Crunching the Numbers: How to Assess Property Deals for Financial Success

The Wealth Whisperer

Play Episode Listen Later Apr 22, 2025 16:40

In this episode of the podcast, Hazel delves into the essential financial calculations needed to assess property investments, focusing on the concept of whether a property will "wash its face." This term refers to determining if the rental income can cover the property's expenses, including mortgage payments. KEY TAKEAWAYS Understanding Cash Flow: It's crucial for property investors to ensure that a property can "wash its face," meaning the rental income should cover the mortgage payments and other expenses, providing a cushion for unforeseen circumstances. Basic Calculation Formula: To determine if a property is financially viable, start with the property value, calculate the mortgage amount (75% loan-to-value), and then assess the annual and monthly mortgage payments based on the interest rate. This helps in evaluating whether the rental income meets the lender's coverage requirements. Reverse Calculation Method: By starting with the expected rental income, investors can determine the maximum property value they can afford. This involves dividing the rent by the lender's rental coverage rate, converting it to an annual figure, and then calculating the maximum mortgage and property value. Market Awareness: Investors should be aware that property values can fluctuate. Having a solid cash flow can provide security during market downturns, as demonstrated by experiences during the 2008 credit crunch. BEST MOMENTS"The term wash its face is commonly used in the property industry to describe whether a property will look after itself in the context of the amount of rent coming in versus the amount of expenses going out." "You need that cushion so that you can be kind of considering that this property is going to be safe for you." "If the property increases over time in value and you don't change the mortgage, then the mortgage loan to value will become less than 75%." She and her husband built a successful, multi-million-pound property business, next to their own careers, but soon realised that true freedom doesn’t JUST come from being financially independent… Having meant so much to her family, it has been her passion ever since, to inspire, educate and empower others on their journeys towards this 'Holy Grail'. During one particular property mentoring session back in 2009, she had a powerful recognition of exactly how to facilitate this. Nicknamed now, The Wealth Whisperer, she has a unique way of getting to the crux of what is needed to help fulfil this quest. CONTACT METHODS WebsiteInstagram

In this engaging episode of Quality Matters, host Andy Reynolds is joined by Aaron Neinstein, Chief Medical Officer at Notable, to explore how AI is reshaping health care. It's not all robotic efficiency and cold algorithms. Aaron shares how AI takes over repetitive and data-heavy tasks so doctors can focus on their patients. Imagine spending less time sorting through charts and more time asking, “How does your illness affect your life?” That's the transformative hope of AI.The conversation takes a deep dive into the pressures on the health care workforce—from burnout to unstaffed job positions—and how AI could be the labor multiplier health care has been waiting for. But it's not just about solving staffing shortages or making systems faster. Aaron foresees an optimistic future where AI helps personalize care, tailoring interactions to each patient—including by health literacy and language. It's a future that feels surprisingly human, thanks to tech doing what it does best: Crunching the numbers and leaving empathy to the people. No responsible discussion of AI can omit cautionary tales. Bias in training data, transparency and ethical partnerships all come into focus as Aaron reminds us to move thoughtfully in this brave new world. Whether you're excited about AI, or skeptical, or just curious how it might impact your next doctor visit, this episode offers a balanced and insightful take. Key Quote:“Nothing in health care AI makes sense, except in light of seamless integration with clinical workflow. The mistake I've made, that I've seen others make, is, ‘Hey, we've got this great new tool. Use it on the side of what you're doing today. It's going to be so good, it's going to be worth it for you to move out of your EHR and come use our tool.' And it never works.People have their home that they work in, that they do all their work in every day. And the new tool, the new automation, the AI has to be tightly integrated into workflow, has to be integrated into the core system. Or it's just not going to work.”Aaron Neinstein, MDTime Stamps:(01:01) The Urgency of Digital Transformation(03:18) AI's Impact on Patient Care(05:45) Addressing Fears and Misconceptions(13:00) Transparency and Guiding Principles(14:21) NCQA's AI InitiativesLinks:Connect with Aaron NeinsteinLearn more about Notable

Peter Dutton has released the costings for the Coalition's nuclear energy plan, proposing to build seven nuclear power stations at the sites of current coal plants. The Coalition says its plan would be markedly cheaper than Labor's plan to convert to mostly renewable energy by 2050. But a report from CSIRO and the Australian Energy Market Operator suggests that renewables have the lowest cost range of any new electricity generation. Added to this, debates around energy prices are only going to get bigger as the 2025 federal election draws closer. And in the end, is the ultimate goal of emissions reduction getting lost in the clamour for cheaper bills? Hank Alewine is the accountant boldly going where no CPA has gone before! A professor at the University of Alabama in Huntsville, Hank isn't just teaching spreadsheets and balance sheets—he's pioneering space accounting (yes, that's a thing). In this episode, Hank chats about his career journey, from studying biology to becoming a CPA, and eventually inventing a course that tackles the financial frontier of the space economy. Hank explores fascinating topics like how future Martian colonies might handle taxes (spoiler: someone will definitely try to tax space transactions) and why lag times between Earth and Mars could make audits a real headache. He also explains how accountants are the ultimate storytellers, translating numbers into tales that help businesses—and even space agencies—thrive. If you've ever wondered how space exploration gets funded—or just want to geek out about Star Trek and space taxes—this episode is for you. Hank's unique perspective will leave you laughing, thinking, and maybe even reconsidering accounting as the coolest job in the universe.     About Hank Alewine Hank Alewine is a professor with a passion for numbers and NASA. Based in Huntsville, Alabama (aka Rocket City), Hank teaches managerial accounting and is breaking new ground with his space accounting course. He also organizes the Business of Space Conference, where academia and the space industry collide in the best way possible. When he's not teaching or exploring the cosmos through his research, Hank is busy chasing chickens and hanging out with his opinionated donkey Josephine on his family's hobby farm.   Hank and Beth mentioned Hank's appearance on The Space Show with host Dr. David M. Livingston.  Here is the link to that episode: https://www.thespaceshow.com/show/01-dec-2023/broadcast-4121-dr.-hank-alewine Want to learn more about Hank's work or the upcoming Business of Space Conference (February 23 - 25, 2025)? The CHGO Bulls crew analyze the early season numbers for Chicago Bulls newcomer Josh Giddey. Through the team's first 15 games, Giddey has experienced a shaky entry. Billy Donovan has largely kept him off the floor in crunch time of their past five games, likely due to opponents hunting his weak defense. Even more concerning is that his presence on the floor doesn't even seem to be improving the team's offensive efficiency. Peck, Big Dave and Gottlieb break down the worrisome stats, and contemplate some possible areas that could improve over the course of a full season.
