When you think of real estate investing, you probably envision rental houses, multi-family units, or commercial properties. But just like other kinds of investing, real estate investing has layers. Knowing about and understanding these other investment vehicles can diversify and amplify your investing career. Mortgage note investing is an alternative investment inside real estate investing, and it can have less risk than buildings. Buildings have to be managed and maintained, but a mortgage note leaves all the risk to the property owner. In this episode of Zen and the Art of Real Estate Investing, alternative investor Fred Moskowitz tells Jonathan how he landed in mortgage note investing and why it's not as complicated as you might believe. A public speaker, entrepreneur, and author of The Little Green Book of Note Investing, Fred is an expert on navigating alternative investments and teaches others how they can do it too. Don't miss this episode for tips on investing alternatives and Fred's advice for investors wanting to branch out. In this episode, you will hear: What prompted Fred to shift his career away from computer engineering and into real estate investing The workshop he attended held by Jimmy Napier on investing in debt that caused Fred to begin buying mortgage notes Why mortgage note investing is an alternative asset class but without the liability and work of managing properties while diversifying your portfolio How to buy notes and why it isn't as tricky as it sounds The steps to evaluating what a mortgage note is worth and what its long-term benefits are Where you can attain access to mortgage notes and the role of industry relationships in buying these investments The reason institutionally originated notes are a more stable investment than seller-financed notes How Fred began to realize there were more ways to invest when he wanted to scale His steps to building the relationships he needs to continue making transactions What note funds are and how they can help you scale The purpose of note-servicing companies The concepts from Think and Grow Rich that still apply to Fred's career Follow and Review: We'd love for you to follow us if you haven't yet. Hello everyone and welcome back to the L.A. Parent podcast where we chat about all things parenting with our host, Nina Harada -- first time mom and the digital editor at L.A. Parent. Back from a weekend mommy/daughter trip up the central coast, Nina says she realizes how much our kids teach us. This past weekend was all about the importance of taking a moment to notice and appreciate the small transitions in our lives. As adults we have so much on our to-do list that we don't want to stop because we worry we might never get back on the train. Our kids are the ones that remind us that stopping and noticing is what we actually need to stay on the train. As we get ready for Thanksgiving and the kickoff to the holiday season, take the time to slow down, notice the moments, the transitions and the feelings. For more parenting tips, travel inspiration, recipes and fun things to do with kids in L.A., visit laparent.com Don't miss our latest holiday issue, you can read online HERE. You can also find us on Instagram, Facebook and Twitter! Thanks for listening and if you love this podcast and L.A. Parent, please write us a review and share with a friend.

Do you feel stressed and overwhelmed; and don't know how to deal with it? To deal with stress you have to look at one thing at a time. Ask yourself what is the one simple thing you can start doing to reduce your stress. One of the key things to get rid of stress is to set boundaries for yourself. This will help you say no to anything that will make you feel overwhelmed and stressed. And pay attention to the little things. It's those things that we ignore because they seem so insignificant that blow up in our faces in the end. Once you start paying attention to the little things and how they make you make you feel, you will be able to deal with them one at a time. Its those little thing that become a seemingly insurmountable mountain that cause us to lose hope and become anxious. Never ignore anything that makes you feel uncomfortable. That is the sign that you're saying yes to something that you should be saying no to. Apply the rule of paying attention to little things to everything in your life, together with setting boundaries, and you'll begin to see you stress reduces and peace and calmness coming into your life.

This week is the time set aside to focus on agriculture. And while we do that routinely with our episodes, we thought a great way to mark the observance is by hearing about weather conditions, field work and general state of mind for farmers across the US (9 different states!) & a few from outside the country too! You'll hear from farmers who have previously been on the show as well as some we may need to have on in the future. Get detailed show notes at https://groundedbythefarm.com/national-ag-week-2022/
In this episode, we talk with Leah Boyd (Twitter: @LeahBSassy) about music, liturgy, and theology. Because of its rich theology of culture, neo-Calvinism is often assumed to be a resource for Christianity outside of the church. Less well known is the liturgical tradition produced by Bavinck and Kuyper, which is distinctly neo-Calvinistic in its attempts to progress ancient liturgical practices into the modern age. How does the tradition help us think through what churches sing, and how they sing it? For an introduction to Leah: Kaitlyn Schiess, 'For Popular Seminarian, Sassiness is a Spiritual Gift,' Christianity Today, June 11, 2021. The books we discuss are: - Abraham Kuyper, Our Worship (Eerdmans, 2009). - James K.A. Smith, Cultural Liturgies Boxed Set (Baker Academic, 2017). - Bill Edgar, Taking Note of Music (Third Way Books, 1986). - Nicholas Wolterstorff, Acting Liturgically (Oxford University Press, 2018). - Nicholas Wolterstorff, The God We Worship (Eerdmans, 2015).
Duvet Mamma Podcast - Homemaking, motherhood and chronic illness
Hi Mamma, and welcome to the Duvet Mamma Podcast. My first thought was to do an episode on boundaries and prepare for unavoidable gatherings and events of this season. But once I sat down, I chose to highlight that you should be your focus during this time. In my opinion, being stingy with your time and energy is crucial to your sanity. We need to understand our unique flow before we make changes. Once you know your peaks and dips, you can build a life you love. The flow of your energy is unique to you and your home. If you apply your routine, then I promise you, you will feel less stress and more control. I talk about brain dumps, routine, and self-awareness as a means of holding on to yourself.Being a mamma with chronic illness and pain is hard, but do not allow your diagnosis to limit your experiences. You can do more than you think. Take this time to celebrate every victory. The flow f your energy is unique to you and your home.

Dr. Joanne Kong, trained as a classical pianist, explains the relationship between music and plant-source nutrition. She cares about sensitivity and reaching out to others, and talks of how the sound of music puts us in touch with ourselves. Dr. Joanne Kong and her interviewer, Dr. Elisa Haransky Beck discuss the release of Joanne's latest book, 'Vegan Voices.' Vegan Voices is an anthology compiled by Dr. Joanne Kong, and it contains 51 vegan perspectives. They speak of the philosophy behind the book as using food in the most sustainable way possible, and being compassionate towards all life. Joanne gives an overview of the chapters in the book and introduces a few of the diverse authors. She even goes on to read a few beautiful and inspiring excerpts from the book. As she explains the damage of the agricultural industry and its ties to consumerism, Joanne also speaks optimistically about the appeal of the book to non-vegans and beginner vegans, as veganism is a journey, and not a destination. Continuing on in the process nothing is wasted by God. He can use evil and wicked things. He brings it all to good. He what He see's His will, His word as in the entire mix. Do people get hurt, even killed? Yes. We see that in His word. Seek out and you will find what the perfect will of God is and there will be understanding. We navigate with or without Him. Choice is the big consideration in the standards and things are one side or the other, all building to something much bigger both in the spiritual and physical.

There are so many people who serve and work hard for the gospel week after week at our church, and just so you know, we take note. Here is Romans 16, Paul takes note of the people of Rome that he met along the way and he acknowledges not only their hard work, but also their deep friendship and family relationships as well as there hospitality. We are also grateful for those of you who just simply come and worship with us. We take note- and God does too.
