It was the race when McLaren's Lando Norris closed the gap a little to the championship leader - Red Bull's Max Verstappen. It was the race when Max, for his part, incurred two ten second penalties for his over-zealous driving. It was the race when Norris beautifully beat Ferrari's Charles Leclerc in the closing stages. And it was, withal, the race in which Ferrari's Carlos Sainz started from the pole and basically dominated throughout. His was a classic, classy win - a faultless win in which he even had the perspicacity, on the opening lap, to relinquish the lead to Max after effectively passing him off-track. No matter. Carlos ten minutes later made the clean pass going into Turn One. From then on, his was a race of defence - initially against Max, then against his team-mate, Leclerc, and then, finally, against a fast-closing Norris. Under pressure, Sainz made no mistakes. Which is all the more astonishing given that Ferrari will shortly be dumping Sainz in favour of Sir Lewis Hamilton. The possibility of drivers dying by suicide on the track has long been acknowledged, sometimes alleged, but seldom proven. It remains a forbidden topic, because drivers are unwilling to admit any weakness, much less depression. The case of Pete Kreis, however, offers an opportunity to examine a case which resulted in two purposeful deaths at the Indianapolis Motor Speedway. Pete raced at Indy from 1925 to 1934, when he and his riding mechanic died in Turn One. A “coroners' jury” of Indy drivers, track officials, and other experts could not identify any obvious cause for the accident, calling it “the strangest death in all racing history.” After 50 years of research, Walker reached the conclusion that Pete took his own life. The results of his investigation were published in The Last Lap: The Mysterious Demise of Pete Kreis in the Indianapolis 500 (Octane Press, 2023). A long-time fan of open-wheel racing, William T. Walker Jr. was introduced to the Indianapolis Motor Speedway and the Indy 500 by the broadcasts of Sid Collins. He grew fascinated by the careers of his cousins Pete Kreis and Rex Mays, both Indy drivers. He earned his BA and MA from the University of Virginia. After teaching at Lamar University and the University of New Orleans, he served as associate vice president at Virginia Tech, Gettysburg College, and William & Mary. Since retiring, Walker has returned to an enduring love — researching and writing narrative history books. It was another successful and classic (in more ways than one) Acura Grand Prix of Long Beach. The Grand Prix Association of Long Beach reported that it was the best crowd (192,000 fans) since the reunification of CART and the IRL. The last of the remaining grandstand seats sold out Saturday night. What started off as a cold and drizzly week, morphed into mild and mostly sunny weather that helped keep everyone comfortable throughout the weekend. In the headlining NTT IndyCar Series, Kyle Kirkwood earned his first NTT Pole Award on Saturday in the fantastic Firestone Fast Six qualifying session. Last year's Indy 500 winner, Marcus Ericsson, joined Kirkwood on the front row. At the drop of the green flag, Kirkwood kept his lead into Turn One. Last year's winner Josef Newgarden moved up four places within the first few laps and was running strong all race until he made his last pit stop before all the other leaders. Perfect strategy if there's a caution, although none came and with his forced fuel save, he dropped to ninth at the end. Kirkwood had no such problem with fuel and earned his maiden victory in the series followed home by his teammate Romain Grosjean (who qualified third) who had plenty of push-to-pass left but since he pitted a lap earlier (and was saving fuel), was unable to use it. Ericsson closed in over the last few laps but had to settle for third. In the IMSA WeatherTech Series Sports Car race, Felipe Albuquerque stormed to the pole position in his Wayne Taylor Racing Acura ARX-06 GTP car by 0.674 seconds over the similar Acura of Meyer Shank Racing. He mentioned that he was glad he was starting the race and Ricky Taylor would be driving second because the Michelin tires were taking a long time to heat up. Prophetic words indeed as the Penske Porsche 963 team of Nick Tandy and Matthew Jaminet chose not to change tires at their single pit stop and parlayed that into the first victory for the new Porsche GTP car. In GTD PRO Jack Hawksworth and Ben Barnicoat took their Lexus RC F GT3 to Victory Lane while Madison Snow and Bryan Sellers stood on the top step of the podium for the third-straight year with their BMW M4 GT3. In the Porsche Deluxe Carrera Cup races, Riley Dickinson earned the pole for Race 1 and brought his Porsche 992 home for the win. In Race 2, Will Martin enjoyed the first win of his career in this series. In the Historic Formula One Challenge races, Patrick Long made it a clean sweep winning both races driving a 1983 Williams FW 08C. These races were truly fan favorites as the sights, sounds and smells of the classic F1 cars were spectacular. Two of the cars in the field were powered by 12-cylinder engines including local SoCal driver Tim DeSilva who qualified second for the first race in the same Alfa Romeo that Andrea de Cesaris put on the pole at Long Beach back in 1982. Most were powered by the venerable Ford Cosworth DFV V8. Other sensational marques from the past included BRM, Lotus, March, McLaren, Penske, Shadow, Surtees and Tyrell. You got your listing, but how are you going to make that one listing turn into multiple transactions? In today's episode of The Real Estate Podcast, Jimmy goes over 23 different ways you can generate multiple transactions from single listings. Teaser videos for upcoming listings Don't reveal the ENTIRE property, but go over an overview of the upcoming listing. Provide information like the address as well as how many baths and beds. Tell people to contact you if they're interested in the property. Circle prospect the neighborhood Go around the neighborhood and inform people of the upcoming listing. This helps you add value to that particular area and build rapport with potential future buyers and sellers. Door knocking the neighbors Instead of calling neighbors and telling them about a new listing, go to them in person. It helps you build an even better relationship with potential buyers and sellers and is an IMMENSE way to add value. Send teaser videos to your database After you record the teaser video on an upcoming listing, send that teaser video through your database. This gets the video out to multiple eyes and puts you and your listing at the top of several different people's heads. Call people in your database If you know clients within your database are going to be buying or selling within the next year, or would specifically be interested in an upcoming listing, call and let them know. Make a social media post Once the listing is actually up, make a post on social media announcing the listing. This gets people thinking about the listing and puts you, again, at the top of their heads. Send a just listed postcard Sending out just listed postcards does two things: Helps agents find potential buyers but more importantly it also BUILDS VALUE with those same potential buyers. Building value is, of course, key. Host an open house Hosting an open house lets you meet with a large number of potential buyers and sellers. You can gather the information of people who come to the open house and add them to your database. Door knocking We've already covered door knocking, but after a listing is up, do some more door knocking. Let them know the property is on the market and ask them to send leads your way. Circle prospecting We also already talked about circle prospecting before listings went up, but circle prospecting after a listing is posted is another way to generate more transactions. This builds value and rapport and puts you on people's minds. Behind the scenes content at the open house Buyers and sellers WANT to see what's going on with listings. By providing them with this information on what happens at open houses, you deliver content that they specifically want. Short form video about listings Create a 15-30 second video, around the length of a TikTok, and provide a very brief overview of the listing. Make sure to tag your location as well. Unboxing of the listing Jimmy saw a video from Brad McCallum where he “unboxed” his listing. Essentially, McCallum opened up a box, pointed the camera inside of the box, and inside of the box was his main video about the listing. Post on a Facebook group Look for a Facebook group about listings in your local area, and post listings. This not only helps you connect with people in your local area, but it also builds up your reputation as THE real estate agent in that area. Have an attention grabbing sign Use take one signs or have signs with a QR code that sends people to videos about listings or your latest listing. Instagram story This is similar to using short form videos. Post a video on your Instagram story about a new listing and put a LINK into the story that directs people to information about your newest listing. Short form videos about listing amenities Do a short video, around 15 seconds, DAILY FOR A WEEK, on different amenities that the listing has. Native full form videos Instead of sending potential leads to another platform like YouTube, create a full form video about a listing. Post that video on a single platform and showcase different clients' houses. Create a graphic saying the listing is now under contract After you've found someone to buy the property, make a post on social media, telling everyone that the house is under contract or in escrow. Congratulate the new owners, don't brag, to help build rapport and add value to that community. Host a going away party for the new owners After the owners have bought a new property, host a going away party for them. This builds value with those clients, but also gives you the opportunity to meet NEW leads as people come to the party. Send a pending card After a listing has been sold, send a PENDING card. Let all of the recipients know that, although that particular listing is sold, there may be other listings that these new leads can purchase. Send a just sold card Just sold cards are a FANTASTIC way to show your value to new leads. By sending out just sold cards, you show the recipients that you were able to provide their neighbor with EXACTLY what they wanted, and that you could do the same for them. Get testimonials from the buyer After you've finally made the sale, get testimonials from that client. Use these testimonials to then show your value to future clients.
