1865 meets MARK CROSSLEY! In an 1865 exclusive, #NFFC legend Mark Crossley joined Steven Toplis and Tom Newton for a chat about good and bad times at the City Ground, during one of the most pivotal eras in the club's recent history. As usual, Big Norm is honest and forthright and this is a must-listen for any Reds fan. Excerpts of this interview were originally featured in our "30 Years On" special podcasts, in which we looked back at Forest's amazing first season back in the Premier League, culminating in European qualification.                                         Listen in as Erin and Joao discuss: How Joao went from buying one duplex a year to owning 92 properties in just three years — all through strategic networking, mentorship, and the BRRRR method. How joining masterminds and attending live events help overcome introversion and build partnerships that accelerated his success. Why multifamily buildings can actually be simpler to renovate and scale than single-family homes. How Joao uses syndications to offer passive income opportunities for investors — and how he de-risks deals before ever bringing them to market. How real estate professionals can go beyond transactions by expanding their knowledge and networks to serve clients' long-term wealth-building goals.                                           About I'm Joao Macavilca, CEO and Founder of Start to Finish Capital. Growing up in challenging circumstances in New Jersey, I was raised by undocumented parents in a modest attic, an experience that shaped my resilience and ambition. Despite starting with minimal resources, I climbed the corporate ladder to become a National Operations Manager, gaining expertise in leadership, logistics, and process improvement. Inspired by 'Rich Dad Poor Dad,' I transitioned into real estate, embracing the BRRRR method to grow my portfolio and establish a construction company with commercial general contractor licenses in multiple states. From residential flips to securing a 54-unit commercial property, my journey is marked by perseverance, learning from mistakes, and building a legacy. Tom and Mark discuss what makes a good home shirt - is it a bad thing to have black on there ? What is the classic away colour for Forest - white or yellow? How much does the sponsor make the shirt, and do we revise our opinions of a kit based upon the success or failures of that season? Finally, as a kit geek, we ask Mark to select the top three footy shirts of his lifetime. Thanks to Mark for joining us - still to come over the summer, we will bring you some more interviews with legendary Forest players, and will have roundups of the confirmed transfer activity, before we report back for pre-season in a few weeks' time!

All three boys are back in the studio for the first time in what feels like forever — and it's a packed one.The episode kicks off with Chelsea's latest signing, João Pedro. The lads discuss how he could ease the creative burden on Cole Palmer, and whether this is the start of a smart summer window. They also break down Chelsea's wider transfer plans — who else needs to come in, and who still needs to go.The conversation then shifts to the Club World Cup after Chelsea's four-hour match, and the lads briefly touch on Man City's squad and new signings (note — this was recorded before their match against Al Hilal). The boys also dig into the new broadcast innovations coming next season — including pitchside interviews with substitutes and in-game dressing room access. They question whether these changes will enhance the fan experience or if English football is becoming too Americanised. The fellas also touch on Lee Carsley and his success with England's U21s — does he deserve more respect in the game? And finally, the big one: the Mount Rushmore of Premier League Strikers. The boys debate eight iconic names and whittle them down to the final four — including a fiery clash between Adam and Buvey over who deserves a spot. All this and more on the latest episode of The Club. Hello Rank Squad! The footballing summer is officially here, with the Champions League Final crowning what has been a pretty unbelievable season in Europe all round. We start today's episode with the final word on that final, where Luis Enrique's brilliant PSG absolutely dismantled Inter in one of the all-time great showpiece performances. Then, it's onto the talk of the summer - transfer season; and whilst there will be plenty of this covered here on Ranks all summer long, we wanted to take a look at some of the deals already done or nearly done, that we have reservations about for one reason or another. Some are personal, some are club-related, and some are just a question of fit; but whilst there could and should be levels of excitement, it's important to try and be realistic as well. We discuss the details of moves for Rayan Cherki, Jobe Bellingham, Liam Delap and Matheus Cunha; and also touch on Bruno Fernandes' decision to stay at Manchester United. We finish off with a discussion of some of the deals we think are absolutely guaranteed to be a success, as well as some early thoughts on the links between Arsenal and Benjamin Sesko. It's Ranks! In this episode of Life and Listings, we sit down with Joao, a commercial general contractor and real estate investor who's scaled from a single duplex to owning 91 doors — with plans to add 50 more this year! From humble beginnings to high-level partnerships, Joao shares how one networking event changed everything, the unconventional path he took into ownership, and some truly wild renovation stories (yes, including a funnel in a drain pipe). Whether you're in real estate or just love a good success story, this one's packed with value and laughs. Listen now!   “Just talk to everyone, find out what you can become friends, see what you can offer them.” - Joao   Key takeaways: Networking Can Be a Game-Changer Joao's entire business trajectory shifted after attending just one real estate event. Despite being introverted, stepping out of his comfort zone led to meeting the partners who helped him scale from a few duplexes to owning 91 doors. Bring Value to the Table — Not Just Capital Joao's growth didn't come from deep pockets but from offering his skills in construction. By solving a major pain point for investors — reliable, cost-effective renovations — he earned equity and long-term partnerships. Hands-On Experience Builds Long-Term Advantage Learning construction from a young age (thanks to his dad's DIY attitude), Joao was able to do his own renovations, save money early on, and eventually build a full construction team, giving him leverage in every deal. Unlikely Situations Teach Valuable Lessons Joao's wild stories — like discovering a funnel rigged into a drainpipe — highlight the importance of thorough inspections and the unexpected challenges real estate investors can face. Each situation became a learning opportunity that helped him grow. About Joao Macavilca:   Joao Macavilca is an esteemed professional in commercial construction and real estate investment with a remarkable 7-year journey marked by expertise and achievements. Alongside my extensive experience in general contracting, I am a seasoned real estate investor, boasting ownership of a diverse portfolio comprising single-family and multifamily properties. The US clean energy sector is navigating one of its most unpredictable phases yet. From solar to storage, how are developers and policymakers reacting to renewed trade tensions and their impact on the energy transition? “This isn't just about clean energy deployment. It's about whether the US will have a seat at the table in the future global energy economy,” says Leslie Abrahams, Deputy Director of the Energy Security and Climate Change Program at CSIS – the Center for Strategic & International Studies. Hello Rank Squad! It's that time of the year where amidst all the trophies being handed out, thoughts turn to who are the frontrunners in the race for the biggest individual prize in the game - France Football's yearly Ballon d'Or. Last year the award came with a whole thunderstorm of controversy, with Real Madrid boycotting the ceremony after Rodri won the top prize over Vinicius Jr. They probably don't need to worry that much this year - we'd be surprised if there were any Los Blancos stars anywhere near the podium - but the absence of both Vini and Rodri from the frontrunners opens up some interesting discussions. We dive deep on where we think the current positionings are for the likes of PSG's Ousmane Dembele, Gigi Donnarumma and Achraf Hakimi, as well as Barcelona's Lamine Yamal, Raphinha, and Pedri - as well as the individual pace-setters like Mo Salah, Lautaro Martinez, Kylian Mbappé, and Harry Kane; before we also take a quick look at the Kopa Trophy candidates in Part Three. Before that, there's a return for Things We Love, where Dean discusses a big summer ahead for Arsenal in the transfer market, and Jack takes a quick look at a wonderful season at Balaidos for Celta Vigo, under the stewardship of Claudio Giraldez. It's Ranks!  And remember, if you'd like more from the Rank Squad, including extra podcasts every Monday and Friday (including our weekly Postbox taking a look at the whole weekend of football) and access to our brilliant Discord community, then why not join us here on Patreon?

Hello Rank Squad! We have our Champions League finalists, after PSG joined Inter in the showpiece event by beating Arsenal 2-1 at the Parc des Princes to progress 3-1 on aggregate. The game might not have had the verve and sparkle of Tuesday's semi, but there was plenty to discuss all the same here on UCL Takeaway. Arsenal started fast, but couldn't find the killer blow to leave the tie in the balance - thanks to some particularly impressive goalkeeping once again from Gigi Donnarumma in the PSG net - and then Fabian Ruiz landed a killer jab of his own, striking home from the edge of the box after Arsenal failed to clear a set piece. Vitinha missed a (very harsh) penalty, before Achraf Hakimi made it 2-0 with a striker's finish, and whilst Bukayo Saka pulled one back and Arsenal had their chances to find a leveller, it was Luis Enrique's charges who saw the game out, with no finishing flourish from his former apprentice Mikel Arteta in the other dugout. We discuss the game, as well as where it leaves Arsenal ahead of this summer, whether PSG's transformation into the team we have seen in recent months makes them favourites for the final, whether João Neves is a N'Golo Kante regen, where Arsenal need to upgrade to reach that next level, and loads more besides. It's Ranks!  And remember, if you'd like more from the Rank Squad, including extra podcasts every Monday and Friday (including our weekly Postbox taking a look at the whole weekend of football) and access to our brilliant Discord community, then why not join us here on Patreon?
