It's the beginning of December, and if you're like me, you're trying to figure out last-minute gifts. When my kids were growing up, I would always have a pile of books next to their stockings. The entire time I've been raising my kids, I've been trying to instill a love of books in them. One way I did that was to get them lots of books each Christmas.  It was just easier to put a big pile of books next to their stocking rather than wrap them all up. So, I thought today that I would share some of the books that I have read this year because if I left it open to all of the books that I've read in the youth or young adult section, it would just take too long. I added a couple of classics in, too.  I've been reading some young adult books with my students this year that have really stood out for me.  I want to share those with you to give you some ideas for books that you wouldn't think of reading because most of these are books I didn't read with my own kids.  Enjoy! Throughout history, only one checked the box for both of those, and that's gold.  Any currency that can be created ex nihilo (out of nothingness) is bad money, and unfortunately, we're plagued with a lot of it. Bitcoin and other cryptocurrencies count as bad money, but it might surprise you that the U.S. dollar and other fiat currencies also count as bad.  Purchasing gold and silver is a good way to enter your retirement with good money. The ideal strategy is to own physical bullion in an offshore account held by a private entity, however, one can always start by owning silver coins.  Having at least 10% or 15% percent of your assets invested in gold and silver is a good practice if you want to protect yourself in the case of calamity or inflation. However, even if nothing catastrophic happens, gold still retains its value.  Jay's barbell approach has two sides: one is gold and silver, while the other is cash and cash equivalents. My guest today is someone who had a big dream (moving his family onto a sailboat and traveling the world for 10 years), worked very hard, executed a plan, and achieved that dream. Dave Foster started by purchasing a duplex in his hometown of Denver, Co. He flipped this property and made a great profit. That was until the IRS took their share- 40% of the proceeds. He realized that this strategy would not allow he and his wife to realize their dream. Then, he learned about the 1031 exchange. He immediately changed his investing strategy. Dave got to work building a portfolio in Denver. Then, he sold his entire portfolio, and using the 1031 exchange built a new portfolio in his new hometown in Connecticut. He was able to use a large amount of tax-deferred gains to significantly grow his portfolio. He also used the 121 Homestead Exemption when he sold his home so that he paid no taxes on the profit. Dave repeated this process once more as he moved from Connecticut to Florid. Then... Dave moved his family onto a sailboat and lived out his dream for 10 sweet years with his young kids. Hughley's neighbor (played by Pat Morita) on The Hughleys, The upstairs neighbor of Monica and Rachel on Friends, Mrs. DePaulo on That's so Raven, Mama Tohru on Jackie Chan Adventures, Mrs. Hasagawa on Lilo & Stitch: The Series, Penny Candy on The Puzzle Place, Mah Mah the adopted mother of Francine on American Dad!, Dr. Lauren Brown on General Hospita, and Suji on The Naked Truth. In the final episode of season six of Seinfeld, she played the part of Frank Costanza's long lost girlfriend during his Korean War service.
