The 2026 federal budget just dropped a bombshell on every Australian property investor - and most of the talk about it flying around online are dead wrong. In this episode of Perth Property Insider, Jarrad Mahon reveals exactly what the proposed negative gearing changes and capital gains tax overhaul really mean for the Perth property market - and Australian real estate investing overall. One of the big questions is whether these changes will actually cool the market in Perth and across Australia… or accidentally make the rental crisis worse. Jarrad also breaks down which parts of the Perth property market could become even more competitive, which assets may struggle, and why the next phase could separate strategic investors from everyone else. If you own property, plan to invest, or want to understand where rents and house prices may head next, this episode will give you clarity. In this episode, we cover: ✅What the proposed negative gearing changes actually mean for Australian property investors✅How the capital gains tax changes could affect long-term property returns✅Why the Perth property market and WA property market could stay highly competitive✅Which price brackets may outperform in the next phase (this might surprise you)✅What factors may become even more valuable in the Perth property market over the coming years✅How policy risk, buffers, structuring, and professional advice are becoming more important Key moments: 00:00:00 Intro00:02:50 Capital gains shake-up00:04:45 Migration meets housing shortage00:08:50 Building industry under pressure00:12:10 Property prices fragment00:15:10 First home buyer boom00:19:10 High-end market cools00:21:10 Smart investor playbook00:25:40 Active value-add plays00:29:10 The decade ahead If you want to know how to position yourself before the rest of the market wakes up, hit play and take notes. - Resource Link • Would you like to get clear on your current property’s outlook and the best strategy for you? In this episode, Dr. Jarrad Prasifka joins me to discuss sunflower nectar and how much it affects wild bee preferences for sunflower lines. We've got a lot to cover today, and not all of it is fun, but it's all important. We have a long discussion about the shooting that occurred in Australia, despite their intense gun control laws, and there was a deadly Pennsylvania Machete Attack, but it wasn't in somewhere like Philadelphia, like you may think. Wanna hear the FULL Episode? Sign up for the Grad Program today! Just a Civilian?  Professor explained his recent article titled "Are You Just a Civilian?" which was published on Shooting News Weekly on December 14th, discussing how Hollywood portrays civilians with guns as incompetent and dangerous. Navy Firearms Training Safety Initiative The meeting focused on addressing issues with the U.S. Navy's handling of firearms training and safety. Professor and Zach discussed a recent incident where the Navy shared photos of poor firearms practices, which led to the creation of a promotional code "GONAVY" for a 15% discount on training materials at ShopSOTG.com and SOTGU. Jarrad confirmed that the P201 Home Study Cohort could help improve military firearms training skills. The group decided to offer this discount as a positive step to support Navy personnel and encourage better firearms training practices. Red Dot Myths and Training The discussion focused on the myths and realities of red dot sights on handguns. The Professor explained that red dot sights are for human shooters, not to increase gun accuracy, and emphasized that proper training and muscle tension are crucial for accurate shooting. Jarrad noted that while red dots don't make guns more accurate, they can help shooters identify movement during firing. The conversation concluded with Jarrad suggesting that honest self-reflection and seeking professional coaching can lead to improved shooting performance with red dot sights. Coffee Corner: Blink by Malcolm Gladwell The discussion then shifted to a new feature called The Coffee Corner, sponsored by Blackout Coffee, and the introduction of a new book review. The professor shared his experience with a broken coffee maker and how he used a French press as an alternative. Finally, he recommended the book "Blink" by Malcolm Gladwell, which he discovered through research on the UK Special Air Service. Scranton Machete Attack Investigation The group discussed a machete attack in Scranton, Pennsylvania, where two women were killed and another was critically injured. The suspect, Michael Woods, was apprehended by police who arrived quickly, though the professor questioned whether the response time made a difference given the severity of the attack. The discussion highlighted that violent incidents can occur in smaller cities like Scranton, challenging assumptions about crime rates in different locations, and emphasized the importance of being prepared for potential threats regardless of location. The group then moved on to their Tech Talk segment, sponsored by EOTech, where they explored the topic of gas control in firearms, particularly for short-barreled guns. Firearm Muzzle Device Overview Professor Markel shared insights on muzzle devices that can help direct noise away from the shooter and reduce flash, mentioning an article he wrote for Shooting News Weekly on the subject. They discussed three muzzle devices: the XM177, the Barking Spider from Spikes Tactical, and the Primary Weapon Systems CQB, with the professor sharing personal experiences and photos of their effectiveness. Emergency Preparedness and Leadership Discussion The professor and Jarrad discussed the importance of having home, car, and personal medical kits, emphasizing that people should be prepared to handle emergencies without waiting for someone else. They also explored the concept of disparity of force in self-defense situations and the need for proper training. Wanna hear the FULL Episode? Sign up for the Grad Program today! Today we have a special guest; Louis Caras, a Tactical Response Small Arms & Tactics instructor who will join us to discuss a troubling situation. Why is it in the year of Our Lord, Two-thousand and Twenty-Five, that there are still so-called experts in the world of firearms who ignore the importance of traumatic medical training and gear? We have a question from an audience member that plays right into our Tech Talk segment from EOTech Inc. What is the difference between target focus and sight focus? Also, can an optic on a handgun be beneficial while moving and shooting or is it a drawback? Student of the Gun has a new partner: Blackout Coffee and you can support the show by using the link found in the show notes. Additionally, Professor Paul has a reminder that Christmas is coming up and now is the time to order an SOTG branded coffee mug for the one that you love. During our Leadership Lesson, Paul has some suggested reading which can now be consumed via audiobook.  Have you read the Morning Mindset book yet? As usual, we have our Fighting Fitness segment. Paul gives an update regarding what we will call the Nick Orr Challenge. Do not neglect your leg strength. And, is eating protein a bad thing? Paul and Jarrad consider an OpEd that seriously questions the consumption of protein. Shooting Range Hearing Protection Guide The discussion focused on hearing protection at shooting ranges, where the professor emphasized that earplugs alone are insufficient due to bone-conductive noise, and recommended using both earplugs and muffs, particularly the Walker Razor electronic muffs. Jarrad inquired about shoulder and cheek weld issues with large muffs, and the professor confirmed that smaller electronic muffs like the Walker Razors work well for shooting. OEG Vision and Shooting Accuracy The meeting focused on discussing vision issues and their impact on shooting accuracy, particularly with the use of an occluded eye gun sight (OEG) and prescription glasses. The Professor shared his research findings and experiments conducted with students, demonstrating how the OEG can improve accuracy for shooters with different vision conditions. Jarrad and Zach participated in the discussion, sharing their personal experiences with the OEG and its effectiveness. Audiobooks Now Available on Amazon The meeting discussed the availability of audiobooks for Nicholas Orr's fiction books, including the Pipe Hitters Novel Series, now accessible on Amazon. The professor explained the process of creating audiobooks, noting the previous complexities and the recent simplification by Amazon, making it more affordable for independent authors. They also mentioned a brief technical issue with Amazon's website, which affected access to the audiobooks. The discussion concluded with an announcement of an upcoming tech talk, focusing on a rifle chambered in .22 Nosler and the VUDU-X 1 to 6 optic, with a link to the article provided in the show notes. Glock Pistol Model Discontinuation The discussion focused on Glock's discontinuation of several pistol models, with Jarrad noting that the G19 Gen 4 and MOS Gen 4 were among the affected models, though the G45 and 19 X-ray remained unchanged. The professor emphasized that while some customers expressed concern about the changes, the market ultimately decides which models succeed, and manufacturers cannot accommodate every request. They also discussed how the gun community often criticizes manufacturers for lack of innovation while simultaneously opposing any changes, making it difficult for companies to satisfy their customers. Challenges in Firearms Industry Leadership Jarrad and the professor discussed the unique challenges faced by the firearms industry, particularly regarding political involvement and the need for unapologetic leadership. Jarrad expressed uncertainty about whether gun enthusiasts truly desire strong leadership, suggesting that potential leaders might hesitate due to doubts about followership. They also discussed the complex decision-making process companies face when dealing with political pressures, such as the potential loss of sales in certain states, and the impact such decisions could have on employees and their families. The conversation ended with the introduction of the show and its co-hosts. Firearms Training Home Study Program The professor explained the home study program, which provides structured learning materials including written, video, and testing content to prepare students for in-person firearms training. He emphasized that the program allows students to learn safety rules and techniques before arriving at the range, maximizing the time spent on practical training during the live session. Jarrad highlighted that the home study course covers specific techniques and tactics used in the training, giving students a head start on understanding expectations and allowing them to absorb instruction more quickly during the live session. Gun Safety and Emergency Training The meeting focused on a discussion about responsible gun ownership and emergency medical training. Professor Paul Markel shared his experience hosting a radio show with Tom Gresham and discussed his book "Beyond the Boo Boo," which covers traumatic medical training for citizens. John, a retired physician, called into the show to discuss the importance of stop-the-bleed training and shared his experience as a certified instructor. They emphasized the need for quick action in emergency situations and the simplicity of stop-the-bleed techniques, suggesting that anyone can learn to help save lives in the event of a shooting or other traumatic incident. Battery vs. Tritium Optics Discussion The discussion focused on the benefits and drawbacks of battery-powered versus nuclear-powered (tritium) optics, with Professor Markel explaining that while tritium sights offer perpetual power without battery changes, they are more expensive initially and have a limited lifespan of 8-9 years before needing professional refurbishment.  Sonny Puzikas and the Role of Violence in Man's Life Jarrad sits down with the great Sonny Puzikas for a long discussion on life, faith, and what place that violence has in the world, as well as in a man's life. Training Courses and Overpenetration Myths The hosts discussed upcoming training courses in Mount Enterprise, Texas, including a basic pistol class (P201) and an advanced course (P301) scheduled for October 3-6. They clarified that the basic course is their flagship core course, while the advanced course includes advanced techniques like low light shooting and team tactics. The main discussion centered on the myth of overpenetration in home defense, where they explained that most handgun rounds, including rifle rounds, will penetrate typical home construction materials, and that controlled expansion 5.56 bullets are actually less likely to overpenetrate than slower, heavier handgun rounds. US Army Rifle Procurement Controversy The discussion focused on concerns about the US Army's decision to purchase a new, expensive battle rifle with a dedicated round that is three times more expensive than current options and only produced by one company, which the professor characterized as corruption. Jarrad then shared news from Guns.com about LMT Defense winning a $93 million contract for 6.5 Creedmoor carbines in AR-10 configuration for Special Operations Command, while Black Hills Ammunition was awarded a $40 million contract for 17,367,760 rounds of 6.5 Creedmoor ammunition for the Navy and Marine Corps. The conversation concluded with a reflection on how the 6.8mm SPC cartridge, once hyped as the future standard for M4 rifles, never materialized despite initial promises. Christians Under Attack and Gun Control The professor discussed a recent attack on Christian children by a 23-year-old man who identifies as transgender, emphasizing the importance of recognizing evil and the futility of gun control in preventing such acts. They highlighted the absurdity of left-wing priorities, comparing the perceived severity of gun control versus murder, and criticized the double standards applied to different crimes and societal issues. The conversation also touched on the inefficacy of laws in preventing illegal activities, using examples like drug prohibition, and questioned the sincerity of those advocating for stricter gun laws. Preparedness and Heroism in Danger They next focused on discussing the importance of preparedness and action in the face of danger, using James' advice to "run, hide, and fight" as a guiding principle. The professor emphasized the four possible outcomes of such situations: living hero, dead hero, living coward, and dead coward, urging listeners to prioritize protecting innocent lives.  Jarrad provided details on how to join the grad program, which offers the full show content, and clarified that only hosts and co-hosts can hear the recording notification. ----- TOPICS COVERED THIS EPISODE Huge thanks to our Partners: EOTech | Spike's Tactical [0:13:21] EOTech Talk - EOTechInc.com - TOPIC: LMT Wins $93 Million SOCOM 6.5 Creedmoor Rifle Contract www.guns.com [0:28:54] Warrior of the Week - James Yeager's “Virtues of a Warrior” - TOPIC: James Yeager [0:39:25] SOTG Homeroom - SOTG University - TOPIC: Minneapolis shooting live updates: Fletcher Merkel, 8, and Harper Moyski, 10, ID'd as students killed nypost.com

The professor explained that the OD-1775 is considered the "Cadillac of AKs" and noted that Occam Defense also makes accessories for various rifles, including a magwell for Ruger American Ranch rifles. The conversation concluded with a discussion about the evolution of military optics, particularly the adoption of EOTech holographic weapon sights and magnifiers during the Global War on Terror, with the professor having recently published an article about pairing the EOTech XPS2 with a 3x magnifier. Challenges in Mechanical Offset Calculations The discussion focused on the challenges of calculating mechanical offsets in shooting, particularly with high risers on optics. The professor expressed concerns about the trend of using excessive risers, noting that it complicates shooting and training. Jarrad explained that learning to calculate offsets takes time and practice, even in controlled conditions. The conversation also touched on the influence of social media on gear choices, with the Professor warning against buying unnecessary accessories before mastering current equipment. Good Samaritan Stabbing Case Update The group discussed a story about an American "Good Samaritan" stabbed in Germany after intervening when two men were harassing female passengers on a tram. The attacker was arrested but later released due to lack of sufficient evidence linking him to the stabbing, despite having previous charges. Jarrad shared details about his Occam Defense pistol, including its specifications and customization options, and mentioned that deposits are currently being accepted for the firearm. Gun Control's Futility and Absurdity The discussion focused on the futility of gun control measures, using examples from England, Australia, and other countries where disarmament has not reduced violent crime. The professor emphasized that gun control is ultimately about control and that left-wing ideologies, including communism and socialism, seek to disarm citizens to increase state power. The conversation concluded with a discussion of Australia's recent ban on machetes, highlighting the absurdity of such restrictions and the failure of gun control to address the root causes of crime. The class highlighted the importance of proper bleeding control techniques, contrasting with common first aid knowledge that focuses on CPR, which is ineffective for severe bleeding situations. Counterfeit Tourniquet Awareness Discussion The group discussed counterfeit rapid tourniquets, identifying them by their flimsy metal parts, lack of authenticity markings, and poor quality compared to genuine products. They advised against purchasing tourniquets from suspiciously low-cost sources and recommended buying from authorized retailers like ShopSOTG.com.  Self-Defense and Cultural Institutions The meeting discussed a defensive gun use case in Texas where a homeowner used his firearm to deter an intruder with a machete, highlighting the importance of gun ownership for self-defense. The group also touched on recidivism rates and the manipulation of crime statistics in Washington, D.C. Finally, they introduced the "Warrior of the Week" segment, featuring a speech by Yuval Levin on the importance of institutions in addressing cultural conflicts. Rebuilding Trust in Institutions The meeting focused on a speech by Yuval Levin at BYU, discussing the decline in trust towards institutions in American society. Levin argued that institutions are failing to form trustworthy individuals, instead becoming platforms for performative behavior. He emphasized the need for a mindset change, where individuals take their institutional roles seriously and ask, "Given my role here, how should I behave?" Levin concluded that healing society's divisions requires small, constructive steps towards rebuilding trust in institutions.

Ruger American Ranch Rifle Review The professor discussed his experience with the Ruger American Ranch rifle, highlighting its features such as flat dark earth stock, matte black barrel, detachable magazines, and picatinny rail. He reviewed the rifle's performance using a Voodoo X-ray scope, noting its effectiveness in shooting desert varmints in Wyoming. The professor also mentioned that the rifle uses standard AR-15 magazines, which he considers ideal for a bolt-action rifle. Jarrad confirmed he had shot the rifle and remembered Jason using it in a precision rifle class. The discussion concluded with an update on the availability of the "Virtues of a Warrior" posters, which are now available for purchase on the shop SOTG website. Gun Ownership and Media Perspectives Jarrad shared a video about the importance of institutions by Yuval Levin, which Professor agreed to include in next week's bonus segment under leadership or as a "Warrior of the Week" segment. They discussed upcoming events at Student of the Gun University, including classes in Kentucky, Texas, and Nevada. Professor played a segment from John Stossel's show highlighting how Hollywood often portrays armed civilians negatively, while real-life examples show that guns can effectively stop crimes. They praised John Stossel for his shift from liberal views to presenting more balanced perspectives on gun ownership. Voodoo X-Ray Marketing Discussion The meeting involved a discussion about various topics, including the publication of an article on the Voodoo X-ray, interactions with Jim Shepherd regarding the "chicken wire," and the marketing of products featuring the Voodoo X-ray. Jarrad and Professor discussed the differences between quiet and silence, and the challenges of producing juice with a high waste rate. They also talked about the sale of a scarce pre-World War II Belgian Browning and the regulations around selling Nazi memorabilia online. Gas Mask Filters and Shelf Life Jarrad and Professor discussed technical issues with microphones and audio setup, then explored gas mask filters and their shelf lives. They clarified that different filters have varying shelf lives, with some lasting up to 20 years in storage, and explained how gamma radiation dissipates over time due to sunlight and natural processes. They agreed to open future shows with questions to encourage audience participation. Radio Show: Wrestling and Planets The meeting began with a brief delay as Jarrad dealt with technical issues. They discussed wrestling events, including Brock Lesnar's return and the handling of past controversies. The group then prepared to record the radio show, addressing listener questions and discussing the definition of planets, including the historical classification of Pluto. They also touched on the International Astronomical Union's updated criteria for what constitutes a planet. Gas Mask Filters and Historical Verification The hosts discussed gas mask filters, addressing a listener's question about their shelf life. They explained that filter longevity depends on the type and manufacturer, and recommended checking with the manufacturer for specific recommendations. The conversation then shifted to historical perspectives on weapons of mass destruction and the challenges of verifying historical information in the modern age, with Jarrad noting that while people have more access to information now, determining its accuracy remains difficult. Firearms Industry Technology Trends The meeting focused on a tech talk segment discussing recent developments in the firearms industry. The Professor highlighted Eotech's acquisition of VK Systems, which provides technology for situational awareness and team tactics. They also discussed the term "uncommanded discharge" and its relation to the Sig P320, noting its recent coinage due to the gun's unique firing mechanism. Professor further explored the shift in the firearms market, particularly CZ's promotion of a double-action/single-action (DA/SA) pistol, the CZ Shadow 2, as an everyday carry option, which represents a departure from the prevailing trend of striker-fired polymer guns. This move by CZ suggests a potential shift in consumer preferences and industry direction. John Benner: Warrior of the Week The meeting focused on honoring John Benner, the founder of Tactical Defense Institute, as the Warrior of the Week. Paul Markel shared personal anecdotes about Benner's contributions to law enforcement training and his invention of the K-Bar TDI law enforcement knife. The discussion highlighted Benner's emphasis on practical training and the importance of providing trainers for law enforcement equipment. Jarrad and Paul also promoted SOTG University's home study courses and residency programs, emphasizing the availability of training resources for students. Self-Defense in Firebomb Attacks The professor and Jared discussed a recent incident where a Virginia city councilman was allegedly set on fire by a man who threw gasoline on him. They debated whether the councilman could have defended himself with a gun if he had been carrying one, and discussed the increasing number of firebomb attacks in recent months. The professor suggested that carrying guns could be a deterrent against such attacks, and mentioned a video by John Stossel that supports their perspective. Gun Ownership and Media Portrayal The discussion focused on the debate around gun ownership and the media's portrayal of firearms. Professor and Jarrad discussed how Hollywood often depicts armed citizens negatively, contrasting with real-life examples of defensive gun use. They also analyzed a situation where California Governor Gavin Newsom was unable to accept a gifted handgun due to his state's strict gun laws, highlighting the complexity and potential absurdity of such regulations. The conversation concluded with criticism of Newsom's hypocrisy and the need for leaders to practice what they preach. BPC-157: Fitness Supplement Insights The discussion focused on BPC-157, a peptide supplement that has gained popularity in the fitness community. Professor shared his personal experience with the supplement, which was recommended to him by Dr. Dan for muscle recovery. He noted that while it was initially difficult to find, it is now available on GNC's website under different names. The conversation also touched on the growing interest in peptides, citing recent mentions by Joe Rogan and Kevin James. Professor emphasized the importance of listening to experienced individuals in the fitness and health field, and encouraged listeners to check out a recent episode featuring Matt Reynolds and to read Nicholas Orr's book. Sig P320 Safety Concerns The discussion focused on safety concerns with the Sig P320 pistol, particularly regarding incidents where the gun has discharged while in holsters. The professors discussed how Sig Sauer released a formal statement addressing various incidents, but the statement did not satisfy their concerns about the gun's safety. As a result, they decided to ban the P320 from their training classes until Sig Sauer provides clearer guidance about what "ready to use" means in their owner's manual. Super Dave's Chili Legacy The professor shared a humorous story about Dave Harrington, known as "Super Dave," who was a military contractor and roommate. The professor revealed that Dave's favorite chili recipe was created by him in 2007, and Dave would eat all the solid ingredients, leaving only chili soup behind. Despite being angry at the time, the professor later included a note in a cookbook suggesting to double the recipe if Super Dave was coming over, as he would stand in his underwear next to the crock pot to refill his bowl. The professor concluded by remembering Dave, who passed away last Friday, and noted that he would have advised to "relax your brain" in response to any questions. And focus your time and energy and make the most of this year. Let's get into it by clicking here. Troy delves into our guest's startup journey, their perception of success, industry reconsideration, and the pivotal stress point during business expansion. They discuss the joys of small business growth, vital entrepreneurial habits, and strategies for team building, encompassing wins, blunders, and invaluable advice. And a snapshot of the final five Grow A Small Business Questions: What do you think is the hardest thing in growing a small business? According to Jarrad Goulding, the hardest part of growing a small business is realizing that ultimately, no one is coming to save you. As he put it, when you're in the driver's seat, every detail — from strategy to the smallest operational checks — rests on your shoulders. If something goes wrong, it's your responsibility, and that can be both terrifying and empowering. This mindset shift, understanding that you must push everything forward yourself and constantly verify results, is critical but also one of the toughest realities for any entrepreneur. What's your favorite business book that has helped you the most? According to Jarrad Goulding, two standout resources that have significantly contributed to his professional growth are the Dave Ramsey EntreLeadership podcast and the Diary of a CEO. He appreciates how EntreLeadership delivers practical, values-driven advice tailored for small business owners, while Diary of a CEO offers powerful, candid interviews that dig into the mindset and challenges of high performers. Jarrad also consumes a wide range of content on YouTube, treating it as a daily learning platform to keep sharpening his skills. Are there any great podcasts or online learning resources you'd recommend to help grow a small business? According to Jarrad Goulding, two standout resources that have significantly contributed to his professional growth are the Dave Ramsey EntreLeadership podcast and the Diary of a CEO. He appreciates how EntreLeadership delivers practical, values-driven advice tailored for small business owners, while Diary of a CEO offers powerful, candid interviews that dig into the mindset and challenges of high performers. Jarrad also consumes a wide range of content on YouTube, treating it as a daily learning platform to keep sharpening his skills. What tool or resource would you recommend to grow a small business? According to Jarrad Goulding, the most essential tool he recommends for growing a small business is a solid CRM system. He believes that in today's world, relying on pen-and-paper methods or informal tracking is simply not sustainable once your customer base grows. A good CRM allows you to manage quotes, scheduling, follow-ups, and client relationships professionally, helping turn one-time jobs into long-term, repeat business. For Jarrad, this kind of system is the backbone of scaling a service business, enabling consistent customer engagement and building reliable, compounding revenue year after year. What advice would you give yourself on day one of starting out in business? According to Jarrad Goulding, the advice he would give himself on day one of starting out in business is to understand that success is not about what you personally gain but about who you become through the journey. In the early days, he thought it would all be about making money and enjoying the rewards, but over time, he realized the real value lies in the growth, resilience, and humility you develop by serving others, facing challenges, and building something meaningful. He believes that keeping this perspective from the start would have made the journey even more purposeful and fulfilling.
