The chilling detainment of green card holder Mahmoud Khalil, a Syrian national and recent Columbia graduate, raises a lot of questions about the rights of permanent residents, most notably freedom of speech. To answer the sort of questions that came to my mind, immigration specialist Kate Lincoln-Goldfinch, managing partner at Lincoln-Goldfinch Law in Austin, TX, graciously took the call. We also delved a little into some "great replacement theory" conversation, on the heels of news that the U.S. population only increased from 2022-2023 because of immigration. In other words, the U.S. future (and current) economy needs an influx of immigrants to meet demand.-------Later today, Atlanta Mayor Andre Dickens announced (through a spokesperson) that he was backtracking on his support for Beltline rail expansion on the trail's east side, instead looking to the south portion. Beltline rail advocates are none too pleased; neither am I. As I'd said last week, Mayor Andre Dickens is uniquely positioned to be an advocate for mass transit growth in not only his city but in all of the metropolitan area (he is chair of the Atlanta Regional Commission, after all). Instead, he's making the same mistake made when the downtown streetcar was plotted out (to go to and from nowhere essentially). His mis-direction compounds what already makes pitching mass transit in Atlanta and throughout the state so difficult: MARTA already goes nowhere people need it to, too.

Coming off my little 2 1/2 day camping trip, I jumped back into the studio chair to remind myself I ought to stay off social media while I'm on vacation. Why? As a realtor, I'm always eyeing stories that impact that industry, and a WSB-TV piece by financial guru Clark Howard kinda rankled me. In it, he's sour on the latest crop of "no/low down payment" mortgage options, citing the 2008 housing crash. He's way off-base here, and I didn't mind calling him on it - much to the chagrin of some in my social media sphere. Turns out a financial guru actually sort of agrees with my assessment: Clark Howard from April, 2023. Bloop. Primary run-offs rarely bring out hordes of voters, and Tuesday's Georgia affair was no different; so I'm unsure why media speculation took off, but the AJC's Greg Bluestein went ahead and assessed that the state's "Democratic leaders" went "bust." I mean, okay. Then again, is there reason to believe that the endorsement of Mayor Andre Dickens, Stacy Abrams and Rep. Nikema Williams are poison pills? Midway into putting the podcast together I got confirmations that new Dekalb County CEO Lorraine Cochran-Johnson would be joining me next week; as will Libertarian party Presidential nominee, Atlantan Chase Oliver. Started getting some pushback immediately about the latter, but hear me out ... then hear him out next week.

George was on many of the scenes over the weekend giving first-hand accounts of water main breaks. Meanwhile, questions arise as to why Mayor Andre Dickens knew of the break and still got on a plane headed to Memphis for a fundraiser for his re-election. Also, why is he fundraising in Memphis at all? Lastly, the matter-of-fact sports pundit Colin Cowherd ventured into politics for just under 9 minutes on his podcast last week and gave about the most succinct post-conviction response after former President Donald Trump was found guilty by a jury of his peers on 34 charges in New York last week. If I were the Biden/Harris campaign, I'd have this on endless loop.

I spoke with Mishael White, aiming to represent district 81 in the Georgia House, today. He's up against a MAGA ne'er do well named Noelle Kahaian, whose platform consists of Trumpian platitudes but little substantively to address any state legislative goals for the district. White, on the other hand, had plenty to discuss with me by way of tangible solutions for his district. An Alabama statehouse race saw a Democrat run, well, like a Democrat and - what do you know - she won! Sure turnout was low, but that might be the case in an election cycle where no one's excited about the choices atop the tickets. It was also, after all, just a day ago, Georgia WIN List's Melita Easters said we still have plenty of "reckoning" coming, post-Dobbs. NBC News pulled the plug on the 'Ronna McDaniel' experiment, but I find it noteworthy the same conservative cabal that found no issues with her being given her walking papers by Trump and the RNC suddenly had advice and dismay over her treatment by the news bureau. Ya can't fire someone then be outraged when someone else finds fault with her, too. Also: yeah, for once in American history, enabling insurrectionists carries a burden. The Maryland bridge disaster became a political football within hours of a cargo ship veering into said bridge. Somehow it became about vaccines, Hunter Biden's laptop and - get this - DEI! Also, Georgia's Rep. Mike Collins chose to whip out the "race card" and openly wonder what Baltimorians will want a replacement bridge named since they'll surely choose not to affix slave owner/white suremacist (and 'Star Spangled Banner' writer) Francis Scot Key's name to its replacement. More discussion (thanks to a Darin Given's tweet of an Atlanta Business Chronicle paywalled story) about the much-debated Beltline rail expansion, today, too, in the aftermath of Mayor Andre Dickens' 'state of the city' speech where he touted MARTA in-fill stations but said not one word about streetcar expansion. Ho hum; another "Beltline businesses fear their business will suffer" story. Sorry; not buying it. Also we've a term in real estate: "buyer beware." If you're unaware of forthcoming projects that can impact your quality of life, it's on you that you aren' aware. If you are, and you go "all in" anyway, again, that's on you. Also, it rains in Atlanta - on average - 113 days per year. Someone explain to me like I'm smooth-brained how that streetcar wouldn't actually BOOST business the nearly one-third of the calendar year rain keeps people off said Beltline?

Mayor Andre Dickens made major news at his "state of the city" address yesterday, but in doing so left more questions than answers; namely "is the money from those new MARTA in-fill stations coming at a cost to streetcar/Beltline rail expansion? It wasn't lost on me (or others) that he didn't mention streetcar/Beltline rail. Also, Centennial Yards made headlines with their "Battery-like" plans for the "Gulch;" but since we're talking mass transit - can we now discuss the need for options from the hotel district other than "by foot" or "rideshare?" Lastly, Ronna Romney McDaniels' hiring (she got un-hired today, by the way) really caused a stir on 'Meet the Press' and MSNBC. Let's eavesdrop.

Insert: We revisit Rose's conversation with Steve Davis, the assistant vice president of transportation strategy for Smart Growth America. He discusses his organization's report “Divided by Design.” The report looks at historical data of how one built and one unbuilt highway in Atlanta and Washington D.C. have disproportionately impacted Black residents and what could be done today to address the harm caused by the highways. Atlanta is one of many cities dealing with the harms of inequitable interstate projects. On Monday during Mayor Andre Dickens' State of the City address, he talked about his transportation plan, which involves the creation of a new MARTA train station at Murphy Crossing, the first of four additional in-fill stations. He also talked about the city receiving $157 million in federal funds for the Stitch project. Rose talks with A.J. Robinson, the president of Central Atlanta Progress and the Atlanta Downtown Improvement District, about the development project that aims to connect three areas within Downtown Atlanta. Carmen Chubb, President of Columbia Residential joins the Atlanta Real Estate Forum Radio show to discuss the importance of affordable housing in the metro area. Chubb sits down with show host Carol Morgan and touches on the company's partnership with Atlanta's mayor. Following its facelift, the property now provides affordable housing to 129 seniors. Chubb said, “The property was named after one of the former residents who was a resident leader. Before he passed away, he was a commissioner for the Atlanta Housing Board.” In the past year, Columbia Residential also partnered with Matter Health. The group provides onsite primary care services to seniors in their homes. Residents can visit the clinic on the property and reserve primary healthcare services just a short walk from their front door. Chubb said, “With primary and preventative healthcare, we think that it will really improve the quality of life for the residents, giving them longevity and healthier living.” This addition first appeared at Heritage Senior, then James Allen Jr. Allen Place, with plans to add it to two more senior housing developments. Amidst Columbia Residential's incredible impact on the metro Atlanta area, the company is still experiencing the overhang of the pandemic and its effect on rising construction prices, labor shortages and more. Chubb is proud to share that despite these obstacles, Columbia Residential closed on all projects negatively impacted due to the pandemic. In 2024, Columbia Residential aims to put 500 Atlanta units in place and expects to close three projects. The company is also pursuing another senior preservation project. If funded, this will add another 120 units to overall efforts. Mayor Dickens specifically shines a light on preserving existing structures in his initiative. Mayor Andre Dickens' recent appearance on a non-commercial radio station podcast warrants a little scrutiny ,and I have a little to give. :) Of course the public safety training facility is the topic he and the three hosts focus on, but he did make some news in the wake of the Johnny Hollman death & subsequent firing of the APD officer involved, so there's that. I was joined by Rev. James "Major" Woodall, someone I've noticed has been vocally empathetic for the people of Gaza. That alone makes him stand out, and I'm only too happy to have him on ask why empathy is lacking here.

One councilmember has an idea - an idea similar in price tag to the public safety training facility. Interesting. Bernard Simelton checks in from the Alabama NAACP to tell me what he and his organization have to do now that his state's congressional map has been redrawn. Meanwhile it turns out classified documents weren't the ONLY secrets Donald Trump was fanning Mar A Lago with; his big fat mouth wasn't boxed up, so nuclear defense secrets were being whispered in the ears of his billionaire Aussie chum, who then shared it with dozens of other folks. I have to ask, is THIS the straw that breaks the cultist camels' backs? Doubt it. Lastly, REALLY good jobs numbers & an op/ed from a Clark Atlanta senior that was something of a gut punch for me to read. We need to do more, y'all.

The mayor took umbrage with a statement she gave last week via the Saporta Report. Or maybe it was Capital B. Or both? A major city mayor announced he's a Republican over the weekend. Says cities need Republicans. I agree. Hear why. Oh, and watch how easy it is for me to say a corrupt Democrat should step aside. You wouldn't know that by following the official city of Atlanta Twitter account - which shared two pro-facility comments before removing those video shares. Anyhow, you'll hear from Dr. Jackie Echols of the South River Watershed Alliance, along with representation from the NAACP and a passionate pushback from Shannon Cofrin Gaggaro - a close friend of Amy St. Pierre. Amy was a mass shooting victim in Atlanta recently, but was invoked (without name) in a recent op/ed penned by Mayor Andre Dickens. Shannon penned a response op/ed the Cox Media Group-owned AJC has opted not to publish, so the Atlanta Press Collective did. CMG, by the way, is an Atlanta Police Foundation corporate donor. Tensions rise over false active shooter alerts at Georgia schools

Multiple Georgia schools have received hoax threats of an active shooting November 30, including Cambridge High School in Fulton County. According to the Milton Police Department, an unknown source made a 911 call, claiming to be a Cambridge teacher shortly after 11 a.m. Police say the caller claimed shots had been fired at the school. Milton Police contacted Cambridge High's administration, which reported no incidents they were aware of though they did put the school on a hard lockdown. Out of an abundance of caution, officers did a sweep of the school while students remained inside classrooms. Police say they found no indication of shots fired, leaving the campus after determining the 911 call was a hoax. Fulton County Schools also said no weapons were found on campus. FCS spokesperson Brian Noyes said no other FCS schools have received calls Nov. 30. At least six schools across the state received hoax phone calls November 30. At the time of publishing, no shooters or injuries have been reported. The first reports were of a gunman near the Savannah Early College campus. Savannah Mayor Van Johnson said no threats were found, but students were evacuated. Buckhead Heritage Society, the city of Atlanta and Mayor Andre Dickens have restored the historical name of Bagley Park on Pharr Road. Atlanta Councilmember Howard Shook submitted the legislation to reinstate the original name of the park. Atlanta City Council passed it unanimously November 21. In the 1870s, freed slaved founded Mt. Olive African Methodist Episcopal Church off Pharr Road. In 1929, William Bagley purchased six lots there after being forced to flee his 84-acre Forsyth County farm in 1912. He was a well-respected community leader. While developer Frank C. Owens laid out a formal neighborhood that he called Macedonia Park in 1921, the area became known colloquially as Bagley Park. At its peak, around 400 families called Bagley Park home. Black-owned businesses, including a grocery store, a restaurant and a blacksmith, served them. It was also home to several churches, including Mt. Olive Methodist Episcopal Church and an associated cemetery. William Bagley died in 1939, and he and his wife, Ida, are interred in Mt. Olive cemetery. The leading talents behind the Broadway's “Anastasia” are celebrating their touring debuts during the 25th anniversary of the namesake film, “Anastasia.” Twenty-three-year-old Veronica Stern takes the stage as Anya alongside costars Willem Butler, 23, as Dmitry and 32-year-old Ben Edquist as Gleb. Playing as part of Regions Bank Broadway in Atlanta's 2022/2023 season, the Atlanta premiere engagement of “Anastasia” will play December 6 through 11. This journey to the past transports audiences from the twilight of the Russian Empire to the euphoria of Paris in the 1920s, as a brave young woman sets out to discover the mystery of her past. Pursued by a ruthless Soviet officer determined to silence her, Anya enlists the aid of a dashing conman and a lovable ex-aristocrat. Together, they embark on an epic adventure to help her find home, love and family. The leading trio says they were exposed to theatre early on in their lives and immediately fell in love. Stern hails from New York where she grew up going to Broadway musicals and at around 12 years old, attended a performing arts summer camp. Butler said he was around four years old when he saw his brother in theater. Edquist recalls “stealing and eating the prop bagels” backstage of “The Fiddler on the Roof.” The rest is history. Unlike many Broadway musicals, audiences have already met most of the characters thanks to the film. One of the biggest differences, however, is Edquist's character Gleb replacing the movie's villain, Rasputin. Additionally, Butler said he thinks the stage version of Dmitry is grittier and dirtier than the movie version. Audiences get to see more of what he has been through during the revolution. James D. Childs has been selected to succeed Father William Rowland, S.M. as the first lay president in the school's 122-year history. After an extensive global search, Childs was selected as Marist School's next president effective July 1, 2023. Originally from South Bend, Indiana, Childs is the current president at Bishop O'Dowd High School in the Diocese of Oakland, California. He served as O'Dowd's principal from 2016 to 2018 until being appointed president in 2018. During Childs' tenure at O'Dowd, an urban Catholic high school with an enrollment of 1,250, he has provided mission-inspired and charism-charged leadership; completed a successful $40 million capital campaign for the construction of a new building; oversaw $4 million in capital enhancements to the campus; and worked with a dedicated faculty and staff to successfully implement a rigorous, college-preparatory curriculum. Prior to O'Dowd, Childs served as president and principal at Mission College Preparatory Catholic in California, and before that as a religion teacher and director of spiritual life at Catholic schools in Indiana and North Carolina. Childs earned a bachelor's degree in English, Philosophy and Theology from the University of Notre Dame, going on to earn a Master of Theological Studies in Systematic Theology. He also holds a Master of Education in Catholic School Leadership from Marymount University. He is the co-author of two books and several articles focused on imaginative teaching of high school religion class. J.D. and his wife, Kate, have four children, ages 21, 18, 15 and 10. The city of Atlanta is investing an additional $9.5 million in increased pay for the city's workforce, including its first responders. Atlanta Mayor Andre Dickens previously announced a 2% cost-of-living adjustment for city employees, along with enhanced pay and bonuses for public safety and frontline workers, as part of his fiscal year 2023 budget passed in June. City employees will see enhanced cost-of-living adjustments in their paychecks starting in January, with public safety personnel seeing even greater increases to aid in the recruitment and retention of police, corrections and E-911 personnel. The city will increase the planned cost-of-living adjustment from 2% to 3.5%. To aid in the recognition and retention of the City's public safety personnel, the city will make further enhancements, including — A total 9% cost-of-living adjustment for sworn Atlanta Police Department officers and E-911 personnel, 7% higher than previously announced, and coming on top of retention bonuses already awarded this year; A total 7% cost-of-living adjustment for sworn Atlanta Department of Corrections officers, 5% higher than previously announced; and An additional 1.5% cost-of-living adjustment for sworn Atlanta Fire Rescue Department personnel on top of already implemented raises this year which ranged from 7% to 15.5%. City revenues, particularly from sales taxes and business licenses, have outperformed projections, leaving Atlanta with a stronger than expected reserve fund. Even after these investments, the city said it will maintain a healthy reserve fund exceeding requirements.

Mayor Andre Dickens and the city of Atlanta have launched a new $3.5 million loan program to support local small businesses by building equity. Through the Atlanta Commercial Down Payment Assistance Loan Program, Atlanta small businesses are eligible to apply for a direct loan of up to 20% of commercial property costs up to $200,000 to acquire commercial property. The CDPA program is the third initiative that United Way of Greater Atlanta and Invest Atlanta have rolled out as a part of the Atlanta Open for Business Fund, supported by Wells Fargo. The fund is made possible by a $20 million donation from Wells Fargo to help the owners of Atlanta small businesses own more of their businesses' assets — including property and equipment — and fund physical upgrades to their facilities. Loan recipients must be an existing small business with a city of Atlanta business license that is interested in acquiring commercial real estate in the city of Atlanta with emphasis in low-income census tracts, Federal Opportunity Zone areas, disadvantaged neighborhoods, or a New Markets Tax Credit approved area neighborhood. Atlanta police on Tuesday arrested a 22-year-old man in the shooting death of a 6-month-old baby. Mayor Andre Dickens announced the arrest during a news conference Tuesday afternoon, praising police for their quick work in making an arrest. “They were all over the place asking and looking for clues," Dickens said. "They worked 24 hours nonstop until they resolved this issue and now a suspect is under arrest.”Tips from the community, according to Atlanta Police Chief Rodney Bryant, lead to the arrest of the suspect . Grayson Matthew Fleming-Gray was in the back seat when his mother told police the occupants of two cars starting firing gunshots. A bullet went through the trunk striking the infant. He was pronounced dead at Grady Memorial Hospital.The mayor called on members of the community to advocate for people to put guns down and advocate for the resolution of conflicts by de-escalation. “The issue of gun violence is gripping this nation and is gripping this city, and I'm here to say right now enough is enough. Enough is enough," he said.
