Here’s how you spot a real estate charlatan, someone who likes to present themselves as a real estate expert but who in reality knows nothing worth hearing … 1. They speak of Australia as a single property market; and/or 2. They attribute price growth to “record low interest rates” Mostly these pretenders are economists. I would remind you of a much-quoted definition of an economist: Someone who can tell you tomorrow why their predictions yesterday didn’t come true today. We have learnt over the years, but particularly in 2020, that the bigger the name and the media profile, the worse they are at analysing residential real estate and forecasting outcomes. Cast your minds back to the predictions in March/April 2020 from senior economists employed by the major banks, big institutions like AMP and even those working for specialist real estate research entities. And then again later in the year when the so-called September Cliff was proclaimed an impending disaster. There was a chorus of predictions of a long recession, with double-digit unemployment and real estate values collapsing. How spectacularly wrong they were. Only the specialist property analysts got it right. But the appalling track record of economists with real estate analysis stretches back years and includes the alarmist predictions about property prices in the wake of the GFC – also proven to be spectacularly wrong. It’s remarkable that media continues to give these charlatans airplay. Credibility, it seems, is optional, so long as you have “economist” in your title. So the nation’s gaggle of chattering economists has been compelled to admit they got it wrong in 2020 and most of them are now forecasting big price growth this year. You will note that what they are predicting is already happening, highlighting another characteristic of this bloated and overblown profession: predicting the recent past. And how do they explain the gathering boom? Record low interest rates! God help us. The lack of expertise among the talking heads who clutter up the airways with their simplistic analysis is quite breathtaking. As we all know, we’ve had ultra-low interest rates for years. Very little has changed in that regard to explain the recent uplift in sales activity. When Sydney and Melbourne were having their real estate boom from 2013 to 2017-ish, economists generally explained the price rises with “record low interest rates”. They had no response to the obvious question at the time: how come prices in Perth and Darwin were falling, while Canberra, Brisbane and Adelaide were stagnating? The “low interest rates = property boom” theory also fails to explain why the last two genuine nationwide property booms, in the late 1980s and in the early years of this century, both occurred during periods of very high and rising interest rates. My view, strongly, is that record low interest rates do not explain what’s happening in real estate across most of Australia. The growth is being fueled by multiple factors, including …  A stronger-than-expected economy  Lower-than-predicted unemployment  State and federal stimulus measures  The build-up of savings during the pandemic period  People in lockdown reviewing their life choices  Ultra-low vacancies, putting upward pressures on rents and prices  Pent-up demand, leading to rising sales activity  Low listings levels, relative to rising buyer demand  The Exodus to Affordable Lifestyle trend, which is hugely influential  Increased spending on major new infrastructure  The revival of the resources sector  The return of ex-pat Australians in large numbers  The belated entry of investors to compete with owner-occupiers  Perceptions about the safety and solidity of bricks & mortar in times of uncertainty  The growing prevalence of e-commerce and its impact on industrial property, which has repercussions for residential demand  Access to low-cost finance And you’ll notice that I mention low interest rates as just one of 16 different factors – and I mention it last and definitely least.

In this entry, I’m taking back ground. After a long period of losses, the end of 2020 is actually turning into a win for me personally. At the beginning of this entry, I talk way to long about a Hot Toys 1/6 Scale Batman Returns that I sold back in March/April, but repurchased at the end of November. It’s important though, because it was an anchor, a reminder of who I want to be as a person. When you don’t always have the supportive voices you need in your life to be the best version of yourself, you have to be your own support system. Totems can help in that goal and I just bought back mine. Beyond that, I also talk about the recent Harry Styles controversy where he modeled in Vogue in a series of dresses. Of course this offended a lot of fragile oppressive voices, which I think is a good sign that we’re doing something right. Feeling particularly reflective as the US electoral process inches toward a conclusion, Allan and Darren chat about what they see as the short- and long-term challenges facing Australian foreign policy. In the short term, the bilateral relationship with China looms largest. Allan makes that case that the Prime Minister (or Foreign Minister) should make a speech clearly outlining Australia’s position, while Darren wonders whether the PM has already said what he wants to say. And what specific diplomatic moves available to the government? Darren offers some thoughts on whether the ongoing trade disruptions are simply coercion, or whether other geoeconomic or industry policy motives may be a factor. The two also debate the distinction between “the Chinese government” and “the CCP”, and compare it to distinguishing the Trump administration from the United States as a whole. The other major short-term issue discussed is cooperation with Australia’s regional partners, Southeast Asia in particular. The signing of the Regional Comprehensive Economic Partnership (RCEP) may offer an opportunity for Australia to develop deeper ties, though Darren raises whether shared security interests are a necessary condition for really substantive cooperation. He also speculates on whether Australia’s experience with economic coercion and protecting against foreign interference could be a useful source of advice, while Allan counters that Asian nations have been grappling with these questions for decades, even centuries! Allan also previews PM Morrison’s trip to Japan this week. Looking to the longer term, Allan and Darren describe a range of possible futures, the kinds of investment strategies Australia could pursue now to prepare for future challenges, and potential risks to a long-term strategy. Simon Shares Day 181 of lockdown. The Tongaat (JSE code: TON) deal to sell their starch unit to Barloworld for R5.35billion is happening and the Tongaat share price loved the news. We're seeing a strong bounce locally while the US markets are also having a better run, risk back on (for now). But what was odd was gold. It didn't run as stocks were selling off and has actually weakened. The point is that if fears were of a longer sell off gold should do better, except for two things. Firstly nothing is linear and secondly when there is real fear as we saw back in March everything is correlated at 1 and everything sells off. The UK back into lockdown, not the hard lockdown of March / April. But lockdown that the government is saying may last six months. This pandemic is not over. Property stock results are coming thick and fast and frankly, most are not as bad as I expected. Make no mistake, they're ugly. But I had expected worse and while distributions are being delayed and valuations were written down they're mostly staying within their debt covenants which is hugely important. That said it remains a long road back to the glory days. Value Capital Partners (VCP) has bought a 5.28% stake in Cashbuild (JSE code: CSB). VCP has a reputation of not being quiet silent shareholders, but also have an excellent record of fixing broken companies. Now Cashbuild is not broken, but worth watching. Then it just continues moving higher and higher? The mistake we make is that we think there is a limit to the upside of what stocks can do. But consider for example Capitec* (JSE code: CPI), 2000c during the last crisis and it eventually it some R1,500. There are plenty of other examples, most recently gold miners. The problem is that while we want a ten-bagger stock we truthfully struggle with the concept of such huge gains. Further, as I have mentioned before a ten-bagger first has to be a one-bagger and as such buying when it's on the move reduces risk markedly. So we need to double down on our work. What makes this an excellent stock, no the best stock, to own. What are the real fundamentals and growth prospects and will the rest of the market catch on? Lastly, use a PEG ratio. Is the expected HEPS growth higher than the PE ratio? This is far from a perfect science, but don't abandon the bus just because you missed the first one. * I hold ungeared positions. Characteristics and Strength of Evidence of COVID-19 Studies Registered on ClinicalTrials.gov Looked at ClinicalTrials.gov identified 1551 studies registered fromMarch 1, 2011, to May 19, 2020, Lets look at the gold standard RCT Of the 664 RCT (76.1%) were single center. PROBLEM! Weather analysis! Only half of the rct looked at clinical course with only 8% of the rct looking at mortality and this is a problem because blinding was only reported for half of the trials so half of the time your outcome is clinical course and half the time you are not blinding them to the treatment do you think the people you knowingly got the treatment drug will ‘get better’ faster. And maybe they got better because they knew they were getting the good stuff or maybe they got better because eh provider knew they were getting the active. Both can be bias when they know if the patient is getting placebo or active arm. The authors state it best “evidence, the large proportion of studies with an expected low level of evidence is concerning. Rapid dis- semination of studies with low-quality evidence studies can influence public opinion, government actions, and clinical prac- tice in potentially harmful ways,3 And I couldnt agree more so lets talk about something else that has no evidence-- MASK Lets be clear about mask—we have no evidence that they work for what we think they work for—we have evidence they says they help decrease the spread of droplets when you speak but we don’t have evidence that then says that this decrease in droplets leads to a decrease in coronavirus cases and rememeber we don’t care about cases we care about deaths and does that lead to a decreaes in deaths. We don’t have evidence on this so ANYONE that has an opinon on mask is purely giving you their opinion—zero fact! Well my hospital sent out an email saying hey look at this study https://jamanetwork.com/journals/jama/fullarticle/2768533 In the journal of the american medical association PROOVES that mask actually work!!!! A research letter- https://jamanetwork.com/journals/jama/fullarticle/2768533 Association Between Universal Masking in a Health Care System and SARS-CoV-2 Positivity Among Health Care Workers The study assessed the association of hospital masking policies with the SARS-CoV-2 infection rate among HCWs. 12 hospitals and more than 75 000 employees in Mass General They looked at HCWs who tested + for SARS-CoV-2 between March 1 and April 30, 2020 This was broken down into 3 time periods before implementation of universal masking of HCWs (March 1-24, 2020) intervention period with universal mask (April 11-30, 2020). out of the 75000 employees – only 10k got test and only 1271 had a positive result- During the preintervention period, March 1-24, 2020, the SARS-CoV-2 positivity rate increased exponentially from 0% to 21.32%!! During the intervention period requiring mask from April 11-30, 2020 the positivity rate decreased linearly from 14.65% to 11.46% THUS Universal masking at mass general was associated with a significantly lower rate of SARS-CoV-2 positivity among HCWs. This association may be related to a decrease in transmission between patients and HCWs and among HCWs. MAY BE or may not!! Always be careful! The decrease in HCW infections could be confounded by other interventions inside and outside of the health care system (Figure), such as restrictions on elective procedures, social distancing measures, and increased masking in public spaces, which are limitations of this study. this study doesnt say that mask prevent infection because what we were doing during the rest of the time was drastically different!! how we handled covid on march 1 was drastically different than april1! they are not even close to the same, we shut down bards and restauranted by april 1 and we didnt do that by march 1 so if you want to say look at the huge benefit mask made then you have to say look at t a huge benefit mask, and social distance and limits to group gatherings and economic shut down had on the cases of covid19 for of health care workers--- this is just another article that spins the numbers come up with a covid conclusion that is not accurate or tell the whole story. As far as the answer on mask, the answers will vary wide and far – they are kind of like butts, everyone got one and none of them are evidence based or something like that But the next article has also hit the press and a popular title saying ‘kids don’t spread covid’ Which comes from this article Posfay-Barbe KM et al. Local GDP for the first quarter came in at -2%, helped by agriculture +27.8% For the first time since July 2019, PMI respondents expect conditions to improve in six months’ time. The index tracking expected business conditions rose to 51.2 in June. Overall PMI for June was 53.9 but remember this index records monthly changes in expectations so it is expected to improve as lockdown levels improve. Barloworld (JSE code: BAW) results were a horror even as they were for the period ending March. The stock lost 11.5% on Tuesday and the headline news was Tweeted by Hilton Tarrant; Avis and Budget Rent a Car Southern Africa (owned by Barloworld): 🚗 Will retrench 50-60% of staff. 🚗 Close at least 26 of its 90 branches (1 in 3). Already down from 150. 🚗 Rental fleet already cut from 27,000 to 22,000. Intu (JSE code: ITU) finally it the wall as they couldn't get a standstill on debt last Friday. The stock is suspended with a market cap under R400million and some R100billion of debt. Shareholders are likely to get nothing from the ruins. ADP was a slight miss, 2,369million new jobs vs expected 3million. Crunching the data, the US has lost 14million jobs during the pandemic and only 27% of the March-April job losses have returned. This translates to an unemployment rate of around 13%. This improves their LTV (loan-to-value) to around 40.6%, but the risk remains as the V part of LTV is also a moving target and will likely be moving lower when their yearend comes around in August. LTV is a very important data point in listed property and bank loan covenants will be based on this figure. Listed property revalues their assets on a rolling three-year review. Every year a third of properties have a full revaluation. Somebody checks the lifts etc. Also important is occupancy levels and rental payment rates and increases in rentals. The other two-thirds of the properties are adjusted in the year they're not having a hard revaluation. Helping is that lower rates will boost valuations and debt may also in part be floating. But we can expect valuations to be 10%-20% lower and this will spike the LTV levels really hurting the LTVs. Insha Rahman is the director of strategy and new initiatives at the Vera Institute of Justice. She believes that mass incarceration is solvable.  At Vera, Rahman’s work is focused on prosecutorial reform, bail, and decarceration, with an emphasis on developing advocacy-related strategies and accountability. Prior to Vera, Rahman worked as a public defender at The Bronx Defenders. We discuss the Asian Giant Hornet “murder hornet” with Amy, Extension coordinator for the Honey Bee Research and Extension Lab (HBREL) @ UF, and Dr. JC Rodriguez, appreciated member of our staff. Amy and JC are both passionate about bees, both started their bee keeping journey during college. JC shares with us his experience handling Africanized “killer” bees, and the bad reputation around these bees and any other bees named “killer” or “murder.”It is important to emphasize that everyone will experience a different reaction to any insect. The safest is to keep your distance form any stinging insect. Amy shares about two (2) types of Asian hornets(1) Asian giant hornet (Vespa mandarinia): Also known as “murder hornet”(2) Asian hornet (Vespa velutina): NOT present in the USAAsian giant hornet first appearance was at the end of 2019. A press release was issued to report on the findings on a small area of Washington State. During the moths of March/April, coming out of the winter, 2 species were found dead.No one is 100% sure on how this specie reached the continental US, but it is believed that a queen bee was transported by a cargo ship. The Washington State Department of Agriculture has put compiled comprehensive material on the Giant Asian Hornet, how to identify it and its differences from other similar looking hornets. The Asian Giant Hornet preys on more insects than just honey bees, this kind of hornet can cause harm to other pollinators as well. Please, keep a safe distance form any stinging insect. Snap a picture if possible, that is the best proof to identify species. Jan. - Feb., 2020 was a period of ‘psychological inoculation’, in that we have heard this before, viruses come and go, like the flu and N1H1, and we will be okay. March - April, 2020 was a period of acknowledgment, that this virus is real and dangerous. Followed by the rapid onset of fear, resulting in a stress response. Fear is usually a quick moment that passes. That has not happened with the pandemic. Stress usually results in action, and there was some actions by individuals and governments that were surprisingly bipartisan and encouraged safety measures. Although these government responses across the world were confusing at times, which increased stress from more unknowns. Continued stress response can be physically and emotionally damaging. Read more on stress in #1 bestselling stress book “Why Zebras Don’t get Ulcers” by Robert M. Sapolsky (link below). For many people there are continued unknowns associated with job loss and financial and or food insecurity which may continuing the fear and stress response long past the current time period. May - June, 2020 is a period of psychological relief from virus concerns in that there is a period of predictability. Good health practices and ‘physical distancing’ are being setup and implemented.
