Zuhause, Anlageobjekt, CO2-Quelle – Immobilien können aus vielen verschiedenen Blickwinkeln betrachtet werden. Und bei jedem Blickwinkel gibt es noch verschiedene Ergebnisse. Bei der Immobilie als Anlageobjekt zum Beispiel zeigt sich, dass es kein Asset gibt, das in Deutschland beliebter ist: So entfielen Ende 2016 vom gesamten deutschen Bruttoanlagevermögen rund 80 Prozent auf Bauten aller Art. Zugleich versprechen sie – zumindest aktuell – eine gute Rendite. Seit Beginn der 1990er Jahre kennen die Immobilienpreise oft nur einen Weg: nach oben. Der Blick auf den Herengracht-Index zeigt aber, dass dies nicht nur historisch einmalig ist, sondern auch keineswegs immer so weitergehen muss.  Betrachtet man Immobilien hingegen durch die Linse des Klimawandels, wird der Sektor zum Problem. Denn laut dem Deutschen Immobilienverband verursacht der Gebäudesektor rund 30 Prozent aller Treibhausgasemissionen im Land. Global sollen es sogar 40 Prozent sein. Andererseits sind die Immobilien auch direkt durch den Klimawandel, den sie so mitbefeuern bedroht. Denn rund 16 Prozent der Büroflächen in Europa sind durch einen steigenden Meeresspiegel in ihrem Bestand bedroht. Und in Regionen, in denen Extremwetterereignisse zunehmen, dürften die Immobilienpreise fallen.  In diesem Spannungsfeld bewegen sich nun Investoren, Immobilienentwickler, der Bausektor, Makler und natürlich auch Mieter und Vermieter. Und das meist noch ziemlich analog, was zahlreiche Startups ändern wollen. In dieser Episode stelen wir vier von ihnen vor: Heimkapital, Properbird, Shareyourspace und Predium.  Und einen der Investoren von Predium stellen wir in dieser Episode auch gleich näher vor, nämlich 2bx. Law and Public Policy professor SHEILA FOSTER argues that, among the diverse populations that live in cities, which lives are actually improved by this technology – and which are arguably made worse – very much depends on who gets to participate in their design, implementation, and oversight. In her discussion with historian of science and technology Zachary Loeb, she contemplates whether the transition to smart-city technologies accelerated by the COVID pandemic is permanent; describes how both the amenities and disamenities are affected by new technology; and points to cities such as Barcelona that seem to be striking the right balance between innovation and justice. Foster is the co-author, with Christian Iaione, of Co-Cities: Innovative Transitions toward Just and Self-Sustaining Communities.

In her recent work, media studies professor SHANNON MATTERN has explored how certain technologies, under the umbrella of “smart cities” or “urban tech,” have encroached on this and other ways that people have long managed to live together in cities. In her discussion with historian of science and technology Zachary Loeb, she discusses both the positive and negative impacts of urban surveillance and data collection and how we might, as individuals and communities, navigate between the uncritical embrace of technological mediation – based on either fear or a desire for convenience – and its total rejection. Mattern is the author of A City is Not a Computer: Other Urban Intelligences.

In der Nachmittagsfolge begrüßen wir heute Lena Naderer, CVO von Filu, und sprechen mit ihr über die erfolgreich abgeschlossene Seed-Finanzierungsrunde in Höhe von 2 Millionen Euro.Filu ist eine moderne Tierarztpraxis, die einfache Terminbuchungen, kurze Wartezeiten und Telemedizin via Chat und Video miteinander verbindet. Das Startup positioniert sich somit an der Schnittstelle zwischen Notfallklinik, präventiver Praxis und digitaler Versorgung und fokussiert sich auf die neue Generation von Tierhaltenden. Durch die Kombination von digitalen Prozessen, Video- und Praxis-Konsultationen soll tierische Gesundheitsfürsorge individueller und ganzheitlicher gemacht werden. Damit adressiert das Startup die unterdigitalisierte und mit strukturellen Problemen kämpfende Branche der Tiermedizin und verfolgt die Vision, ein komfortableres und moderneres Erlebnis für Tierhaltende sowie für die Medizinerinnen und Mediziner zu schaffen. Filu wurde im Jahr 2022 von Dr. med. vet. Anna Magdalena Naderer, Christian Köhler und Justus Buchen in München gegründet. Anfang 2023 soll die erste Tierarztpraxis zentral in München eröffnet werden. Zudem sollen weitere Praxen im Jahr 2023 eröffnet werden, von denen auch zwei weitere in München geplant sind. Alle Praxen sollen auf den drei Säulen Technologie, Design und Kultur basieren und die Art revolutionieren, wie Tiere medizinisch behandelt werden.Nun hat das Münchner Startup für Tiermedizin in einer Seed-Finanzierung ca. 2 Millionen Euro unter der Führung des auf Urban-Tech spezialisierten Frühphaseninvestors Rivus Capital eingesammelt. An der Runde haben sich auch der Auxxo Female Catalyst Fund und bekannte Business-Angels beteiligt. Mit dem frischen Kapital sollen die beiden geplanten Praxen in München eröffnet werden.

Deskbird hat eine userorientierte Lösung für Unternehmen mit hybriden Arbeitsmodellen entwickelt. Mit der Arbeitsplatzmanagement-Software können Mitarbeitende sehen, wer im Büro ist, ihre Büro- und Homeoffice-Tage planen und Schreibtische entsprechend buchen. Somit können insbesondere Kollaboration, Produktivität und Mitarbeiterzufriedenheit in hybriden Strukturen gefördert werden. Administratorenprofile können u.a. Statistiken zur Büronutzung einsehen, um die Arbeitserfahrung und die Ressourcenplanung zu optimieren. Dabei erfüllt die SaaS-Lösung die individuellen und komplexen Anforderungen hinsichtlich der IT-Sicherheit, Arbeitsrecht und Datenschutz. Deskbird wurde im Jahr 2020 von Dominik Ehrsam, Ivan Cossu und Jonas Hess in Sankt Gallen gegründet. Mittlerweile kommt die von den Foundern entwickelte Lösung in mehr als 500 Büros und in 20 Ländern zum Einsatz. Unternehmen wie beispielsweise Schaeffler, Heineken, KFC, Knauf und Volksbank vertrauen auf die Software des SaaS-Startups. Das Jungunternehmen plant, das Team bis Ende 2023 auf über 100 Mitarbeitende wachsen zu lassen. In einer Pre-Series-A-Finanzierungsrunde konnte das Schweizer Startup nun 5 Millionen US-Dollar unter der Führung von Fortyone und Rivus Capital einsammeln. Fortyone ist eine Beteiligungsgesellschaft aus der Schweiz, die neben dem Kapital auch ihr Wissen und ihr Netzwerk mit einbringen. Zum Portfolio gehören u.a. Workspace2Go, ServiceOcean, Immofolio Plus, Micronor, Daygnostics, Talent Maps, Optisizer, Coachbetter, Poinz, Peripal, Twinwin, Meteomatics, Kaspar, CollectID und Online Doctor. Der deutsche Risikokapitalgeber Rivus Capital legt seinen Investitionsfokus auf Urban Tech mit einem Impact-Ansatz der sozialen und ökologischen Transformation. Zum Portfolio gehören u.a. He plays solid driving contemporary Techno, creating raw, fast changing atmospheres, mixing together multiple layers, swinging from a instrumental hypnotic sound to hard grooving, acid drops ending often to industrial direction. Showing good knowledge of the genre for someone so new in the scene, Cristian discovered his passion for electronic music during the last years of high school in east coast of USA where he started to interest himself to the first and second generation of Detroit Electronic Producers. Once back in Italy Cristian started to hang out around some of the most well known Italian clubs that were hosting techno events getting in contact with artists and promoters and he started to host events himself in his home town in Sardegna bringing local artist and promoting electronic music. Since the last 5 years C.M dedicated himself to improve his knowledge studying electronic music production and sound design collaborating with other musicians and attending Dbs music university in Berlin. After moving to the German capital Cristian started to make his first steps in the underground scene of the city, hosting his own event (Urban Tech) and performing several gigs alongside some well known artist like Dave Clarke, Ancient Methods, Freddy K, Marco Bailey, P.E.A.R.L., Max Durante, Radial, VSK, Defekt, Kobosil and many others. Jason Hodges is the Professional Landscape Architect at Prairie Workshops in Lubbock, TX. Jason focuses on implementing resilient landscapes by using native plants that hold and use less water and also make a beautiful landscape design. Jason explains that two characteristics of resilient landscapes are complexity and permeability. Jason displayed graphs of rainfall per year and how someone can harvest the rainwater. Jason encourages rainwater harvesting in saving it to water your lawn or plants. It is important to select native grasses and plants because they use less water and create a beautiful landscape. David discusses how we should look to Spanish architecture for design as Lubbock has a similar climate to Spain. Many buildings in Lubbock, such as Buddy Holly Center, Texas Tech University Buildings , and a few Lubbock churches were Spanish inspired designed. In Spain, there are many green courtyards and David believes that Lubbock can transform alleys into interconnected courtyards downtown that offer more green space. Dr. Jennifer Vanos is an Assistant Professor in the Atmospheric Sciences Group in the Department of Geosciences. Dr. Vanos' research looks at extreme heat and temperature variations within urban areas and how we can help mitigate this by using bioclimatic design. Dr. Vanos stated that extreme heat is the number one killer due to weather. As temperatures rise extreme heat areas become more vulnerable. Dr. Vanos explains in order to help mitigate this you have to look at two questions 1) how can we improve measurements to create targeted solutions? 2) What role does urban design have in mitigation & adaptation? In conclusion, Dr. Vanos explains that just implementing a bioclimatic park design helps cool down surface temperatures tremendously. This seminar was sponsored by Urban Tech and the Mark E.
