Most people think of their apartment as a home. But if you live in a co-op, condo, HOA, or shared residential building, you are also part of a business, one with budgets, vendors, reserves, repairs, insurance, board politics, and financial decisions that can directly affect your monthly costs and property value. In this episode of The Real State, Alex Norman and Jamie Blond sit down with Tina Larsson, Co-Founder of The Folson Group, a former Wall Street analyst who organized a board coup in her own New York City co-op after questioning years of maintenance increases. By applying business discipline to building operations, Tina helped uncover $340,000 in savings and went on to build a consulting firm helping co-op and condo boards run their buildings more effectively. The conversation begins with the difference between a co-op and a condo, then moves into Tina's personal story: how she went from Wall Street analyst to co-op reformer after discovering that her own building was wasting money. She explains what a board coup actually looks like, why transparency matters, and how residents can take a more active role in protecting what is often their largest lifetime investment. Alex, Jamie, and Tina also explore the hidden business inside residential buildings: maintenance fees, vendor contracts, staff roles, reserve funds, capital projects, special assessments, and the decisions that boards often inherit without questioning. Tina explains why many boards are not intentionally mismanaging buildings, but often lack the technical expertise, time, or business framework needed to make better decisions. The episode also looks at the pressure facing New York City buildings today, including aging infrastructure, rising repair costs, Local Law 97, sustainability mandates, electrical capacity, heat pumps, boilers, and the financial tension between doing what is necessary and keeping buildings affordable for residents. The conversation also touches on the Champlain Towers collapse in Surfside, Florida, deferred maintenance, structural assessments, and why residents and buyers need to pay closer attention to how buildings are maintained and managed. Whether you live in a co-op, own a condo, serve on a board, manage a building, or are thinking about buying in New York City, this episode reveals why your building is not just where you live. It is a shared business, a shared investment, and a shared responsibility. Topics discussed: Co-op vs. condo ownership NYC co-op boards and condo boards Why buildings need to be run like businesses Tina Larsson's $340,000 co-op savings story Maintenance fees and annual increases Vendor contracts and building staff Board transparency and communication Property managers and resident managers Special assessments and capital repairs Local Law 97 and sustainability requirements Aging NYC buildings and infrastructure Deferred maintenance and building safety Champlain Towers / Surfside lessons What buyers should look for before purchasing Why Tina recommends looking at the basement Guest: Tina Larsson, Co-Founder of The Folson Group Website: thefolsongroup.com Connect with The Real State: Website: therealstate.co Send us feedback, topic ideas, or guest suggestions through our website. For fifty years Catholics have debated the Society of Saint Pius X, episcopal consecrations, and questions of schism and canonical status. But according to Bishop Athanasius Schneider—and Archbishop Marcel Lefebvre before him—most people are arguing about the wrong thing. Let's examine the real "State of Emergency" in the Catholic Church: collapsing vocations, shuttered churches, empty monasteries, declining belief, the suppression of the Traditional Latin Mass, and a growing crisis of Catholic identity in the post-Vatican II era. The question is not whether emergency measures are justified, but whether the emergency itself can still be denied. Featuring: Bishop Athanasius Schneider Archbishop Marcel Lefebvre The SSPX consecrations The Traditional Latin Mass Vatican II and Nostra Aetate Pope Francis and religious pluralism The Chartres Pilgrimage The future of Catholic Tradition What is the REAL crisis facing the Church today? What does the quantum industry actually look like right now, beneath all the hype? In this episode of Eye on AI, Craig Smith sits down with Celia Merzbacher, Executive Director of the Quantum Economic Development Consortium (QED-C), to break down the real state of quantum technology in 2025. From market growth and enterprise readiness to the growing intersection with AI, Celia brings a grounded insider perspective on where the industry stands and what comes next. Celia explains why the quantum market is growing faster than even the companies inside it predicted, with revenues rising roughly 27% year over year and actual numbers consistently beating forecasts. She also makes clear that the future is not quantum replacing classical computers. It is hybrid systems combining both to solve problems that simply cannot be solved today, with early use cases already emerging in pharmaceuticals, energy, finance, and defense. We also get into quantum sensing, the most underrated corner of the quantum world. From biomedical imaging already in clinical trials to quantum clocks powering GPS and financial transaction timestamping, sensing is already partially commercialized and quietly reshaping industries most people have never connected to quantum at all. Finally, Celia addresses the AI question directly. Will AI replace quantum? No. The two are complementary. AI is already accelerating quantum hardware design and algorithm discovery, and quantum may eventually improve how AI systems are trained. She closes with a clear message for enterprise leaders: the transition to quantum will not be a migration. It will be a paradigm shift, and the time to start preparing is now. The Real State of Agile in 2026 It’s been nine years since I started this show, and I can tell you this. Agile isn’t going anywhere. But man, has it ever changed shape. Agile in 2026 is barely recognizable from when I started. Our resumes are no longer welcome in recruiter inboxes. Funny, because what we were hired FOR has never changed. Businesses need to move the needle on metrics that count. I can’t offer you a new framework for doing that. I’m still doing amazing stuff that inspires me and exposes me to new challenges and people. What underpins my daily work are those agile principles that I’ve been practicing for 20 years now. The tribes mission is still clear. We build leaders who deliver what matters. We chase excellence. Fundamentals shape who we become, not just what we do. Agile in 2026 demands it. The Four Pillars of The Forge There’s four things I teach in The Forge that will make you badass no matter who you serve or how you serve them. Adopt and embrace these and you’ll be valuable in any market. What the industry decides to call you won’t matter. The impact that you make will still be distinct and distinguished. Vision leads. See ahead. Predict sentiments and shifts. Define a future others buy into. Action beats thinking every time Drop “until.” It stalls everything. Don’t wait for perfect. Make the call. Build the thing. Start the blog. Have lunch with the boss. Arnold Schwarzenegger nailed it – progress creates motivation. Small wins build momentum. Get rid of “should” too. It reeks of conformity. Society wants sameness and ceilings on weirdos. Fly your flag. And no judgment on others. Leaders honor choice. Check yourself if tempted to correct someone else’s lane. Resilience seals it. Fail fast. Learn faster. Agile teaches this, but resilience is the most uncommon quality in business. Post and see. No response? Pivot tomorrow. Continue failing and learning as your means to chase mastery The Show Pivots Yet Again Badass Agile will evolve yet again. Less talk about the job, and the framework. More real agility for a time that is moving at the speed of AI. Leadership: Vision. Discipline. Focus. Mastery. Leaders see voids. Followers wait. Tom Eston interviews offensive AI researcher and PhD candidate Andrew Wilson, a former Bishop Fox partner who helped grow the firm from under 20 people to nearly 500, built award-winning AI solutions for SOC modernization, founded Cactus Con, and relocated his family to Guadalajara to open and scale a Bishop Fox office. They discuss Mexico's growing cybersecurity and AI ecosystem, driven by talent, community events, and government-university partnerships, and how offensive security has shifted from “one-person army” generalists to more specialized roles. Wilson explains his PhD work modeling expert pen testers' cognitive approaches to shape AI agents, argues AI lowers barriers but requires validation due to hallucinations, and predicts routine, methodology-driven testing will be automated while expert human work persists. He forecasts compliance and audit frameworks will eventually accept more objective, scalable AI-based control validation, reshaping the pen testing market. This week, Jason is joined by one of the most influential voices in American economics — Austan Goolsbee, President and CEO of the Federal Reserve Bank of Chicago! In a rare and time-sensitive episode, Jason goes straight to the source on what's happening in the economy right now — so timely, in fact, the Fed required the episode to be released before their next meeting. Austan breaks down what the Federal Reserve actually does (and what it doesn't), why Chicago has its own Fed, and how monetary policy decisions get made behind the scenes — from interest rates and inflation to employment and consumer spending.Austan also opens up about his path from University of Chicago professor to the White House, including how a personal connection with Barack Obama turned into a front-row seat during one of the most intense economic moments in modern history. He shares what surprised him most about policymaking in Washington, the pressure of making massive decisions with limited information, and why having diverse perspectives — your own “personal board of directors” — matters more than people realize. They get into why consumers still feel crushed by prices even when inflation cools, what's driving the strength of the economy, and why housing affordability may be the biggest long-term issue facing younger generations. Austan even reveals what he considers the ultimate trading secret — and why, despite everything that can go wrong in the world, long-term investing has historically rewarded patience and belief in human innovation.Austan reveals all this and more in another episode you can't afford to miss!Host: Jason TartickCo-Host: David ArduinAudio: John GurneyGuest: Corporate Bro Ross PomerantzStay connected with the Trading Secrets Podcast! The Real State Of The Union 2026 by Ron Paul Liberty Report
[00:30] The Golden Age of Sin (55 minutes) President Donald Trump will deliver his State of the Union address tonight, which will likely be a self-congratulatory speech celebrating a new age of American peace and prosperity. But what is the real state of our union? Our nation is living in the golden age of sin while the rest of the world pursues the golden age of militarization.
In The EA Campus Podcast Ep 90, we sit down with Alicia and Yvette, the creators of the EA Salary Survey, to explore how the report came to life and why having a large, representative dataset really matters. We talk about the difference between small, skewed reports and meaningful data, and why transparency around respondent numbers is essential when you're making career decisions. We unpack the key findings from 2024 and 2025 across the US, UK, Canada, and Australia. EA salaries are above regional averages in most areas; education does not automatically determine earnings; and only two specific benefits in each country truly move the needle on job satisfaction. Career progression, however, consistently impacts whether people plan to stay or leave. We also discuss hybrid versus remote working, peak earning years, and the gap between actual salary and salary satisfaction. One of the most important insights is that perception and progression often matter more than headline figures. Context is everything. Location, industry, and experience all play a role. Finally, we share practical advice on how to use the report properly. Read it carefully. Compare like-for-like. Use it as part of a strategic business case rather than a blunt instrument. This episode is about perspective, evidence, and helping you make informed decisions about your career. The EA Campus

As 2026 begins, hosts Alex Norman and Jamie Blond slow things down to reflect on the conversations that mattered most in 2025 on The Real State Podcast. Rather than revisiting headlines or trends, this year-end episode focuses on the ideas, stories, and debates that stayed with them long after the microphones were turned off. In this special Year in Review, Alex and Jamie revisit four standout episodes that capture the core themes of the show: Trading Suits for Stories, a deeply personal conversation about career pivots, creativity, and second acts; Tourism Revolt, an exploration of overtourism, housing pressure, and the balance between free markets and quality of life; Boundless, a discussion inspired by Alex's book on accessibility, disability, aging, and inclusive design; and Fair Play, a forward-looking conversation on how schoolyards, parks, and public spaces shape confidence, behavior, and belonging from an early age. Across these episodes, recurring questions emerge. How do systems designed for efficiency overlook human experience? What role should government play in protecting livability, inclusion, and access? And how can design, policy, and community engagement work together to create better outcomes for everyone? This episode offers longtime listeners a chance to reconnect with the ideas that defined the year, and new listeners a clear entry point into the conversations that sit at the heart of The Real State. It's a reflective, wide-ranging discussion about cities, culture, accessibility, and how thoughtful design can improve everyday life. If you're looking for a snapshot of where the show has been and where it's headed next, this episode brings it all together. Hosted by Simplecast, an AdsWizz company. What if private practice wasn't about escaping burnout — but about creating stability, flexibility, and breathing room in an increasingly unpredictable world? This year, many clinicians felt the pressure. Workloads increased while pay stayed the same. Financial uncertainty lingered. And more people began asking a hard but honest question: Is this sustainable for the next one, two, or five years? If you've been wondering that too, you're not imagining it. The system is shifting. And what I've seen firsthand from hundreds of practice owners in 2025 tells me something important: private practice is becoming a mainstream strategy for creating stability, flexibility, and breathing room in a world that feels increasingly unpredictable. In Today's Episode, We Discuss:Five major shifts I've seen in private practice in 2025What they actually mean for youHow you can think about your next stepThis episode is a reminder that private practice doesn't require burning down your life or a dramatic leap. You don't need everything figured out. You need clarity, a plan, and permission to move forward. The most successful transitions I've witnessed this year started small, slow, and thoughtful—not from desperation, but from intention. As we head into 2026, I invite you to take a breath and start imagining what a private practice designed for you could look like.Want to know more on how we can work together at all stages of the private practice journey? What do the spaces where we play as children teach us about belonging, confidence, and opportunity? In this episode of The Real State, Alex Norman and Jamie Blond sit down with Honorata Gręczykowska, an urban designer living and working in Barcelona whose research focuses on how the design of everyday spaces influences behavior, mobility, and social dynamics. Drawing from years of work across Europe and deep, year-long studies inside Catalonian primary schools, Honorata explains why schoolyards are often the first true public spaces children navigate independently—and why they matter far more than we realize. The conversation explores how culture, especially in a football-centric city like Barcelona, shapes public space design, and how participatory, intersectional research with children, parents, teachers, and municipalities can challenge long-standing norms. We dig into how small design decisions can dramatically change who feels welcome, who participates, and who is pushed to the margins, and why inclusive design doesn't require big budgets—just better understanding. We close by looking ahead. What could the future of schoolyards, parks, and public spaces look like if cities truly designed for how people live and play? Ditch the Suits - Financial, Investment, & Retirement Planning
In this episode of Ditch the Suits, we are going to dive deep into the evolving story of the American middle class, exploring why it's shrinking, why that matters, and what you can actually do about it. You'll hear both sides of the debate: the familiar narrative that the middle class is disappearing as the rich get richer, and a counter-narrative that challenges those assumptions with fresh data and perspective. We'll break down arguments and examine whether the “shrinking middle class” is really a crisis or simply a sign of changing times. By the end, you'll have a clearer understanding of what's really happening, why it impacts you, and how you can take control of your financial future.
