Commercial Real Estate Loans For The Imperfect New York Borrower!The A BorrowerFor the Classic A borrower that goes to the bank for a loan, either a refinance or money for a commercial real estate purchase, all of their ducks will be in a row. Their credit score is high, they have money in the bank and the building in question is in great shape in terms of both occupancy and revenue. Net operating income justifies the loan amount and the debt service coverage ration (DSCR) that's calculated for the loan is right in the banks sweet-spot! It's an underwriting slam dunk!The Imperfect BorrowerParticularly now in the age of Covid-19, both borrower and building may unfortunately be dinged-up! The potential borrower's FICO score and asset base likely have been negatively impacted, while the building in question that was solid pre-pandemic, has lost tenants or has tenants in place who aren't paying. Still, it's a great building with much potential.In many scenarios like the one above and others, there are ways for The Imperfect Borrower to get a loan. They simply need to be speaking with a commercial finance professional who takes the time to get to know both the people involved and the back story of the loan scenario. The professional will quickly learn why the borrower is being shutout from the lenders only looking for A-loan scenarios and what some alternative solutions may be. Frederick Peters started in real estate in 1980, and he began managing the family business, the Warburg Peters brokerage, in 1991. But New York real estate's days of old - property listings written on file cards, agents tipping doormen to generate leads - has changed, and with it Peters' brokerage. Realogy-owned Coldwell Banker bought the brokerage in October. Peters said his agents could not keep up with competitors absent the merger. No matter how many units a landlord owns, maintaining a low vacancy rate is always a top priority. However, in order to keep low vacancy, this requires knowing if your tenant(s) is/are going to renew or if they plan on moving out. Many lease agreements require only a 30 day notice, which isn't always enough time to market the unit, schedule tours, perform maintenance and cleaning, and get the next tenant moved in without missing a few weeks or a month of rent. And depending on the location or type of unit, the landlord should probably budget 60 days from marketing the unit to filling it. Enter Doorkee. Doorkee was co-founded and is lead by CEO John Fagan. Doorkee is working to help New York City landlords rethink how they turn over units. Doorkee incentivizes tenants to give advanced notice they're planning to move out and handle showings. Doorkee is perfecting the process of aligning the interests of landlords and tenants—and that's awesome. This prevents landlords from facing extended and expensive vacancies, and much more. This is a longer than usual episode but John and I covered a lot and I think you'll enjoy the discussion as much as we did.
