For this week's Lending Leaders, Jim Paolino talks with Jordan Nutter, a loan originator with NFM Lending and a TikTok influencer with over 190K followers. They talk all things TikTok and being a mortgage lender with a huge social media following.
NFM Lending is pleased to honor Combat Engineer and Army Specialist John Lanier, USA, as the NFM Salute for March 2022. Lanier was drafted in 1965 just as the military sent more troops to Vietnam. While many in his training class went to Vietnam, Lanier deployed to newly-formed South Korea. After the end of the Korean War in 1953, the young country was going through social and political turmoil. As a combat engineer, he was responsible for rebuilding the nation's infrastructure and maintaining peace among civilians.Though he was not in a war zone, Lanier witnessed harrowing events that have stayed with him ever since. He saw his translator friend Kim die trying to stop a man unknowingly handling an undetonated land mine. Another time, he watched villagers perish when they were unable to evacuate in time during a monsoon. “It just swept them down the river, all of the bodies, and the screaming and hollering…we couldn't get them,” he remembers. “It stuck. It stuck in my mind, over and over.”After leaving the military, Lanier suffered from various physical ailments and post-traumatic stress disorder (PTSD). Living with so much pain was difficult for Lanier, but his family gave him hope to keep moving forward. Raising his son Jeremie was “nothing but a joy,” and he credits Jerline, his wife of 48 years, for staying by his side through thick and thin. More recently, Lanier and his family encountered financial hardship and struggled to pay their mortgage and other expenses. Fortunately, they received a donation from Code of Vets, which allowed them to stay in their home and pay for essentials.Although his time in South Korea will forever be part of his life, Lanier refuses to let troubled thoughts consume him. “I just try to forget, try to keep things out of my mind and every once in a while, something on the T.V. or something like that pops up and brings back memories, but I try to cope with it.”Lanier resides in Lynchburg, VA, with his wife.The NFM Salute is an initiative that honors one military member or Veteran each month as the “Salute of the Month.” Salutes are chosen from nominations on the NFM Salute website, www.nfmsalute.com. One of the biggest challenges mortgage pros face is finding real estate agents to partner with. These days, real estate agents are flooded with calls and emails from mortgage pros looking to connect. How can you tilt the power balance in your favor? What is something you can offer to agents that will make them come to you? And how can you bring more leads from Facebook at a fraction the price of Zillow and other lead sources? In this episode, Chris Reale shares how he went from chasing real estate agents to having them come to him! To get the highest conversion, you have to reach out to someone at least 7 times. -Chris Reale Takeaways The problem with most lead generation platforms is the price tag and the fact that the leads are not exclusive. As a mortgage specialist, if you know how to attract leads via Facebook and give them over to realtors, you will be flooded by offers. Facebook ads have the advantage of flexibility. You don’t have to sign any contracts, and you can shut it down when you want or change the daily spend and make whatever changes you want without any negative consequences. As a mortgage specialist, when you come to the table with exclusive leads, you are no longer the one who is looking for real estate agents. They will do whatever it takes to come to you. In the beginning of the episode, we talked about how to maximize Facebook ads and how they change the balance of power in the favor of mortgage specialists. Next, we discussed why branding doesn't necessarily bring a higher conversion rate. We also covered: Video has been a key component of differentiation in the ad space Exclusive leads need immediate follow-up as well Anything below 15% conversion rate on a landing page means that you should tweak your website copy The secret to Facebook advertising is grabbing the attention of users. Unlike paid search engine ads, your audience is not looking for you. You have to create an ad compelling enough for them to click through. Facebook will help you set the demographics, but only a small percentage from that segment is interested in buying a home. Your job is to find the right image and the right message, and stir their curiosity in order for them to sign up on your landing page. Buying a home is one of the most stressful times in a person’s life. As millennials start settling down and wanting to purchase homes with white picket fences and a golden retriever, there are a lot of questions lingering around in the backs of young professional minds. Elysia, hopefully you can share some knowledge and make this transition seem a little easier. [1:27] Tell our listeners about yourself. Originating loans since 2003 Moved over 10 times Over 300 Million in residential loans [1:57] I want to buy a house, but how do I know if I’m ready? Really personal decision, consider family dynamic Are you ready to be part of a community? Consider cost of buying vs renting in your area [3:43] What are the different loans available? Is there a loan that is better than the other? VA loans, one of the best available, 0% down payment, no monthly mortgage insurance fee. If putting down less than 20% insurance required on other types of loans FHA loan, 3.5% minimum down payment but then mortgage insurance for life of the loan Conventional loan 5% down payment, however for first time homebuyers as low as 3%. Best way to make a decision is to apply for all the loans and see which is most favorable dependent on individual situation. *All actual rate dependent on credit score and other factors [6:12] When I was shopping around, there were special loans for certain occupations- can you tell us more about that? Primary resident will get you the best rate, focus on getting a higher credit score. Putting down a higher down payment can get you a better rate as less risky for the lender. Term of loan can change the rate as well, high 3- low 4% is approximate range [11:10] How long does the home buying process usually take? A lot falls on the lender and borrower but can be as short as 14-30 days Other lenders can take 60-90 days depends on pipeline and staffing team Check out top 10 questions in Elysia’s book [12:50] I keep seeing ads that Congress has a special mortgage plan- is this real or is it a scam? Yes, and yes J Based on HARP, it is for refinancing but most are already completed. [13:55] What are some things that I should be looking for on my closing disclosure that are junk fees? Sellers: Understand all fees that realtors will be charging Buyers: Ask good questions and try phone around [15:05] How do I know if refinancing my house is a good option for me?
