On this episode of Zen and the Art of Real Estate Investing, Jonathan Greene sits down with Cheryl Scheidell, a reverse mortgage specialist with Barrett Financial Group, for an in-depth conversation about one of the most misunderstood financial tools available to homeowners. Cheryl explains how reverse mortgages have evolved over the years, who they are designed to help, and why they can play an important role in retirement planning, wealth preservation, and helping seniors age in place with greater financial security. Jonathan and Cheryl break down exactly how reverse mortgages work, separating common misconceptions from reality. Cheryl explains why borrowers are no longer required to make monthly mortgage payments, how equity is accessed responsibly, and why modern safeguards, including HUD counseling, have made today's Home Equity Conversion Mortgage (HECM) program much different from the products that earned a negative reputation years ago. They also discuss how reverse mortgages can be used to purchase homes, refinance existing loans, or even preserve low-interest first mortgages through second-position products. The conversation also explores the importance of family communication around financial planning. Jonathan and Cheryl discuss why adult children should be included in these conversations, how reverse mortgages can reduce the financial burden on families caring for aging parents, and why proactive estate planning often prevents unnecessary conflict later. They also explain how reverse mortgages can help pay for home modifications, in-home care, assisted living expenses, or simply allow retirees to enjoy the wealth they have spent decades building. Ultimately, this episode highlights the value of education over assumptions. Rather than viewing reverse mortgages as a last resort, Jonathan and Cheryl encourage listeners to understand them as one potential financial planning tool that, when used appropriately, can improve cash flow, preserve retirement assets, and create greater peace of mind for both homeowners and their families. In this episode, you will hear: How reverse mortgages work and why today's programs differ from outdated perceptions Why reverse mortgages can improve cash flow while allowing seniors to remain in their homes How reverse mortgages can help fund home modifications, healthcare, and retirement expenses Why involving adult children in financial planning conversations benefits the entire family How Home Equity Conversion Mortgages (HECMs) include consumer protections and required counseling Why reverse mortgages can serve as a valuable wealth preservation and retirement planning tool when used appropriately Follow and Review If you enjoy the show, please follow Zen and the Art of Real Estate Investing on Apple Podcasts and leave a rating and review. I became Head of Marketing before 30. No roadmap. No one showing me the way.And somewhere between the boardrooms, the global campaigns, and the teams I was building from scratch, I realised there were four things nobody had ever taught me. Four areas I had to figure out fast if I wanted to be the marketer my career deserved, my team needed, and the business was asking for.Confidence. Visibility. Strategic thinking. And protecting the time to do all three.I figured them out the hard way. This course is everything I figured out, so you don't have to.The Marketer You Already Are is open. Many people have had an echocardiogram, CT heart scan, or other imaging test of their heart or chest during which an enlarged ascending thoracic aorta was identified--but you are almost NEVER told. Yet an enlarged aorta is a diseased aorta that puts you at risk over time of aneurysm rupture, dissection, both of which are catastrophic, and "mini-strokes" from fragmentation of atheroclerotic plaque. Here is how to know whether this applies to you and, if it does, what you can do about it. The moment you feel stressed, tired, or overwhelmed, do you suddenly “forget” all your healthy plans and slide back into old patterns? We're tackling that frustrating loop of falling off the wagon and why it happens across nutrition, fitness, business, and relationships, even for smart, high-achieving people. The problem isn't knowledge or ambition. It's that our plan only works in "good weather". We unpack a deceptively simple mindset from Jim Rohn: “When it's summer, think winter."Summer is when motivation is high and routines feel easy. Winter is the inevitable dip: low energy, emotional drain, packed schedules, and decision fatigue. The breakthrough is learning to use your “summer” days to build resilient systems, habits, and safety nets that protect you in winter, so one hard day doesn't turn into a week-long spiral of guilt, shame, and lost momentum. If you want consistency that survives bad days, hit play, then subscribe, share the episode with a friend, and leave a review so more people can build systems that actually last.Text Me Your Thoughts and IdeasSupport the showBrought to you by Angela Shurina Certified Health, Sleep, Performance & Executive Coach 360 with 18 years of experience helping people change to feel, be and do their best.
Are people who wear smart glasses creeps and weirdos—or are critics overlooking how blind people use this technology? In episode 300 of iCantCU, I respond to the growing backlash against Ray-Ban Meta and other camera-equipped smart glasses. While some people misuse the technology, blind and low-vision users rely on it to read signs, locate exits and restrooms, identify objects, and navigate unfamiliar airports, hotels, and convention spaces. I also recap my trip to Austin for the National Federation of the Blind National Convention. I talk about working the NFB of Pennsylvania exhibit table, selling chocolate-covered pretzels and handmade shawls, sampling Austin's food, waiting unsuccessfully for the Congress Avenue Bridge bats, and buying a FEELDOM backpack. Finally, I share an honest update on Ziggy as he approaches the end of his final chemotherapy round and discuss the difficult logistics our family will face when Liz returns to school. Although the best-known wines of Piemonte are in the south — in Alba, Roero, Cuneo, and Asti – there is a treasure trove of excellent Nebbiolo and Nebbiolo blends northeast of the famed Barolo and Barbaresco in the Langhe. These are small DOCGs and DOCs in the foothills of the Italian Alps that are collectively called Alto Piemonte – "higher (or upper) Piemonte." Greatly reduced in status and size, Alto Piemonte today is a collection of small appellations across the foothills of the Alps, in and around the Sesia River and a swath of forests. The region sits in the shadow of Monte Rosa, which at 4,634 meters/15200 ft is the second-highest peak in the Alps. Map: Alto Piemonte. Credit: Skurnik Wines Because of the cooling breezes and lower nighttime temperatures, Alto Piemonte is cooler than the Langhe and Roero. That means that some Nebbiolo producers are starting to look northeast for new frontiers for growing grapes. Changes are afoot, which make this region worth knowing about now, whereas before it was more of a novelty! In this show I cover it all. Full show notes and all back episodes are on Patreon. Andy is joined by Jonathan Caplan KC, one of the UK's leading criminal barristers and the author of Not for Disclosure: UFOs, The World's Best-Kept Secret.Drawing on five decades of interest in the subject, Jonathan explains why he believes the UFO phenomenon is real, why governments have kept it hidden and why, in his view, the evidence could meet the criminal standard of proof beyond reasonable doubt. The conversation covers the alleged 1994 craft landing in Russia, Britain's historic relationship with the United States on UFO matters, Five Eyes, Majestic 12, Rendlesham Forest, private defence contractors, intimidation of insiders and the limits of the current disclosure process. Jonathan also explains why he believes the phenomenon may involve several different forms of non-human intelligence, rather than a single extraterrestrial source.A wide-ranging discussion about evidence, secrecy, national security and what governments may still be withholding from the public.Get the book - https://amzn.eu/d/00p8uJdK

"If you're expecting to pay $50k, but it hits an outlier clause, you could be paying upwards of three, four, five, six hundred thousand dollars."What if the single biggest driver of your high-cost claims isn't your discount, your network, or your utilization, but a contract provision almost nobody in this industry has ever read?My guest this week is Ryan Bojrab, who leads new solution development at Aon and came into this business through a channel almost nobody uses: he started his career as a clinician with a doctorate in physical therapy, treating patients inside a federally qualified health center. When carriers started dictating how many visits he could give a patient, he began pulling the thread, and hasn't stopped since.Ryan and I spend this episode discussing the outlier clause: the provision buried in hospital-carrier contracts that flips your negotiated discount once billed charges cross a threshold. Expecting a 50% discount on an open heart surgery? Once the trigger hits, you may be paying 70% of billed charges on the entire episode of care, and watching a $50,000 claim become a $500,000 one. Ryan calls it the casino's high roller table, and it's where hospitals make their money. It also produces one of the most perverse incentives in American healthcare: the longer you're in the bed, the worse your discount gets.If you've ever put two networks side by side, seen a massive pricing delta, and couldn't explain why - tune in.Thank you to our 2026 sponsors!ParetoHealth: ParetoHealth empowers midsize employers with a long-term solution to reduce volatility and lower overall health benefits costs. Matthew Toffolo interviews Sarah Van Sant, director of the short film "Best Kept Secret." Sarah discusses her first foray into directing after a career in acting, modeling, and stunt work. Sarah explained how she and her husband developed the concept during COVID, collaborating with writer Jameson Brawley to adapt the story into a cost-effective short film about a couple trapped in a mattress store after closing hours. The film was shot in a local furniture store in Chattanooga, Tennessee, with Sarah working closely with cinematographer Axel Marshall and editor Jameson Brawley to bring her vision to life. The production involved casting actors from Atlanta via Zoom auditions, with Kathleen Graham winning Best Actress at the Broad Street Film Festival. After more than 50 years investigating the UFO phenomenon, Jonathan Caplan, KC is ready to share what he has uncovered. In this revealing conversation with Dr. Michael Salla and Jonathan Caplan discusses testimony from scientists, intelligence officers, military insiders and political figures from around the world. They examine the alleged 1933 UFO crash in Italy, Majestic 12 documents, secret crash-retrieval procedures, reverse-engineering programs and the growing conflict between Congress and the intelligence establishment. The conversation also touches on the Kennedy assassination, threats against whistleblowers, private defense contractors, the US Navy space fleet, the Galactic Federation and the possibility that non-human intelligence has been interacting with humanity for centuries.Caplan also explains why he believes full government disclosure is unlikely, and why the truth may have to come from researchers, witnesses and the public instead.Jonathan Caplan is the author of the new book “Not the Disclosure: UFOs, the World's Best Kept Secret”.Join Dr. Salla on Patreon for Early Releases, Webinar Perks and More.Visit https://Patreon.com/MichaelSalla/

This week I'm reading from Jonathan Caplan's book 'Not For Disclosure UFOS: The World's Best Kept Secret'. When former US intelligence officer David Grusch testified under oath to Congress in 2023 that the United States possessed crashed non-human craft, global attention shifted overnight. But the full story has been kept from the public. Until now. For over fifty years, Jonathan Caplan KC has gathered extraordinary testimony from scientists, intelligence officers, politicians and military insiders across the world – assembling what may be the most comprehensive body of evidence yet on the existence of UAPs (previously known as UFOs). Now in Not For Disclosure, Caplan reveals the truth behind a reality long denied, uncovering a pattern of secrecy stretching from covert Cold War programmes to alleged presidential briefings and clandestine recovery operations. He also presents significant material relating to President John F. Kennedy, secret meetings involving President Truman and Secretary Forrestal, and previously unpublished documents connected to the mysterious 'Majestic 12' group. Drawing on never-before-seen declassified documents, eyewitness testimony and insider claims, as well as sightings, encounters and abductions, Caplan pieces together a compelling account of the UAP phenomenon and the allegations of official secrecy that have surrounded it for decades. Some who came close to the truth, Caplan suggests, paid the ultimate price. Travelling across the United States and beyond in pursuit of answers, Caplan has spent decades meeting key figures connected to the phenomenon. The result is a detailed, up-to-date and thought-provoking examination of one of the most controversial subjects of our time. Meticulously researched, utterly gripping and impossible to ignore, Not For Disclosure is an essential read for anyone interested in UAPs and UFOs, presenting the most comprehensive case yet that the greatest mystery may not be the phenomenon itself, but the effort to conceal it. Bio Jonathan Caplan is a King's Counsel (KC) and one of the UK's premier barristers. Caplan has utilised his career experience to seek out the most reliable UAP evidence and to evaluate information from highly placed contacts. Caplan has studied the phenomenon for over fifty years and is a respected voice on the subject. For many years, he served on the editorial board of a leading international UFO journal with distinguished correspondents. Caplan has observed the subject evolve from the simple concept of visiting benevolent ETs to complex issues that cover not just deep space but folklore, the paranormal, consciousness and even our concepts of reality and of life and death. https://www.amazon.com/Not-Disclosure-UFOS-Worlds-Secret-ebook/dp/B0FKYD1YDW https://www.pastliveshypnosis.co.uk/https://www.patreon.com/alienufopodcasthttps://simonbown.com/My new book, Aspects of Alien Abduction https://www.amazon.com/dp/B0GRRPCT9YZen AI bit.ly/zenAI_bpp_ufo Hosted by Simplecast, an AdsWizz company. You are great at what you do. Your clients love you. And almost nobody knows you exist. That gap between your skill and your visibility is where revenue disappears. Diane Strand of JDS Productions, has spent 23 years building businesses in one of the most competitive industries in the world: entertainment production. She has worked on sets for General Hospital, Friends, and Walt Disney. She built JDS Productions into a seven-figure media company, launched over 100 actors and producers through her studio, and wrote the book on turning creative passion into profit (literally, it is called Creative Preneur). In this episode, Diane breaks down why creativity is not a soft skill but a growth strategy, why action always comes before confidence, and how the same tools performers use on stage (improv, rehearsal, storytelling, stepping into the spotlight before you feel ready) are the exact tools that scale a business past the million dollar mark. She also challenges the money mindset that keeps women entrepreneurs stuck: stop building cash flow and start building wealth.Chapters:
Episode Title:From Blackout to Belief: Unlocking the worlds best kept secret with Paige CalentinoHost / Guest Lineup:Hosts: Mike & GlennSpecial Guest: Paige Calentino – Sober Curious Life CoachEpisode Summary:Welcome back into the coffee shop! In this powerful episode, Mike and Glenn sit down with Paige Calentino, a sober curious life coach who shares her deeply relatable journey from a "work hard, play hard" weekend binge drinker to finding her true purpose in sobriety. For years, Paige lived the fast-paced party lifestyle, but underneath the surface, a profound disconnect was growing. Her reality simply didn't match the vision she had for her life. Feeling sick and tired, she initially tried righting the ship with 30-day and 90-day sober challenges. While these breaks made her feel better and helped her pick up the pieces through relational devastations, she found herself trapped in a cycle of trying to moderate or save drinking for "special occasions." She quickly realized a frustrating truth: the more she tried to stop, the more she drank.Everything changed on Christmas Day 2022. After drinking to a total blackout, Paige woke up overwhelmed by shame, remorse, and defeat. It was her turning point. Recognizing that moderation was an illusion, she chose a hard line of total abstinence and committed to an alcohol-free existence. Paige opens up about the grit it took to survive that tough first year, including how she intentionally secluded herself to protect her peace until she built up the confidence to navigate social settings.Today, Paige has discovered what she calls "the world's best-kept secret"—sobriety. By removing alcohol, her physical and mental health thrived, she rebuilt internal self-trust, formed healthier relationships, and unlocked the time to pursue her true passions. Now, Paige is giving back. She shares how she guides other women through her highly successful, women-only coaching containers. Her 3-month program utilizes weekly one-on-one sessions, education, visualization, hypnosis, and daily journaling to externalize the "head stuff," smash limiting beliefs, and get to the root "why" behind drinking.Mike, Glenn, and Paige conclude the episode with a powerful reminder: who we do life with is just as important as doing life itself, and sometimes changing your people, places, and even your profession is exactly what is needed to change your life's possibilities.Key Takeaways & Highlights:The Trap of Moderation: How attempting to limit alcohol to special occasions often fuels the desire to drink more.Protecting Your Peace: The necessity of temporary seclusion in early sobriety to build social confidence. The Ultimate Secret: Sobriety isn't about losing something; it's about gaining internal self-trust, joy, and purpose. The Power of Coaching: Inside Paige's women-only coaching framework, combining hypnosis, visualization, and journaling to overcome limiting beliefs. To connect with Paige or learn more about her 3-month coaching programs, check out paigecalentino.com . Today’s episode is a lightly edited version of an interview I did with Ray Comfort* one year ago this week. We spoke via Zoom from my hotel on the China border (Ray was at his office in LA) about my deportation and attempts to re-enter China, the dangers of being arrested as a spy, Ray's early memories of "starving China", preaching amidst persecution, and more. I also took some time to explain to Ray that his adopted home state of California is matched up with Xinjiang Province for prayer in our Pray for China scheme. *Ray Comfort, the founder of Living Waters Publications, has been faithfully equipping Christians in biblical evangelism for decades, and his message, Hell’s Best Kept Secret, had a huge impact on me as a teenager way back in 1999. The Bowhunter Chronicles Podcast - Episode 407: Steve Chan - Elvish Tac Sight Lights - Archery's Best Kept Secret In this episode of Bowhunter Chronicles, host Adam sits down with Steve Chan, co‑founder of Elvish Tac, to explore innovation in archery accessories. Elivish Tac makes the absolute best archery sight light you have likely never heard of. Steve recounts his first exposure to archery, early DIY gear experiments, and how a return to bow hunting in college led him into the industry. While managing a pro shop, he identified product gaps and teamed up with his business partner Alex to design better sight lights and accessories focused on durability, water resistance, rechargeability, and user‑friendliness. Steve breaks down the design influences from his background in chemistry and Alex's physics experience, the iterative product development process, and real‑world testing feedback from hunters and pro shooters. He emphasizes community and mentorship—how connections with experienced archers shaped product decisions—and discusses Elvish Tac's commitment to offering quality alternatives rather than replacing existing brands. Elvish Tac's products are built for hard use people like us by hard use people like us.
