Her Gypsy years allowed for crazy adventures and unique jobs giving her the skills and confidence to work in any setting and relate to a multitude of personalities and professionals.She spent 13 years traveling the world as a backpacker, sailboat captain, and dive instructor. In 2006 Leah began work in the new home sales industry managing leads, setting appointments, and assisting with new home sales for a large local builder in Virginia Beach. It was here that she developed her first online sales program with metrics reaching to 32% of the overall sales for that builder, at a time when the industry standard was 20-25%. She often joked that her non-existent Customer Relationship Management software (CRM) was put together with bubble gum and duct tape.The Gypsy naturally thrived in this role and was intrigued with the relationship building that is necessary to be successful in online sales.  Her writing skills played a key role in her travels as she worked freelance for magazines and newspapers and these skills continue as an important part of her duties in writing custom campaigns, website copy, and relevant blogs.Leah then went on to start Blue Gypsy Inc. in 2010 working with builders, developers, and real estate related businesses as she developed a proven Online Sales System along with her very own Online Sales Process.Since 2014 the Blue Gypsy has focused on Online Sales Training for builders across the country to help them improve their sales and the way they handle digital leads. Writer and speaker, Leah brings real world experience, and a unique, relatable quality to all her engagements.Giving back to the building industry is important to her. Join me for an informative online home seller seminar this April. Here’s all the information you need to know. America always overcomes adversity, and in adversity, there is always opportunity. In these challenging times, homeowners are wondering how the virus outbreak affects the value of their homes. They are also wondering whether it’s a good time to put their home on the market. On April 4, 2020, at 9 a.m., I will be holding a virtual home seller seminar answering these questions and many more. The market was hot before the virus; there was low inventory and the interest rates were very low. We would see 30 to 60 people coming to an open house. Now, there are no homes coming on the market, but there are still many buyers who want to take advantage of the low rates and purchase a home. The demand is high—people need and want to move. How safe is it right now for a home seller to open their doors to prospective homebuyers?  How can home sellers limit unwarranted foot traffic coming into their homes? These are examples of questions I’ll answer in the seminar. We have put together a strategy that only allows for five-star buyers to come into our client’s home. “I think home values will remain the same as they would have without the outbreak.” What is a five-star buyer? They have all five of these characteristics: They are looking to buy in the next three to four months They are financially able to purchase in your home’s price range  They are committed to buying a home  They are looking in the immediate neighborhood of your home   They are friendly, cooperative, and want someone to help them So what is going to happen to the value of your home? I think home values will remain the same as they would have without the outbreak, or even higher. The first people to come on the market this spring will capture the eyes of the buyers first. Once buyers are allowed out of their homes to preview other ones, they will be hungry to purchase and will do whatever it takes to buy.  Therefore, I would be ready to put your home up as “Coming Soon” as many as 21 days before this market opens for business. It is predicted that we will be ready to leave our homes in three weeks, so now is the time! At the seminar, I will also go over many of my tips that are necessary in this market to capture the eyes of eager buyers who are just waiting for homes to come on the market. The Real Estate Tech Guru Craig Grant joins Monica on the show today to do a tech overview in the real estate industry. They discuss several different tech items that are around or will be around in the next 5-10 years, and how this will directly affect REALTORS® and agents. This is a great episode to familiarize yourself with tech concepts that are prevalent in today’s real estate climate.   The first tech item they talk about is the next generation of cars. Right now cars are starting to integrate with smartphones and AI; down the pipeline, there will be developments that will change real estate. 100% autonomous driving is going to change the look of a car, and what kinds of garages and car-related amenities people will need.   Smart homes are growing more than we realize. Over 50% of US households have a smart speaker, like Amazon Alexa or Google Home. You can get three smart devices and qualify yourself as a smart house. Smart house technology is going to continue to grow, especially now that younger generations are interested in real estate. Smart home technology can also provide companionship for the aging generations. For safety, it is crucial that your devices and your network are locked or password protected. Craig talks about a few other things to think about as a REALTOR® in a smart home.   The third piece in the tech world is internet-based tools. Today, most agents rarely have to go into the office because the cloud allows people to be more mobile and work remotely, rather than in a physical office. EXV is one of the fastest-growing companies, and they do everything through an internet portal. Craig and Monica also talk about the tech arms race and the implications on REALTORS®.   Big data and predictive analysis is the collection of massive amounts of information, then using that data to predict what will happen in the future. This stuff already exists in the real estate market, but there are developments that will allow it to work with your MLS. It’s like getting coupons on the things you already buy.   Artificial intelligence is when a computer is learning your behaviors, and attempting to act like a human. The most common form of this is a chatbot, where a computer is available to respond to clients at any time of the day. In the next few years, we may see where your CRM can basically work as your personal assistant. AI also influences algorithms. This helps both buyers and sellers by providing more detailed searches and descriptions.   Craig and Monica talk about some cybersecurity concerns, and what type of things REALTORS® have control over. Most don’t realize how many problems they could create in the tech/legal world. Agents often collect more information than they really need. They talk about some of the specific types of information we don’t need and encourage REALTORS® to just stop collecting it. PII and wire transfer fraud are the two biggest offenders when it comes to cybersecurity concerns. Letting vendors handle this information can remove you from these situations. Craig talks about some other things you can put into practice to help protect you from data breaches.   iBuyers are another facet of technology in the real estate market. The problem with the iBuyer model is that while the sales pitch is awesome, they wrap in other costs in the inspection and closing costs. People who sell their house through an iBuyer are losing about 15% in a transaction.   Augmented reality is being used with virtual staging, and virtual reality could be used to do a rendering on a property before anything is even built. While augmented reality is already mainstream, virtual reality will be mainstream in probably the next 10-15 years.   The last tech item they talk about is 3D printing homes (contour printing). It’s already happening, and the idea is that you can build an entire house all through 3D printing. This would greatly diminish the time spent to build a house, as well as money spent on labor. The major builders are working on this to see how they can build entire communities.   Most REALTORS® are scared of the technology, but this stuff will help the business. Are you feeling a little anxious about The Dating Talk? My kids are still very young, but I am already beginning to think about how to have conversations about healthy relationships. So often we think of words like “consent,” and automatically go to sex. Consent is about more than physical intimacy; it’s also about respect and boundaries. The more our children understand their boundaries and needs, as well as the needs of others, the better they will be when things like sex and dating come up in their lives. We often get a little stuck on all the heavy emotions around dating and romance, so I wanted to bring to you a resource to help you navigate tricky moments. My guest today is Mike Domitrz, the author of May I Kiss You? And the founder of The Date Safe Project. Mike has created amazing resources for parents and kids to use together to have healthy conversations about relationships. Most important to Mike is that both adults and kids understand true consent requires more than permission to touch. It’s also about wanting that intimate contact. Consent comes down to communication, and you and I both know how tricky it can be to communicate with pre-teens and teens. Luckily, Mike has for us today some easy ways to have conversations that make the whole thing feel less icky and personal. Do you want your kids to be able to respond well when their peers start joking about sex? What about sexting and pornography? Mike is going to share with you today the tools and skills your kids will need to know in order to navigate these tricky social situations. How accurate are home values found on popular real estate websites? I’ll answer that for you today. If you’re like me, you’ve probably played around on some real estate websites to look at the value of your home and others. However, you can’t always count on the accuracy of those values. One of the most frequently asked questions I get is "How accurate are these home sites when determining the value of my home?".First, it's important to understand that a lot of information goes into calculating these numbers, from both public and private sources. The accuracy of these numbers is also entirely dependent on what state and municipality you happen to be inquiring about.Well, I recently did some research and found that in Davidson County, 68% of homes closed within 10% of a popular website’s predicted values. That means if your home value was shown as $300,000 on the site, there is a 33% chance that it will sell anywhere from $270,000 to $330,000. If an agent gave you that kind of range, you would probably question their professionalism. Keep in mind that means over 33% of homes closed outside of that 10% margin, meaning the ranges were even more outrageous. ...if you want the facts and the true value of your home, call a real estate agent. Let me put it this way, if you were sick or had some sort of physical ailment, you might turn to the Internet to get an idea of what’s going on. There are three reasons you should take their information with a grain of salt. There are actually three reasons why you need to be careful when using them to determine value. First of all, online home value calculators are based on a formula. The algorithms used to create a value for a home are generally based on a specific set of factors such as the square footage and prior sales of similar homes in the neighborhood. While that can be a good starting point, homes are imperfect, and there is no human interaction with the property when the value is being assessed. Second, online estimates miss the details of your home. As noted, these tools can’t tell how lived in your home is. Online values won’t take into account if a home is covered in 1950s wallpaper or used to be a meth lab. On the flip side, they also don’t take into account any recent renovations or upgrades that may have been done to the home. The list price you would get from an online estimator would not include any value for amenities or the condition of the home.Finally, the online estimators are only guidelines. These estimates can give consumers false hope sometimes, so you need to keep in mind that you won’t get the true value of your home online. You should use the Internet to do your homework, but don’t get attached to the values or list prices given for your home or estimates for potential homes you may want to buy. “The best way to find your home’s value is to contact a real estate agent.”If you are thinking about selling your house, you really need to consult a real estate agent. A real estate agent will come to your home and let you know exactly what affects your home’s value. They can also get more reliable comparable sales to ensure the value they give you for your home is as accurate as possible.
