Last year, a three-judge panel of the U.S. Court of Appeals for the Fourth Circuit found Maryland's Handgun Qualification License (HQL) unconstitutional. Are you using a buyer pre-qualification script where you ask specific questions? How well do you understand their needs, motivation, and qualification? 2.   In order to see property with you, buyers must either have a proof of funds letter if they're all cash or pre-approval letter with specific qualifiers from their lender. Ideally, they are actually at loan commitment, pending only the identification (and perhaps appraisal) of the property. Lender Letter MUST include all of the things that actually go into a real loan commitment: -Verification of down payment -Verification of employment -Ratios are acceptable -All 3 credit bureau scores have been verified -Not contingent on anything except identification of the property and appraisal at or above the purchase price -Purchaser is a US Citizen -Pre-approved to purchase at the price they are in contract for 3.   Buyers must be non-combative and 'coachable' by you. Meet and present your buyer presentation, educating them on market conditions as well as what they should expect from you. If, after that presentation, they still want to 'lowball' or look before they're prequalified, they may not be serious. Note: This has become more of an issue with the shifting market. Sellers still have very high expectations; buyers read headlines like '30% increase in price reductions'. Some buyers insist on coming in too low, causing them to be outbid. Some sellers counter offer full-price offers because they expected to sell for more than the list price. It's your job (and the other agents) to negotiate a meeting of the minds. Ultimately, the answer to all of your buyer challenges is one very important thing. You might think that if you purchase a product for a price inflated by bad actors in the supply chain that you would be able to collect damages. Unfortunately, depending on who you are, you would be wrong. Consumers and businesses, indirect purchasers of products whose prices are fixed by those who supply the maker of your purchase may not collect damages in states that, surprisingly, do not have antitrust laws that give them standing. But what about federal law? Why do some states provide for damages and others do not? Are there alternatives?  Are there any pro-purchaser changes on the horizon that could impact antitrust litigation brought by indirect buyers?   For answers to these questions and more, listen to my interview with attorney Austin Cohen of Levin Sedran & Berman LLP of Philadelphia. I'm your host, Catherine Maley, author of Your Aesthetic Practice – What your patients are saying, as well as consultant to plastic surgeons, to get them more patients and more profits. Now, today's episode is called "Secrets to Long-Term Staff — with Giancarlo Zuliani, MD." Some surgeons look at staff as an overhead expense that must be “dealt with” to run their practice. They wish they could forgo staff altogether and skip the hassle of hiring, training and managing people. They have had enough of bad hires who: come in late, leave early and do mediocre work in between. They can't understand why staff can't just do the job they are getting paid to do. What's the big deal? It can't be that hard and so on…. Other surgeons think much differently about staff. They know they can't do it alone and good staff can make them look good and make their life easier. They like working with staff who have their back, who support them and who move the practice forward. They see staff as their practice secret weapon who is an asset to their success. Dr. Giancarlo Zuliani is of this later mindset. In this week's Beauty and the Biz Podcast, I interviewed Dr. Giancarlo Zuliani. He is a facial plastic surgeon in private practice in Bloomfield Hills, MI and focuses on rejuvenating, restoring and reconstructing the face through surgical and non-surgical procedures. We talked about how he finds good staff (even with today's staffing challenges) and keeps them engaged for the long run. Also, how they help him grow the practice using their own unique talents. Your goal of the buyer presentation is to get the buyers to sign an exclusive buyer agency agreement. Gun control is on the horizon now that the Dems control everything and they aren't wasting anytime now with the gun control.   HR8 aims to expend background checks federally for all sales of firearms even private sales/transfers.   HR1446 looks at extending the 3 day NICS check hold period to 10 days, and then an additional 10 days for a total of 20 days. The FBI will have 10 days to respond for a determination. If no determination is provided the PURCHASER will need to petition the government for a final determination by which the FBI has an additional 10 days to prove response.
