In this episode, Ariel talks about how you or someone you know can get unstuck or out of a ‘slow down'.KEY TAKEAWAYS Through the pandemic I had a number of breakdowns and challenges, like everyone. I was out of work for about 6 months, which had never happened in my career. I had to learn to claim for benefits and when I did there was a computer error because the system crashed when I was applying which delayed the process by months. I was also single with no family around, so no emotional support, I had my kid part time and when I did have him I was frantically trying to home school him, like all the other parents out there. And I was trying to navigate his stress, my stress, all the stress while trying to stay in a good frame of mind. It was intense and scary. But I took baby steps to get unstuck. Being stuck is a way of not moving forward in one or many areas of your life, especially if you want or need to move forward. Being stuck is connected to being afraid of what change would bring, some form of self-sabotage, and is a state that rarely gets us what we want in life. The fear of the unknown and the fear of success are often much more powerful than people realise, sometimes even more powerful than the fear of failure. Those fears are unconscious but they run your behaviour and cause negative feedback loops which keeps people stuck. Everyone is where they are, wherever they are in life and until you learn a lesson, change what you're doing or habits you're always going to be in that negative state, until you're not. Judging yourself for not doing what you're supposed to do, or not taking action, or not moving forward, keeps you stuck. When you release the judgement you can start moving on to the next steps. Like making a list of the unknowns that would show up in your life if you got unstuck and address them. What would your life look like if you were to be successful and get to make the changes you want to make? How does it feel? One of the biggest limitations to moving forwards is our own procrastination, our own blindness to do what needs to be done, or the fear that we have of hurting someone's feelings. All of these behaviours are linked to self-sabotage. The saboteur is a part of our consciousness that somehow thinks that it's winning or protecting us by sabotaging us, we have to teach that part of our consciousness that this is not true. Action is absolutely key – visualisation with no action is distraction. It's not just knowing what your goals are, it's actually taking the steps to complete those goals and plugging those steps into your calendar and then actually doing those things. After a week of getting back into a full training schedule as Gordon looks towards his next running challenge, he reflects on the importance of preparation. When running you have to make sure you have done the right planning and training and as we approach ‘that time of the year' he shares some great tips on how any business can make sure that its prepared, customers are well informed and that their expectations are met so that they return in the new year. They didn't do this by working in a job to save for a job. If you don't use ‘no money down' investing otherwise you won't own enough properties. What is ‘No Money Down' Property investing? There are three types of ‘No Money Down.' It could literally mean there is no money down on the property, or there is very little or no money down on a property. Would you be willing to purchase a property for £1 which is worth millions and gives you lots of passive income? The final meaning is where you use other people's money to put down on a property. What ways can you do ‘No Money Down'? People say you need a mortgage or you need 25% or you need to go through an estate agent, none of these things is necessarily true. This is not what creative property investors do. You need time, you need knowledge, you need the money to get into Property. It doesn't happen to be your money, however. There isn't enough money to give back everyone the money there is in their account. A lease option is a really powerful strategy, which allows you to control someone else's property. When you buy a house, you get a title deed. It has the owner name and it has the address on it alongside anyone else who has an interest in the company. This means you get control of the title deed, which gives you control of the mortgage, cash flow and profit. Rent-to-rent is a great option. You can get control of other people's property and the cash flow without the deposit. We'll get the landlord to make sure that there is a few months free rent, you can even get the furniture in buy now pay later scheme. You rent the property, and then you put the tenants in the property. People don't want the hassle of managing a property. If you don't have a deposit rent to rent can be great. Rent-to-Buy. There are lots of people who are in rented accommodation and they want to buy a house but they can't afford to. You pay the market rent and have an option to buy later. The purchase price is locked in on day one. So you can move in, or someone else can be moved in. There is no cost to the landlord, the purchase price can be increased. Buy-to-Flip. There are costs to this when you are doing the refurbishment. Buy-to-flip has to pay an additional 3% stamp duty which has eaten into profits. But an assisted sale could be useful. This is where you joint venture with the homeowner. You pay the refurbishment and increase a purchase price up front. You can split the sale cost after the event, so it's a win-win from the homeowner. You can joint venture with someone else to pay for the refurb costs as well. Planning Gain. You don't need to buy a house to benefit from planning gain. This could be where you get an option to buy on a plot of land, and submit planning permission and then sell your option to buy. Consistency is King in everything that you do so you don't let success and victory slip away from your hands.
