s end is the best part of school. Also, we have many, many students who need the security and safety of school. These kids don’t necessarily look forward to break. Finally, if you’ve forgotten your new password, please consult with the school secretary first. School secretaries can reset passwords. Have a great week and happy holidays! I love this time of year, and I’m sure I drive my family nuts with my desire to start Christmasing too early. -------- Resetting Various Password View this tip in Google Docs: http://bit.ly/ncsdtip112519 In case the mandatory change to your Google password motivates you to adjust the security level of some of our other systems, these directions show how to change passwords in Google, Infinite Campus, and iVisions. Oddly, not a single one of these password change scenarios is very intuitive. If companies know security is important and password reveals are the easiest way into a system, why do they make changing a password so obtuse? We’ll file this under universal mysteries. With regard to last week’s update, I was asked several times if we were really in those snowman costumes. Sadly, no, but if I’d been asked, I would have definitely volunteered. Happy New Year! John had seen the handwriting on the wall early not just with the technology, but also with the advocacy and the unpleasant direction the industry was going. We are going to reflect on these notions and insights and use it to talk about the possible future in front of us as an industry. I am not renewing my membership with AUVSI for 2013 because I believe that AUVSI doesn't represent my interests and it's demonstrated this in an embarrassing and disastrous NAS integration legislative effort. Tow towing to your sponsors and large corporate donors may have kept your lights on short term but have essentially destroyed any credibility you hoped to have with average Americans (Picture a farmer in Iowa or a doctor in Rural Kentucky). LESSON LEARNED: Bottom Line: OVERALL THERE HAS BEEN A TRULY DISTURBING LACK OF IMAGINATION DISPLAYED BY THIS ASSOCIATION. Specifics: 1. When you encourage small business owners, entrepreneurs and inventors to "come on in! When I was 29-Years old I had everything that people told me I should want to have as an adult. I was: married, owned a home, 2 nice cars, Masters in Business degree and a high paying job. Nice people around me kept telling me how great I was doing. Then, during a breakfast with a work colleague at a Waffle House in Tuscaloosa, AL a bombshell hit me like a ton of bricks. The bombshell was these two things: 1) The job that I worked hard to get wasn't interesting to me at all, in-fact I didn't like it. 2) My work colleague was 65-years old and retiring. I was 29-years old and just starting. My BEST case was that if everything went tell that in 36-years I'd be able to retire like my friend across the booth from me. 36-years was longer than I had been alive, so basically to commit my life to something I didn't like sounded a lot like a death sentence. I had worked hard and done all the 'right' things and ended up in the wrong place. Learn how I reinvented myself and got onto a better path and how my experience may be able to help young people who are starting their careers avoid ending up in their own 'wrong place'.
