Jimbo, Mauricio Pochettino, Michael Cox and James Horncastle study two groups that feature two of the favourites - France and Argentina. Mauricio gives us his insight into managing the famed front three of Messi, Mbappe and Neymar. Hear why he got unlucky with Messi, wanted more consistency from Mbappe and loved every second of Neymar. As for Argentina, will the confidence gained from having won the Copa América power them on to a first World Cup since 1986? We check in with Julien Laurens on the world champions France who the rest of the panel are expecting to bore us silly in the group stage. Plus can we call Denmark dark horses? Can Poland finally deliver at a World Cup? And can you imagine rooming with Diego Maradona? Produced by Charlie Jones. A rooming house is a great investment to consider. Unlike, short term rentals, it requires much less work. It's also easier to build a sense of community and have a little bit more consistency between people renting there. In this episode, Rachel Swanson shares her real estate experience, how she ventured into rooming houses, and how she tripled her income in 12 months. From planning, construction, qualifying tenants, complying with state regulations, and managing the property, you'll be sure to pick up valuable nuggets that you could apply to your investing strategies.Rachel Swanson is a bestselling author turned real estate investor in 2021. She transitioned from writing books and coaching online full-time to working her real estate business, only part-time, tripling her previous income in only 12 months, all while balancing motherhood with Wannabe Triplets. Her goal is to bring her husband home from his 9-5 before his 40th birthday (2022) through the time-freedom they will have from passive income from real estate investing. Quotes• “There's a lot that goes into working with the city for zoning and planning and ordinances, and that can totally wreck your business if you don't do your due diligence beforehand.” (6:23 - 6:33)• “There is a real need for those that are traveling nurses. To do midterm rentals that have a, an affordable and nice place to live as well as for the existing community.” (19:23-19:34)• “We don't actually charge the rates of a standard one bedroom since it's not exactly a one bedroom. But it still ends up cash flowing really well overall because you're pooling everybody together.” (20:35-20:48)• “I think ‘cause it's a unique property, it was a unique concept, it was kind of a risk on their [lender] sense… I did have to do a lot of convincing with that lender to get the initial loan.” (24:31-24:44)• “Short term rentals is a lot more work. Midterm? Not so much. When you're transitioning every three to six months with people, it's not a whole lot of work.” (28:09-28:17)• “We also did have to put in a lot of rules… When you're doing a rooming house or something where people are coming together, you kind of have to set the rules.” (28:54 - 29:19)Connect with Rachel Swanson: Website: rachelcswanson.comInstagram: @rachelcswansonResource Mentioned:Rich Dad Poor Dad by Robert T. We've spoken with a few investors on the show before that have built successful rooming house businesses, generally they'll pull in a very respectable 5 to 6 figure income from their rooms.    While returns like that are still nothing to be sneezed at, Navid Guia takes things to the next level operating approximately 250+ rooms in a rent-to-rent model alongside his own investment portfolio.    Navid is a very interesting character that we would describe as a made opportunist. After a career in engineering left him feeling like something was missing, Navid stumbled across the rent-to-rent rooming house concept back in about 2017.    Not one to waste time, once he understood the numbers and the potential within 2 weeks he had set up his first rooming house.    His business has since grown to hundreds of rooms and is about to go through a further expansion by the end of the year possibly taking the portfolio past 400 rooms being individually rented.    if you've been wanting to add some cashflow to your portfolio or if you want to get started in property but don't have enough cash this episode is definitely for you.    Join Todd Sloan each week, to pick the brains of a different industry leader to bring you the best property content in the country.   Want more help understanding how to buy property faster and for less? Rooming houses have long offered affordable accommodation to students, newcomers to Canada, and people who are vulnerable or living on low incomes. But they are unregulated in some parts of the country, and their affordability is being eroded by the housing crisis. We talk to Tom Ermidas, who says the rooming house he lives in now has saved his life; and discuss the housing pressures with Elizabeth McIsaac, president of the Maytree Foundation, a charitable foundation in Toronto focused on human rights and poverty; and Andy Yan, an urban planner and director of the city program at Simon Fraser University.

Guest: Shawn Micallef, contributing columnist for the Star This summer, the city of Toronto spent almost $2 million on private security guards and police to forcefully clear encampments in public parks. Despite the obvious need for housing, council has once again delayed a decision on legalizing rooming houses citywide, a debate that's been ongoing for ten years at City Hall. Rooming houses, also called multi-tenant homes, are currently illegal in most of Toronto, yet they are said to be an accessible and affordable living option for students, newcomers, and individuals with low income in a city where the cost of living is among the highest in Canada. Columnist Shawn Micallef joins "This Matters" to explain the significance of rooming houses, renters' rights and why encampment clearing should not have taken place the way it did in the middle of a pandemic and an escalating housing crisis.

But I will be honest and say that I do intend to make all episodes longer than 30 minutes eventually but I didn't mean this one to be that way, but it was necessary to include all the appropriate information. Rooming patients is the essence of what most MA's do. Taking vitals, review medications and getting the chief complaint, it seems so simple but to be done proficiently and correctly it take some finesse. In this episode we discuss the overall process and how it can go. I fully acknowledge that the rooming process can vary quite a bit depending on the clinic you work and the specialty you work in but the overall concept is usually the same. I hope this is helpful for everybody and I would be ecstatic to hear feedback about your specific process where you work, and if anybody is interested in being a guest on a future episode please send me an email at nextlevelmedicalassisting@outlook.com. Versicherungsgeflüster-Podcast

Jetzt schon an später denken! "If you get a rooming house here and this guy's got a million dollar house here, right, there's going to be some push to get the rooming house out, right. Because, it's lowering his property value, right. And, you know, a rooming house it's not the greatest place in the world, but it's providing a bit of a service where people can live, right. Because, it's hard as hell to live up there right now, right." Life Stories of Displacement are made to do not let us forget how we are building our cities and to mitigate the impact on marginalized, low income population, created in collaboration with Professor Brian Doucet at the School of Planning at University of Waterloo.

The first wave of the opioid crisis began in 1991 when physicians began to overprescribe narcotic analgesics for pain. Eventually, addiction led to abuse and the fatality rates began to climb. In response, the US government cracked down on narcotic prescriptions--leading a surge in the price of medical grade opioids. By 2010, the cost of pharmacologic opiates was unaffordable, and users reverted back to the (now cheaper) alternative, heroin. 2013 marked the third wave of the opioid crisis, whereby synthetic, high-potency opiates like fentanyl and carfentanyl were being infused into other opiate products. With each wave, the world witnessed a spike in the number of opioid-related deaths, and thus far, our solutions have only led to new problems. But there is more to the opioid crisis than the effect of opioids on the voluntary user. In 2017, we released a show highlighting the clinical consequences and management of opioid dependence on infants born to mothers who had used opioids during their pregnancy. This week, we have remastered the 2017 program and included an update at the end. Produced by James E. Siegler. Music courtesy of Little Glass Men, Jason Shaw, and Chris Zabriskie.
