The Appraisal Update - the official podcast of Appraiser eLearning
Back in May, we introduced you to Melissa Bond's practicum program through the eyes of students just beginning their journey into the appraisal profession. Today, I'm sitting down with two graduates of the program who have successfully launched their appraisal careers and are putting this training into practice every day. Quintin Smith and Jeff Graves share what it took to complete the program, the transition from student to working appraiser, the obstacles they faced along the way, and how this practicum pathway helped better prepare them for the realities of the profession. If you've ever wondered whether there is a viable path into the appraisal profession (or something other than becoming a trainee), this episode is for you.

As cloud-based technology continues to reshape the appraisal industry, what does that transition actually mean for appraisers? Today, host Bryan Reynolds sits down with software engineer and apprAIz CEO Narainder Chandwani to talk about the shift from traditional desktop software to cloud-based platforms—and why it matters now more than ever. They discuss common misconceptions, challenges you may face, and how this new technology could change the way your reports are created, managed, and delivered.Make sure you're in the know. The appraisal profession is facing massive change, but according to published author, keynote speaker, and podcast host Eric Zimmer, the real battle is not happening in the software. It's happening in our minds. In this episode, Eric Zimmer joins Hal and Jim to talk about why change is a skill, how the stories we tell ourselves shape our resilience, and why small, consistent adjustments matter more than dramatic overhauls. They also dive into UAD 3.6, the mindset shifts appraisers can make right now, and what attendees can expect from Eric's keynote at Valuation Expo this August.Register for Valuation Expo here: https://www.valuationexpo.com/Get Eric's book, How a Little Becomes a Lot: The Art of Small Changes for a More Meaningful Life, here: https://a.co/d/06ymwSQdLearn more about Eric: https://www.oneyoufeed.net/about-eric-zimmer/At The Appraisal Buzzcast, we host weekly episodes with leaders and experts in the appraisal industry about current events and relevant topics in our field. The Appraisal Update - the official podcast of Appraiser eLearning
An appraiser asked me a simple question about a pot plant… then followed up and said the AMC wanted it blurred out. That kicked off a much bigger conversation.I sat down with three seasoned USPAP experts—Bobby Crisp, Diana Jacob, and Amelia Lovern—and what they shared goes far beyond anything you'll find in a class.Diana recounts a property where a man was chained to a basement wall.Amelia shares a case involving bedroom doors locked from the outside.Bobby walks through an inspection where a young child was present while the parent was passed out. These are real-world situations appraisers actually face—and the decisions that come with them.If you think USPAP has a rule for every situation… it doesn't. And that's exactly what these experts make clear. There are moments in this profession where the book doesn't give you an answer—where safety, judgment, and common sense come first. Situations where you're not thinking about compliance… you're thinking about getting out and doing the right thing. This is the side of the profession no one talks about—but every appraiser needs to be prepared for.
In today's episode, Hal Humphreys talks with Bryan Reynolds, Partner at Appraiser eLearning and host of The Appraisal Update Podcast, about one of the industry's biggest challenges: bringing new people into the appraisal profession. Bryan explains how the Practicum for Training New Appraisers creates an alternative path for trainees, why mentorship still matters, and what appraisers can expect from his sessions at Valuation Expo in Las Vegas. They also tackle an anonymous appraiser question about liability, septic systems, and when to contact your E&O carrier.Register for Valuation Expo here: https://www.valuationexpo.com/If you'd like more info or have any questions for Bryan, feel free to fill out the contact form on his website at reynoldsandassociates.net or email info@thelegacyag.comAt The Appraisal Buzzcast, we host weekly episodes with leaders and experts in the appraisal industry about current events and relevant topics in our field. What does it really look like to become an appraiser today? In this episode, I sit down with Melissa Bond to talk about her practicum program—and we're joined by two incredible women currently going through it. They share their firsthand experiences, what the journey has been like so far, and what they're working toward as future licensed appraisers. This isn't theory. This is what it actually takes to get started—and stay in it.We talk about:What the practicum experience really looks likeChallenges new appraisers are facing right nowWhy they chose this path—and where they see it taking themI also make a special announcement about my involvement in a new initiative with Legacy Advisors and Consulting—introducing the LAC Appraiser Pathway, designed to create a more direct, supported route into the profession.
What happens when an appraiser stops thinking like “just” an appraiser? In this episode, Hal Humphreys sits down with Michael Tidwell II—investment sales broker, Certified General Appraiser, and professor—to unpack a career that's moved from residential reports to high-level investment advisory.Tidwell shares how working across residential and commercial valuation reshaped the way he defines value, and why that shift matters more than ever in today's evolving market. They also dig into industry changes like UAD 3.6, and why he believes appraisers should lean into what's coming instead of resisting it.This conversation might challenge a few of your assumptions about our profession (in a good way).At The Appraisal Buzzcast, we host weekly episodes with leaders and experts in the appraisal industry about current events and relevant topics in our field. What do you do when a homeowner calls and isn't exactly thrilled with your value opinion? Do you take the call, or let it go to voicemail and pretend you never saw it? And what if it's Fannie Mae, or another intended user?In this episode, I break down exactly who appraisers can (and can't) communicate with under USPAP, so you don't find yourself in a well-intentioned (but risky) conversation. I'll also clear up a surprisingly common point of confusion: What do you actually need to bring to your next USPAP class?—Bryan Reynolds
A major acquisition, a fast-growing corner of the lending world, and a reality check on commentary in UAD 3.6.Today, Hal and Jim sit down with Bill Waltenbaugh, Chief Appraiser at Nationwide Appraisal Network (now part of Stewart Valuation Intelligence), to unpack what this new chapter means for both appraisers and their clients. From the nuances of non-QM and private money lending, to the role of specialized forms like short-term rental reports, Bill offers a behind-the-scenes look at a segment of the industry that plays by a different rulebook. They also tackle the looming impact of UAD 3.6, and whether everyone will actually follow the script. Plus, they have a practical conversation on appraisal commentary: how to state what you need to, without saying too much.At The Appraisal Buzzcast, we host weekly episodes with leaders and experts in the appraisal industry about current events and relevant topics in our field. UAD 3.6 is a fundamental shift in how appraisal data is structured, collected, and delivered. But what does this actually means for your day-to-day work? In this episode, hosts Jim Morrison and Hal Humphreys sit down with Ken DeFeo of Fannie Mae and Sean Murphy of Freddie Mac—two of the key minds behind the development of UAD 3.6.Together, they unpack why the redesign was necessary, how UAD 3.6 moves the industry beyond legacy form-based reporting, and what appraisers should know about data consistency, clarity, and quality going forward. The conversation also tackles the very real concerns around change management, lessons learned from early production and testing, and how this new standard supports appraisal modernization—without changing the core role of the appraiser.UAD 3.6 Bootcamp is in Orlando next week! Vivek Chibber, Professor of Sociology at New York University, discusses neocolonial history and the formation of anti-colonial movements, which effectively began as an elite-dominated push for power, to widen the colonial apparatus for more participation by wealthy Indians. Historicising how anti-colonial, national liberation movements only took off when the internal agendas of national liberation struggles were set as the people unified their narrow struggles to join the mass struggle, Chibber notes that the modern identitarian left has failed in assessing and addressing class struggle. Moving between decolonising countries and the United States, Chibber tells the story of how, in the neoliberal era, as all the institutions of ordinary people were dismantled—bowling alleys, civics centres and neighbourhood organisations—there is no longer a sense of a collective endeavour. As a result, the groups best positioned to get something for themselves were all upper-middle-class and upper-class citizens who sought positions in the halls of power. Chibber narrates how these groups, having abandoned collective struggles, chose to access social power through a language that drew upon identity—gender and race—cashing in on identity while parsing out the universe into smaller and smaller slices, with each group staking claims to being “the most oppressed.” Appraising how such a tiny, minoritarian movement like the transgender movement was given such an enormous amount of power in the United States by the Democrats, Chibber maintains that this adornment of power from above immediately absolved that lobby of the responsibility or necessity of having to seek alliances, thus leading to a toxic political culture of calumniation and slurs. What do European banking regulators have to do with appraisals written in the United States? More than you might think. In this episode, Hal Humphreys sits down with Chris Thorne, a UK-based valuation expert who has been working directly with the European Central Bank as it reviews commercial real estate lending across the Eurozone. Those reviews don't just cover European properties. They've also included loans secured by U.S. real estate, pulling American appraisal reports into the global regulatory spotlight.Chris breaks down how the ECB evaluates valuation quality, what its on-site inspections look like, and what kinds of issues regulators are finding in real-world appraisal reports. From misunderstandings about market value and highest and best use, to misuse of the cost approach, asking prices, and special assumptions, the conversation reveals how seemingly small appraisal decisions can have big regulatory effects. This episode is a timely reminder that valuation is no longer just local… it's global. At The Appraisal Buzzcast, we host weekly episodes with leaders and experts in the appraisal industry about current events and relevant topics in our field. Teacher evaluations can vary wildly—sometimes they are regularly scheduled; at other times they happen at the last minute before the school year ends. These appraisals typically involve an administrator observing a classroom lesson, which can feel contrived and stressful, resembling a mere "check-the-box" exercise. Frequently, the focus centers on teacher behaviors rather than examining the impact on student learning outcomes and the actions contributing to those outcomes. In this episode with Dr. Greg Moncada, we delve into the teacher appraisal system and explore how it can be transformed to prioritize student learning, better align with the school's mission, and more effectively support the professional growth of educators.Greg is the Head of Harare International School (HIS) in Zimbabwe and was previously the founding director of the Qatar Academy for Science and Technology (QAST), the Qatar Foundations' new Science, Technology, Engineering, and Mathematics (STEM) school. Prior to his leading role at HIS and QAST, Dr. Moncada started new schools and programs throughout his career, including a progressive middle school based on the “This We Believe' model and district-wide STEM programs in Elementary, Middle, and High School settings. Dr. Moncada specializes in developing student-centered learning models, progressive learning models, and multiverse organizational structures between schools and organizations. With more than 30 years of experience, Greg has held teaching and leadership positions in International schools in Spain, Austria, Saudi Arabia, and South Africa, as well as in the United States. One of the most powerful tools of personal transformation is also one of the most accessible: it's the story we tell ourselves about who we are and the future we imagine. It's a story we can update and recalibrate every day — no permission beyond ourselves required to create and recreate the person we want to be and the way forward. In this conversation, we continue the Epoch Journey series as Aviv Shahar and longtime Portals friend Jeff Vander Clute explore the process of self-authoring appraisal. How do we identify the blockages, possible pain and trauma, and limiting beliefs that hold us back from the vast field of larger potential that is our natural birthright? As we update and realign our values and mental maps of meaning, we liberate greater versatility and range, and foster new pathways into our deeper universal nature. Appraising who we are today and the influences shaping our lives does not deny or bypass real challenges we may face. It allows us to melt and heal many types of inner scar tissue and discover our natural resilience.Among Aviv and Jeff's other insights and discoveries:What external persuasions do we allow inside ourselves? A modern vulnerability is openness to impressions that foster self-doubt.If we deny the point of pain, or suppress unresolved trauma or unmet essential needs, then already we are in a distorted view, bypassing what the case actually is.We explore in the self-authoring appraisal process a way in which we let life itself lead us within the various domains of our growth, development and engagement. With enhanced resiliency available to humanity, the big question for the species is, are we going to make it? Do we have enough resiliency to shift from Homo sapiens sapiens to becoming Universalis? The self-authoring appraisal is a technology we can apply to almost any aspect of our lives, much like carefully attending to a garden, instead of running on autopilot and habit. We can receive guidance by connecting with our inner resources, or inner conclave. If we ask a question, and then clearly see our situation, we're already beyond it.In a post-guru, epochal transition, we all lead; we need each other. Through shared discovery and co-creating, we provoke ourselves and create a greater ecology for the divine. This conversation is part of the continuing Portals discovery into what is emerging on the frontiers of human experience in this time of profound change. TWEETABLE QUOTES “Life is open, life is an open system — the universe is actually an open system. So how do we live? How do we dance with life in an open system? It seems that you are pioneering certain understandings and modalities for how to dance with life, in openness. And in the openness each of us can show up fully, and very resiliently, and creatively. Openness is liberation, and inquiry grounds us in our own nature, which then allows us to continue to express and flower.” (Jeff)“Just capturing two words from what you said that are so central to this appraisal process, and to being generatively creative in telling the story of your life anew every day. Waking up in the morning and saying, 'No, I was who I was yesterday, and today I'm telling the story again in a new way.' You are your own creator. You wake up in the morning and you have permission to rewrite your story today. That is, in what you said, that stopped me.” (Aviv) RESOURCES MENTIONED Portals of Perception WebsiteAviv's LinkedIn Aviv's TwitterAviv's WebsiteResilience and the Crisis of Belief

The German-American relationship is the decisive transatlantic dynamic of our time. Long seen as one of the most stable connections between Europe and America thanks to its well-defined Cold War structure and hierarchy, relations between Washington and Berlin have become much more volatile in the twenty-first century-- and are playing an increasingly pivotal role in determining the degree to which Europe and the United States will be able to shape a rapidly changing world order. Stabilizing this uniquely complicated relationship will be no easy feat. At times more closely aligned politically, and more intertwined economically, than any other transatlantic pair, since the end of the Cold War these republics have seen their relations characterized by frequent diplomatic, cultural and philosophical clashes and misunderstandings, and a trail of disappointed expectations. In No Better Friend? The United States and Germany Since 1945 (Hurst, 2024) Peter Sparding examines the long history between the two countries and their peoples; the narratives and perceptions harbored by each nation concerning the other; and the evolution of diplomatic, economic and security ties. Appraising the complicated interplay between Germany and the United States vis-a-vis a rising China, and the domestic challenges facing both countries, his book offers an outlook on how this all-important relationship might function going forward. Guest: Peter Sparding (he/him) is the Senior Vice President and Director of Policy at the Center for the Study of the Presidency and Congress (CSPC) in Washington DC. He has written about and analyzed US-Germany relations and transatlantic economic and foreign policy for two decades. Host: Jenna Pittman (she/her), a Ph.D. student in the Department of History at Duke University. She studies modern European history, political economy, and Germany from 1945-1990.
