In this episode of the Real Estate Education and Investing Podcast, Erin Spradlin and James Carlson break down why 2025 may be one of the most confusing years ever for real estate investors. With the Trump administration's new tariffs and aggressive deportation policies in full effect, construction materials are more expensive, labor is scarcer, and residential construction costs are rising fast. The hosts reference a new NAHB study showing how even common items like washing machines are now significantly more expensive to install in new homes. More importantly, they explain how this filters down to both investors and homebuyers, who are now forced to make major financial decisions in a climate of fear and unpredictability. Erin discusses what she's seeing in the rental space—owners feeling nervous about bookings and pricing, especially as travel slows and spending tightens. James adds that even active buyers are showing signs of second-guessing their moves, unsure if rates, insurance, or home values are stable enough to trust. They also explore global forecasts suggesting home insurance premiums could rise by 30–40%, as rebuilds take longer and cost more due to disrupted supply chains. This episode is an honest, grounded look at buying property during economic instability, and what savvy investors can do to navigate a volatile market. It slows the breakdown of sugar and starches to reduce the insulin spike after eating. 2. Better sleepOne to two tablespoons of apple cider vinegar in a glass of water before bed can help you sleep better. 3. Improved digestionApple cider vinegar can reduce bloating and improve digestion. This can improve sleep and eliminate heartburn at night. 4. In this latest episode of "Wine Talks," I engage in a lively conversation with Zack Armen, the passionate force behind Storica Wines. Zack shares his vision to bring Armenian wines to the forefront of the U.S. market, emphasizing the rich history and unique qualities of Armenian viticulture. The discussion dives into the logistical nightmares of wine importing ("I thought 'Hand Sell' was a type of wine!"), the importance of storytelling in building a brand, and the challenges and triumphs of introducing unique Armenian varietals like Voska hat and Adeni. Amidst the serious wine talk, we lighten the mood with tales of Zack's relentless drive, likening his years in the finance trenches to boot camp for budding oenophiles. I wrap up by emphasizing that wine's power lies in its story—because who wants to swap tales about the $5 bottle from the corner store? Not us!

Recommended Apple Cider Vinegar: https://www.fairchildsvinegar.com/ Most people are familiar with the more popular benefits of apple cider vinegar, including the following: •Supports digestion •Decreases bloating •Improves indigestion and acid reflux •Supports healthy blood sugar levels •Helps make insulin more sensitive •Decreases a fatty liver •Decreases inflammation Both good bacteria and bad bacteria can go into a dormant state. Microbes in a dormant state are protected from many environmental stresses and chemicals, especially antibiotics. Dormant microbes can survive for decades or even thousands of years! A change in environment, like a change in pH, can wake good bacteria or cause them to go dormant. Most good bacteria thrive in an acidic environment. Apple cider vinegar acidifies the environment for good microbes. Things like kombucha, pickle juice, sauerkraut, and kimchi have similar effects. Certain microbes create butyrate, which helps with insulin resistance. These microbes thrive in an acidic environment. We have a synergistic relationship with the microbes in our gut. We provide a home, and they provide immune protection, help with digestion, vitamin production, and more. By making their environment more acidic, you help activate them. H. pylori releases ammonia, which alkalizes the stomach acid. This allows it to do its damage, causing ulcers in the stomach and small intestine. C. diff, E. coli, and salmonella go into a state of dormancy when the pH drops below 6. When your immune system is suppressed, bad bacteria can come out of dormancy. Antibiotics, stress, Prednisone, and vitamin D deficiency can all suppress the immune system and activate pathogenic microbes. Adequate vitamin D in amounts of at least 10,000 IU daily may help keep pathogenic microbes in remission. Try drinking 1 tablespoon of apple cider vinegar in a glass of water every evening with a straw to support your beneficial microbes. Fairchild's Apple Cider Vinegar is an excellent option.

“Between the Sword and the Neck” Educator and editor Hazem Jamjoum offers a fresh reading of the work of Ghassan Kanafani amid Israel's ongoing genocide on Palestinians in Gaza. Ghassan Kanafani (1936-1972) is widely known as one of the great Arab novelists of the 20th century. His ability to use simple, almost mundane stories to speak to the human experience of colonialism and freedom in novels like ‘Men in the Sun' and ‘Returning to Haifa' continue to teach those who read them. But Kanafani was more than a novelist, he was also a key political thinker, strategist and revolutionary whose analysis of Zionism and imperialism continues to inform and shape anti-colonial thought across the globe today. If there is one thing that academics know how to do, it's publish new research. It seems that umpteen studies are published every hour. It can be overwhelming to keep up with it all.  So, we undertook it to help you with this week's episode.  We explore three fascinating studies in the realm of consumer behavior with insights from Dr. Morgan Ward, a Professor of Consumer Behavior at Emory University. From the influence of sound on social status to the role of streaks in motivating behavior and even how firms should use AI to deliver news to customers, this episode provides a wealth of information for businesses looking to understand and serve their customers better than they do today. Social Status and Product Sound Dr. Ward's research delves into how consumers choose products based on the sounds they emit, linking these choices to social status. The study finds that people often seek status through two main channels—dominance and prestige. Some customers buy noisy products, like a Harley Davidson, to assert dominance, while others opt for quiet, high-end products, such as Dyson fans, to signify prestige. Ward emphasizes that understanding the status-seeking motivations of your target audience can help businesses design products that appeal to specific social power desires.  Key Takeaway: Customizing product sounds can signal social power, appealing to customers' status-seeking behavior. The Gamification of Behavior Through Streaks Ward also discusses the role of streaks in consumer behavior, particularly how brands use streak-based incentives to encourage continued engagement. Apps like Duolingo, Snapchat, and Headspace all capitalize on the idea of maintaining streaks to motivate daily usage. However, there are tradeoffs. Extrinsic motivators like streaks can sometimes overshadow intrinsic motivators, leading to a decrease in overall enjoyment and, ultimately, participation. Ward warns businesses to consider when streaks are appropriate carefully and to balance the motivations that drive consumer behavior. Key Takeaway: Streak-based gamification can motivate, but businesses should carefully balance extrinsic and intrinsic motivations. AI vs. Human Interaction: Finally, Ward shares research on when companies should use AI versus humans for customer interactions, particularly around delivering good or bad news. Interestingly, the research suggests that AI should handle bad news because customers perceive it as more impartial. In contrast, a human best delivers good news to create a personal connection. These findings affect how businesses structure customer service strategies and use AI. Key Takeaway: AI is better suited for delivering bad news, while human interaction is more impactful for delivering good news. Additional things you'll learn in this episode: How cultural differences affect consumer status-seeking behavior. The psychological impact of losing a streak and how it influences future behavior. Why some products benefit more from gamification than others. The future implications of AI-human interaction in customer service.

Many of you have asked me recently, what is Harris' actual economic plan. And I still don't know! Nobody does! She's promised some pretty big things recently but no one knows how exactly she can get the money to fund her policies. Her promises of a better future are actually a powerful psychological trick that all politicians use. But Harris is taking it to the extreme! What she is doing in promising a better future is she's making it easier for people to ignore the current situation in our country.
