Go here: https://easybuttonrealestate.com/Summary:This week I sat down with Greg, a seasoned real estate operator out of the Seattle area who's been in the trenches of this business for years and this conversation did not disappoint. We kick things off with a raw story about a deal I fumbled. Signed too fast, left $30K on the table, and the buyer ended up regretting the whole thing too. It's one of those lessons that stings but the kind you actually learn from. From there, Greg and I go deep on what really separates the operators who last in this business from the ones who burn out or burn bridges. And spoiler: it's not AI, it's not the hottest software, and it's definitely not how loud you are online. We also get into some real talk about AI in real estate. What's actually useful, what's smoke and mirrors, and why the fantasy of automating your way to deals is setting a lot of people up for failure. Greg breaks down how he's using tools like his Atlas system to get in front of motivated sellers faster, but we're both clear that the money is still made in the room. In negotiations, relationships, and reputation built over years. If you're a real estate agent or investor trying to figure out how to actually build something that lasts, this one's for you.Connect with Cole Ruud-JohnsonInstagram: https://www.instagram.com/coleruudjohnsonTwitter: https://twitter.com/coleruudjohnsonLinkedIn: https://www.linkedin.com/in/coleruudjohnsonTikTok: https://www.tiktok.com/@coleruudjohnson

In this episode, Molly sits down with Jessica Schmitz, Founder of Fund Ease, LLC, to discuss why so many estate plans fail after the documents are signed and the critical role trust funding plays in ensuring a plan actually works when it's needed most. Jessica shares the common reasons trusts go unfunded, why clients often fail to complete the funding process, and how law firms can improve follow-through, avoid probate risks, and deliver a better client experience. You'll learn how to identify trust funding gaps, create a more effective estate planning process, improve client accountability, and ensure your clients' assets are properly protected from unnecessary probate and costly mistakes. Key Takeaways: A Trust Isn't Complete Until It's Funded. Assets must be properly transferred into the trust to avoid probate and ensure the plan works as intended. Most Funding Problems Are Really Follow-Up Problems. The biggest breakdown isn't preparing the paperwork—it's the lack of a consistent process to follow up with clients, advisors, and confirmations after documents are submitted. Funding Needs Dedicated Ownership. When funding is assigned to someone already juggling multiple responsibilities, files get delayed, clients disengage, and trusts remain incomplete. Proactive communication, timely reminders, and clear expectations keep clients engaged and significantly increase the likelihood that funding gets completed Unfunded trusts can lead to probate, frustrated clients, damaged referral relationships, and reputational risk for the law firm. Quote for the Show: "The cost isn't the funding fee. The cost is failing to deliver on your promise to the client." - Jessica Schmitz Connect with Jessica: Email: jessica@fund-ease.com Website: https://www.fund-ease.com/ LinkedIn: https://www.linkedin.com/in/jessica-schmitz-fund-ease/ Facebook: https://www.facebook.com/FundEase Instagram: https://www.instagram.com/fund_ease/ Links: Website: https://hiringandempowering.com/ Facebook: https://www.facebook.com/hiringandempowering Instagram: https://www.instagram.com/hiringandempowering LinkedIn: https://www.linkedin.com/company/hiring&empoweringsolutions/ The Law Firm Admin Bootcamp + Academy™ : https://www.lawfirmadminbootcamp.com/ Get Fix My Boss Book: https://amzn.to/3PCeEhk Ways to Tune In: Amazon Music - https://www.amazon.com/Hiring-and-Empowering-Solutions/dp/B08JJSLJ7N Apple Podcast - https://podcasts.apple.com/us/podcast/hiring-and-empowering-solutions/id1460184599 Spotify - https://open.spotify.com/show/3oIfsDDnEDDkcumTCygHDH Stitcher - https://www.stitcher.com/show/hiring-and-empowering-solutions YouTube - https://youtu.be/jMdiJ3pao1E

Maggie Lowenthal grew up a gymnast and a sprinter, but spent most of her life convinced that long distance running just wasn't for her. She ran a couple of halves, got into HYROX, built a strength training foundation, but kept watching the Chicago Marathon from the sidelines every fall. She never planned to run it herself, but that changed when she realized the 2025 race would fall on her actual 30th birthday, and her sister was in too.Maggie trained through a Chicago summer, logged her long runs along the lakefront with her charity training group, and showed up on race day with a birthday sticker on her shirt and her friends and family spread across the course. The first half felt almost easy. Then came the miles she had never run before, the sun, and that infamous Chicago down-and-back stretch that has a way of making every runner question their life choices.Follow along with Maggie: @Magggiemoooo (Instagram)Follow along with the show:

Jon Herold comes in Thursday on a slow news day that gets spectacularly un-slow mid-show. Trump posts a detailed plan to bomb Iran and take Kharg Island, Jon raises a Sun Tzu objection, and then within the hour Trump posts again canceling everything because a peace deal has been approved by every party in the region. Chris Paul had predicted the reversal in the Badlands private Telegram chat before it happened, and Jon finds that deeply satisfying. Jon also spends significant time on the New York Times Epstein book video and arrives at the opposite conclusion the Times intends: the entire narrative confirms the Epstein story was a coordinated op against Trump, not evidence of a coverup. MTG going on CNN to call Trump a traitor over the files does not help his read on her. Federal prosecutors issued subpoenas to JPMorgan, Bank of America, and Wells Fargo in a criminal political debanking investigation, and Jon says expand it immediately to PayPal, YouTube, Instagram, and every platform that kicked people off for political speech. The USPS just proposed new ballot tracking standards tied directly to Trump's election integrity order, and Jon connects it to the USPS blockchain voting patent that has been sitting quietly for years. Senate Democrats are apparently wargaming how to stop Trump from stealing the midterms, and Jon calls it the most telling projection he has seen in months.

The Big Topic in this week's episode, Martin Lewis explains the latest on Car Finance Mis-selling – what's going on and why the wait? Martin unpacks it all, with up to 11 million motorists potentially owed a share of £9 billion due to mis-sold car finance deals. So why haven't payouts started flowing? He explains the key reasons for the delay. Plus, there's a crucial new development: the financial regulator is now urging consumers not only to complain about the original car finance but also to scrutinise and potentially challenge the claims management firms that many have relied on to handle complaints. Martin lays out what you should be doing right now to protect your claim and maximise any potential payout.Adrian Chiles found himself £15 out of pocket after being charged on his credit card for something he didn't purchase. Martin explains the simple, powerful consumer protection that can help you reclaim your money quickly. Whether it's through chargeback or Section 75 protections, he breaks down exactly what to do if you spot an unfamiliar transaction, and how to act fast for the best chance of success. Finally, Martin highlights a worrying trend affecting travellers. He explains how some British Airways customers are being nudged into paying significantly more than necessary for travel permits. If you're planning a trip, this is essential listening: Martin shares how to avoid overpaying, what to watch out for, and how to make sure you're only paying what you actually need.If you want to ask Martin a question, you now can! The voice won't stop. The food calculations. The weight obsession. The constant mental chatter that's been your unwelcome companion for years—maybe decades. If you've tried therapists, treatments, and programs but still feel trapped by eating disorder thoughts, this episode is your breakthrough moment. Today you'll discover: The 2 words that can silence your eating disorder voice TODAY Why saying "no more" to excuses changes everything How to evict the voice that's been living rent-free in your brain The identity shift from tolerating to terminating disordered thoughts Why you're never too old to reclaim your life Specific strategies to stop negotiating with the disorder voice For the woman who's done living this way and ready to get her mind back. THE BRUTAL REALITY You've tried everything: Therapists, programs, meal plans, books, podcasts. Yet here you are: Calculating calories at your daughter's birthday party Avoiding restaurants because menus feel like minefields Letting the scale determine if you deserve to feel good today Living with constant food noise that never stops You're exhausted—not just from behaviors, but from the relentless mental chatter about food, weight, and what you can eat next. You wonder if other women your age who seem effortlessly free will ever be you. THE TWO WORDS: "NO MORE" Most women say "no more" to food, their body, taking up space. I'm talking about saying "NO MORE" to the voice running your life. The identity shift: Step behind the identity of the woman who no longer tolerates this voice living rent-free in her brain. You don't tolerate nonsense anywhere else—why are you allowing this disordered voice to be your most demanding tenant? Time to serve an eviction notice. NO MORE "I CAN'T" Stop saying: "I can't eat that" "I can't skip my workout" "I can't trust my body" Start saying: "I choose not to right now" (choice vs. restriction) "I'm learning to trust my body" (growth vs. impossibility) "I'm exploring what feels good" (curiosity vs. fear) "I can't" keeps you small. "I'm choosing" gives you power. NO MORE "I'M TOO TIRED" You're not too tired to recover—you're exhausted from fighting the wrong battle. You've been fighting: Your body instead of for your body Food instead of for nourishment Yourself instead of for yourself The woman who's free redirects that energy toward healing, not controlling. NO MORE "WHAT IFS" Stop asking: "What if I gain weight?" "What if people notice?" "What if this doesn't work?" Start asking: "What if I stay exactly here for 5 more years?" "What if I miss life events obsessing over menus?" "What if I spend my golden years counting calories instead of making memories?" The "what ifs" that should terrify you are about wasting more precious life. NO MORE "I'LL DO IT LATER" You know the truth about "someday"—it doesn't exist. You've been saying "someday" for how long? One year? Five? Twenty? Recovery doesn't happen in perfect timing. Recovery creates perfect timing. NO MORE AGE EXCUSES "I'm too old to change." "I should have figured this out by now." "It's too late for me." Truth: You are never too old to reclaim your life. Age doesn't disqualify you from healing—it makes you wiser about what matters. The woman at 25 who recovers and the woman at 55 who recovers both get the same prize: their life back. THE EVICTION NOTICE Write this to your eating disorder voice: "Dear Eating Disorder Voice: Your lease is up. You've been living rent-free in my brain for [X] years, but your tenancy ends today. You are no longer welcome here. Signed, The Woman Who Says No More." KEY QUOTES

Renaissance English History Podcast: A Show About the Tudors
What if Thomas More had just signed the Oath of Supremacy? He could have. Plenty of people did. Cranmer signed it. Cromwell signed it. So why didn't More, and what would have changed if he had? In this week's What If Thought Experiment, we're looking at one of the Tudor period's most interesting counterfactuals. Henry VIII didn't need More's signature legally, he wanted it because More was the gold standard of European humanist credibility. Getting More to sign meant something. And More refused to give him that. We talk about what a living More might have meant for the trajectory of the English Reformation, whether Mary I's reign might have looked different without the brutal martyrdoms of the 1530s setting the tone, and the woman at the center of it all: Margaret Roper, who bribed a guard, lied to the King's Council, and was buried holding her father's pickled head nine years later. I have complicated feelings about Thomas More. Come have them with me.
