The Business Consortium Fund is a CDFI, or community development financial institution. Traditionally, many CDFIs, including Halpern's, have sought to serve underrepresented business owners who have struggled to get a traditional bank loan. In the current political climate, however, CDFIs are looking to reach a broader audience. In our conversation, Halpern talks about how CDFI lending differs from bank lending and what types of business should consider approaching a CDFI.

Jon Corkern serves as Executive Director of the National Association of Royalty Owners (NARO), bringing a unique combination of nonprofit management expertise and personal mineral ownership experience to the role. His path to NARO began not through an oil and gas industry background, but as a mineral rights owner who found himself overwhelmed by lease offers and complex paperwork related to his  mineral interests. Like many NARO members, Corkern initially had no idea how to evaluate whether offers were fair or what steps he should take to protect his interests. Through his connection with past NARO president David Smith, he discovered the organization and quickly recognized both its value and his potential to contribute. His background in managing nonprofit organizations, combined with his firsthand understanding of the challenges mineral owners face, made him an ideal fit for leading NARO's mission to educate and support royalty owners across the country. Under his leadership, NARO continues to expand its educational resources and member services while working to increase awareness of the organization among mineral owners who often struggle in isolation with complex industry decisions. For a limited time, new members can save $25 off an introductory membership.  More information can be found in the show notes at mineralrightspodcast.com.

Welcome back to another episode of the Best Kept Secret podcast show with your favorite DJ, Jon Lockley. Jon put a post up on his Facebook page recently asking what the people wanted to hear, got their suggestions, and spun the randomizer wheel. It must be fate, considering Jon resides in the "O-Town," as it landed on Florida Breaks. If you don't know what Florida Breaks are, then you might be too young or hate history. Either way, let's break it down for you.  Florida Breaks is funky but futuristic, and dirty but danceable. It was a staple in Florida club scenes, warehouse parties, and raves, especially from the late ‘90s to mid-2000s. Picture neon lights, palm trees, and sweaty dancefloors filled with breakdancing and bass-hungry ravers. The Lockstar has rummaged through his old vinyl, searched the internet far and wide, and found some of the absolute staple tracks from back in the day. Some of these tracks are 25-30 years old, but could still rock a dancefloor today. It includes tracks from some of the pioneers like Tony Faline, DJ Icey, Infiniti, Rick West, DJ Sharaz and more. Get ready for some Miami bass, some funky drummin', some scratchin', and melodic hooks that bring back that nostalgic feel. As always, if you like what you're hearing, like, comment and share. Enjoy the journey! Oh, there's one special bonus track at the end.Tracklist:1.       Jackal & Hyde-Freaks Come Out at Night(Night of the Living Bassheads Mix)2.       Infiniti-Running Away3.       Sugarwood-Break @ Dawn4.       DJ Volume & DJ Sharaz-Get Loose(DJ Sharaz Mix)5.       Tony Faline-Break Down6.       DJ Fixx-Don't Stop7.       DJ Fixx-Rock That Beat8.       The All Star Breakers-Break to the Bass9.       DJ Icey-Talk To ‘Em10.   Brad Smith-Let The Beat Hit “Em11.   Mike & Charlie-I Get Live(Dave London Mix)12.   Kosheen-Catch(Brad Smith Mix)13.   Paul Van Dyk-We Are Alive(DJ Icey's Arctic Bass Mix)14.   Electronic Love(Freestyle Project Mix)15.   West Coast Prost!-Beer Barrel Polka(Roll Out the Barrel)

For nearly five decades after the Second World War, the Iron Curtain divided Europe, forming the longest and most heavily guarded border on earth. No physical combat would take place along this frontier: the risk of nuclear annihilation was too high for that. Instead, the war was fought psychologically. It was a battle for hearts, minds, and intellects. Few understood this more clearly than George Minden, head of a covert intelligence operation known as the “CIA book program,” which aimed to undermine Soviet censorship and inspire revolt by offering different visions of thought and culture. From its Manhattan headquarters, Minden's “book club” secretly sent ten million banned titles into the East. Volumes were smuggled aboard trucks and yachts, dropped from balloons, hidden aboard trains, and stowed in travelers' luggage. Nowhere were the books welcomed more warmly than in Poland, where the texts would circulate covertly among circles of like-minded readers, quietly making the case against Soviet communism. Such was the demand for Minden's books that dissidents began to reproduce these works in the underground. By the late 1980s, illicit literature was so pervasive in Poland that censorship broke down: the Iron Curtain soon followed.Charlie English narrates this tale of Cold War spycraft, smuggling, and secret printing operations for the first time, highlighting the work of a handful of extraordinary people who fought for intellectual freedom—people like Mirosław Chojecki, who suffered beatings, imprisonment, and exile in pursuit of his clandestine mission. The CIA Book Club: The Best-Kept Secret of the Cold War (Random House, 2025) is a story about the power of the printed word as a means of resistance and liberation. As a businesswoman who is also totally blind, she has a unique insight into what it takes for regular, every-day businesses to tap into a market which they may not fully understand or readily think is available to them. With humor and straight talk tempered with patience, she shows organizations how to make the necessary adjustments, often with a lot less effort than they think, to be able to tap into this hidden buying market. One of Angela's more popular presentations is “The Best Kept Secret for Increasing your Bottom Line,” which is always an audience favorite due to her plain speech and straight-forward nature.Angela runs her speaking and consulting business from her home in Northern California, which she shares with her 18-year-old son, whose life seems to barely include her, her feisty kitten, who very clearly prefers her son and her loving dog of indeterminate breed who thinks she's God's gift to doggie-kind and cannot get enough of her company. When she's not working, she enjoys true crime, sports, and cooking the best tri-tip on God's planet low and slow on the barbecue. Connect with Angela Fowler!Website: https://reallifeaccess.com/LinkedIn: https://www.linkedin.com/in/angela-fowler-69540135/----- If you're struggling, consider therapy with our sponsor, BetterHelp.Visit https://betterhelp.com/candicesnyder for a 10% discount on your first month of therapy.*This is a paid promotionIf you are in the United States and in crisis or any other person may be in danger -Suicide & Crisis Lifeline Dial 988----- Connect with Candice Snyder!Website: https://www.podpage.com/passion-purpose-and-possibilities-1/Facebook: https://www.facebook.com/candicebsnyder?_rdrPassion, Purpose, and Possibilities Community Group: https://www.facebook.com/groups/passionpurposeandpossibilitiescommunity/Instagram: https://www.instagram.com/passionpurposepossibilities/LinkedIn: https://www.linkedin.com/in/candicesnyder/Shop For A Cause With Gifts That Give Back to Nonprofits: https://thekindnesscause.com/Fall In Love With Artists And Experience Joy And Calm: https://www.youtube.com/@movenartrelaxation
