Both residential and commercial occupancy rates and rents are contracting in many places and the government remains committed to taming inflation. Additionally, taxes, insurance, and other expenses are increasing. For operators with loans coming due over the next couple years, the combination of less revenue and increased operating and borrowing costs, may make refinancing nearly impossible. As a result, a lot of landlords who acquired properties at record high rents and record low cap rates will be forced to sell at heavily discounted prices. Justin Sloan, President of Sloan Capital, is deploying capital into non-Real Estate, cash flowing, debt free assets. Justin has recently bought the franchise rights to an incredibly successful fruit bowl franchise concept in Texas and Iowa.
Justin Sloan, CEO of Sloan Capital, discusses the importance of discipline and consistency in building successful businesses. His background in the cell phone industry taught him the value of commission-based pay and the drive to work hard and earn more. After scaling his cell phone business, he invested in real estate, eventually accumulating enough properties to retire at the age of 32. Sloan emphasizes the importance of building a team of individuals who are good at implementing systems and consistently executing tasks to achieve success.Key Takeaways:Discipline and consistency are crucial to building successful businesses.Commission-based pay can be a strong motivator to work hard and achieve success.Building a team of individuals who are good at implementing systems and consistently executing tasks can lead to long-term success.Justin Sloan funded his early business ventures by working in his stores 80 hours a week and living below his means. He gradually expanded his business by hiring more people, taking out loans, and opening more stores. After seeing the writing on the wall about the future of the cell phone business, he started exploring other opportunities, including real estate. He scaled his real estate business quickly by hiring a property manager and using his profits to buy more properties. He has since sold much of his real estate in anticipation of rising interest rates and is now focused on building another chain of businesses, using private money to beat up landlords who have been greedy and raising rents without providing value.Justin is a data-driven investor who believes that data tells a story and that it's up to us to interpret that story and make decisions accordingly. He predicts that there will be less properties trading in the next few years due to rising interest rates and that many investors who have overpaid for properties and raised rents without providing value will face challenges when it comes time to refinance.Justin believes that cash-in refinancing is the future and that he will be able to take advantage of the upcoming cycle to beat up landlords and get better leases for his businesses, paying investors when nobody else can.About Justin Sloan:Pacesetter and innovator are two words that perfectly describe Justin Sloan. The market for vintage whiskies is hotter than ever, but there are few retailers that can carry things like pre-Prohibition whiskies. One of the exceptions is Justins' House of Whiskey. Justin Sloan and Justin Thompson opened their first store in Lexington, Kentucky after state lawmakers made it legal for retailers to buy vintage bottles from individuals, and later opened a second store in Louisville because of the demand. They've also expanded into producing whiskies of their own, such as the Blackwood Bourbon brand they consulted on with Kentucky Derby-winning horseman Guinness McFadden. We'll talk with the three of them on this week's WhiskyCast In-Depth. In the news, the UK has agreed to drop its tariffs on American whiskies and other consumer goods after the two countries reached an agreement on steel and aluminum imports. We'll have complete coverage of that story and the rest of the week's whisky news.

Overview Before Justin wrote his own books, he was involved with writing stories for video games like Tell Tale's Walking Dead series. His writing also has included screenwriting. Justin is an ex-marine and lives with his family in California. He has moved from San Francisco to the L.A. area. His first books were middle grade with the pen name Justin M Sloan. This is on top of the video game writing, screenwriting, sci-fi, and ghost writing. Book https://www.amazon.com/gp/product/1503125831/ref=as_li_tl?ie=UTF8&camp=1789&creative=9325&creativeASIN=1503125831&linkCode=as2&tag=saschneider-20&linkId=adb3285fd3b26acc5a84e4b3a2df079b Heading https://youtu.be/PWAd9LUdSdY Transcript [00:00:49] Stephen: Hey, discovered word Smith. Uh, before we get to the second half of the interview with Justin, where we talk more storytelling, video games, just like last week, I [00:01:00] wanted to let you listen to one of the shout out promos. This is for my friends, Christine and JP. They do these serial fiction show and they'll tell you all about it. And then we'll get right to Justin. [00:01:20] Justin: Hello, we're JP and Christine co-host of the serial fiction show. Do you like to read or write serial fiction and want to learn more? We have two podcasts, the reader serial fiction show and the writer serial fiction show on the readers, the cast, we escape into a new cereal each week. Then interview the author to tell us more. On the writer serial fiction show, we break the serial episode down with the author and talk craft finger serial fiction game together. Come get lost in serial fiction and meet some amazing authors along the way to get you reading and writing serial fiction. So hop on over to serial fiction, show.com and check it out.[00:02:00] We hope to see you there. [00:02:09] Stephen: All right, Justin, welcome to discovered wordsmith. It's really good to see you today. But before we get started, tell everybody a little bit about yourself, where you live, what you like to do. [00:02:21] Justin: Sure. So hopefully you don't hear the garbage truck outside just arrived as we started talking. Yeah. I live in the LA area. It's funny. Cause I always thought about Los Angeles. Just hot and flat and dry and brown, but where I live, it's called lucky yadda it's right up against the mountains and it's just green and it feels like I'm in Seattle, almost not the same amount of rain for sure. But as far as like the greenery and the Hills and the trees it's. I love it. So we moved here about two and a half years ago from San Francisco to pursue the screenwriting side of life. And I've been enjoying [00:03:00] myself and not regretting it one bit. And before that. Yeah, so we were in the San Francisco area, which is where I worked at telltale games and do a little, couple other little stints up there. And before that I lived this whole weird life where I was in the Marines and I did a government stuff. I was in the federal reserve bank of San Francisco and I. Japan and Korea and Italy. So a little bit of all over the place and various careers. Yeah. I like to say I'm on my third year. At this point, the first was dishwasher bus boy. The second one was government brain stuff. And now creative. [00:03:33] Stephen: Yeah. Nice. And we've determined that you can't have good posters or you'll have kids drawing on them. Yeah. Yeah. I have [00:03:40] Justin: a, three-year-old a six-year-old and an eight year old. And so at this point, it's funny because the older two never drew on walls or anything like that. Just, they didn't put any stuff in their mouth or anything weird like that. Now the youngest, she does everything that you ever hear a toddler does, like all the stereotypes as he draws on the wall, she puts on her mouth. One time we had to go to the emergency room to [00:04:00] get a bead taken out of her nose. Why would you put a beat in your nose?
Overview Justin joins us again for the first time (sorry, it's a thing) to talk about his books. Justin has written many fantasy and sci-fi, some of them have been with Michael Anderle. We discuss how books are different than video games and what he is working on now, which includes his ghostwriting. Since he writes fantasy, he tells us how it's different than Game of Thrones. Website http://www.justinsloanauthor.com/ His Book https://www.amazon.com/gp/product/B09L1GVDQ7/ref=as_li_tl?ie=UTF8&camp=1789&creative=9325&creativeASIN=B09L1GVDQ7&linkCode=as2&tag=saschneider-20&linkId=718909cbf54b540ea1c2cc2f8f563a76 Favorites https://www.amazon.com/gp/product/0545139708/ref=as_li_tl?ie=UTF8&camp=1789&creative=9325&creativeASIN=0545139708&linkCode=as2&tag=saschneider-20&linkId=d6ef0c8b153de68177e4762d9d4af216 https://www.amazon.com/gp/product/0062073494/ref=as_li_tl?ie=UTF8&camp=1789&creative=9325&creativeASIN=0062073494&linkCode=as2&tag=saschneider-20&linkId=627353fbc3aa0228c7f9647dc63d78eb YouTube https://youtu.be/6pFkMLlVgZA Transcript [00:03:21] Stephen: Let's get started. So this is backwards for me. Usually I talk about books and then we discuss other things, but I got so excited talking to you. I talked about all the other stuff and totally forgot about your books. So this is actually part a when I put them out. So it'll be backwards for everybody listening, but that's fine. It keeps life interesting. So Justin, where are we found that a little bit about you and all that it's coming up in the actually next part of the interview, but I wanted to talk about your books because you have some interesting titles. So tell us about the fiction that you write. [00:03:58] Justin: Sure. So I write a lot of different [00:04:00] kinds of fiction and so a lot of it is Saifai a lot of is fantasy. I got my start back in the day when I had been waiting for the next game of Thrones book to come out. So I wrote my own fantasy. And then it all went crazy from there. I did some middle grade stuff that I finished before that one was really done and inspired by Harry Potter and whatnot. And then went on to write more supernatural stuff I wrote with Michael Anderly for a little bit. We did probably let me just think real quick, maybe like 16 books together and yeah, that was a lot of fun nowadays. I'm writing a lot more of like kind of space, fantasy, like star wars type stuff. [00:04:35] Stephen: So couple of questions, first of all, do you find. Problems with going from fantasy sci-fi with readers or people like, Hey, this isn't like the last couple of weeks. Cause I hear that a lot. [00:04:49] Justin: Yeah. Uh, so what's interesting about Angelie's readership is that his is very much a mixture already. So. And a lot of those, we just carried over [00:05:00] to me, which is great. And so they don't really care. I would say that when you're trying to reach the broader market or when I'm moving away from that focus, then it's like lately I haven't read a book now with Michael and two years, at least. So I'd say that I probably have lost like the idea that originally there was a lot of his readers who would check out my stuff. And now it's just the ones who are truly loyal and really interested in Michael publishes so much. I like a book a week or a book a day, or who knows a lot. It's not like his fans have time to go check out other authors anyway, unless it's inside that university reaching out to new audiences, I'd say, yes, it's a lot harder to try to straddle two horses at the same time. But a lot of my newer books have been just Saifai or especially the next three that I have ready to go are pure Saifai. So maybe that'll make it a lot easier, but when you're trying to publish only Saifai or sorry, when you're trying to publish a mix or you're trying to go yeah. Only Spotify and then fantasy and backup. Uh,

In their conversation, Judith, Michael, and Mark talk about: How they each got started in the business of publishing Michael's first 90 days of writing and publishing Judith's background in the medical and pharmaceutical industry and how she made Michael create a profit/loss statement for the following year for LMBPN before she decided to step in and run the company How calculating the earnings of $7.50 per book per day led to the idea of the 20Booksto50K methodology, movement, and Facebook Group Judith's inkling for fashion and how that led to the company name LMBPN (London Madrid Barceloni Paris New York - the fashion capitals of the word) and how the complexity of the company name provided a "great, people will talk about it" essence The "Disruptive Imagination" tag line for LMBPN and the multiple pillars represented in the logo itself The generosity of spirit in working with authors directly at LMBPN as well as sharing with the larger author community Some of the international authors and employees of LMBPN who hail from all over the world How Michael and Judith have long operated not only within indie publishing circles, but also traditional publishing venues and international book fairs The recent acquisition of book industry veteran Robin Cutler as President of LMBPN Michael's recent health issues related to hypertension and other conditions The value of knowing yourself, and your nature, as well as understanding your strengths and weaknesses The unofficial "disrupting retirement" behavior of LMBPN How Judith never looks at a negotiation as a one-time business contract, but more about the benefit of the long-term relationship The OPUS-X project and the multi-layers of collaboration for this wide book launch Advice that Michael and Judith would give to the earlier versions of themselves when first getting into this business And more... After the interview Mark reflects on the ground-breaking changes that LMBPN is ushering in. He also thanks patrons of the podcast. The idea for this episode came from a listener who wanted to hear from a guest who was more like him. Someone with a spouse, family, kids, responsibilities, not enough time to write and a lack of money for marketing. The first name that came to mind when I read the request was today's guest, Justin Sloan. He spent five years as a Marine and has a master degree in creative writing from John Hopkins. He also has a wife, a job, and a young family. Justin joins us this week to discuss the balancing act between writing, work, and family.
