On today's show we are doing another in our monthly beginner series. The real estate espresso podcast is unlike other podcasts in that most others are focused on a more entry level audience. Our listeners are sophisticated. Many of you own large portfolios of apartments. But you also have people in your life who are interested in learning more, but maybe don't have access to high quality information. The idea of sending your spouse to a $199 weekend bootcamp for beginners where they are going to be abused by sleazy sales people sounds unthinkable. So where do they go. Look no further. We are going to dedicate a couple of shows a month to topics that will accelerate the learning for less experienced investors, and might give the most sophisticated investors a new way of explaining a concept that is otherwise complex to describe. On today's show we are talking about where to buy properties. When investors are just starting out, one of the constraints is usually access to capital. They want to get in a deal so badly that they will invest in the wrong deal, because that's all they can afford. They don't have the capital to buy what they really want, so they buy what's cheap. As Benjamin Franklin wisely said, The bitterness of poor quality remains long after the sweetness of low price is forgotten. It's tempting to think that an inexpensive property is a better deal. After all, the ratio of rent to purchase price is better than a more expensive property. Episode 6 – 500: Wisdom Series-Learning & Focus Let's talk about Proverbs, Chapter 1 Take Aways Happy New Year 2024! Sharing takeaways from my study of Proverbs, and their application for personal and professional growth. The definition I like for a proverb is that it is a saying that contains truth, common sense, experience, and wisdom. Let's look at a couple of verses from the first chapter of the biblical book of Proverbs. Proverbs 1:5 “A wise person will hear and will increase learning; and a person of understanding shall attain unto wise counsel. To grow and mature we must seek learning and knowledge. That learning and knowledge can come from different places and we know that truth can be tested and will withstand the test of time. We also know that changing circumstances can influence how we use our knowledge and how we take in learning. Learning and seeking counsel are important aspect for our personal and professional growth. Proverbs 1:19 “So are the ways of every one that is greedy of gain, which taketh away the life of the owners thereof.” Sometimes things can get out of proper perspective when we lose our focus, find ourselves focused on the wrong things, or allow our focus to detract from other priorities. We can be so focused on gaining things or achieving goals that we neglect relationships, health, and personal growth. Times of beginning such as a new year are a great time to reconsider our focus, what matters, and ensure we are living our lives in alignment with our short and long term visions. When things get out of balance we can find ourselves indebted in a way that sucks the fulfillment and joy out of life. So, let's be mindful that our strive to gain does not cross the line of greed, but remains at a healthy level that enriches our lives. I am super excited to be starting a new series to talk about mindset.I strongly believe that our lives are shaped by our minds and the thoughts we associate with.Well, if you think about it more - everything that has manifested in your life was once a thought in your brain that was followed up with action - the power of thoughts is undeniable. So, today let's dive into the kind of mindset that super successful people adopt in their life. A great deal of research has been done on what is called the growth mindset, and how successful people with this mindset succeed so abundantly in their careers or anything that they choose to do. Because the way you do one thing is usually the way you do most, if not all things in life What exactly is this GROWTH MINDSET? It's described as a state of the constant state of mental alertness with the desire to learn and get better while doing the needed in alignment with your goals - regardless of external factors. And people who have mastered the ability to stay in this "zone" or so called "flow" state described it as one of the most fulfilling states. These people were able to stay motivated despite the many obstacles that stood in their way to success. This is because the growth mindset allows individuals to love what they are doing and also to continue to appreciate it in the face of problemsAnd as a consequence of this -there is no fear of failure. And guess what ??? With the absence of fear, people are able to take action towards their goals without the mental pressure from the past or future, by just being in the moment. This mindset allows you to see failure as a chance to learn, grow, and perfect your approach to success.
