"It's not a stock and you're not selling options, so be patient." -Katheleen Kramer   Today I am extremely excited to be  interviewing Kathleen Kramer who is a licensed Broker and Mortgage Originator. She owned and operated a branch of American Residential Funding Inc. in the early 2000's. She has closed on over 2,500 transactions worth over a billion in volume.  From 2002-2006 Kathleen ran a real estate meeting in Huntington Beach, CA.  Now she and her husband Michael focus on non performing notes. I was first introduced to Kathleen a few years ago from the Norris Group. She is a speaker and educator and will be releasing a course on notes in 2022.    Kathleen Kramer: Learned what homeownership was growing up in CA from her parents who migrated to the United States from Hungary. Her education from her parents was not in investing itself, but in the value of home ownership. After college she started working at a mortgage company which was her first real introduction into the value of real estate investing. Fast forward to now, Kathleen and her husband invest in real estate backed investments like land development, multi family, single family, reg D syndications, and non performing notes. Starting her career off as a nurse for many years, Kathleen always knew she wanted more. With her new-found mindset practises and daily habits, her success has skyrocketed over the last year! Getting a coach to help keep you accountable to the things you say you want to achieve is one of the quickest ways to reach your goals. To get to where you want to be, you must first let go of your fears; and what you fear most, is often the thing you need. She also stresses that your current way of thinking creates your reality. “Working on yourself never ends.” she says. “Stop worrying about what people think of you, let go of your limiting beliefs, and ask yourself what do you want to think of you? You can be any version of yourself you choose to be.” It starts with making a committed decision and you will find true happiness. Jenny Wheeler: But now here's Kathleen. Hello there Kathleen, and welcome to the show. It's great to have you with us. Kathleen McGurl: It's lovely to be here. Jenny Wheeler: Just as an introduction, you are in the UK, in Bournemouth, and I am in New Zealand, in Auckland, both in various stages of a global pandemic. Tell us – what's happening in your part of the world and how is social distancing  affecting you? Managing in the pandemic Kathleen McGurl:  Here in the UK we haven't had a full lockdown. We've been allowed out for exercise every day and actually, as we're speaking, today is the first day of a slight further relaxation.  We're allowed to go out as much as we can for exercise and if you can't work from home, you're encouraged to go back to work. So things are easing off a bit and whether it's the right time to do that or not, there's a lot of discussion.  But yes, I'm in Bournemouth, which is on the south coast of England.   We are five minutes' walk away from the beach and the clifftop and so because we've been allowed out for exercise, we have been out most days walking along there and it's just lovely.  We've been out for bike rides as well.   Family re-united I've got both of my sons living at home. They're grown up. They're 22 and 25 but they've both been here for the duration of this.  My youngest son thought he was coming for a fortnight stay and then the lockdown started so he's been there ever since, with his stuff in a room in London.  My oldest son, the minute the locked down was announced, he just piled everything into the car, drove down here and he's been working from home here ever since. So there are some good sides to it and I've had my family around me, which is lovely. How Kathleen got started Jenny Wheeler: Was there a Once Upon A Time moment when you dercided to write fiction, and if so what was the catalyst? Kathleen McGurl:  It's a kind of yes and no answer to that.  Not a sudden epiphany that I wanted to write, because I always wanted to write.  As a child at school, if we were told to write a story, I was like, yay, I can write a story.  And I absolutely loved writing them. However, I went down the science route at senior school and then I ended up in a job in IT. I always thought one day I'll write a novel, I know that I will write a novel one day, and I was waiting until I had the time to write.  I think I thought that sooner or later someone would say, hey, take a year off work and write a novel.  Of course, that was never going to happen. So I suppose there was an epiphany moment in that I suddenly realized that if I want to write, I have to actually sit down and write.  There is no other way of doing it and I have to find the time and make the time and squeeze out minutes from the day,...

Today’s guest is someone I met through The Gifted Homeschooler Forum for which we both write. Through her experiences and those of her children, she’s become a champion for parents of “quirky children who don’t fit the mold.” Kathleen Humble is an ADHD mom in Melbourne, Australia. She writes at Yellow Readis about gifted and twice-exceptional homeschooling. Her book, Gifted Myths, is available at The Gifted Homeschooler Forum Press. She’s been published in Victorian Writer, The Mighty, and Otherways magazine, and she was the recipient of the 2018 Writers Victoria Write-Ability Fellowship. In between writing and homeschooling her kids, Kathleen loves reading, sewing, and big cups of tea. I chat with Kathleen Murray, a businesswoman and angel investor who stepped into the world of angel investing on her own, supporting a startup company in the wine industry that she still works alongside today. Interestingly, she isn’t sure she would invest in the company again if she was starting over and you can hear her explanation in our conversation. Kathleen is a person who is very clear about the risks and rewards of angel investing and has a great way of describing the process, including how to get started as an angel. If you’re interested in the possibility of investing in startup companies, Kathleen has a helpful perspective on her own journey that can help you consider all the options, so be sure you listen. Why would you NOT invest in a company you’ve already invested in, if you could do it over? In this conversation with Kathleen Murray, an experienced angel investor, I learned how she got started in angel investing through a relationship with a company in the wine industry. In the course of our conversation she said that if she had it to do over again, she isn’t sure she would invest in the company in the first place. Why is that? It has to do with the long-term nature of the investment, the constant infusion of cash that’s been required to keep the company profitable, and the lack of a clear exit strategy for her investment. One of the things I was curious about when talking with Kathleen Murray was whether angel investments are typically income producing or if the profitability is typically realized at the end of the investment period. Kathleen was quick to point out that seldom is a startup company able to realize the kind of profits that enables investors to be remunerated in an ongoing manner. The funds that are put into the company are used to make it become profitable, not to enable quick profits - and there is a very clear difference. You can hear Kathleen’s clear and simple way of explaining the role of an angel investor on this episode. Who should and should not get involved in angel investing? If you’ve ever wondered whether or not angel investing is for you, my guest Kathleen Murray has some very clear questions she suggests you ask yourself to determine if angel investing is a good fit.
