In this episode Liz speaks with Lisa about how the Pink Ribbon Foundation started, some of the amazing projects they have funded and campaigns they have supported, including the power of using art to raise awareness. Mortal And Strong is currently running its 2024/25 Scars of Gold campaign, focusing on women's health and through this campaign we are featuring a number of Spotlight Charities. Whilst we raise awareness of so many health conditions affecting young people with life changing or incurable disease, we want to signpost to specialist charities who are available for the individual communities we are covering. With breast cancer being the most common cancer to affect women, and affecting so many across the UK, several of our Spotlight Charities are breast cancer related to try and raise as much support and awareness for this life changing disease which kills one person every 45 minutes on average in the UK. Veronica is a volunteer with the organization, as well as working in immigration as a paralegal manager. In addition to her dog, Nora, she has two cats – Percival and Gertrude. They can work together, and they can work against one another. As it relates to undue criticism, it's either one or the other. It struck me that much of the Sussex criticism comes from people who want the couple to serve them. What an incredible (and ridiculous) idea! And we now see the press trying to play nice.... I wonder why. I explore it. I learned about Autism After 18, this month's charity spotlight, through a local networking group, Business Leaders of Charlotte (BLOC). Brett Metcalf discussed BLOC and then Margaret Neelson, a chairperson from Autism After 18, explained their mission of unlocking life’s potential for adults with autism. Her son has autism and she had a vision of creating a support network where he could make friends and learn life skills. Her son, Hunter Dalton shockingly overdosed from recreational drugs laced with illicit fentanyl in 2016. We dive into the weekly turd to discuss how a Buyer tried to go behind their agents back to purchase a For Sale By Owner. The seller did not want to pay the Broker fees and offered a discount to the buyer if they would go forward this way. We discuss the ethics of the buyer’s in this case, the importance of having representation, under what circumstances can the agent be fired, and will the agent get their commission anyway? Our “How to Act like an Adult” skit of the week is a great one. Listen in as Luis and Dave rehearse a recent phone call an agent was involved with. The seller of a home had put dry wall over the sewer line access restricting the ability of the sewer scope contractor to do his job. We discuss how this played out and if we think this was done intentionally or at best just a bone-headed move by the seller. The weekly turd reflects the unprofessionalism of some people as a client’s neighbor who happens to be a real estate agent tells the client that the agent she chose to work with listed the home way too low and she would have listed it higher. The comps did not support the higher price and the response after the property went live definitely supported the lower price as it did not get under contract for some time. We discuss how going behind a fellow agent’s back to try and knock the agent down is just unprofessional and probably a good reason why that client did not choose to work with her own neighbor in the first place. A tractor is lost amid a transaction but don’t worry it’s our Feel Good Story so we know this one will end well. Our lender tip revolves around low appraisals and how best to address them. We discuss the impact on your loan and talk strategy on the Real Estate side. Your Kane contract tip involves potable vs non-potable water as it pertains to your contract. Who let the dogs out? Well in this week’s episode it was a buyer’s agent and it was an accident. However we give this particular agent many kudos with how she did the right thing and made it her job for the next 7 hours to find both dogs. I have heard an array of stories of things that just happen during showings and it’s easy to say that it’s not your house so who cares but that’s not the right way to approach unforeseen things that come up. When something happens during your showing own it. Do what you need to in order to make it right and move on from there. This episode also addresses homes that are sold “as-is” and noted that way in the broker/public remarks as well as the contract. Typically this will exclude any safety or hazard issues, those will need to be addressed. However Luis recently ran into a transaction where the buyer’s after inspection wanted to get the sellers to pay to have the custom bunk beds removed. This was not a safety issue by any means. If you are buying a home “as-is” you need to understand that you are not going to get things like this done and stop wasting everyone’s time. We also discuss some marketing tips with agents/lenders and the importance of having a listing sign placed if you are doing sign riders. We talk about a particular agent (Luis) who has on multiple occasions not had the sign in the yard to hang the sign rider on, 2nd turd of the week? We think so.
