She loved her job, but over the past several years crime against real estate agents had been rising, and she was taking her safety seriously. She never went to a showing without letting her husband, Carl, know where she'd be, and she even had a secret code with the other agents in the office so they could let each other know if they were in trouble. But even with the precautions she took, one night, Beverly never came home from a showing. Beverly Carter was one of the top real estate agents in the state of Arkansas, and ever since there'd been a wave of rising crime against real estate agents, she'd taken safety seriously. She always made sure her husband, Carl, knew where she was if she was showing a property, and she'd even come up with a code word to use with her fellow real estate agents if any of them felt like they were in danger. On the night of September 25, 2014, Beverly was showing a house to a couple that claimed to be relocating from out of state. The appointment was a 6, but when Beverly still wasn't home at 8:45, her husband Carl started to panic. He drove over to the property she was showing to find her car parked in the driveway with her purse inside, but no sign of Beverly anywhere. He was an agent and a broker who worked for Zillow for 6.5 years and then retired in July 2018. Selective retirement is a more practical term for Jay than retirement because although he has no regular job, he gets to pick and choose the work he wants to do. However, the experience of working with people and being a part of something is significantly less with retirement, so a conscious effort has to be made towards it. Jay retired to the gulf coast somewhere in Texas during the pandemic. After retirement, Jay was surprised at how long it took him to wind down from working all his life. The Beverly Carter Foundation: The foundation is a 501c nonprofit organization created in 2014 after Beverly Carter was kidnapped. She had gone to show a home in Arkansas when she was kidnapped for ransom which went wrong after the police got involved, and the kidnappers took her life. This was a shock to the Real Estate world, including Jay, who believes the company plans to take such a huge step. He also believes it is too soon for critics to cheer the demise of Zillow. About eXp Realty: Jay started Thompson Real Estate but had to merge with eXp Realty so his wife, managing it, could move full-time to Seattle. Jay learned more about the revenue share model and was intrigued by it; the equity from the merger played a significant factor in Jay's retirement. It is important to note that eXp's revenue-sharing model is different from KW's profit-sharing model. Concerning expectations in the near future, Zillow will continue in other areas of the business and will be around for a very long time. Also, the current debacle with the DOJ will result in a significant shift in the Real Estate industry; nonetheless, Real Estate agents will always be relevant. Julene Simko called 911 in a panic. She’d just discovered her husband dead in their bed. He’d been shot in the back of the head by an intruder. She’d already grabbed a gun and fired two shots to scare off the attacker, but she feared the person was still in the house. But who could the intruder be? Julene and Jeremy’s home in rural Vermilion, Ohio, was remarkably secure. They had multiple guard dogs, a security system, and plenty of guns. Who could have gotten past all those safeguards and murdered Jeremy Simko?Then Kristin tells us about real estate agent Beverly Carter. In 2014, Beverly was the top selling and listing agent for Crye Leike Realtors. The previous year, she’d sold $12 million in real estate -- no small feat in central Arkansas. So when a man calling himself Steven Adams reached out to her about buying a new house, Beverly was all ears. Steven said that he and his wife, Crystal, were relocating to the area. They were cash buyers. That meant a quick sale for Beverly. But Beverly was cautious. She corresponded with Steven by phone and email for a few weeks. On September 25, 2014, Beverly Carter, a Little Rock real estate agent, went to a bank foreclosure property in Scott, Arkansas to show the house to a couple who contacted her online. Beverly was lured to the property by Arron Lewis and his wife, Crystal Lowery, who targeted her because they perceived her to be “a rich broker.” The poorly executed kidnapping plot soon unraveled. Beverly and Carl Carter, her husband, didn’t have ready cash to meet a ransom demand. Lewis left Beverly’s purse locked in her car at the Scott property and brought her back to the home he and Lowery shared in Jacksonville. Lewis murdered Beverly and then, with Lowery’s help, buried Beverly’s body in a shallow grave at a concrete plant in Cabot, Arkansas. It’s all over the news, nearly every day. Real estate broker murdered…real estate investor, missing, feared dead…Agent stabbed in parking lot…Real estate investors, both men and women, are in far more danger than most of us realize every day, and a single, simple decision could make or break our safety and extend – or end – our lives. The decision is not what you think it is. I’m Carole Ellis. I’ll tell you the key to saving your business – and your life, today in Episode 9.----You might be shocked to hear it, but a simple change in your business philosophy could literally save your life. Perhaps you remember Beverly Carter, the Arkansas real estate broker who was murdered over a year ago and whose (now convicted) killer said at the time he targeted her because “she was a rich broker and a woman.” Or perhaps you’ve been watching more recent media coverage of disturbing events such as the unexplained disappearance of Arizona agent and investor Sid Cranston, who left to show some properties, alone, last June and never returned or the stabbing death of a North Carolina agent who may or may not have been meeting a potential client, again alone.While it is easy to say, “You should not meet clients alone, whether you are a man or a woman,” the reality of the matter, we’ve discovered, is that real estate investors and other real estate professionals often feel undue pressure to accommodate their clients and potential clients when it comes to meeting times, locations, and circumstances. I cannot count the number of people who comment regularly on the blog that they have to, to a certain degree, rely on their faith in human nature when they are investing because they just can’t always take a companion with them. Many of our readers and listeners, men and women, report carrying guns or other forms of self-defense, but even those sometimes are not enough. Finally, just about everyone at least calls another person at this point, often in front of the client, to make it clear that someone knows their whereabouts, but the truth is that a 15-minute window, as too many families can sadly attest, is more than enough time for the damage to be done.So now that I’ve given you nightmares, let’s brighten up the scenario a little bit. In a recent interview with Colorado real estate “rockstar” Bill Twyford, who, along with his wife Dwan and his kids, have a thriving, nearly two-decades old flipping and rehabbing business that has recently culminated in a true “dream job” turning old mountain cabins into unique, luxury dream homes, I got a little bit of mountain-air wisdom about door-knocking that was so simple and yet, I’ve seen so clearly in our readers’ reports, so hard to implement, that I felt like it was imperative to share. I’m not even going to make you wait for it. I’ll tell you right now:Always look for a reason not to do the deal.Now here’s the thing: this advice is coming from one of the most detail-oriented, numbers-focused real estate coaches I have EVER met. Bill actually broke down for me in our interview (which you can see in its entirety in the REI Today Vault, by the way) just exactly, by the day, phone calls an investor flipping in an average down with median-priced houses would have to make in order to make $120,000 in the next three months. Period. Make the calls, and do the deals. But that’s actually another podcast…Anyway, because Bill still gets a LOT of his deals by door-knocking and he, his wife, and sometimes his son and daughter are all involved in the business and might be out looking for leads at some point or another, I asked Bill how they handle the growing safety concerns associated with real estate investing. He said, very simply, that they always look for a reason not to do the deal. “Here’s the thing,” he said, “if it looks like a waste of my time but it’s the only lead I’ve got, then I’m going to make a potentially bad decision because it’s my only option.” But if I’ve got ten more potential deals in the pipeline and this one looks bad – say the owner says he’ll be at the house alone, or he wants to meet after dark, or he is insistent that I meet at a certain time that I don’t want to meet, or he isn’t willing to commit to selling at a price that the local comps indicate will work – say any of these things, then that’s a serious reason to consider not doing the deal. If it’s the only deal I’ve got, then I’m going to get all emotionally invested and possibly make a bad decision and, at best, waste my time and at worst, end up in a very bad predicament. But if I’m willing to say hey, I just don’t want to do this deal because I KNOW it’s probably not going to work out, then I can be objective and not only do I keep myself safe, but I protect my business interests as well because I’m not getting emotionally involved in the deal. I’m keeping to the numbers and, if you do your numbers right, they just don’t lie.”And if you’re wondering about Bill’s numbers, then rest assured, you can get a good look at them very, very soon.
