Being sick sucks. Being really sick – I'm talking “hospital” sick, “can't-figure-out-what's-wrong-and-you-have-to-see-a-million-specialists” sick really sucks. It's an emotional roller coaster whether you are the patient or someone you love is. It can be traumatic – I know it was for me when I went through 4+ years of pregnancy loss, miscarriage, and failed IVF – and navigating the healthcare system (and being made to feel like a number instead of a human being) was its own secondary trauma for me and so many others. We are still pinching ourselves that we had the honor of speaking with Suzanne Stabile! This conversation is filled with grace, truth, love, and wisdom as we are all figuring out how to live in such a divided society. As an internationally recognized Enneagram Master, Suzanne has conducted over 500 Enneagram workshops over the past 30 years. She has spoken to College audiences that include Baylor and Drury Universities, Hendrix College, Perkins School of Theology (SMU) and Brite Divinity School (TCU), Formation Gathering 2017 (Harvard Divinity School), Pepperdine Bible Lectures 2017, Seminary of the Southwest, hundreds of churches across America including First Baptist Austin, Highland Park United Methodist, Dallas, First Congregational Church, L.A., Otter Creek Church, Nashville, First Baptist Church, Portland, and teaches in the Baylor Health Care System, in Dallas, in both the Cancer and Transplant Hospitals. Additionally, she has taught at Richard Rohr's Center for Action and Contemplation and has been a speaker for Conferences offered by the CAC. She taught with Father Rohr to an international audience in Assisi, Italy, on The Enneagram and Paradox. Other events Suzanne has spoken at include The North Texas Conference of the United Methodist Church, Christianity 21, The Festival of Courage and Faith in Greenwich CT, the Emerging Christianity and Telemachus Conferences, the Southwest Regional Gathering of the Disciples of Christ, Laity Lodge and The Apprentice Gathering. Suzanne received her B.S. in Social Sciences from Southern Methodist University in Dallas, Texas where she also completed additional graduate work in the Schools of Sociology and Theology. She has served as a high school professor, the first women's basketball coach at SMU after Title IX, and as the founding Director of Shared Housing, a social service agency in Dallas. When she is not on the road teaching and lecturing, Suzanne is at home in Dallas, Texas with her husband Rev. Joseph Stabile, a United Methodist pastor with whom she co-founded Life in the Trinity Ministry and the Micah Center. She is the mother of four children and grandmother of nine: Will, Noah, Sam, Gracie, Elle, Joley, Jase, Piper, and Josie.

On August 17th, new rules rolled out that overhaul the way Realtors get paid to help people buy and sell their homes. The changes are part of a $418 million settlement announced in March by the National Association of Realtors. The changes end the ‘informal' rules of a typical agent commission payout. Now real estate agents across the country must sign upfront with prospective homebuyers what they're willing to pay. Historically the ‘sellers' paid commission fees for both their own agent and the home ‘buyer's' agent. The typical commission has been 5 to 6 percent split between the two brokers. That structure was pretty much enforced by The National Association of Realtors which has roughly 1.5 million members who pay dues. If a seller didn't agree to those terms their listing wasn't shown ion the multiple listing services that drive most home sales. This latest decision basically makes commission sharing optional so that sellers' agents who don't want to pay buyers' fees can still list on databases. Real Estate agents across the country have been attending trainings and learning the details of new contracts they must sign with prospective homebuyers. Gideon Fountain is one of those agents and he's also one of the owners of WGCH Radio in Greenwich, CT where I broadcast my weekday radio show. He grew up in Greenwich and has been selling real estate in the Greenwich CT area since 1986. He's now an agent for Houlihan Lawrence. I asked Gideon Fountain to join me in the studio to give me his take on the new real estate broker commission laws that just went into effect. He said; “With these new rules if you're a Real Estate Broker or Agent you have to tell your home buyers ‘up front' that that they have to decide on the amount they're going to pay in commission whether you bring on somebody else to help you or not." "There are two places on this new contract, and it says, here's our service fee. And we might say our service fee is 2.5%. Let's just say we write that. Two and a half percent. Then we also have another paragraph that says, you authorize us to accept compensation from the seller." "If a buyer wants to look at a property and the seller is offering nothing, and that would be a very foolish move by the seller, I would say, then yes, you would say to the buyer, look, I'm happy to help you with this transaction, but I got to make money. I'm not, this is not charity. So here's my contract." "Pay me two and a half percent. For some buyers, that's entirely possible. They might think, well, what do I need you for? You know, I don't, but they have no idea." "But the buyer agent, it's amazing. You should hear the conversations between the soliciting agent and the buyer agent when the listing agent says my client won't go down one more penny. Can you make your guys go up a little bit and the buyer broker says? All right, I'll try whatever we're at a million five. What's it? What's your guy want? He wants a million 550 not a penny less So then the buyer broker goes back to the buyer says come on you guys are gonna lose this I mean we have there's very few choices right now You really believe you've lost out on six bidding words. You really want to hold out for $50,000, and the buyer says yes. So, then you go back to the listing agent. Sorry, they're not budging either. And then, you know, everybody sits still for a while. But this is the kind of give and take that exists and should not be interfered with by government action." In his new book “Clean Economy Now: Stories from the Front Lines of an American Business Revolution" Bob Keefe the Executive Director of E2 a national nonpartisan business group of 10,000 business leaders which has been around for 25 years, describes his recent travels across the country. He wanted to witness first-hand all the clean energy projects in motion because of the significant private sector investment and job creation that's happened incredibly fast over the past 20 months since The Inflation Reduction Act. Bob checked in on my show live from the Annual Society of Environmental Journalists, at the University of Pennsylvania co-hosted by the Penn Center for Science, Sustainability, and the Media, in collaboration with the Annenberg Public Policy Center. . He joined me live just minutes after the recent earthquake we had in the northeast rattled my radio studio in Greenwich CT. Though the quake did hit parts of PA, and Bob and I had some fun talking about earthquakes in general since Bob is from L.A., Bob said he didn't really feel it, but what he mentioned he was feeling is an economic earthquake. It's an economic revolution like we haven't seen says Bob. And he's making sure we are all paying attention. “I truly believe that we are at the advent of an American economic revolution, the likes of which we have not seen in this country in generations, maybe if ever. And let me tell you why I say that. “Right now, my organization is tracking clean energy job projects around the, or clean energy projects around the country since the passage of the landmark IRA, the Inflation Reduction Act and some other policies 20 months ago. And what we know is this, there are more than 300 major factories and other projects, clean energy projects, coming out of the ground across America right now. $118 billion worth of private sector investment. That's companies that are putting money into these projects. “ “These aren't government grants or loans. These are companies investing in America. A hundred thousand jobs have been already announced just in those past 20 months. When in this country have we ever seen 300 factories and other major projects coming out of the ground? When have we seen this kind of investment?” “We have foreign companies that are investing in the United States and creating jobs here now versus taking American jobs and doing stuff overseas. And it's not just creating all this economic growth, it's putting America on competitive again with the rest of the world.” “We understand that we can't have a good economy without a good environment, and we can't have a good environment without a good economy. “ Bob points out that In New York alone there have been about a dozen major projects that E2 has tracked. $800 million worth of private sector investment in New York from companies, 3,000 plus jobs created. Bob and I talked about the offshore wind farm, the nation's first commercial offshore wind farm that just opened off Montauk, New York. Twelve turbines are going to provide enough juice for about 70,000 homes said Bob. And Bob mentioned there's another company that's building a converter station to essentially take offshore wind energy and convert it and get it onto the grid into people's homes. Bob and I discussed many specific projects, besides the offshore wind farms including solar panel factories, battery technology and the potential of hydrogen as a clean fuel. I was captivated by what's happening and I think you will be too. There's company called Air Products is now going to clean hydrogen and they're building one of the first factories in Messina, New York. In Connecticut, there's a company called Mott Corporation that's building filtration systems for use in things like this hydrogen. And mentioned there's another company called NEL, N-E-L, that relocated here from the Netherlands who are building something called electrolyzers that are going to be used by hydrogen plants like the one being built in Messina to produce hydrogen. Right now he said, there are something like 30 or 40, battery factories being built in America and about 60 solar factories popping up all around the country. And l this is happening in places that Bob points out, you would not expect it to happen. “As part of the book, I started off in a place called Kings Mountain, North Carolina. Well, Kings Mountain is home to an old lithium mine that was first established in the 1950s. At one time, it supplied lithium for the Manhattan Project, right? We all know what that is. Well, we have a company now that's restarting that mine because to supply batteries to manufacturers throughout the Southeast and other places. “ Drive down the street to Dalton, Georgia. And Dalton, Georgia used to be the carpet capital of the world, maybe it still is. Well right now a company called Q-Cells is building what will be the biggest, one of the biggest solar panel factories in the Western Hemisphere. Wow. In little old Dalton, Georgia. You know go a little further down the street in Georgia to Savannah and Kia and Hyundai are building one of the biggest electric vehicle factories on the planet. This is incredible stuff happening. “ I learned that Georgia is the number one state for clean energy projects right now. And that North Carolina has more investments in clean energy projects than any state. But big things are also happening in Alabama, Louisiana, New York, and I Connecticut.” Arnold Schwarzenegger did the foreword to Bobs book. “When I think about how far America has come in building a cleaner economy, I can't help but smile. It's hard to imagine we can fail, but make no mistake, we can If we do, it won't be a failure of innovation, of business. It will be a failure by us to come together to keep this great progress going. It will be a failure by us, collective us, to put aside our ideologies and political divisions and our complacency. Seven Million People Are Living with Alzheimer's Disease in the US. 80,000 in CT alone & twice as many unpaid family members and friends are providing their care. But the money being raised is making a difference. Nobody signs up for a brain disorder that gets worse over time. Alzheimer's is a gradual decline in memory, thinking, behavior and social skills. These changes completely affect somebody's ability to function. The bad news is the number of people with Alzheimer's is increasing, but the good news is there are real advancements in treatment. These advancements are being made possible by the continued donations to this cause. There's a big gala benefit coming up in April in Greenwich CT (where I do my live show from) that hopes to help families in this dementia journey. I invited Tim & Kelly Helstein the Chairs of The Alzheimer's Association upcoming ‘Celebrating Hope Gala' being held April 26th at the Delamar Greenwich Harbor in in Greenwich CT, to explain where the money raised goes to. They've been caregivers and know how hard it is. Tim whose mom passed from Alzheimer's shared; “My mother's life ended way too soon and no sot only is it something that Kelly and I are doing to honor my mother through this but also to help educate and care and prevent the future generations from having to go through what my family, what my father, what Kelly and I have had to go through. You know, we spend our days telling stories to our kids who love it. In the morning, they always say, you know, tell us a new story about Nanny. Tell us a story that was really funny.” “It's because she can't share it herself. So really what Celebrating Hope is about is not only bringing awareness and celebrating all those who have moved on because of Alzheimer's, but also celebrating the hope that we can change this, that tomorrow is a new day, that tomorrow the sun rises and there will be what we call a white flower, the first person who has overcome and has been cured from Alzheimer's. And science has been doing so much and the doctors and the FDA, and so we're excited to see what tomorrow does hold but it's going to be a gathering for all of us to really celebrate that hope.” Kelly Helstein, Tim's wife shared; “Like Tim said you know we have three young kids and they are missing their grandmother so much and that's a good background story about why we're involved, but also I want to point out that it's just a great way to honor those who are struggling with the disease. You know, that's the first reason we stepped into this role, but also it's giving us a platform to raise awareness and funds to support research and almost just empower others who are going through the same experience just to link arm in arm and say, us too, and just share our story with them and they share it with others and just create awareness all around.” The Alzheimer's Association is the leading voluntary health organization in Alzheimer's care, support and research. Kristen Cusato, the Director of Communication for the Alzheimer's Association Connecticut Chapter & New England Research Champion also joined the show. She discussed the risk factors associated with Alzheimer's disease and emphasized the importance of lifestyle interventions to reduce the risk. Kristin also shared there are real advancements in treatment and that the availability of these treatments can change the course of the disease. The powerful CT chapter offers 24/7 support for the public, healthcare professionals and caregivers. This chapter has influenced public policy changes and provided support to Alzheimer's and dementia research in the hope of finding a cure. There are many fundraising events held around the country to support Alzheimer's research and awareness. And the money is really making a difference. Today I am joined by Lydia Schrader! While working as an Interior Designer at an architectural firm in Greenwich, Connecticut, Lydia found time to illustrate the scenes which most inspired her during the day. She decided to focus on building her eponymous brand as an artist full time in 2015. Lydia's artwork features a strong attention to detail and typically showcases interior and architectural elements throughout her work. Her own sunny disposition floods into her art resulting in a joyful body of work. It is often also nostalgic. Often painted off site in her studio from photographs, Lydia's artwork invokes the emotions of the remembered (or sometimes daydreamed) moment. What is so intriguing about buildings is their reflection of those who inhabit them. Interiors and architecture are what we intentionally surround ourselves with- for both shelter and comfort.Lydia's home studio has been in the lush gardens of Greenwich Connecticut, amid the city lights in Philadelphia, under the palms in Palm Beach, the lakes of Maine, the rolling hills Loudoun County in Virginia, and the latest— under the Spanish Moss in Savannah, Georgia. In this episode, a husband-and-wife team share their story of how combined experience in the building trades and restaurant operations led to a series of successful restaurants in second-generation spaces. Meet Michael and Robyn Bordes. Michael is a seasoned contractor. Robyn started working in restaurants at the age of 13. In the summer of 2021, Robyn found an unoccupied space in their hometown of Greenwich Connecticut. The next day, they purchased a 50-year-old deli that needed a lot of work. “Thankfully, I was able to do most of the re-do,” says Michael. With a menu based on their family's favorites, they named the restaurant after Robyn's father. Constantino's is a small, casual, full-service Italian concept that has quickly become a neighborhood favorite for pasta and pizza. They opened a second Constantino's unit a year after the first, in a neighboring town 15 minutes away. The Bordes then found another small space that became available in the wake of a Covid business closure. There, they created “Constantino's Homemade Ice Cream”. The couple continues to seek opportunities for expansion. “We have found locations nearby for two concepts we are developing right now,” says Michael. “We look forward to opening Constantino's Pasta Bowl, a counter-service build-your-own pasta dish concept, as well as Love you Latte, a small breakfast and lunch coffeehouse later in 2023." Operating several locations, six days a week, and with more than half of sales from takeout and delivery business in the early days of their business, required them to ramp up systems and procedures to assure quality and consistency. “We learned very quickly how important it is to create a staff that works together as a team and helps each other like family," says Robyn. Adding to the couple's recipe for multiunit success are hands-on ownership, quality ingredients, active social media, and community involvement.
Being in the music ecosystem provides loads of opportunity for serendipity. Making a connection with newcomer songwriter Henry Conlon is a case in point. A fellow KKFI colleague had been contacted by Conlon's team looking for on air opportunities in support of an opening slot Henry had at a recent Sundown Concert Series featuring Kansas City's own Casi Joy and Danielle Nicole. I reached out to Henry offering a spot with the understanding it was a Pledge Drive Show and I would be asking him to assist in pitching for donations. He was all in. He began writing songs in high school playing coffee houses and the occasional open mic. As time went on, he began to grow a small but loyal fanbase in the northeast and eventually cut an album of original songs at Dirt Floor Records. Since releasing his first album, Henry has moved to Nashville where he has been writing and performing nearly every night of the week, embedding himself into the songwriter scene. Conlon has had a variety of cuts with artists such as Zachary Scott Kline and Madeline Finn. His song “Reckless Love” released by John Hollier in 2022, placed on the Americana Radio charts. In May of 2022 he had the opportunity to open for Whitey Morgan and Jesse Daniel at the Bandit Town festival in Manor Texas and for Old Crow Medicine Show and Billy Joel as a part of the Greenwich Town Party, an annual festival in Greenwich Connecticut. I'm a champion of people getting back out in the world and connecting ‘in person'. It matters. That's how relationships get made, right? Life is easier with people you trust. The more you know about somebody authentically, the more apt you are to trust them. And you never know who knows who. We all lost a lot in the category of relationships as a result of the pandemic induced virtual world, we now live in. To change it back up for myself, I'm now on a personal mission to reconnect with people I like ‘in person'. I'm known to be fun, and I like to make my interviews fun. People share more when they're comfortable and having a good time. I have the pleasure of broadcasting my live radio show from the studios of WGCH radio in Greenwich Ct., a town known worldwide for its beauty, location, amenities and well-run government. Founded in 1640, it's one of the oldest towns in the United States, home to many multigenerational families and has been a worldwide destination for over a century. I've known my engineer Bob for decades and we work well together and produce high level content that gets heard around town, around the country through the digital livestream and around the world through podcasting. During the pandemic, I started to work from home and do my radio show remotely. I got used to broadcasting from my house sometimes in my pajamas and got a little lazy about returning to the studio. But there's nothing like ‘live' in-studio energy, and so I'm back and trying some new ‘in studio' things. Fred Camillo, who's the First Selectman of Greenwich (their version of a mayor) also has a show on this radio station. I'd always enjoy running into him except he'd bring his big dog who would scare the hell out of me because I'm scared of big dogs so our conversations would always get cut short by me hiding behind a desk. Fred and I didn't see each other for a while so I decided to invite him to sit in and do my show live without his dog (big dog lovers please forgive me). I always thought Fred was sweet, but I don't talk politics on my show and didn't know much about him personally. I thought this would be a nice opportunity to have an authentic conversation that others could enjoy too. I wanted to know about Fred Camillo the guy. A lot of people have said some beautiful things about him as they've have watched him grow up in the area and are proud that he became the guy who's running the show in this very interesting place in the world. Did Fred want to grow up to be the First Selectman (mayor)? Nope, found out he wanted to play center field for the Yankees. Sadly, that didn't work out. He also wanted to be Joe Frazier but he was only a lightweight so that didn't work out either. Fred does works out a lot and he's in great shape. Every morning early, he's out walking his two dogs and he walks to the gym. Instead of a baseball uniform or boxing shorts Fred's daily uniform is now a suit. How many suits does the First Selectman of Greenwich own? Four. Mostly he wears the dark blue ones (Yankee blue), but he also has a light gray and a dark gray. When he was young, he had a beige one for the summer. I wondered does Fred ever do like I do, change clothes like Superman did in a phone booth to get from one occasion to the next dressed appropriately? “Rarely but It's happened”. Does Fred wear cologne? Nope. How about jewelry? Only watches. And a Fitbit to count his steps. (Roughly 20,000 steps a day!) BTW, he wears them both on the same wrist and people always ask why he has two watches. As a result of his job as First Selectman of Greenwich, CT some weeks Fred's out every single night. But he's really a homebody and loves to hang home and watch sports. Who's his team this year? “I'm still a Yankee fan but I even root for the Mets. The Cohens are great people. They're living in Greenwich.” Great! I'm a big Met fan lets get him in for an interview. What about hockey? “I grew up a Ranger fan, but the owners of the Islanders are here in Greenwich, and they are terrific people. Jon Ledecky actually worked here at WGCH in the 70s. He brags about working here. Great! Let's get him in sometime for an interview. Do you like tennis? “I don't play tennis, but I will watch it once in a while. I grew up watching Jimmy Connors and Chrissy Everett. But I will watch a good match”. What about Pickleball? “We're going to get hopefully four new courts.” So Fred I asked, “If you're going to the electric chair, what would be your last meal? You get one call, and you can have anything you want” Fred's last meal is going to be a big one. Lots of pasta, probably a couple slices of pizza, Italian cheesecake, gorgonzola salad and a bottle of wine. (Good to know Fred and I could have a lot of fun eating together) Fred Camillo's father was a marine drill sergeant. The rules in his house growing up included that you had to work so Fred worked every day when he was a kid. For a couple weeks back when he was 8 or 9, he even used to have a little shoeshine box and shined shoes outside a local store. Fred said his drill sergeant father was funny funny guy with a great voice. A crooner, just like Frank Sinatra and for fun Fred and his siblings used to tape him. “But he had a temper”, Fred said, so you had to be careful. Adding, “But it was funny. It was in an era, you know, that things were different. And I kind of miss those days.” Does Fred remember people's birthdays? Yes. Does he remember people's phone numbers? Yes. He knows at least 25 or 30 peoples phone numbers by heart. Does Fred still have dead people in his phone like I do? Yup, He said, “I think it's about holding on to a memory and it's something that's personal and to erase it, would mean kind of, it's that finality. It's silly, but it's just something that we do.” I asked Fred another one of my signature questions? What's your genius?” That thing that comes naturally to you that you take for granted. “Nothing, that's gonna make me any money”, said Fred laughing. “I can tell you the starting line up with the 1978 Yankees. I can tell you who the third string catcher was on the 1961 world champion Yankees. As my father used to say back when soda was cheap, that and 50 cents will get you a soda. I can easily recall Baseball trivia mostly but also a lot of historical stuff. I taught history in high school a long time ago, so I remember dates and numbers.” Has Fred been on every single block in Greenwich, CT? Probably. Greenwich is the second biggest landmass in the state of Connecticut and yes Fred's been on every street around the 67 square miles, 48 of which are land. What hasn't Fred Gotten around to doing yet that's still on his bucket list? He hasn't been to Italy. Fred's currently involved with ‘Paws for A Cause', a leukemia fundraiser in honor of his sister Donna Marie who died from leukemia at the age of 11. Sadly, Fred's mother also passed away just six months after his sister at the age of 34. “Unfortunately, said Fred, back in 1968 medicine and science weren't where they are today.” How many people ask Fred for favors in the course of the day as a First Selectman. A lot. “When you say favor you mean help, aid, attention to their cause, whatever. And you do what you can do, if it's legal and you're not doing anything that's, you know, against the law or out of order”. During Fred's day is he more likely to be texting, emailing, or calling somebody? “I'd rather talk to somebody.” Here's another ‘signature' Debbie Nigro question because I'm aware that everybody has something going on in their head all day long. “How Does Your Head Work Inside? How's it working in there I always wonder? “Well, a lot of people will tell you there's nothing going on”, said Fred. I guess, music. I'll walk out of the gym in the morning, and what was playing usually what I hear in the morning, it stays in my head.” Finally, I wondered does Fred worry about a lot of things? “Oh, yeah, big worrier said FRED. So how does Fred relax? “Red wine, but I don't have it every night and watching sports. I'm not a big TV person, but I just started watching the old Sopranos. I wanted to go through the whole thing. So, I'm almost on season five now and that's kind of relaxing. It makes me laugh. Princeton University is known for its eating clubs: Cap and Gown, Charter, Ivy and Colonial. But this private members club isn't associated with the university and doesn't hold open houses to find new members. The Nassau Club was founded by Woodrow Wilson to bring the townsfolk and the University together. It now stands as one of the most elite dining clubs in the nation and Nathalie Wilson is its Director of Food and Beverage. As General Manager at Suburban Golf Club to Restaurant Manager at Greenwich Connecticut's Stanwich Club, Wilson has seen the scenes behind the iron gates at the highest levels of private members clubs. But Nassau Club is different. Wilson takes us through a day in the life of the club, from its guest rooms upstairs to its breakfast service through to dinner service. With just a dozen staff in the restaurant, Wilson takes care of each and every member, of which there are 1,100. Although membership seems heavy, half the membership is rarely seen but just continues to hold the membership for nostalgic reasons and perhaps their once-a-year trip to Princeton. Search Firms Are In Bed With Private Clubs The podcast turns toward finding talent post-Covid and how Nathalie believes executive search firms are not always finding talent but are more inspired to ensure they get the nod for the next search rather than find the right candidate for the search at hand. With a consolidation of executive search in the industry, Wilson is concerned that candidates are not being found and compensation packages are being artificially restrained. The Wait Staff Olympics Although Princeton might be a bit stodgy, the wait staff at various restaurants and clubs is not. The town holds the Wait Staff Olympics annually, in which waiters and waitresses might be seen trudging through Palmer Square with trays full of drinks and trying to gain the fastest time with the least droppings amidst cheering colleagues. Bonding for a service staff in a university town that is heaving full of people servicing the students, faculty and university dignitaries.
