Property management isn't often at the top of a new investor's list when they're thinking about buying a piece of real estate. However, property management can be the ticket to a stress-free investing experience. On this episode of Zen and the Art of Real Estate Investing, Jonathan welcomes Mo Hashem, the visionary behind Flat Fee Landlord, one of the country's fastest-growing residential property management companies. He helps working professionals go from owning one primary residence into profitable real estate investments. Mo has worked across the real estate industry in investing, property management, managing and buying multifamily, selling homes, and training real estate professionals. He has more than 4,000 tenants and has worked with over 2,000 investors. Jonathan and Mo begin their discussion with Mo Hashem's introduction to real estate in college as a career and why he saw it as a vehicle to attain freedom. Mo outlines how he benefitted from a real estate license, the biggest misconception about single-family assets, and how hiring a competent property manager to do the work you don't want can aid your business. You'll hear how to find the right property manager, why scaling is important in real estate, and the importance of maintaining a day job–probably for longer than you thought you should. Finally, Mo shares why you need to be comfortable with your finances, how he started Flat Fee Landlord, and his advice for placing tenants and their pets in your properties. A great property manager can be a game-changer. Mo Hashem's tips make it easier to identify what you need in a property manager. In this episode, you will hear: Mo Hashem's introduction to real estate as a way to earn an income in college Looking at real estate as a vehicle to attain freedom Benefitting from a real estate license and the post-2008 economy Mo had to overcome The biggest misconception about single-family rentals Hiring a competent property management company to do the work you don't want to do Finding the right property manager for your rentals and when to hand off management The importance of scale in real estate Mo's advice for starting a real estate portfolio while retaining your day job Staying power in the real estate investing game and treating it like a business The role of finances in investing and finding the middle ground where you're comfortable The inception of Flat Fee Landlord and how Mo differentiated it from other property management services Vetting tenants and choosing where to invest based on state laws Mo's advice for placing tenants and pets in your properties Follow and Review: We'd love for you to follow us if you haven't yet. Jason discusses the current state of the foreclosure market, and the importance of income property as a historically proven investment during times of economic uncertainty. He also presented a chart showing the percentage of loan balances that are 90 days or more delinquent by different loan types and discussed the evolution of automobiles and the current state of auto loans, mortgages, and student loans. Jason concluded by predicting a somewhat stagflationary real estate market and announced an upcoming masterclass and Empowered Investor Live event. Today's sponsor http://jasonhartman.com/connected offers real estate investors access to Connected Investors' PiN (Property Intelligence Network) software. This tool provides nationwide property data, including features like unlimited individual property skip tracing, comprehensive property reports, and a Contract Genie for generating legal documents. Subscription options are available on a monthly or annual basis, with the annual plan offering additional benefits such as a dedicated product specialist. The platform emphasizes its commitment to providing accurate, up-to-date information to assist investors in making informed decisions. Visit http://jasonhartman.com/connected today! Jason then talks about leveraging debt, particularly in real estate, to capitalize on inflation. Using borrowed money reduces risk and increases returns, especially when investing in appreciating assets. Jason highlights the "Great Inflation Payoff," where inflation effectively reduces loan balances over time. For example, a $950,000 loan, with 4% inflation, decreases to $912,000 in a year. He emphasizes borrowing over lending, as inflation erodes the value of future debt repayments. Tenant-financed debt, where renters cover mortgage payments, maximizes these benefits. #inflation #realestate #investing #leverage #debt #financialfreedom #wealthbuilding #passiveincome #financialplanning #mortgage #ROI Key Takeaways: Jason's editorial 1:29 Welcome to Medillin, Colombia 2:28 A very interesting theory about the FED and the economy 4:51 US Housing foreclosures by Quarter and the housing market 8:35 Percent of loan balances 90+ days delinquent, by loan type 9:28 CAAS- Cars As A Service 12:15 Mortgages, HELOC and student loans 14:38 Sponsor: JasonHartman.com/Connected 15:53 Get your tickets to https://empoweredinvestorlive.com/ Jason on Reducing Risk and Leveraging Debt 16:36 Introduction to Leverage and Inflation 19:09 The Great Inflation Payoff and Tenant-Backed Debt and Real Estate Investing 27:53 Constructive Debt vs. Destructive Debt, RV Ratio and Market Dynamics 30:29 Credit as an Asset, Three Stages of Debt Strategy 33:59 ROI, Return on Inflation and the Twofold Benefits of Inflation in Real Estate Follow Jason on TWITTER, INSTAGRAM & LINKEDIN Twitter.com/JasonHartmanROI Instagram.com/jasonhartman1/ Linkedin.com/in/jasonhartmaninvestor/ Call our Investment Counselors at: 1-800-HARTMAN (US) or visit: https://www.jasonhartman.com/ Free Class: Easily get up to $250,000 in funding for real estate, business or anything else: http://JasonHartman.com/Fund CYA Protect Your Assets, Save Taxes & Estate Planning: http://JasonHartman.com/Protect Get wholesale real estate deals for investment or build a great business – Free Course: https://www.jasonhartman.com/deals Special Offer from Ron LeGrand: https://JasonHartman.com/Ron Free Mini-Book on Pandemic Investing: https://www.PandemicInvesting.com

In this episode, I reflect on the newfound peace and ease in my life as I've been asking for my needs and accomodations to be met. For a long time, I'd make others' comfort my priority instead of my own. Now that's shifting and it's quickly evident of how powerful a choice that was for myself. We all have needs. we all need help sometimes. Are you making it harder on yourself by holding onto limiting thoughts or self-doubt of your worthiness? Come back next time to hear me talking about the various accommodations in my life.

"Benefitting pollinators" is a phrase that gets used a lot, especially in gardening circles. While most of us will agree with the sentiment, what does it mean in practice? How does one "benefit" pollinators in their community? There are a lot of great ways to do this, especially when it comes to native plants, but finding good, digestible information can be overwhelming. Thankfully organizations like Pollinator Partnership make learning how to help pollinators much easier. Join me and Bee Friendly Gardening Coordinator Sara Wittenberg as we discuss all the great resources available for those of you looking to be more friendly to pollinators. Federal agencies have gotten better at hiring specialized talent in recent years. Special hiring authorities have helped, those and intern programs. Matt and Garrett wish you all a happy 4th of July, and want to help you celebrate the day by guiding you all on how to unleash your inner real estate market master in this compelling episode of Life at Ten Tenths. Employing a powerful analogy to explain the ebb and flow of market conditions, our hosts liken them to ocean tides, and provide valuable insights on both how to navigate these tides, and to enjoy some successful fishing along the way. Reflecting on trends since 2010, they highlight the significant highs of 2020 and 2021, cautioning that current indicators suggest a potential shift towards calmer waters, and emphasizing that adaptability and vigilance will prove to be the keys to success. Equipped with tools to navigate these market fluctuations, this episode emphasizes the importance of staying informed through new data analysis techniques, targeting diverse buyer and seller demographics, and honing negotiation skills. By comparing market strategies to fishing tactics, the hosts illustrate the necessity of changing methods based on market conditions, and also go on to note that, by joining the exclusive 11 Circle community, agents gain access to invaluable insights and a network of fellow real estate professionals to help them weather any tide. The episode concludes with a powerful reminder that success in any market requires flexibility, continuous learning, and collective effort, ensuring that professionals can thrive regardless of market dynamics.Episode Highlights:0:00 Start0:23 Introduction0:43 Happy 4th of July!3:01 The Life at Ten Tenths Community and The 11 Circle5:50 The tides analogy regarding markets10:41 Reading the movement of these tides and fishing in them13:29 Accessing navigation tools19:24 What is your activity in real estate like?21:26 Adapting to the tides24:54 Core principles26:29 Benefitting from collective intel and wisdomKey Takeaways:"The tide is always moving, right?""You don't know it until it starts to go out.""When you recognize that tides can change quickly and the market can change quickly, then it's not like there's 100% certainty in all the past data that you have.""The market is always changing. Biden's inflation issues may not just be because of poor economic planning. It's going to line Black Rock's pockets! A recent article from the Federal Reserve Bank of New York exposed the Biden inflation plan uncovering how “those industries with higher inflation are able to increase profits more than industries with lower inflation, [even when] profits are[n't] increasing.” By hiking inflation, big corporations get higher payouts, meaning companies like Black Rock - who we know Biden is deeply entwined with – make more money, the more inflation goes up! Biden is incentivized to keep the economy in turmoil because it helps out his WEF buddies, lines their pockets, probably his too, makes people more reliant on the government, and certainly doesn't help out the little guy. Therefore, it's unlikely inflation will go down any time soon. So, what does this mean for us? What can we do about it? Here to discuss surviving Biden's economy is expert Michael Lush, education expert on financial strategies and founder of Replace Your University.
