In this episode, Jerry interviews Richie, a former Army officer who transitioned into the world of property investment and has achieved financial independence. Richie shares his journey, the challenges he faced, and the strategies he used to build a profitable property business, including a niche offer in Self Storage. They discuss the importance of balancing family life with business, the value of taking action, and Richie's approach to creating passive income streams. This episode is packed with valuable insights for aspiring and experienced investors looking to make impactful moves in commercial property. Key Topics Covered 1. Balancing Family and Work: Richie discusses how his initial years in property investment required sacrifices, often working evenings and weekends alongside his Army job. Now, with the flexibility his business provides, Richie enjoys more time with his family, including helping with homeschooling his young children. He emphasizes the importance of achieving time freedom, allowing him to prioritize family life without being tied down by a traditional 9-to-5 job. 2. Working Smart, Not Long: Richie has structured his businesses to allow him to work only 20-25 hours a week, focusing on strategic growth and minimizing time spent on daily operations. He highlights the goal of reducing his operational hours even further, enabling him to concentrate on new opportunities, development, and raising funds for future projects. 3. Richie's Top Three Tips for Investors: Take Action: Richie stresses the importance of taking practical steps rather than just accumulating knowledge. Action drives results, while knowledge without action remains unused. Go Where the Air is Thinner: Instead of competing in over saturated markets like small residential properties, Richie advocates exploring commercial property and self-storage, where there's less competition and more substantial returns. Leverage Finances Wisely: Richie explains how he purchased £3 million in property using none of his own money by leveraging other people's time, knowledge, and finances, demonstrating the power of partnerships and creative financing. 4. Mentorship and Giving Back: Richie has recently formalized a mentorship program, “Elevate Property Mentoring,” aimed at helping others progress in property investment and execute larger deals. He shares his passion for guiding others to success, with plans for an open day on November 21st to introduce potential mentees to his Sheffield property project. 5. Embracing New Opportunities and Self-Storage Investments: Jerry and Richie discuss the self-storage niche as an emerging, high-potential market within property investment. Richie talks about his own journey of exploring different property sectors, learning the business model, systemizing operations, and then moving on to new ventures, emphasizing the importance of organized growth. 6. Looking to the Future: Though Richie has reached his financial target, he is motivated to continue growing his investments, balancing his time between new ventures and family. The conversation ends with an optimistic look at the future, with Jerry and Richie speculating about where Richie's businesses and life goals will lead him in the next few years. Key Takeaways Prioritize Action Over Knowledge: Knowledge without action is useless. Take consistent steps every day if you want to create meaningful change. Move into Less Crowded Markets: Seek opportunities in less saturated areas, like commercial and self-storage properties, for better returns. Utilize Other People's Resources: Leveraging other people's time, money, and expertise can exponentially grow your business without depending solely on your own resources. Systematize for Freedom: Building efficient systems allows you to scale your business without losing personal freedom and flexibility. Family Time Matters: Financial freedom isn't just about money; it's about creating time and flexibility to spend with loved ones. Resources Mentioned Elevate Property Mentoring: Richie's mentorship program focused on guiding property investors through their first big deals. Website (coming soon): Elevate Property Mentoring. “Spending is your superpower… You're not doing money wrong, you do money differently. The sooner that you're able to own it and be proud of it, the sooner you can wield it like a superpower instead of being all over the place because you're judging yourself with it.” —Franchelle Caesar    Being a "spender" is often seen as a negative trait, but the truth is, that spenders possess a unique financial superpower. While society may deem spending as a liability, in reality, it plays a vital role in keeping the economy thriving. Therefore, it's time to redefine the narrative and embrace the strengths that come with being a proud spender. Franchelle Caesar is a Financial Coach for Spenders. After struggling with her own spending habits, she created a solution and now helps others do the same, guiding them to wield their spending prowess as a strength rather than a weakness. In this conversation, Daniel and Franchelle share powerful insights on the misconceptions about being a “spender”, the importance of being intentional in spending and tracking finances, the need to align spending with personal values, tips on gamifying financial habits and creating enjoyable routines, the different types of toxic spending patterns and how to overcome financial sabotage, mindset shifts for abundance, plus much more.    Be Inspired! with Daniel:  Website (Makings of a Millionaire Mindset) Website (Daniel Gomez Global) Facebook Facebook Group X Instagram LinkedIn Pinterest YouTube Episode Highlights: 03:14 Who is a “Spender” 09:21 Lifestyle Creep 15:53 Gamify Your Spending Behavior 22:52 Toxic Spending Patterns: Winner, Seeker, Runner, and Protector 35:06 Go Where the Growth Is 40:28 Have Them Come

It's In the Promise: Just The Way You Are

One of the misconceptions about Christianity is that you must change who you are to become part of the family of God; after all that is what being a Christian is, being part of God's family. More than you changing, God is looking for your belief in him and what he says. Abram (The Father is Exalted) was a man God called to go. "Go Where," you ask? Just go. So what did he do, he went, at 75 years old he went in his old age when we would call our life almost over he listened and believed God, and his belief was counted unto him as righteousness. God accepted Abram just the way he was. It was after his encounter with the almighty God that Abram's name was changed to Abraham (The Father of many nations). When you have an encounter with God he will step in and change your life. He will give you purpose, promise, and a plan. But you must BELIEVE in order to be counted righteous. No matter how shattered you think your life may be, God loves you and he wants you to be part of his family, just the way you are. Do not try and change, but allow Holy Spirit to take residence in your life and give you the strength to make the changes he wants to make in you. You have a purpose brother, and God has a plan for you. Live your life the full today and believe in God! S Geoffrey Monts Thank you for being part of the #RiseAndGrindCrew! I am glad you are here. Would you like to find a soul mate who is intuitive, sensitive, romantic, and wants to find the meaning in life? If so, then your ideal match may be the Meaning Seeker—a unique personality type that loves psychology, philosophy, spirituality, the arts, and finding the meaning in life. On Love University Podcast, we discussed the unique characteristics of this Meaning Seeker GuyType (romantic personality style), as well as where to meet them, how to win their heart, and how to have a great, long-term relationship with them. Here's what we learned:   1. Go Where the Meaning Is:  To meet a Meaning Seeker, get involved in online or offline groups that revolve around psychology, philosophy, spirituality, the arts, and humanitarian/philanthropic ventures. The Meaning Seeker wants to make a difference in the world, and you can help them do just that if the two of you unite your missions and values.   2. Communicate with words of meaning and feeling.  Meaning Seekers are hopeful romantics. They appreciate words of endearment like “Honey” and “Sweetheart,” as well as true gifts of appreciation (a handwritten note or poem).  They also like to discuss deep, philosophical topics such as life after death, intelligent beings in others universes, and how to bring more love and compassion to the world.   3. Express yourself through spirituality. Meaning Seekers are often spiritual or religious individuals who want to understand the purpose of life and bring their talents to fruition to help the world.  Pray, meditate, and take spiritual workshops with your Meaning Seeker Soul Mate.  Help each other achieve the fullest potential and you will have a happy and loving relationship.   The Meaning Seeker (intuitive and feeling) can be the best mate for you. Always striving for growth, improvement and intimacy, they are excellent mates and spouses. Start today and express your authenticity and love toward others and the world, and you may soon find yourself with the Meaning Seeker love of your life.

Have you ever wondered what happens to all of the machines that people have sent into space? 你有沒有想過,人類送上外太空的東西,用完之後去了哪裡? For example, the International Space Station, or ISS, is like a giant "building" in outer space that astronauts use. 太空人使用的國際太空站就像一棟很大的建築物。 But NASA, the U.S.'s space agency, say they need to shut it down soon. 美國太空總署說,需要盡快關閉它。 So what will they do? Leave it in space? Nope, they're going to let the station… crash back to Earth. 被關掉的太空站會被留在太空嗎?不會,它會墜毀到地球上。 But don't worry, it's not as dangerous as it sounds. Really smart space scientists know how to control the International Space Station as it comes back to Earth, and they will make it land in a spot far away from any people. 科學家會讓太空站落在無人地區。 The spot is about three-thousand miles from the coast of New Zealand in the ocean. This spot is called Point Nemo. 這個地方叫做尼莫點,在距離紐西蘭五千公里的大海中。 In fact, a lot of space junk has been dumped in this spot over the years. Over two hundred and sixty-three pieces of space junk has fallen back to Earth in this area since the year 1971. 從1971年開始,已經有260多個太空垃圾掉在那裡。 That's a lot of space garbage in the ocean. But until scientists can figure out a better way to bring things back to Earth, that's where they will all go. ________________________________ Vocabulary 太空垃圾不會永遠留在太空中。 1. Jeff Ton is honest and direct when he says nobody grows up wanting to be a CIO. If you ask Jeff, he’ll say he thought he’d be a rockstar, touring the backroads of the country in a van, playing gigs on weeknights. That was always the plan...until an impulse purchase of a Commodore 64 changed Jeff’s path forever. Jeff is now a multi-time CIO, currently serving as an IT Strategy Advisor at InterVision and the Founder of Ton Enterprises and he joined IT Visionaries to take us through his journey. On this episode, Jeff provides insights into the role of the CIO and divulges some of the key questions current CIOs are trying to find answers to, including those surrounding diversity.  Key Takeaways Embed Yourself in the Business: In order for IT professionals to advance their careers, they need to begin taking on a larger role within the organization. That includes having a better understanding of how the business operates and how technology is deployed across all departments. Go Where the Talent is: In order to diversify your teams, you need to go where diverse candidates are. It’s important to familiarize yourself with alternate avenues to pursue candidates that are outside the traditional recruiting grounds, and it’s even more important to know how to connect with those candidates. Once you find those team members, the next step is to make sure they feel empowered in their workspace. A Man with a Plan: If you’re a new CIO, you need to have a 60- to 90-day plan, but understand that plan will change. During those first few months, you are going to do a lot of learning on the job. Have honest conversations with your team members and stakeholders and understand how they can help you succeed in your new role. --- IT Visionaries is brought to you by the Salesforce Customer 360 Platform - the #1 cloud platform for digital transformation of every experience. Bio:   Since the 1980s, Andy McKenna has been a dedicated mountain biker, spending his life poring over maps, dreaming and exploring the mountains of Scotland and beyond. Turning his passion for two-wheeled adventure into a multi-award-winning mountain bike guiding and tour business in 2008, Andy is an experienced mountain bike guide and reluctant administrator who along with his wife Aneela balance their busy working lives by making sure they both takes their 'medicine’ regularly, meaning together getting out of the office, into the hills on their bikes as often as possible.   Andy has been living with MS without use of MS medication since 2007 and is the driving force behind ‘Stoked on MS’ (irony intentional) and through this hopes to shine a light of hope on the reality of leading a healthy, productive and active existence by adopting the Overcoming MS way of life.   Questions:   Can you tell us a little about yourself: where are you from? What do you do? How did you find your passion for cycling? Tell us a little about your journey to becoming an avid mountain biker. What is Go-Where?  How did your MS diagnosis change your relationship with your cycling passion? What did you do about it? What limitations has your MS introduced to your active lifestyle, and how have you dealt with or overcome them? What is Stoked on MS? How did you discover OMS and what has your experience been with its approach to MS management? What compelled you to dedicate some of your fundraising efforts to OMS (which, by the way, resulted in over GBP 70K in collective contributions to date)? If you had one piece of wisdom or inspiration to impart to someone newly diagnosed with MS, what would it be?   Links:   Stoked on MS Andy’s Cycling Tours Company Andy’s GoFundMe Page Andy’s Facebook Group (membership request required) Andy’s Instagram Andy’s YouTube Channel (cool mountain biking videos) Swank MS Foundation   Subscribe to this podcast and never miss an episode. Preventing MS in Family Members | Episode 13

Living Well with Multiple Sclerosis

If you’re diagnosed with MS, your thoughts naturally gravitate to your own health and what you can do to improve it post-diagnosis. Once you’ve settled into a course of action and considered positive steps you can take to improve your health outcome, such as the OMS 7 Step Recovery Program, you might start thinking about your family. Given there is a genetic component to MS, prevention in family members (and this doesn’t just apply to kids, but siblings too) is a vital topic when considering a comprehensive approach to MS management. In fact, prevention is so important that it constitutes an entire step in the OMS 7 Step Recovery Program. And there are specific steps you can take to help ensure that your genetically-related immediate family steers clear of MS.   Joining this crucial discussion on today’s episode is Lorna Wilson, who has firsthand experience with both MS and preventing it in family members. Lorna learned of Overcoming MS shortly after being diagnosed with Relapsing-Remitting MS (RRMS).  As a mother of three – with a love of family, food, travel and adventure – she enjoys life with family, friends and community. With a family keen on delicious food, the OMS diet keeps those she loves happy and well-fed while positively impacting her own health.  Lorna is focused on MS prevention and empowering her daughters to take measures for their future health and well-being.   Questions:   Tell us about the genetic component to MS. If you have MS and have children, how likely are they to get MS? How did you break the news of your diagnosis to your children? Have you changed how you act as a parent because of MS? What are they key factors in preventing children and family members from getting MS? If you follow the OMS program, should your kids and family members be following it too? Is it just diet or should they follow the other pillars? Should children follow the OMS diet to the letter? What do the numbers show in terms of reduced chance of getting MS if you are a child or sibling of someone with MS and you follow the OMS program? Teenagers can be quite rebellious in general, so what are some tips to encourage them to adopt the right lifestyle choices to aid prevention? How do you persuade children to continue with healthy practices once they leave home? Any other prevention tips for kids and family members of people with MS?   Subscribe to this podcast and never miss an episode. Please review our podcast on Apple Podcasts or your favorite podcast listening app. On the final episode of Living Well with MS’ first season, we welcome Scotland’s own Andy McKenna, mountain biker extraordinaire, owner of a cycling trekking business called Go-Where and creator of the inspiring documentary film, Stoked on MS. Thanks to all our listeners for making Season 1 of Living Well with MS such a big success. We are excited to have you back for Season 2, launching on January 15, 2020 with a special kickoff episode on intermittent fasting, featuring world-renowned expert on the subject, Prof. Valter Longo.

Two for one in this episode! Those in the Scottish mountain biking and adventure community will know Andy and Aneela McKenna well, they are an inspiration for the advocacy they do around MS, biking, living honestly and our beautiful outdoors. They were featured in the beautiful film by Andy McCandlish, This Way Up, which has done the rounds at mountain film festivals like Kendal, giving insight into their lives as mountain bike guides with their company Go Where. 12 years ago, Andy was diagnosed with MS after two years of experiencing symptoms, getting tests and not understanding what was happening with his body. He’s been through quite a journey to develop new ways of living and working; far from an overnight process. Aneela is a positive force in the world of cycling, a diversity specialist for the Scottish Parliament as her ‘grown up job’ and a massive advocate for girls and women breaking through social norms to face fears and pick up a mountain bike - or any other kind of outdoors challenge. As this episode comes out Andy and Aneela have just launched This Way Up for public download, with a few very special offers, so go check their site out now, Stoked on MS.org.uk. There are still screenings happening in Scotland and the wider UK too. Go share!
