It's important to remember that freelance income is subject to self-employment taxes, unlike W2 income. Planning for irregular cash flow is crucial for freelancers and independent contractors. Independent contractors can deduct business expenses, which can lower their taxable income significantly. Having a good relationship with a tax professional is essential for managing freelance income. Freelancers must handle their own training and professional development expenses, which can add up. Boards should: 1) Get regular updates on safety and regulatory issues, 2) document the attention that they're paying to it to have a record of meaningful oversight, and 3) Most importantly, boards can't just rely on feedback from the folks in charge of the AI tools. They need a red team of skeptics.(9:58) Boards and AI Ethics. Robin's Rules of Order for AI. Europe, for the most part, is a consumer nation of AI. We are a producer nation of AI, and California in particular is a producer of AI." "There must be strong partnerships in this country between those developing cutting-edge technology and the government—because while the government holds the power, Silicon Valley holds the expertise to understand what this technology truly means."(26:46) California's AI Regulation Efforts "I do believe that over time, at some point, we will need a more comprehensive system that probably overshadows what the individual states will do, or at least cabins to some extent what the individual states will do. It will be a problem to have 50 different approaches to this, or even 20 different approaches to this within the country."(29:03) AI in the Financial Industry(33:13) Future Trends in AI. "I think the key for boards and companies is to be alert and to be nimble" and "as hard as it is, brush up a bit on your math and science, if that's not your area of expertise." In episode 67 of the Medical Nursing Podcast we're talking all about a very common, very frustrating, and in my opinion a very under-appreciated condition - chronic rhinitis. Chronic rhinitis is one of those conditions that can easily fly under the radar - we often think lots about nursing our cat ‘flu cats for example, but there are many patients who suffer with chronic nasal disease that can significantly impact quality of life. There's quite a bit we can do to support these patients long term, and to do that well, we first need to understand what chronic rhinitis is, how it affects our patients, and how we treat it, which is exactly what you'll find in this episode. Plus, I'll leave you with 5 key tips to nurse these patients confidently. --- Resources mentioned in this episode:
With the recent dip in mortgage rates, you might be contemplating whether refinancing your mortgage is a prudent move. Currently, the average U.S. rate for a 30-year fixed mortgage stands at approximately 6.64%, marking the second consecutive weekly decline .Key Considerations for Refinancing:Interest Rate Reduction: A common guideline suggests that refinancing becomes beneficial if you can lower your interest rate by at least 1% to 2%. Even a 0.5% reduction can be worthwhile, depending on your loan amount and term.Break-Even Point: Calculate how long it will take for your monthly savings to offset the closing costs associated with refinancing. If you plan to stay in your home beyond this break-even period, refinancing could be advantageous.BankrateLoan Term Adjustment: Refinancing provides an opportunity to modify your loan term. For instance, switching from a 30-year to a 15-year mortgage can lead to significant interest savings over time, though it may increase your monthly payments.Credit Score and Debt-to-Income Ratio: Lenders assess these factors when determining your eligibility and interest rate for refinancing. A higher credit score and a lower debt-to-income ratio can secure more favorable terms.Market Outlook:Experts predict that mortgage rates may continue to decline slightly throughout 2025. For example, Fannie Mae forecasts the 30-year fixed mortgage rate to average 6.2% in the final quarter of 2024, with a further decrease to 6% in the first quarter of 2025. However, these projections are subject to change based on economic conditions and Federal Reserve policies.Next Steps:Assess Your Current Mortgage: Review your existing loan terms, interest rate, and remaining balance.Compare Offers: Obtain quotes from multiple lenders to ensure you're getting the best possible rate and terms.Consult a Financial Advisor: Seek personalized advice to determine if refinancing aligns with your financial goals and circumstances. In summary, refinancing can be a strategic move to reduce your mortgage payments and total interest costs. However, it's essential to carefully evaluate the associated costs and your long-term plans to ensure they align with your financial objectives.tune in and learn https://www.ddamortgage.com/blogdidier malagies nmls#212566dda mortgage nmls#324329 Support the show

Given the explosion of companies looking to hire talent from non-EEA countries, which is resulting in higher usage of employment permits, Shannon Chamber joined forces with professional services firm Deloitte to give its members an overview of the employment permits system, the changes coming on-stream, and the challenges companies face when recruiting globally. The briefing, held in the Shannon Airport House, was both timely and beneficial. It followed the publication of the results of a Chief Financial Officer (CFO) survey undertaken by Deloitte in 2024 which found that retaining and attracting skilled talent is regarded as a key business risk, with 95% of CFOs polled stating they are very or moderately dependent on non-EEA nationals to fill their skills gaps. This, coupled with the fact that the Irish labour pool is tightening, with skills shortages evident in sectors such as science and technology, information technology, business and finance, healthcare, and social care, has resulted in almost 40,000 employment permits being issued in 2024. Given that employers are continuing to look at alternative talent and skills pipelines, the number of employment permit applications is likely to increase year on year. As stated at the briefing, managing compliance along with supporting onboarding to attract and retain talent is becoming critical for companies growing diverse talent pools. The presenters, Roisin Fitzpatrick, partner, and Kim Wong, director of Immigration Services with Deloitte, delved into their expert bank of knowledge to give attendees a full appreciation of the key considerations they need to factor in when hiring talent from outside the EEA. Covering topics such as eligible and ineligible roles for employment permits, right-to-work checks on employees, inspections by the Workplace Relations Committee (WRC), graduate programmes, and remuneration thresholds, attendees were advised that before their embark on any non-EEA national recruitment programme, they should be aware that an employment permit will not issue unless at the time of application at least 50% of the employees of the employing company are EEA nationals (which includes UK nationals and Swiss nationals), with a small number of exceptions. They also heard that applications can be rejected if any documents associated with the application are missing. As stated by the presenters, immigration permissions have different stamp numbers (0 to 6, with variations), with each number signifying what the permit holder is allowed to do and whether they are permitted to work. Attendees were advised to familiarise themselves with these permissions. Already aware of recent changes to employment permissions, such as a non-EEA employee's right to move employer after nine months while remaining on the same employment permit they held on arrival in Ireland, many companies, including Shannon Chamber, have made submissions to government voicing their concerns with current and proposed changes, including salary thresholds, and are awaiting the outcome of this review. Speaking after the event, Chamber CEO Helen Downes said that the briefing was delivered at a time when an increasing number of member companies are in recruitment mode in non-EEA countries. "The wheels of business must continue to turn. When companies cannot meet their skills requirements locally, nationally or in EU countries, they need to look further afield. That's why a comprehensive briefing on all aspects of employment permits was so important. There is nothing better than hearing it directly from the experts, and I know that many of our member companies will connect further with the Deloitte team. "We will be hosting a Jobs Fair in Shannon on Wednesday, 26 March, to further assist companies in meeting their recruitment needs., " said Ms Downes. Investing in Senior Living Real Estate Source: Vinney Chopra's Mentoring Webinar: Benefits of Investing in Senior Living Real Estate (transcript excerpt). Date: December 20, 2023 Main Themes: The Silver Tsunami: A surge in demand for senior housing driven by aging Baby Boomers, with 10,000 turning 65 every day. Opportunities in Senior Living Real Estate: Focus on residential assisted living (RAL) due to its lower barrier to entry and strong potential for profitability compared to larger facilities. Vinney Chopra's Investment Strategy: Leveraging his experience in multifamily real estate to transition into RAL, purchasing and retrofitting single-family homes to create profitable senior living communities. Key Considerations for RAL Investment: Understanding local regulations, conducting thorough market research to identify demand and competition, securing proper licenses, and ensuring high-quality operations. Syndication as a Funding Mechanism: Highlighting the power of syndication to raise capital for real estate investments, allowing individuals with limited capital to participate in larger projects. Most Important Ideas/Facts: Senior Living is Recession-Resistant: Historical data shows senior living occupancy rates remained stable during economic downturns, indicating a resilient market. High Demand, Low Supply: The current supply of senior housing falls short of the projected demand, creating a prime opportunity for investors. RAL offers Attractive ROI: Potential to generate significant monthly profits ($10,000 - $17,500) per home with proper management and occupancy. Remote Investing is Possible: Chopra demonstrates successful remote acquisition and management of RAL properties, utilizing online resources and trusted teams. Focus on Investor Education: Chopra emphasizes the importance of thorough research, due diligence, and continuous learning for successful real estate investing. Key Quotes: "Silver tsunami is the one where from 2011 to 2030 wow! 10,000 baby boomers are turning 65 every night in this country." "Economic downturns don't have much effect on senior living." "Whenever you want to buy a residential assisted living... you can be in trouble. So that's why I try to give lots of great points in my webinars where to invest..." "Is there a better way that I could take a residence, a home, a 4 bedroom, 3 bathroom home, or 5 bedroom home and convert that into residential assisted living?" "You multiply by 12. That is very good. Return on money. ROI. Return on investment. We call it right." "Look for some assisted living residential, assisted, living home with a license on sale." "The key thing is, there are few brokers in every city, every place who deal with these kind of assisted living homes. It's called residential, assisted living." Action Items: Research local regulations and market demand for RAL in your target area. Identify and connect with brokers specializing in RAL properties. Explore financing options and develop a comprehensive business plan. Consider attending Vinney Chopra's Academy or mentorship programs for further education and networking opportunities. Benefits of Investing in Senior Living Real Estate: A Study Guide Short Answer Questions: What are the three "tsunamis" Vinney Chopra discusses and how do they impact the real estate market? Why does Vinney Chopra advocate for senior living real estate over traditional multifamily investments? What are the different segments of the senior housing spectrum? Which segment does Vinney Chopra focus on and why? Describe the typical resident profile for a residential assisted living home. What are their needs and expectations? What are some key factors to consider when selecting a location for a residential assisted living home? Explain the financial model of a residential assisted living home. What are the primary revenue sources and expenses? How does Vinney Chopra approach furnishing and equipping his residential assisted living homes? Why is this aspect important? What is the role of placement agencies in the senior living industry? How do they benefit residential assisted living homes? Describe the licensing and regulatory requirements for operating a residential assisted living home. Why are these aspects crucial? How does Vinney Chopra utilize technology and resources like ChatGPT and Perplexity to research and identify investment opportunities? Answer Key: The three "tsunamis" are the Millennial Tsunami, Immigration Tsunami, and Silver Tsunami. The Millennial Tsunami refers to the increasing number of millennials entering the rental market, driving demand for apartments. The Immigration Tsunami refers to the influx of immigrants who also require rental housing. The Silver Tsunami signifies the aging baby boomer population and their increasing need for senior living options, driving demand in that sector. Vinney Chopra believes senior living real estate offers greater stability and higher returns compared to multifamily. He highlights the consistent demand driven by the aging population and the need-driven nature of senior care, making it less susceptible to economic downturns. The senior housing spectrum ranges from age-restricted apartments (choice-driven) to skilled nursing facilities (need-driven). Vinney focuses on residential assisted living, which falls in the middle, as it offers a balance of independence and care, catering to a growing segment with strong demand. Residents in residential assisted living homes are typically seniors who require assistance with daily living activities like bathing, medication, and meals. They seek a comfortable, home-like environment with social interaction and personalized care. Location selection involves considering proximity to hospitals, the density of existing senior living facilities, local zoning regulations, and the overall demographics of the area, ensuring sufficient demand and compliance with regulations. The financial model relies on resident fees as the primary revenue source. Expenses include staffing, food, utilities, insurance, and property maintenance. Profitability hinges on maintaining high occupancy rates and managing expenses efficiently. Vinney prioritizes creating inviting and comfortable spaces using affordable furniture and decor from sources like Amazon and HomeGoods, understanding the importance of aesthetics and ambiance for resident well-being. Placement agencies act as intermediaries connecting seniors with appropriate living arrangements. They build relationships with hospitals, rehab centers, and doctors, acting as a valuable referral source for residential assisted living homes. Operating a residential assisted living home necessitates obtaining state licenses and adhering to regulations concerning safety, staffing, caregiving, and resident well-being. Compliance is critical for legal operation and maintaining a safe and ethical environment. Vinney leverages AI-powered tools like ChatGPT and Perplexity to quickly gather information on market trends, competitor analysis, and property listings. This efficient approach streamlines research and helps identify promising investment opportunities. Essay Questions: Discuss the advantages and disadvantages of investing in residential assisted living homes compared to larger senior living communities. Analyze the impact of the aging population on the real estate market. What are the potential challenges and opportunities for investors? Explain the importance of thorough due diligence when evaluating a potential residential assisted living investment. What are the key aspects to investigate? Develop a comprehensive marketing strategy for attracting residents to a residential assisted living home. Consider target audience, messaging, and promotional channels. Discuss the ethical considerations and responsibilities involved in operating a residential assisted living home. How can investors ensure the well-being and dignity of residents? Glossary of Key Terms: Assisted Living: A type of senior housing providing assistance with daily living activities like bathing, dressing, and medication management, while promoting independence and social interaction. Baby Boomers: The generation born between 1946 and 1964, representing a significant portion of the aging population. Capture Rate Study: A market analysis determining the potential demand for senior living services within a specific geographic area. Dementia: A general term for a decline in mental ability severe enough to interfere with daily life. Placement Agency: A company that assists seniors and their families in finding appropriate senior living options, including assisted living and memory care facilities. Residential Assisted Living (RAL): A type of assisted living provided in a smaller, residential setting, typically a single-family home, offering a more intimate and home-like environment. Retrofitting: Modifying an existing structure to meet the specific needs of a new purpose, such as converting a single-family home into a residential assisted living facility. Senior Housing Spectrum: A range of senior living options, from independent living to skilled nursing, catering to varying levels of care and support needs. Silver Tsunami: A term describing the surge in demand for senior living and healthcare services due to the rapidly aging baby boomer population. Syndication: A method of pooling funds from multiple investors to purchase and manage larger real estate assets, allowing individuals to participate in investments they might not be able to afford independently.
