It feels natural to share the momentous moments of the last 18 months (give or take) since I was generously sharing with you. A reintroduction to the familiar ears and a big 'hello, this is me' if you've just found my work. Any great change in life comes with many growing pains, big learnings and of course letting go of a whole lot, all of which were the medicine of 2023. In this episode I fill in the gaps from when I was last here up until Nov/Dec 2023. From moving interstate, to purchasing an online business that later became a retail store, to moving house and our life in Byron, I share it all here. Laced with sweet lessons and bountiful gifts, 2023 was *monumental* in forging a new path for myself and my family. When you're ready to buy or sell a home, choosing the right real estate agent can make all the difference, especially in a competitive market. Carlos and Yuni are here to share their insights about what the home buying experience should look like and red flags to keep in mind when interviewing prospective agents.  Podcast Notes What does a real estate agent do, and when should someone work with one?  It is a real estate agent's job to represent buyers and sellers with honesty and integrity. You can work with one when you're buying or selling a home.  In these competitive times, a great agent can make all the difference. They are out there every day and know the ins and outs of the market.  They can provide a Comparative Market Analysis (CMA) - a tool used to estimate the value of a specific property by evaluating similar ones that have recently sold in the area. Each buyer and level of purchase is different. Everyone has their own background, goals, needs, and limits when it comes to purchasing a home.  A great agent will guide you through the process and make it fun because they are experts in the field.  Qualities of a GREAT real estate agent:  From the beginning of the process, they are timely and communicative. Great communication is important. They should make themselves available.  They take the time to answer your questions and share valuable information. It's an educational process, and they should be willing to teach you along the way.   Someone who checks your references and makes sure you will be a good fit for them.  Someone who has credentials and experience in the field. Some questions to ask: ‘How long have you been in the business?'  ‘How many sales have you made?'  ‘Are you a top producer?'  ‘Are your offers being swiftly accepted?'  A great negotiator. Someone who will work to get you the best deal.  A person who will be straightforward and with you through the process. Their goal should be to get you into a home that you can truly afford in an area you want to live in.  What are some RED FLAGS to watch out for when interviewing real estate agents? As with every industry, there are predatory people in the real estate business.  An unresponsive agent can stall the process when it's time to put in offers. Watch out for someone who is unresponsive, or lacks timely communication.  A lack of professionalism, for example, arriving late or unprepared for meetings or showings.  Never surrender your deposit to people who are promising to give you a deal. That will ALWAYS go through escrow.  Why do some people look to sell their homes?  The last two years, there has been a desire to upsize. People working from home or realizing they would like a little more space.  Some folks want to downsize, or move to a different area.  Folks looking to invest in their long term future, and want to do so through real estate.  General best practices when preparing to buy a home:   Make a plan. There are many steps to ensure you're ready before starting the home buying process!  Your FICO score will determine the loans available to you. Aim to raise your score if it needs work.  Focus on your debt to income ratio.  Fund the emergency fund. Save for the down payment (anywhere between 5%-25%)  Practice making the mortgage payments and deposit that money into a savings account.  Get your pre-approval before getting in touch with real estate agents.  Have your documents prepared: 2 years of tax returns, paystubs or a letter from your accountant, and bank statements are a great place to start.  Do the research, use the internet and references from friends,  Always get a second option. This goes for lenders and real estate agents. If you're living in an HCOL area, those numbers leap up.  It's really important to make sure you're ready for this leap before you signed the papers. You rush into it and you're stuck with a mortgage you can't comfortably afford, making your home a burden, not a blessing.  If you live in a hot real estate market it's even more of a challenge. You're dealing with multiple bids, some of them being much higher than the listing price. Here in Raleigh, it's not uncommon to be competing with all-cash offers.  In the middle of 2020, my mom moved to be closer to us in Raleigh and we helped her with the home buying process. It was stressful because there were so many more buyers than houses. It took some patience, reflecting on what features she needed and truly wanted, and honing in on the budget, but thankfully she bought a great place for herself.   Whether you're a first-time buyer or not, my advice is to detach yourself emotionally from the process. Some of my ‘favorites' include: “Renting is throwing away money.” “Home ownership helps you build equity.” “Real estate is an investment that will pay off.” While it may be well-intentioned or based on their personal experience, these comments may not be true for your circumstances. You have to really look at the costs before you buy a house. Besides the obvious, there are expenses that homeowners may have that renters don't. Taking care of your own maintenance is a big one. Depending on where you live, you may find yourself buying property that is a part of an additional expense – a home association. Before you buy a place that's a part of a home association: Know the bylaws. Check with residents. See if they're happy or not. Ask about fees over the last few years. Have they been increasing? Why? See what are the HOA's responsibilities and which would be yours. Jon found out the hard way when he was hit with $5k special assessment! Taking Time to Buy the Right House Fast forward a few years, Jon got married. He and his wife used the principles and baby steps of Dave Ramsey to build their finances together. Eventually they became parents and that's when they began to consider selling the condo and getting another house with some more space. Seeing where things went wrong, Jon was determined to not let the same thing happen with their next house. He and his wife started with running the numbers themselves. Knowing what they could afford proved to beneficial as they were tempted with one house during their search. While they didn't get that one, they did find a house that suited their family and was within their budget. Now years later, they're both happy with where they are.
