Most people say they want life-changing wealth. Very few are willing to pay the price. Not financially. Personally. Because wealth isn’t just built with money…It’s built with trade-offs. Time.Focus.Relationships.Comfort.Ego.Patience. And the hardest part? There’s a long stretch where you sacrifice…And nothing seems to happen. In this episode, I share some truths I wish someone had told me earlier — including a question that completely changed who I listened to and who I didn’t. If you’ve ever felt pulled between building something bigger and keeping everything balanced… You’ll want to hear this. There's been a lot of noise over the last few days around proposed changes to capital gains tax, specifically the CGT discount that investors get when they sell a property they've held for more than 12 months. Headlines are flying, the WhatsApp groups are lighting up, and I've already had messages asking, should I sell now? Is property about to be smashed? Is this the end of investing as we know it? So today, let's slow this right down. In this episode, I want to cover five things: Firstly, what the CGT discount is now and what's actually been proposed. Number two, what needs to happen for these changes to actually become law. Three, how this could change investor behavior and strategy. Four, what this might do to the property market, prices, supply and rent. And finally, whether this really raises government revenue or just reshuffles the deck. By the end of this episode, you should be far clearer and hopefully a lot calmer. Should I sell my property off market?... It’s a question I’ve been asked a lot recently, and the answer might surprise you. Right now, I’m seeing more owners tempted by a friend who “has a buyer,” a quiet offer that feels really strong compared to any recent appraisal they’ve been given, or the idea that property sells itself anyway. So why not save on agent commission and do it yourself? Why not keep that $15,000 to $20,000 you’d otherwise pay? In a hot market, it can feel like you don’t need a sales agent. You don’t need a campaign or buyer competition to get a good result. Let’s face it, you could take a photo of your letterbox, put it online, and probably get offers on Facebook or through one of the major portals. You might think, “I’m getting a good result. I’m getting offers. I’m getting sold.” It may even be higher than what agents have recently appraised your property for. But I want to share a real story that shows what can happen when you take that path… Let’s go inside. In today’s episode, I’m breaking it all down for everyday investors and families: What could drive an iron ore slowdown, how it impacts the WA economy, and how those changes flow through to jobs and the property markets in the next one to two years and even up to 10 years. This isn't about doom and gloom or a crash, but rather exploring what could happen if there’s a genuine slowdown in the price, demand, or production of iron ore. Even small changes can drastically affect WA’s state revenue, as iron ore is our number one export. That can, in turn, impact jobs, population growth, business confidence, and, yes, property markets, both in Perth and in mining towns. Let's go inside. Would you like to know where infill development is poised to transform suburbs in Perth over the next decade? Last week, I examined the land supply coming on at the outskirts of Perth. Today, I discuss the major infill developments planned for Subiaco, Bentley, and Beaconsfield. These projects will add thousands of new homes and more affordable housing options whilst having a big impact on the surrounding areas. Let's go inside. I’ve been wondering what is being done to increase the land supply and help to make housing more affordable in Perth, while at the same time pondering how it will affect established suburbs and prices. Today, I cover what’s coming for Perth’s housing market and why more supply won’t kill quality property. Even with major land releases, well-located homes with land, lifestyle, and amenities will always win. The real risk is owning stock with no edge when new estates arrive. I look at what is coming North, South and South East of Perth and the likely timeframes and impacts. Let’s go inside. This episode kicks off the year with a reality check on Perth property, what truly happened in 2025, and what smart investors should be watching closely in 2026. I unpack why the market behaved the way it did, not just the headlines. Prices rose, rents stayed tight, incentives ramped up, and interest rates finally shifted direction, triggering one of the biggest psychological changes we’ve seen in years. How first home buyer policies pulled demand forward, why units outperformed houses, and what the latest data really means for investors, homeowners, and first home buyers. From market fundamentals to supply constraints, yields, vacancy rates, land availability, APRA lending caps, interest rate risks, and three possible scenarios for 2026. I walk through what matters, what doesn’t, and where strategy becomes your edge. If you want to invest smarter in Perth property, this is the episode to catch up on. Let’s go inside. What do Perth’s high-density planning changes mean for property owners? Today, we talked about how the WA Planning Commission is set to take control of zoning, potentially creating 35,000 new homes around 10 major train stations. Landowners in these areas could see significant land value uplifts, but how will increased density impact property appeal? With more apartment developments and rental demand near transit hubs, will this drive rental yields or cap capital growth in the long term? How will these changes affect affordability, infrastructure, and overall market dynamics? Let’s go inside. Have you ever wondered whether it's better to buy quality or quantity of investment properties? Today, I break down the real drivers of long-term real estate wealth and show why strategy must be built around goals, borrowing capacity, cash flow, and lifestyle. I will unpack how rental yield, capital growth, and risk tolerance determine whether high-end, mid-range, or mixed property selections deliver better outcomes. I compare three investment scenarios to reveal how different property mixes impact passive income, equity growth, and long-term serviceability and outline why it's not a one-size-fits-all answer, giving the importance of a personalised strategic portfolio plan. Is Perth’s rental market about to change forever? Today, I’m unpacking WA’s massive new Build-to-Rent push, the state government’s bold plan to fix the housing shortage by partnering with developers and offering low-cost finance, generous tax breaks, and long-term rental commitments. We’ll explore what this means for investors, how it could reshape Perth’s skyline, and why it might finally make higher-density living an attractive, sustainable choice. I’ll share whether the new policies are likely to impact supply, be attractive to developers, what the benefits are, what tenants they will suit, and what policies and impacts of build-to-rent have been seen in the other Capital cities across Australia. The AUKUS defence partnership is set to be a game-changer for Perth’s economy and property market! Today, I dive into how billions in federal and state investment will flow into Western Australia over the next decade, transforming HMAS Stirling and the new Henderson naval precinct into major hubs of activity. I break down how this unprecedented investment is already rippling through Perth’s southern suburbs from Rockingham and Safety Bay to Waikiki, Shoalwater, and Baldivis, where demand for housing is tightening fast. For investors, this could mean above-average capital growth and rental yields, especially in established coastal areas close to these hubs. We also unpack the timeline of the AUKUS rollout — from early training programs and naval visits to the arrival of Australia’s first nuclear submarines in the 2030s. If you’re keen to understand how this will shape the next decade for WA property and where the smart money’s heading, let’s go inside. Today, I sit down with Mike Mortlock to uncover the $2.88 billion tax secret many investors are missing — depreciation. Why so many property owners leave money on the table, when to order a depreciation schedule, and how you can even amend past returns to claim back missed deductions. We also bust the big myth: do you really have to pay it all back when you sell? Mike explains how depreciation and capital gains tax actually work together, and how depreciation boosts your cash flow right when you need it most. Plus, we explore where investors are buying now, why affordable markets like Perth is booming, and how investor behaviour has shifted with better data and buyers’ agents. I will be going through not only the latest population growth stats but also analysing the online buyer search interest across the states to see if the trend is keeping up. I also highlight how this migration supports both the rental and property markets and how these trends are shaping the market now and in the years ahead. Finally, I discuss WA’s projected population growth through to 2036, which will continue to drive demand for housing. With the Perth property market heating up, now’s the time to make informed investment decisions. Let’s go inside! Today, I explore Perth’s top six crime hot spots and ask the big question — does crime hurt capital growth and rental yield? From Northbridge to Armadale, the data might surprise you. You’ll hear how high-crime suburbs like Midland and Armadale have delivered strong growth, despite their reputations. I also cover how tenant turnover and rental yield tie into risk — and whether investors are getting rewarded for it. How much is enough? It’s a question I’ve been wrestling with—not just personally, but in so many chats with friends and clients lately. Today, I’m joined by Stuart Wemyss to unpack this exact topic. Stuart shares some powerful insights on using property, super, and tax strategies for long-term financial independence. There’s been a growing narrative in the media painting property investors as greedy landlords and scapegoats for the housing crisis. But when you look beyond the headlines, the truth tells a very different story. Today, I sit down with Michael Yardney, one of Australia’s leading property strategists, to unpack the real numbers, the overlooked facts, and the critical role investors play in our housing system. Together, we break down why more Australians are choosing to rent—even when they can afford to buy—and how ‘mum and dad’ investors are stepping in to provide housing where government supply falls short. We also dive into the $40 billion in taxes property investors contribute every year, including GST, stamp duty, land tax, and council rates. This isn’t about rorting the system—it’s about funding it. If you’re a property investor, a first home buyer, or just someone curious about the housing debate, this episode will challenge your thinking and offer real insight into what’s going on.
